you get what you pay for
I moved here mostly because of the great price. I pay $600 for over 1,000 sf. However the water bill can run from $25-$55 and electricity is at least $90. Considering the water bill for the whole building is split equally, that's not really something I can control. <br><br>As soon as we moved in, we noticed a problem with the electricity that caused problems with our computer monitor. Whenever another appliance came on the in the apartment, the screen would shake. We tried to explain this to the manager, and she acted like we were making it up. She immediately dismissed it without even checking it out. Ever since then I've avoided the staff as much as possible. However, I will say the maintenance staff has been pretty efficient. Whenever we've put in a work order, they've always fixed it within a day.<br><br>Unlike some other people, I luckily have never had a safety issue here. I've never had my apartment or car broken into, but it doesn't surprise me to hear other people have. The only time I've seen any kind of security guard here is when he's come to harass me about showing my pool pass. <br><br>The landscaping here is pretty non-existent. The lack of grass in some areas causes red mud to run all over the sidewalks and parking lot. It looks really bad and gets everywhere. Also, the other comment about the nearby sewage treatment plant is true. <br><br>The fitness center is a decent size, but half the equipment is broken and is never fixed. The air conditioning in there was broken last summer and it took at least a month for it to be fixed.<br><br>Our neighbors have probably been the biggest problem here. There are about 5 screaming kids plus their screaming parents living next door, even though the lease states that no more than 4 people are allowed to live in a 2 bedroom apartment. They also leave all kinds of trash and junk sitting outside their door and management has never done anything about it.<br><br>Overall this place is cheap but livable if you can't afford to pay more. I'm happy to be moving soon.

I like it!
I am a college student and I have lived in the apartments for a few months now. I really enjoy the quietness of everything and the staff. I would highly recommend this apartment to someone else.

Decent living
The best thing about this community is the square footage for the money. All fixtures in the apartments are very basic, but they do replace carpet and repaint interior before each new tenant. We were on second level and noticed uneveness/shifting in the flooring. And maintenance only changes out A/C filter pad once every 6 months (should be every month).<br>All utlities were minimal, water bill is a joke, it is so low.<br>We did have a couple of times when mail was put in wrong box, and since moving, we have not received all mail that should have been forwarded.<br>Had an incident when another tenant hit our car while it was parked in the parking lot. Some tenants apparently do not know how to read because they would enter through the only exit in the complex or try to get out through the entrances, which are all cleary marked as "Entrance Only," or, "Exit Only." Access in and out of complex was difficult at times because landscaping blocked view.<br>Landscaping left a lot to be desired: no grass in some areas (mud covering sidewalks when it rains) and overgrown bushes and trees in some areas.<br>Pool is only open Memorial Day-Labor Day, which is rather ridiculous considering the warm weather we have for 70% of the year.<br>Never had problems with the staff, but we paid rent on time every month. Good about notifying tenants when there would be work on water lines, pest control rounds.<br>Nice features: two pools, workout room, washer and dryer in individual apartments.<br>It is a decent place to live, not great, but not bottom of the barrel either.

Just moved out
I lived at Chestnut Ridge for over 6 years and have seen it go through several phases from scary to good. They just installed new cabinets and counter tops in the bathrooms and kitchen. They also installed new washer and dryers. For the money I have been very pleased. The complex is always clean and well maintained and I havent had a problem with neighbors is some time now. I just moved out and am waiting to see how much they charge me and I will update the review. La Jolla (complex across the street) is horrible so be aware that you are moving into a terrible, high crime area because of them.

Overall Rating: Not A Decent Place To Live
The rent is unbelievably cheap for the square footage that you get. However, in this case, you really do get what you pay for in terms of quality. The place is getting old (was built in something like 1982-84 so it's 20 years old now) and the air conditioning units are not strong enough to cool the apartments (not mentioning shoddy building materials that keep the maintenance personnel hopping in my case they always got the job right after I asked them to try the job again because they did a half attempt the first time). The neighborhood is also just South from a sewage plant. This means that when you have a good North wind (especially on a cold winter morning), the whole neighborhood smells like a festering toilet. The complex is on a central boiler system which means that you get hot water after running the bathtub or faucet for a few minutes, instead of a normal complex where you have your own water heater and get hot water immediately. They also work on the water system a lot. This isnt a bad thing, just a surprise when you come home from work, turn on the faucet (if theyre done working on it yet), and it shoots out air and a little orange water. All of this didnt raise the water bill all that much, but it sure was inconvenient and weird. The management was always nice to me, but then again I always paid my rent on time and was cordial so the comments about the management being mean or discourteous from other postings on this site must be from deadbeats. Believe me, there are plenty of them at this complex. The management is doing the best they can with what they have which makes them the shining light of this community. The great management, however, is not enough to give a positive rating because the negatives of this community far outweigh the positives. If you lived here and didn't get your deposit back, then it's all on you. I got mine back, but only because I worked up a sweat buffing the place to a mirror shine. A little work goes a long way. The main problem is that the quality of residents has gone down with the rent. Most of the decent people have been run off (I am part of that mass exodus). If you don't mind living in fear of being mugged (as a result always being vigilant, not attracting attention to yourself, not advertising what you have for fear of it being stolen) and don't mind your car or mailbox being broken into (among other things), then this is the place for you. Noise is also a problem at this complex, such as cars with heavy bass and car alarms always going off, usually from the heavy bass driving by (small signs of a really classy neighborhood).

Thuught it was nice 'til moved out
Watch it when you move out. Management will tell you one thing and do another. And they won't hesitate to turn you into the credit bureau if you try to make them adhere to what the told you either.<br><br>Water's on central boiler system to run your shower, make your coffee, scan the paper and THEN it will be hot!

Do NOT live here!
This apartment complex suffers from POOR management, POOR maintenance, and a total lack of security. My car has been broken into twice, neighbors have been robbed and mugged, and security is non-existent. On top of that, management doesn't care about its residents--they refused to replace the stained carpet, do nothing to improve security and continually raise rents of their loyal (stupid?) customers.<br><br>It's simply, NOT safe and NOT worth it to live here.

Wish I could turn back time!
A resident just moved to this community and called their previous Manager to discuss breaking the lease at Chestnut Ridge. Even after warning the resident not to move there, the resident still felt comfortable to call their previous manager and discuss coming back and possibilities of breaking their lease.<br>As a manager, I would pay very close attention to apartmentratings.com as you make a discision to move to any community. Word of mouth is the best advertising.

Decent apt for the $$
I chose this apartment for its spacious sunroom, don't have much use for the patio so it worked out great for me. The neighborhood is quiet, with the 2 1/2 years I stayed here, there was only one incident of teenagers being rowdy. The management has been professional, and fix all of my requests within 24 hrs. Can't ask for much more for this price. <br>Only problem is that there's no breezeway for buildings, so for apartments facing opposite of the property, you'd have to walk all the way around the building. Kinda sucks in extreme cold or heat, but otherwise bearable.

I have lived in Chestnut Ridge for a year and a half. Its pretty great. I haven't had any breakins or security problems. Be careful about the mailman though, he has a tendency to jumble up the mail and put it in the wrong box. Other than that, its been great, no major maintenance problems, no bugs, its been really good. The management staff is sweet, polite, and helpful. Its nothing fancy, its just home.

Management is WONDERFUL!
Renters who are negative about management are generally those who have been cited, pay rent late, want special privileges, are generally a problem themselves, etc. I highly recommend this apartment complex to those who are dignified, respectful, concerned about others, and recognize that management has a tough job when it comes to people who do not fit into this description. I appreciate the fact that staff has stayed at this complex considering how impossible some residents can be. Rather than complaining about the complex, they should appreciate and thank God for the very fact that they have a place to live when so many people are homeless! Very fast maintenance when needed!

Mgmt is the biggest stumbling block for this property
We paid our rent every month on time without fail, for over 3 years. When we opted to move from a 1 br to a 2 br, we found mgmt to be completely unreasonable and deceitful. <br>When we moved we left our forwarding address, however mgmt did not forward several packages which came for us, instead choosing to return to sender.

ok, but not great
We lived in Chestnut Ridge for a year. It was not terrible, but the noise was a problem. Our neighbors may have been prostitutes. We never really liked the smell of their unit. We never could find access to the supposed sauna. The pools were ok, but the hot tubs were never operational. The fitness room was pretty nice. Managment was pretty fair. We did not receive our full deposit back. Parking lots were repeatedly targeted by vandals. The gates never operated properly for any extended time. <br> <br>I would say it was below average as far as apartments go, but I did feel safe for the most part, and it was pretty cheap. <br> <br>

Could be better
After living here for about 9 months I would have to say that doing more research would have done me better. <br><br> <br><br>Positives: <br><br>Rent is for the most part cheap 495 for a 1bed/1bath approx sq 840 <br><br> <br><br>Negatives: <br><br>overall size of apt... just too small for all my S#$T i own. <br><br> <br><br>broken gates... they are constantly breaking with the north entrance gate being broken for 1yr plus. <br><br> <br><br>loud neighbors <br><br> <br><br>crappy parking... if you get home on a fri or sat night after 9pm forget about getting near your apartment <br><br> <br><br>connections.... <br><br> for your tv/cable service you are stuck with a noname company called TVMAX.. their service sucks hard and its not cheap. <br><br> for your high speed internet you get SBC which isnt too bad but your stuck with basic phone service which i never needed.. oh well <br><br> for your electrical you get TXU and it aint cheap... about 80/month for my place with old --- AC units <br><br> <br><br>one thing that worries me right now is the fact that im not getting all my mail... kinda strange but what can ya do. <br><br> <br><br>had my best friend move in 1 building over and his GF´s car got stolen in the middle of the night... ended up in W Fort Worth.. dont feel too secure. <br> <br>One more thing... went to leasing office to request a move to a larger unit and they wanted a new application for both me and my fiance... and a new deposit.

Lovin´ It
I moved here after an unfortunate experience in my previous complex (my paid-off car got stolen from my parking spot and I was looking at a car payment for the first time in YEARS, so I needed a cheaper place!). I have been nothing but pleased since I first stepped foot on the property. Ed was a huge help during the leasing process and got me into a great apartment that I love! (And it´s much cheaper than my previous apt!) I recently had some noise problems with some neighbors and Dana took care of it right away. I read all the other postings...and I understand people´s concerns about safety, etc. But come on folks, it´s the CITY! You have to take some precautions and have an awareness of what´s going on around you. I am somewhat confused about their issues with the management. So far, my experience has been that if you´re taking care of your end of the bargain...you´re going to have no problems. Yes, there are some standing water issues, but it´s just landscaping-related and occurs only after a heavy rain. (And they´re working on it.) If you´re looking for a place to live (and you´re going to be a quiet, conscientious neightbor) I urge you to give it a try!

It´s gone downhill since 2001
When I moved into the complex in 2001, I was pleased with the groundskeeping, other tenants, rental costs, and security. After the decline in the economy, this complex has seen a dramatic decline in the quality of tenants (e.g. throw trash around, BBQ on walkway right under your door), groundskeeping (e.g. trash is found on streets and walkways), quality of management (e.g. difficult to discuss issues with, insincere of customer needs, overall unprofessional demeanor), security (tenants mugging other tenants, side gate that has not worked at all in over 10 months, front and back gates that are inoperable for long periods of time, poor lighting). At one time, I enjoyed residing at this complex, but now cannot wait until the expiration of my lease so I can move.

Nice community
I really love this complex. The management has been nice to me. There were a couple of times when I was late paying my rent, but the manager was very understanding about it. I love the fitness center, and you dont have to be bothered with visitor/residence parking. I think the rental prices are great, and so are the floor plans. You really get more than what you pay for. All my repair requests were handled within 24 hours. Having a full-size washer and dryer is great. I would defintely recommend this property to anyone.

Look Elswhere
The Apartment looks fairly nice. However, the crime is terrible, and the management does nothing about it. I´ve lived in the apartment for about 10 months, and I am trying to stay for the last 2 months, but I want to leave more than anything. Since i´ve been there my apartment was almost robbed, cars have been broken into, and the mail boxes have been broken into. I feel very unsafe in this complex and will be very thrilled when my lease is up.

Enjoyed my time here.
Let me preface that I don´t associate with drug users or criminal activity, so those things tend not to come looking for me either. I can´t really speak about the reports of crime in the area except to say when I first moved in I had 4 oriental lanters stolen from my front porch. I left them out so, I put the blame on myself. As long as one maintains a normal sense of personal security, I think you´ll find little to worry about in living at this complex. <br> <br>I lived at this complex for 2 years...starting off in a single bedroom and then upgrading to a town home when it came available. The floorplans are great....lots to choose from and enough space for the price to satisfy any renter. Town homes are roughly 1400 sq ft. and were renting for $810/mo with a $200 deposit. Very good considering that most townhomes in that sq footage nomally run for $1200/mo. <br> <br>The original staff that maintained things for the first year I was here was polite, courteous, and helpful. Once I upgraded to the town home the 2nd year, management changed and a tough, older lady took over. She was a very hard woman, not friendly at all until you gained her trust, but warmed up considerably once she discovers you´re not a dirt bag. She´s very tough and doesn´t let ya -------- her. Be straight with her, own up to your ends of the lease, and you´ll be fine. <br> <br>The emenitites are great....two pools with attached hot tubs (Concrete, not fiberglass), weight room, washers and dryers in each apartment, free basic cable, and fireplaces just to name a few. DSL is available in the area from SBC.....great if your in IT.

Some renters are never satisfied. It´s a Great place!!!
Some people have a strong sense of entitle-ment. The facts are; rent amount is great, maintenance is superior and very quick to respond, and very skilled; management can be difficult for some at times, but think about it, they deal with many unpleasant situations on a daily basis, having to go around the complex giving notices to resi-dents who, in most cases, are not respons-ible enough pay their rent without pressure. When pressure they give bad reviews like those I have read. I say, GREAT JOB, to management and the whole team.

THEY ALL SPEAK THE TRUTH
I was unfortunate enough to live here for a few months. Everyone seemed so pleasant when I went to look at the apartments, but once you sign the lease, things change. The management is extremely rude and unprofessional. Water stands in the complex for no apparent reasons. Pipes break constantly. I moved before residents had to pay for water. A friend who was stuck there told me that the water bills range from $25-$30. I am sure that is due to the pipes breaking and turning the complex into a cesspool, I mean swimming pool. DONT RENT FROM THIS PLACE. Also, cable is through some fly by night company. They are just as rude as the apartment management.

Don't live here
I have lived here for over a year now and I am trying to get out the management sucks starting with Rita Emmons she really do need to retire she is one RUDE person and treats you like a child and is nosey,prejudice. Her Asst. Manager ---- need to work at a retirement living complex.Now that the young male leaser has been ran off we now have another older member of the management crew ----- is the only younger one left.The new Maintenance crew is very slow and do not know what they are doing and every year the boiler system breaks also the pipes. The manager do not let you know when the water is turned off or when it will be turned back on this year we went with out hot water for 3 days,the pools/hottub/sauna is always closed. Do not come home to your apt after 9pm you will never find a parking spot near your apt building. I am happy I left this place.

need out
I have lived here for over ten years with most of my stay being very pleasant but in the last 2 to 3 years i havc watched as the staff got worse and worse.Lets start at top,---- ------ the only thing that needs said is ever thought about retirement, you realy ought too maybe then you wouldn´t be so rude.---- needs to find an older people complex. Now we have the male of the office who thinks this is his personal brothel, hell if i can see all the illegal and immoral actions thru his windows maybe he should worry whoelse has,i personaly don´t want live around this and believe me a lot of others don´t either. Maintenance on an overall basis usually doesn´t have a clue on proper repairs and the review over the dirty apartment i can believe because housekeeping is always around the office Don Jaun.
