The amenities for the apartment homes cannot be beat , for the price, such as included w/d and updated kitchen and bath. The office staff was friendly and very helpful in helping me find the perfect apartment for me and assisting me in painting an accent wall and adding additional ceiling fans. The community seems to be very quiet and peaceful, I have not had any issues so far. The security gates are always closed which gives a since of security. I would recommend this community to my friends and family.

So far, so good
I'm a new resident but so far so good. I have to say at first I wasn't sure if I was going to move here. I was given a 1st floor and told I would have one but it was given to someone else and I was switched to a third floor. The management worked with me to fix the probelm and I eventually settled on a 2nd floor. I have to say the buidling I was moved to is quite and it seems to be a decent building. The office staff have been extremely helpful by adding an accent wall and helping me install ceiling fans. I had new carpet installed before I moved in and it look good with the updated interior. No complaints right now.

UPDATE: The office is offering $100 to post positive reviews about the complex on this website. I am updating my review so I can get some money. A great thing about living at CNR is that you can get paid to write good reviews about the place. That's why I recommend leasing here. OLD REVIEW After living here for 5 months now I have decided I will not stay after my 15 month lease is up. While I like cheap rent, it's only worth it if you can enjoy living there. Problems: Carpet was disgusting when I moved in and to spite steam cleaning, combing, freshening, vacuuming it still stinks and is matted. The last tenant was charged for this but they didn't repair it. There's no way this carpet will last another year. I will let you know how much they try and charge me for it. In 14 years of renting at apartment complexes, this was the first time my car has ever been vandalized. It's going to cost over $500 to repair. Add that to the rent and the price isn't so cheap. The one mile surrounding area is straight hood. Like needles and liquor bottles on the side of the roads. You can't go anywhere without being on the look out. My apartment has Wolf Spiders all around the front door at night. They live in the wall on my kitchen and come inside often. The vents are shared so what the neighbor is cooking you can smell. The good thing is I believe someone elses AC leaks to mine, so I don't have to run my AC. My highest bill this summer has be $50 for electric. The pools are closed a lot and always dirty. This is no place for children or single women at all. I would never let my kids move to a place like this. For $50 more a month you can live on Green Oaks in a decent neighborhood and probably save money in the long run.

CARS TOWED
The management decided to implement a new policy regarding cars without tags. Visitors must park in visitor's parking. If visitor's parking is full and your guest has to park in nonvisitor parking, prepare to pay over $200 to get your car back. Management is rude. Unhelpful. Crass. Puts you on hold. RUDE AGAIN. Passes the call. ------, and --------- are two of the LEAST helpful, LEAST courteous people in a service oriented business I have ever encountered. If this is how they treat prospective clients, I hate to think what they do to their current. UNBELIEVABLE

I got a good laugh when I saw that the management at Chestnut Ridge is offering a cash prize to the best review on this web site. I imagine the ONLY way they ll get a good review is by paying for one. (I'm willing to bet than ANY positive reviews are from staff members pretending to be residents.)I ve lived there for some time now, and I can t wait until my lease is up so I can move! They won t fix anything (even problems they re legally obligated to maintain under Fort Worth Code Compliance - I checked), they ll tell you all the things they ll improve to get you to sign a lease, but once you ve moved in NOTHING will get better. It s a very noisy community especially at night. Just last night I was rudely awakened by repeated shouts of the F-Bomb. Scared me to death! When I looked out my window, some shirtless creep was screaming profanity into a cell phone just a few feet away from several peoples bedroom windows. Sadly this sort of thing happens a lot. I ve also been awakened in the middle of the night several times by people banging on doors and screaming to be let in. Chestnut Ridge used to at least offer a courtesy patrol that we could call for noise and other such irratations, but that s gone away. My neighbors also have no qualms about throwing trash into the bushes. There is a landscaping service, but they don t do a very thorough job. Even though I ve very nicely asked neighbors to stop throwing trash on the lawn and into the bushes, I still feel like I bring as much of my neighbors trash to the dumpster as my own. (Yes, I m a sucker for picking up after them. But is it SO wrong to want a nice, quiet, clean place to live?) This morning (and, actually, almost every morning) I had to drive into oncoming traffic, because even though there are two gates one clearly marked Entrance Only and the other clearly marked Exit Only, drivers routinely wait outside the exit gate so they can zoom past people who are leaving. It happens so often, I called the managers office to let them know. Their response was to whine What can WE do about it? (This "throw up your hands" attitude is very typical from them.) I suggested they put out a letter to at least ATTEMPT to enforce their own rules and to remind everyone that the gates are all one-way. I mean, they put letters out all the time for when the water s out (that also happens a lot) or when a resident s car gets broken into (which also has happened several times). Why not another note to remind everyone that no one should have to face off with another vehicle just by leaving (and, many times, driving onto) the property? They are CONSTANTLY tearing up the parking lot. I can t remember a time there weren t huge construction dumpsters everywhere (taking up lots of parking spots, which were scarce to begin with)! And the rumor is that they re about to start charging extra for parking spaces, which have previously been included with rent. A couple of months ago, they also significantly hiked up the bills for water/sewage. If I m getting more or better service for that extra money, I haven't noticed. They re also stopping the free month(s) of rent at lease renewal, which is the only reason I ve lived there as long as I have (combined with the hassle of moving, which of course, apartment managers always bank on). It also looks like the rent is going up, which is ridiculous because the quality of the place certainly isn't. But, if you call the management about anything, even knowing in advance that they probably won't help you, just be sure you actually get someone on the phone, because they seldom return messages. And, if you are frustrated enough with the on-site staff's lack of action to call the company that owns the place (U.S. Residential)and leave a couple of messages for Tabitha, who is reportedly the big boss at Chestnut Ridge, she won t return your calls either. (The previous owner returned an email to me a while ago when things got really bad before, but nothing was really done about it. But at least they had the courtesy to respond!) So, in summary, Chestnut Ridge is loud, trashy, full of inconsiderate residents, has terrible parking and a management staff that simply doesn t care about you or the condition of your home once you ve signed a lease. I doubt I ll win the cash prize for best review, but being able to move out of Chestnut Ridge soon is reward enough.

I found an ad on Craigslist from a gentleman looking for someone to takeover his lease at chestnut ridge. I decided to takeover the lease with 6 months left on it. When I saw the apartment, it was not in very good condition. There were holes in the wall and the washer and dryer were missing. I decided to take over the lease anyway with assurances from the man he would repair the walls and replace the washer and dryer. We went to the leasing office and the leasing agent Tasha was very nice and allowed me to put my name on the lease. After two weeks I came home to a notice on the door saying there was $650 owed for past due electricity. I was in complete shock because when I signed the lease the leasing office never informed me there was a balance owed on the apartment. When I called the office they informed me that I was partly responsible for the bill because I was on the lease. I was highly upset because I did not feel like they told me everything I needed to know before I moved in. Well I received notice after notice about the bill till the lease ended in October. When I moved out the office told me if the bill was not paid within 30 days it may affect m credit. I have not received a bill from them yet. If I do get any type of bill I will be going to court to dispute the charges. The only real issues I had while I lived there was the noise level. The floor walls are really thin and you can really make noise if your not careful. I also hate the fact that they expected a 50 dollar deposit for a gate opener. The leasing agents are ok and the maintenance is pretty quick.

Awful Staff
Chestnut Ridge are filled with incompetent employees. They are fully staffed with temps who make things up as they go. Very rude office manager by the name of Ida. I will be filing a report with the housing authority as I believe they have engaged in discrimination and unlawful practices. Staff claims they will return calls and you never speak with the same person. Overall, I wouldn't recommend a stray dog to move into this property as any blind man can see they are going down like the Titanic. Untrustworthy management...I need reliable peolple handling my personal information and monthly payments.

this place is a crap hole!
Like others have stated this apt complex is horrible. The negative reviews are true. I have lived here with my husband for almost a year now. When we moved in, any maintenance we needed was done in a very timely manor, office staff was great, maintenance staff was awesome, didn't seem like a bad place. Then after the first of the year it went straight downhill. We use to never hear our "old" neighbors, even when they moved out, but our new ones are ridiculous. You can complain to the office staff about it all you want but they will not do anything about it. So that review that says they are "well insulated" is the biggest line of crap ever. Eventually you are told to call 9-1-1 and yeah that's even more pointless then trying to talk to the office staff or that neighbor. There has been a string of water line breaks since the bad storms in feb, and we use to get a notice about the fact that our water would be cut off for the repairs to be made, now we don't get anything. The majority of the tenants will park in visitor parking, causing visitors to park where ever they feel, making it an inconvenience for the other tenants who actually park where they are suppose to. Getting back to the staff, they use to make us feel like we are important and that they cared, but now it just feels like our rent is giving them their pay check so why should they care. And personally i find that rude and just don't feel like i should have to deal with it. The maintenance has been slacking a little, but i understand ac's going out because it is ridiculously hot out, but they can put off cleaning and maintaining the pools and get more important things taken care of. The other bad part is, this place use to be a little nicer, but as of lately, there are more and more residents moving in that will sit outside on your vehicle (not theirs) and be loud and run wild. The pool is getting people from the other apartment complexes, and those people will also run wild around here. Some residents just don't care about other tenants and will leave their garbage where ever they please. My personal favorite is, my household is very clean, and since our new neighbors we have a cockroach infestation. No matter how many times you clean and get put on "the list" for pest control, they keep coming back. There is also a fire ant mound about every 10 feet, and they NEVER treat those, in hopes that no one will have to deal with them. Well some of do because they still work their way inside. It's a supposed "$25" dollar fine for not picking up after your animal or flicking your cigarette butts on property, but they only warn you about the fine, they don't actually fine you. My advice to you is to not live in or near this area. Yeah it's a great price, but it's just not worth it, for your sanity, safety, and property. Oh and some of these reviews honestly sound like the office staff have written them in hopes of gathering more tenants.

I don't think you can find a better deal for the price
I have lived here since February. I enjoy living here and don't think that you can beat this amazing deal. All of the appliances are brand new and every unit comes with a washer/ dryer. I have had a few minor maintenance issues, but they always get fixed in a timely manner. Sometimes you have to remind the staff twice. Speaking of staff, I think the staff here is excellent. They are very personable and I feel like I can go to them for any problems I have. This is located right off the highway so if your unit happens to be one that is located within 100 feet of I30, then expect a lot of noise. If you happen to get a unit not directly off of the highway, then you would never even know that the highway is right here. As far as neighbors go, I have never heard any of them while I am inside my apartment. The apartments are very well insulated. The area is considered "------", but I think most of the crime comes from the neighboring apartments. I have never had any issues with crime here, nor do I feel unsafe walking around this complex late at night. There is only one exit to this place, which is annoying if you live all the way on the other end. The Wal Mart off of Eastchase is extremely ------ so I recommend driving the few extra miles to Kroger or Tom Thumb to grocery shop. The pools are well kept, and uncrowded if you go early on in the day. Although I can't always find a parking spot right in front of my place, I can always find one in the general area of my apartment. There is a ton of closet space, and the built in bookshelves are very convenient. That is all I can think of. Except for a few minor problems this place is perfect and very conveniently located between downtown Dallas and downtown Fort Worth.

Can't Wait Until My Lease is Over!!!!!!!!
These are the worst apartments I have ever lived in. The staff is extremely unhelpful, and the manager is extremely rude. They are very unsafe apartments. In February I had my door kicked in, and my apartment ransacked. When the police arrived, I was told that there have been several break-ins in the complex. I was surprised to hear this, because I had never gotten a notice of the break-ins. My mother and I went to the office and spoke with the manager about this and about breaking the lease. We were told, "It is not our job to ensure your saftey.". This was the reason given for notices not going out about the break-ins. When we asked if it was possible to break the lease after this incident, we were promtly given a figure well over $4000 to break the lease. About a month ago, notices did appear on our doors from the FORT WORTH POLICE DEPARTMENT, saying that the area had severeal recent incidents where tenants were involved in several incidents, and it gave saftey tips and instructions to follow. We never received a notice from the office. These are the most inconsiderate apartments I've ever lived in, and they DO NOT care about their tenants.

All of the negative reviews are true!
This place is terrible. The management is very rude, and they've lied to us on several occasions. There's mold in our bathrooms. Our cabinets are put on backwards. I have cockroaches. We get yelled at for having something on our patio, yet the trash is overflowing into the parking lot because they don't pay their bills . We were supposed to have a 6 month lease and they changed it to 7 without letting us know. HOW can they do that? =( My husband and I are miserable. We're tired of living in this place and feeling bitter towards the management, who offer no customer service other than fake apology after fake apology. Their fees are horrendous and their rules are absurd. I've never seen so many crazy rules for such a crappy place. My father, who was visiting us from Florida, stayed for more than 2 days and insisted he be added to the lease or leave. We once got cited for facing our cars in the wrong direction of the parking lot. I could go on and on. Oh please don't be attracted by the jacuzzis, because they are as cold as the pools, which aren't heated. It's because they're too cheap to fix them. They're so cheap that they leave the gym temperature at 74 degrees and when I started turning it down a little while I worked out, they put a lock on it. I don't want to work out in there anyway: there are rotting palmetto bugs that have been there for so long that their bodies have become part of the carpet. All in all, I would not recommend this apartment complex to my worst enemy. PS Does anyone find it odd that the recommendation rating says more than 50% would recommend, when the reality is that 28 out of 48 DO NOT recommend?

Going to miss this place...
I've been here 4 years now and I have to leave due to a job transfer too far to commute. Yes, there are some problems (the noise from boom box vehicles in particular), but the management staff has been working hard to fix them and things have gotten better lately. This place is older, solid, and pretty quiet for the most part. Some of my neighbors have been here for years and I'm going to miss them. My new place isn't as new, and it's a new complex; the closets here are huge, you could make them into offices. The kitchen could be (a lot) bigger, but for someone who rarely has time to cook, it does the job. I like how I can decorate and paint as I want. Maintenance keeps on top of things (please take better care of these guys, manager!!). You really do feel at home here. Thanks for everything! I'm gonna miss you all!

Awesome Staff and Great Functions
I have lived at Chestnut Ridge for several years now and the staff that has been here since 2008 is awesome. Since they came in we have had several parties to include a pool party with a DJ, pizza and dessert nights, they even have breakfast for you at the gate on occassion to include muffins and drinks. It really impressed me that the staff would get up so early to greet us at the gate with breakfast as we left for work or school. When I go in to pay my rent they always ask if there is anything that I need or if I would like to have a cup of coffee/tea. I have noticed that they are even including pets as part of our family. I knew that they allowed pets (because I have one living with me) but now I see that they even have doggie treats in the office for my little one. How cute is that!! I would definatly recommend this apartment complex to live.

Happy Home
I lived there for a year and really loved it. The apartment floor plans are great and they include a washer and dryer. I never had any problems with the office staff. I always felt safe. I did have a leaking air conditioner, but the maintenance was usually really good about coming in as soon as possible to take care of anything I needed help with.

Best and Worst Apartments
When we first moved into the apartment we were supposed to get out apartment renovated that week or two so that why we were paying the renovate priced for a non renovated apartment. Well 3 months later they finally did it.6 months after we moved in my fiance lost his job and we couldn't pay rent like we use to.so i wanted to move to a smaller apartment to compromise well that wasn't allowed so basically i had to be evicted and they acted like they didn't even care!They were always changing staff and one would tell me one thing and then they would change and tell me another i never knew what to expect. all summer the pool was packed and nasty dirty they had a second pool but it was always closed. They apartments are nice i loved them you pay so much though. Maintenance was pretty on time. things were fixed fast. he was friendly. They staff on top of that was very rude when i let them know about my situation they acted as if it didn't phase them.Oh and parking was a pain if you get off late plan on walking a mile to get home! maybe not that far but pretty far it was unbelievable! Noise was fine everyone kinda stayed to there own. The walls are thin though. The gates are always broken also only one entrance and one exit. If you want to pay high prices for a beautiful apartments with rude staff its for you.

I love my apartment
I have lived at Chestnut Ridge for over two and half years and I truly love living here.The people in the office are so nice and helpful.The maintenance crew really make living here worth it I mean they are on call and that helps because when I make it home the office is close so if I need anything done I can page one of the maintenance guys.Its affordable and it truly is a quiet neighborhood.I would recommend not only family and friends to live here but my own co-workers.

Dont Move Here
I agree with the other review. I moved here in 2005 . The apartment then was a great place to live pretty quiet nice mgmt. Now over the span of a year the new guys are doing things all wrong. The repairs are slow and the might not even fix it becasue the stopped by . the service is horribly never been late no probs until now they it is a horrible place to live.

Hopefully Moving soon...
I've lived at chestnut ridge for 3 years, when we first moved in, it wasnt bad, pretty quiet and the management was very nice. As time went on and they tore down the neighborhoods by the stadium, all those people moved in this area because its cheap. Three complexes have been turned into "La Jolla" and the crime rate has jumped waaayyyy up. My best friends also live in the building next to me and are trying to get out. The apartments themselves arent bad at all, especially after they performed the upgrades, but the neighborhood is crap. And they just erected an oil rig not even 100 yards from the complex, so if you want to be woken up at 6 in the morning everyday by loud banging of god knows what, then this is the place for you. Theres always extremely loud people standing places or walking around, and cars with 22 inch spinners and 12 inch subs pounding away at all hours of the night speeding down the residential road at 50 mph and by the way, dont even bother trying to use the hot tubs, neither of them are actually hot, and they drain the pools in august and lock the gates so you cant even get in. The fitness center equipment is old and crappy, parts are missing or broken and theres always dog crap everywhere. Maintinence however is top notch, my dryer broke, ten minutes later they were out to look at it, another ten minutes and i had a new dryer.

Gone Downhill
In the past, this was the only apartment complex to rent from in the area. Over the past year, and through changes in management, things have gone downhill. Work orders used to have been completed in a short amount of time, but now you are lucky to even have the repair "fixed", when they finally do show up. Being a great resident for three years, never late on rent or had any complaits, you would think the management would look favorably upon you during move out. But with new management, they know nothing of any tenants pasts, and only see them as a dollar sign. Cleaning your place and general good upkeep will not save you from getting outragious charges on your move-out invoice. Your deposit is gone, as always, but definately expect to be charged more than you should be, when moving out. I would not recommend this complex to anyone now. Three years ago I would have said yes in a heartbeat, but things are not the same. The landlords need to realize; you get out, what you put in.

The Good, The Bad, and The Ugly...
i first must say, that i've lived in this complex, probably, far too long to start with... in my seventh and probably final year, my review is mixed, but fair, i have been generally pleased with my experience, with an emphasis on "generally". that doesn't mean i don't have my share of complaints and warnings for future residents-to-be; so let's start with the good... up until a few years ago, we had a manager named Rita, she wasn't the most pleasant nor understanding landlord you could have, but besides her, the rest of the staff was always great to me... i didn't cause them any trouble, i was polite to them and in return they got to know me on a first name basis (that got my appreciation). Rita left at some point, i didn't care to inquire when or why, and Danna took over; i would consider her a friend, as well as Ed, Tanya and Cretia. they helped me when i needed it and looked out for me when i didn't ask for it... they were the biggest reason i procrastinated in looking for a more lavish living arrangement year after year... the maintenance guys, weren't the kind of fellas you can hold a good conversation with, but they responded to work orders, in many cases, before i/we were even ready to receive them... Larry the porterman, is more friendly and helpful than you would even care to imagine... rent is rediculous, i started in a 1 bedroom for $595, that ended up $510, then transferred to a 2 bed 2 bath for 150 more/month, over 1000 sqft... it's right on I30 with Walmart around the block, they have sun rooms in most apts (useful space year round over wasp-ridden balconies/porches), and washer/dryers provided per unit... the tenancy is mixed, no group; ethnic, income, age, or gender is predominant, everybody fits in... they also just renovated the appliances, countertops and cabinets... the BAD: well, my 2 bed unit had a leak in the storage closet when i moved in, and tho i asked for them to have someone fix it, it continued to leak when it rained the next 2 or three times... it hasn't leaked in almost 8-9 months so i guess it was addressed... the storage closet door is hideous, some dilapidated sliding door contraption that is barely hanging together... there are no ceiling lights in the bedrooms or fans, not a big deal but you get one in your sun room... there are clearly evident signs of damage that have been covered up, sagging ceiling sections, foundation issues causing floor depressions and loose boards that i know aggravate my downstairs neighbors... not all units have linen spaces... and the entrance designs are unfriendly to moving your stuff in, not to mention that the walkway is tilting... the maintenance crew responds quickly, but they have to respond far too often; air conditioning goes out regularly, (like if you use your heat, then you'll need maint. prior to using your air again), water lines are being repaired all the time (so water is off, often without notice or notifying incorrect buildings), drains stay clogged (had to have sections of bedroom wall torn out years ago to fix a pipe)... the current contracted cable company is awful and you can't get other services due to their contracted rights (ie. at&t u-verse, etc.)... until recently, the grounds were pitiful, but they've made efforts of late... i don't trip on the gates breaking so much, that's everywhere and i can't imagine with all that wear and tear, that i ever works... the UGLY: who owns all these cars? i mean on one side of the complex, you can get lucky alot, but that's silly since you live in a building with 4 residents, but got 9 cars parked in front of it... on the other side of the complex, where most of the families and couples live, there is almost never a parking spot after 8pm, anywhere, more people per unit, equals more cars... so i understand, but it's ugly when you have to park and walk from the total opposite side of the complex... noisy neighbors; what can i say? i've complained several times, some of these floor plans are designed to put you front row in peoples business, people who also love to throw full fledged cookouts with mini family reunions in the fourway breezeways that amplify everything, the wasps are abundant and in the summertime, don't walk on the grounds or between apartments at night, or you'll be frolicking with quarter to half dollar sized orb weavers - http://en.wikipedia.org/wiki/Image:SpiderWeb.jpg - there, take a look for yourself, hundreds of em, everywhere, by august they are attached to a third of the cars starting at about 9pm (they are cool to watch as long as you know where they are)... all in all, if you want cost efficiency, you get a lot for what you pay for, but if you want comfort, you may need to spend a few more dollars, which is what i'm about to do... by the way, that friendly little staff i loved so much, have all been replaced, for the first time since i've been here, i don't know anyone in the office... good luck!

Great place to live
We have lived here for almost 2 years and we found this place sight unseen on-line. We are very pleased with the office staff and maintenance and the porter who keeps the grounds neat and clean. This is a gated community and you feel same and secure. We never hear our neighbors. Kids are at a minimun running around. The fitness center is great. All appliances have been updated early 2008 with a full size washer and dryer in each apt. I would strongly recommend this apartment to my family and friends.

LOVE this place!
I've lived in this complex for 14 months now. When I moved in, it was soon after being in a serious car accident. The management staff bent over backwards to make sure I had a ground floor apt that had easy access. If they didn't see me at least once a week, they'd check on me. I have a service pet and she's spoiled rotten by the managers. Pricing is VERY reasonable for what I get. Very few places give you washer & dryer and in a separate utility room with doors. When I moved from a 1 bedroom to a 2 bedroom, it was an easy switch. They even recommended a very reasonable and efficient moving company because I couldn't move myself. The apts were all remodeled in January 2008 and the energy efficient models brought my electric and water bills down by 30% in the first month. The maintenance staff is top notch. Any repair requests are immediately handled. When my heat when out on a Sunday morning in February, they were there that afternoon. The apartments are good sized although the kitchen is smaller than I'd like (I have a lot of cooking equipment and I love to bake), and the B2 has an oddshaped living room. All apartments have nice fire places with mantles. Build in bookshelves. Love the sun room! Downsides: a little difficult to find parking in front of my building on a weekend. There's a few neighbors who've been cited for noise disturbance (horrendously loud rap music coming from their car radios, several times late at night) that haven't learned their lessons yet. The windows are old and drafty, but they're supposed to be replaced next year. Sometimes the back gate gets stuck open (they're working on replacing it). Overall, I love this place. I renew in July. I'll be staying a while :)

both good and bad
I lived there for over five years, and here is the unvarnished truth... The good... Great location nice sized apartment for the price. love the trees and landscaping. quick maintenance The bad... boiler system hot water, inconsistent at best entrance gate broken way too often mail is a problem parking can be difficult And be careful when you move, or you will come out on the short end of the stick. Safety can be an issue, but that's true everywhere. Management can be difficult and unreasonable at times.

Very reasonable for the price. I felt safe living there by myself. Convenient location that is also near some nice neighborhood parks to run in. They were always prompt in fixing any work requests that I turned in. The staff is very friendly and go out of their way to make you feel welcome and become acclimated to the area. The $330 deposit consisted of a $300 pet deposit ($150 refundable at move out). I received my entire deposit back. The building I lived in wasn't very loud. My only complaint was the woman who lived above me would sweep her apartment between 2 to 5 am. I have recommended this apartment complex to other fellow students. I also have friends who live there still and renewed their contract for another two years because they are so pleased with the complex.
