I love this community. It is convenient to shopping,eateries, the bus is at the corner. The layout of my apartment is excellent . It has all the convenience of a house. I have lived here for four years. The office staff has been very professional and courteous. The asst. Manager Eve Guiterrez has gone above the call of duty. She is always polite professional and very efficent. The staff and maintenance staff have made my stay here stress free. Thank you.

So proud of the Greystar staff and management team. These guys came in and totally change the entire environment of the complex producing the absolutely best customer service and property upkeep I personally believe a managing firm could. Very impress with the details the staff proud themselves upon which goes a long way. This is where I believe they stand out unlike the previous staff and manager. You could exactly see the return investments from the upgrade pool furniture, gym equipment, even to the landscape,. Guys are the best and great representatives of what a managing complex should be.

I love this apartment complex, because it has everything for a comfortable life. The leasing center often hosts parties where we are treated to various tasty cakes. I just did not like the fact that we had a lamp repaired in the bedroom for a long time, but still repaired.

Unprofessional staff, lazy maintenance workers, definatley not safe at all. robberies, home invasions, assaults, car theft and vandalism. nothing done security was provided for a few months then no more and robberies at gun point resumed. Very poor communication by staff and lack of care for residents. DO NOT RENT HERE IT IS NOT SAFE at all daytime or night. ITS NOT CLEAN AND THE STAFF IS VERY INCOMPITENT. THEY ARE ALSO SELLING THE COMPLEX and NO LONGER COMPLETING REPAIRS, OR BEING ACCOUNTABLE. CHECK POLICE REPORT BY THEIR ADDRESS TO SEE THE MANY CRIMES AND HOW FREQUENT IF YOU SRE EVEN CONSIDERING THIS SUBPAR ENVIRONMENT. the staff changes over the last 3 years have been like a revolving door. The new property manager is very aloof, highly disengaged and very incompitent. She has no care regarding residents and doesn't follow up on request, or callbacks. They also have roaches , noisy neighbors, and people selling drugs out their units.

I loved the layout and size of the units as well as the decorative touches that give these apartments a luxury feel but the location means a lot of background noise from the surrounding businesses as well as not enough parking space for residents or visitors to residents. The office staff could also be more helpful and concerned about complaints of residents, in particular the young man that was recently hired I found to be completely uninterested in fixable issues mentioned in our notice to vacate. The security is also not the best as numerous instances of burglary happened throughout the property during our stay, more than likely due to the rarely functioning security gate which stayed open for weeks at a time with no explanation to the residents. Upsides include the ever helpful maintenance staff and practically immaculate grounds (except the valet trash bins which were often over run with trash bags by the residents themselves.) The price is not too far-fetched for the size of the units but the property definitely has its' frustrations.

I love, love, love this property! The floor plans are spacious and well kept. The grounds stay clean and kept. All of the maintenance crew are very nice and are at your door within 24hrs of a request. I absolutely adore the apartment manager Caterina, she is so gracious and kind and really cares about her tenants. This is the first complex where the staff seemed happy to assist you with whatever. I hate to leave this property but I'll recommend them to everyone!!!! Peace and Love

The managment is too much rude even the property manager catrina and taniya both ladies r so rude not coperative..the parking is hell..the trash pick up charges is too much ..i m the current resident but i would not recomend because of managegemet,,bot ladies r arrogant and too rude ..

This apartment community is, without a doubt, beautiful but that hides a lot of negative attributes. For starters the traffic gates are broken down on the regular now- at least once a month, albeit they are repaired relatively quickly. Usually it takes all day or night but by the next day they are functional. The pedestrian gate is routinely broken, I believe sabotaged by residents to make coming and going easier for multiple person households due to the $75 fee for more than one or 2 keycards. The parking is great for residents. They give you a pass and with one you can park anywhere inside the gate. I can usually manage to get a spot close to my door IF I get home early and it's not a weekend or a holiday. But good freaking luck if you ever want to have guests come over. They have, I believe, 14 buildings full of people (I know because by 2 am on Friday the entire parking lot is full) and only 22 visitors spots in total inside the gate where it's supposed to be "safe". The front parking is fine for guests, unless they spend the night and haven't moved their car before the front office opens. Then they get one of those bright orange stickers threatening to tow the car. Which brings me to another thing, they have multiple wreckers that live in the "community" that will tow any miss parked car practically in an instant and they routinely circle the lot. Too bad they aren't security or this place might actually be a safer place. The maintenance is a terrible joke. The ac has gone out in my apartment twice in less than 30 days. I'm currently sitting in my 82 degree apartment and the website is down so I can't even call the maintenance workers who just show up whenever. Sure they'll give you an estimate of when they'll be there but you'll be damn lucky if they hold true to it, if they show up at all. The noise between apartment units themselves is very little. I guess they have decent insulation. However, the things you can hear from outside is ridiculous. I've heard parties at the pool going on for hours. You can hear people traipsing up and down the stairs. I even had to sit through a couple having a screaming break up late at night out in the parking lot, where I could hear ever word in my bedroom. Now you could easily write this off to apartment living and it being normal. Not saying it isn't. But for the rent me and my roommate pay, we could be in a 2 bedroom townhouse. Kicking ourselves now for not going for that instead of being stuck here. The office staff here is quite nice and polite. The only issue I've had is quite a bit of lip from the manager. I'm judging by the treatment I've gotten now that I've expressed I want to leave that once she know you don't want to keep giving them money you don't mean a thing to her anymore. The mail here is also a joke. Usually they deliver packages to the office, which is typical of apartments in my experience, but sometimes they'll deliver to your door. Hopefully it's actually yours. And if it isn't stolen first. I had to take a package sitting on my door to the correct address on the opposite side of the complex last weekend. I have a 4 digit apt number and the address was a 3 didgit one. I've lost more packages here than the ever before in my life. I'm placing the blame on the post office here, to be clear, but if you're going to live here you should know the crap we have to put up with from the post office. Always get your deliveries insured. Usps has been the absolute WORST. God help you if you ever have to go to their location. All in all, for the money especially, this place is not worth it. It think may look nice, but I advise anyone to keep looking.

I lived at this apartment complex from 2014-2015 and I'm so glad I'm gone! I was very attracted to the overall look of these apartments and I loved how nicely renovated it was. There was two-tone paint, nice crown molding, stainless steel appliances, and a full size washer and dryer to boot. This may have blinded me to the reality that I was making a terrible mistake. Safety is an issue! About a month after I moved in, I received a notice that a group of armed men assaulted and robbed a resident in the parking lot. I called management immediately and they offered very little comfort. They said that they hadn't had anything that bad since last December. Management began issuing parking stickers to residents and that really helped with finding a spot closer to my apartment, however, this still did not make me feel comfortable inviting guests over. I don't know if there was a neighborhood gang that enters the complex but once I saw a group of what looked like teenagers at night. During the duration of my stay I received about 6 notices which were all about break-ins that were reported. I never once saw police patrol this complex nor a security guard. I felt like this complex should have been safer especially given the amount of money I was paying. I know that management can't control every bad thing that happens but I just felt it was excessive. At the end of the day, safety comes first over luxury. I moved to a different area of town and feel much better. DO NOT MOVE HERE!!!

Hands down Brisa at Shadowlake is the best run apartment complex I have ever lived in. I have been here a year and had to move in on very short notice from a horrific experience at Bermuda Woods apartments (DONT MOVE THERE THEY ARE HORRIBLE) From the moment I walked into the leasing office Caterina made me feel so welcome and really just made what could of been a bad experience a smooth headache fee one. From the day I moved in I have never had one bad experience. The staff goes out of there way for the you, the maintenance are top notch. I had one issue with the ac not working they got to my apt 10 MINUTES after I called - talk about fast. The grounds are kept clean the facilities are beautiful and there is one of the best 24 hour fitnesses literally right next door. I have never seen one roach in this apartment (thank goodness as I cannot stand them) my neighbours are super quiet and keep to themselves it truly is wonderful parking. I initially had a garage but there is so much parking I gave it up and the leasing office kindly rented it to another tennant as I would of had to pay for it for the whole year. I am sadly leaving this complex at the end of next month to go back to los angeles and live in a shoebox lol but would recommend Brisa to anyone. Its awesome.

I looked at so many apartments and then I walked in to Brisa at Shadowlake, I wished I started my search there. I was impressed by the way I was treated, the staff was warm and welcoming and very professional. I liked the interior finishes and the color schemes. The agent helped me find exactly what I was looking for. For the location, rent price & amenities it's the best overall value for me. I wanted hard wood floors, upgraded kitchen appliances, washer/dryer & oversized tub. All of which I have in my apartment. Although, the floors are vinyl laminate they are good quality and nice finish. The crown molding is a nice touch also, my bathroom has the oversized tub I was looking for and a stand up shower with 2 vanity sinks (which I did not find anywhere else I looked!), nice and new light fixtures and frame mirrors. My furniture looks great and I have received so many compliments from my friends and family. The property is quiet and well maintained. The times I have called for maintenance issues, the staff was prompt to respond, they were friendly, courteous and took care of it. I like the permit parking, never have a problem finding parking space. I love the pool area and the volleyball court. I recently renewed my lease. Overall, a pleasant place to live & call home!

I've lived at Brisa since October 2014, & overall I've had a pleasant stay. It's pretty much quite (aside from kids at the pool in the summer time), I never hear anyone blasting their bass or loud house party music. . It's also safe,i believe we have an officer that lives on the premises. The office staff is super friendly & efficient everyone I go in to pick up a package or put in a work order. Also, there is almost always maintenance crew around the apartment available if you need them. Parking is also pretty good now that you have to have a sticker to park inside the gate. (Yay)

The sad reality is all the negative reviews are TRUE!! I've been here for a year and will be leaving in a week. (Thank goodness) There was a homicide here, the police are here a lot, the pool is closed all the time, lots of ------, the pool and grills are a mess, some of the units have mold,dog poop everywhere, the office staff is awful, complaints or service requests are ignored by unprofessional staff, flooding, mail fraud, graffiti, gym equipment is consistently broken, loose stray large dogs on the property for DAYS, stray litters of kittens born monthly under the dumpster, garbage and furniture in breeseways, neighbors argue every weekend, the community averages 1 home invasion per week, no security even after the homicide and all the home invasions, parking is a unsafe joke. I can continue, but what for. Hear my warning!!! Run away!! The untrustworthy management staff will tell you anything you want to hear to get you to sign a lease! My experience here has been a Huge disappointment!! If I can update this review I will post pics this week of evidence.

I've lived here for three months and my experience has been fantastic. The leasing staff have been very accommodating, professional, and understanding. My employer gave me the run-around with my relocation date, and the staff (particularly Karla and Caterina) worked hard to accommodate my changing move-in date. The apartments are clean, comfortable, and from my research, the best value in the area. Grounds are kept clean, the walls are thick, the gates work, and I haven't seen a roach yet (and when I do see one - since it's Houston and roaches happen - I will call the office and I have no doubt they'll get it taken care of). By far the best leasing and apartment experience I have had yet. I have already recommended them to a friend, and I'll be here as long as I can be.

Good: -Good location -Apartments are decent size - not too old Bad: -Valet Trash is $25 a month. There is also a $50 fine per rule violation (trash not tied properly, not in container, etc). At times the trash is not picked up or it's picked up really late. -The amenities are limited. -Limited parking, there are garages available, but it's an extra $100 a month. -The hallways outside the apartment are dirty, sometimes smells like pet waste.

I have been here a little over a year now and honestly I loved it when it was under the old management. With the new management (Fairfield) I have been having problems continuously. When the sent out the letters about renewing my lease I saw that my rent had no increase so I did not attempt to put in a notice to move out. However, as soon as I went to the office to renew everything changed. They told me what was on my offer letter was a typo and that is was actually an increase of $35 but then they said well due to the fact you are the only one leasing this time your water bill will decrease. BUT as soon as I receive the next water bill it was the same as it was before my new lease. I went to the office and asked aren't the water bills according to how many residents are occupying a unit and their answer was yes. I asked them to check my bill to endure that it is correct and they told me yes there was an increase so it will stay the same. Lies after lies. At least when it was Estancia I never had to go in the office for rent issues. I problem only been to the office 2 to 3 times. But under this new management they are liars and all about $$$ make sure whatever they tell you is put in writing because they will look at you as if what you are asking them about was never discussed and the young Caucasian male and the young female are extremely rude and could careless about your concerns. I recommended this place in the past but with this new management I say NO!!!!

I never write reviews. But thank you to others that do. Back in April I had already gotten approved and had a deposit paid to Brisa of Shadowlake. I was moving from out of state and was not aware of the area. Luckily two things happened: 1)the unit I wanted was not yet available and 2) I came to this site to read reviews. I am not too surprised when I see reviews about maintenance call/fixes being delayed, negative comments about staff and rate hikes. I figure those reviews to be a little exaggerated (tenants that have taken something personal). However, there was a review that alerted me to a MURDER that recently happened on the property. I double checked with a relocation/real estate agent and she confirmed this did indeed happen a couple of month prior by contacting a Houston PD officer. The officer also mentioned that an officer is called out to the property on a daily basis. Once I found out about this, I spoke with the leasing staff and let them know I was uncomfortable and wanted to cancel. Even though the notice I gave them was a month in advance, they refused to return my deposit. I understand they cannot return an application fee, but felt as though a return of my deposit was the least they could do. But they were unwilling and definitely unapologetic for not revealing the dangers on their property. A couple of other things to note: 1) There were dead bugs around when I looked at a unit. I figured this was because the unit had been vacant for a while and they had just sprayed, but other reviews confirm they have a problem. 2) It was difficult to get anyone on the phone at the office or even get into the office when coming to pay my deposit. And again, other reviews confirm that the staff is hard to get in touch with. This would be extremely frustrating if you need a work order or something. Good luck.

This place is now called Brisa at Shadowlake. Excuse my language, BUT STAY THE HELL AWAY! These apartments have totally went down to shits, even with the new property owners. They allow anyone and anything to move in...literally!! Its obvious they don't care who their tenants are and their just focused on recieving that commision check, smfh! Drive through here (gates always broke) and you will see a ton of vacancies. People have broken their lease and moved the hell on, because its that bad. Sad, such a nice apartment complex and to have such a drastic turnaround should tell you something! Since Nov of 2013 up until now there has been a murder, armed robbery, and dozens of car break-ins. The gates are constantly broke. The gym is unkept with water bottles and trash around. When the garbage bin is full don't be surprise to see an overflow of trash on the sidewalks. Oh, let me not forget the roaches, yes the roaches, thats another story. I suggest to you if your really considering this place check it out during the evenings and talk to some of the people that live here. All the comments posted are true and very real! I have forewarned you!

I am my wife lived here for 13 months till the middle of 2013. So my experience is pretty recent! I will try to be unbiased and therefore will be factual in reporting what I have experienced. Will list positives and negatives. Overall, I will not recommend this apartment complex to anyone!! Rest I will leave to the prospective renters to apply their own judgment! Pros: 1) Location: It is very close to Westheimer and to Walmart, lot of grocery and other daily necessities. 2) The Shadowbriar drive per se is quiet, well maintained with not so much traffic. 3) The common grounds are relatively well maintained; never used the swimming pool...so cannot comment. Cons: The list is long!! 1) The worst management I have dealt with and faced in my 7 years in USA across 3 states...NY, Florida and Texas! Worst that I have dealt with and heard about in Houston where we are living close to 4 years and have scores of friends living in different apartments! They are insensitive, rude, and lacks common courtesies and understanding many a times! Let us give examples: a) In one of the months, they issued us an eviction notice on 6th of the month ...as "we have not paid that month's rent in time!" The truth is that for every month, we are habituated in paying the rent 15-20 days ahead...sometime by the third week of the previous months (i.e. rent for April being paid in 3rd week of March etc.) They misplaced the cheque...and of course did not bother to check with us by phone or e-mail...did not send any late rent penalty notice...just DIRECT EVICTION NOTICE! Imagine the anxiety my wife suffered when she found it after coming back from work at 9 pm in the night (I was out of town)! Next day morning, she went to talk to the office (she had already sent an e-mail with the precise cheque dates the previous night)...the cheque is with them! At the minimum, one can expect an apology! But what she heard was "WE DO NOT HAVE TIME TO CALL"!! b) We have left the apartment > 6 months ago. In spite of the satisfactory inspection at the time of check out, we have not received our complete refund! Our check-out date has been recorded wrongly and extra day of rent has been deducted! In spite of repeated requests and personal visits to their office on 3 occasions, it has not been rectified. My e-mails to the community manager have not received any reply. As I write this review, I have not heard from them for > 3 months and have not got my full refund! c) It is difficult to reach the office staff by e-mail or phone. Most frequent is the experience when nobody picks up the phone and you leave a voice mail Nobody calls you back! 2) Maintenance requests are attended slowly. For example, it took several days and requests to get a faulty fire alarm repaired it was beeping intermittently throughout day and night making it difficult to sleep! 3) Security issues: a) Frequent malfunction of the security gates and tardy repair of the same. b) The gym is frequented by outsiders. We have seen a person coming and giving gym classes to people clearly brought from outside. c) Few of the gym frequenters making untoward advances to my wife. 4) This is more specific to the building we were staying almost every day on the stairs we would find spits, chicken bones, empty beer bottles and other dirts! 5) The noise insulation of the rooms are poor. 6) The inside lay-out of closets and racks are poorly designed like some of the closet racks are at a height of nearly 7 feet!

There has been car break ins and onsite theft every week. The management doesn't seem to do anything besides letting tenants know about the incidents. There was a promise from the previous management that there would be a police for surveillance. That was only promise and nothing has happened with the new management either. The place is basically turning into 3rd ward ------ with a Westheimer rent price. I basically can not wait to move out of this place.

NO NO I move here in December of 2012 and there is no way these apts have a 68% rating at All there have been 6 break ins 1 of them were mine and a murder and that's probably due to the gates that are ALWAYS broken! they say they have a courtesy officer but that is a LIE Ive lived here a year and have not once saw an officer!! PARKING is HORRRIBLE I have to be at home at 5 every day just to get a spot in front of my building! I can hear my neighbors but not that much so guess that's the only good thing! the grounds aren't that bad they power clean them! once a year and im so happy they have new trash people because the old one would leave trash right in front of the door! The toilet in my master bedroom was stopped up because they said it wasn't a priority because I had two bathrooms so I had to smell that al night other than that the maintenance are good! the staff are very helpful over all Ive never had a problem with them! these apartments are cool my neighbors are pretty great but I wouldn't recommend these to anyone let alone a friend! these apartments are getting worse by the day! so unless u get a garage and stay on the top floor I wouldn't advise u to stay here! they offered me an apartment that wasn't available and didn't tell me it wasn't open until my move in date! SCAM!!! and lets not mention the MANDATORY valet trash that's 25.00 a month! which is ridiculous ive lived in better place and the trash was only 10.00 a month! and the trash compactor is always full and over flowing with trash on all around it!! this place is a complete and absolute joke and not to mention my neighbor moved out and 3 days later NEW TENANT! plus the cockroaches and water bugs are RUTHLESS they come from every crack in the wall! whats the point of having a pool that's never open?? but I must say the gym is pretty great! my carpet was FILTHY when I moved in and I bet theyre gonna make me pay for it at the end of my lease! Im so ready to move out of these apartments and go some where that's worth the 1,200 in rent! Because Estancia at Shadowlake isn't it! You know they say that "everything that glitters isn't gold" they made that term for these apartments!!!!!
