Lovely & Well Maintained @ Estancia of Shadowlake!
Being a new resident of Houston I was unsure of where to rent from. When I came to Estancia I was greeted with a friendly smile from Dollie & her assisant. They were helpful in giving me information about Estancia apartments and also information about this community as well. Its now been 4 months and counting and I love the family atmosphere. We enjoy hearing children laughing & playing. They do a great job at keeping the ground tidy & manicured. Need your kitchen light changed? Be ready because they were at my door the following day...lol I wasnt expecting them to be so darn prompt! Yeah...this will be our home for a while! Go Dollie! KA

I love living here for a few reasons. Great location, wonderful apartment with attached garage, amenities, staff and the nice upgrades. I have lived here for two years now. Right after the new management changed over. They has added a nice touch with the upgrades, amenities and the services. Haven't had any major issues here. Yes the gates have been broken but from my understanding that's from residents hitting them. The landscaping always looks good and for the most part the property is very clean. I just hate when residents leave out trash when it's not suppose to be out and make the stair ways dirty. Folks clean up your mess and take some proud in our property it's beautiful. Thank you Cna, Candace, Dollie and last but not least Terrance for all you do for us!

A happy tenant!
Estancia is a great place to live. I been here for about 4 years and love the new amenities. I recently met the new staff. I met Danielle and Terrence and they were so nice and helpful. They brought me coffee as I waited for my paperwork and even assited me with my ups package to my car. I see myself living in Estancia for a long time and I'm so glad for the new staff, I can already see the improvement in the office. I would like to suggest to please let us rent the club room after hours if possible. Thank you Estancia team!!!!

THE NEW MANAGEMENT SUCKS!!!!!
I HAVE BEEN LIVING HERE FOR THE PAST THREE YEARS AND I HAVE A VERY STRONG FEELING I'LL BE MOVING WHEN MY LEASE IS UP,THIS NEW MANAGEMENT IS THE RUDEST SET OF PEOPLE I HAVE COME CROSS,REPAIRS ARE NOT DONE IN A TIMELY MANNER,MY A/C BROKE IN THE SUMMER DURNING THE NIGHT AND I WAS TOLD IT WOULD NOY BE FIXED UNTIL THE NEXT DAY,MY PIPE WAS LEAKING UNDER THE SINK I WAS TOLD TO SET A BUCKET UNTIL SOMEONE WAS ABLE TO FIX IT WHICH TOOK THREE DAYS.....

Fair Community
Overall n9ce community, changes staff often. Quiet neigborhood, and friendly neighbors. Parking is horrible there! Your better off parking down the street off westheimer somewhere then to find parking in your own apartment complex.

Excellent Facility, Crew and Environment
I have been staying in Estancia SL for about 12 months now. I have to say that it has been a great experience. The maintenance staff is very responsive and fast. They have a very nice swimming pool, weight room, and a beautiful lobby. The apartment is very reasonably priced and conveniently located. I have had no security issues, noise issue or at anytime had a complaint. Also they offer several different specials for their residents. All of these things are great but where you really get the bang for your buck is the staffing that is available. The people that work here work tirelessly to continuously keep their residents happy. They are always responsive and very knowledgeable.There will never be a time where you have an issue that goes ignored. They do all of these things in a positive spirit with a smile on their face and that in itself is worth the cost of admission.

Good experience, good staff
I have been living here for over a year, and have found the property very clean and well-maintained. It is always very well-lit, which is important if you would like to take a walk. The gates are always closed, unlike some other properties where the gates are always wide open. I have not seen people loitering around the buildings, which is a good thing. The apartments are very nicely planned. The management will always answer a call the same day, and fix the problem. The prices are also competitive.

Avoid this place
These apartments are the worst ever.They just look good from the outside.Dotn get carried away by it.The floors ,ceiling walls are all paper thin.The downstairs neighbor would play really loud music ,mostly during weekends and would go on till midnight.The worst part is that ,one could feel the floor vibrating .We ve had to endure sleepless nights because of this.There are also drug dealers from the nearby Mandalay hovering around ,trying to find someone to bait.We had to walk really light footed, since we know the floors are super thin.The management knows it is a problem ,but wouldnt accept it. If you need some peace and quiet after you head home from work, please do yourself a favor and choose some other apartments.

NOT RECOMMENDED!
First I want to say that this is NOT my first review and I found it ironic that my previous review was removed after several months. I have lived on this property for about 2 years and I can t say that I am very pleased at all. There is no security on property and numerous of incidents have occurred during my stay. About 8 months ago there was a brand new Acura on all bricks (they stole all 4 tires and rims) and it was parked right in front of the office. Just last week there were 2 cop cars and several cops outside the office in mid day. Most apartments will send you a notice giving you details of what has occurred but Estancia only tells you that they had an incident (with NO DETAILS AT ALL) and a list of safety precautions. I think that as residents it is our right to know what is happening on the property we live in. It would be good to know if someone was assaulted, an apartment was broken into, a car was stolen etc I lived at another luxury property prior to this one and someone was robbed at gun point at night while getting out of their vehicle and we got those details on the notice so we could beware of our surroundings! The office seems to have a problem answering the phones because every time I call I get voicemail! On several occasions I have had to go physically because even if you do leave a message, they don t call you back. When you actually get to talk to a staff member they seem to be so clueless about everything and answers will vary with every person you get; it is ridiculous! This property is definitely not about its residents. They are considered to be luxury apartments yet they don t even offer a monthly newsletter. During my entire stay they have had one event for its residents. In addition to the poor customer service, the apartments were very cheaply made! Please beware that the walls are paper thin, I can hear my neighbor s every move and it drives me nuts! I really liked the way the apartments looked from the outside but aside from that, they don t have much else to offer. I am planning to get a house in about 6 months and will be very happy to be out of this place!!!

Nice Community
I resided at Estancia at Shadowlake for a year and was very satisfied. Like with any complex...your neighbors can make it a good or bad experience. I choose the unit in the front (far away from the pool area) and it was absolutely peaceful. The majority of my neighbors worked during the day (as I) and they were very quite. Management always responded to my maintenance requests (which was only 2) in a timely manner. I must agree with some of the reviews concerning the parking. PARKING IS HORRIBLE! If you do not have a garage and arrive home after 7:00pm, you will have to park some distance from your apartment. I would also like to add that I never experienced any break ins or vandalism...matter of fact I felt quite safe. But as I mentioned before, I was blessed with GOOD NEIGHBORS! If you decide to reside there, choose Unit 2 if there are any vacancies. Last but not least, I absolutely loved the countertop stove, the high counters, and large master bathroom (two bedroom unit).

If safety is your biggest concern...look elsewhere!
Safe? Let me enlighten you and others about this property and managment. Although the staff is very friendly, they are not proactive and do not follow through with what they promise. I lived at Estancia less than a year, in that short time my daughter was chased by a drunk man weilding a baseball bat, saying I am going to kill you, that was November 2007, fast forward to April 2008, two men that did not belong in the complex were walking through the parking lot, one walked past my building while the other came to my apt. door and knocked and attempted to turn the handle and tried to get in(police were called). Apartments in my building #10 were broken into during the day. This property is far from safe. August 19, 2008 my daughter came home parked on the side of my building because there was nowhere else to park, two men dressed in all black with guns ran toward her put a gun to her forehead, threw her on the ground then put the gun to the back of her head while the other had a gun on her back. There she lied spread eagle face down, they took her car, her purse, her keys, everything! She could have died that night! The police response was not bad. I moved that day 3 safety incidents in less than a year? All I asked of management was to send a letter out to the residence and let them know that this happen. As far as i know, they still have not notified the residents of this aggravated robbery...I am well aware it can happen anywhere, however not notifying the residents about criminal activity is unexcusable.

Not a good place!
I have lived here for about 8 months and I am disappointed. It looks nice from the outside and is well maintained, maintenance is pretty good but that is about it. Like most complaints on here, my upstairs neighbors are also a nightmare! They are constantly stomping and jumping (they have no kids) like maniacs and it seems like they are always throwing things, not to mention the constant arguing between the both of them. I have even heard her weeping, it is ridicules! I have heard other arguments between other tenants outside in the parking lot in the middle of the night, loud enough to wake me from my sleep at 3am! If you go to the pool, there are a ton of kids hanging out unsupervised (ages 10 and under). You can t even enjoy a nice day at the pool; I have even gone to the pool at Rio Ranch (complex next door) just to be able to have an enjoyable, relaxing day at the pool. About a month ago there was a new Acura TL on bricks in the front of the property. It was parked right in front of the office. Not to mention the break in notices. There is no type of security here! Being a luxury apartment complex, I expected a little more. I know no place is 100% safe, nor is it perfect but this place has way too many negatives. They seem to let just anyone in! I was hoping to stay here until I was able to buy a home, as I hate moving but at this point I will be moving out upon my lease expiration. I would rather be safe then sorry! I like the area as I have lived here for many years but am opening to suggestions on neighboring apartments in the Westchase area.

Not sure what everyone is complaining about...
I have lived at Estancia at Shadowlake for 9 months now. I have always found the mgmt to be very friendly and helpful. All of our maintenance request have been fulfilled either the same or next day. This is one of the best apartments in the area. We have always been able to park in front of the building, unless we come home late at night (which is understandable). There is not a lot of noise; however, I live on the top floor of my building. While here, there were 2 break ins. These took place in the very corner building by the dumpster... in the back facing the street. After this happened, they installed new cameras facing the gate. The construction of the apartments is fair. The only downside is that the apartment is not too well insulated. Our electricity bill this summer has been about 180/month. This is with running the AC and several computers, tvs etc. The hot water is adequate to shower a few people and run the dish washer. One of the nice things is that it is wired with fiber optics. This allows us to use ATT for the internet and TV, which is better than comcast or dish. There is much more I can say, which is mostly good. To Recap: The building is quiet, the mgmt is friendly and professional (They know us by name), the parking is good, our service request are filled the next or same day.

My thoughts
While researching another apartment complex I came across my current residence (Estancia at Shadowlake) and read some of the reviews from our current/past residents....and here's my 2 cents... Even though, everyone is entitled to their own opinion, it amazes me that negative, disgruntled residents will post comments as if someone just singled them out and intentionally tried to do some type of injustice to them. I have lived at Estancia apts since August 2007 and never encountered any major problems at all. Yes, I have heard, noise from upstairs neighbor (at reasonable hours); and the occasional inconvenience of not being able to park closer to my doorstep because i arrived home from work a little later than usual. But it never constituted Estancia of being a bad place to live...it is part of living in an apartment complex. As for the office staff, since moving into the complex (12 months ago) i have never encountered any type of rudeness or lack of professionalism from the leasing agent or upper management. I commend the maintenance staff too, they have been very helpful. As far as safety, it did play a major part in finding my new home. One of the previous apartments I lived in was broken into and my car was stolen (same instance). So, I wanted a place where i would feel safe during the day and night, a place where i can come and go without wondering if anyone would follow me into my apartment and/or car. Needless to say, my living experience at Esatncia has been a very uneventful one and i look foward to keeping it that way. No one is 100% safe, what if you are driving down the highway and get ran off the road, does that make our highways unsafe and side streets safer? hmmmm

Estancia Sucks
Our apartment got broken into twice during a 3 month period. The first time, the management didn't even address it other than repairing a broken window. The second time, under a new manager, they offered to review the surveillance tapes of the entrance gates. - If you live in a first floor apartment, get a dog or security system installed. - Cell phone coverage sucks. - The interior of these apartments are not that nice for the price. Appliances are old and out-dated. - The one dumpster is inconvenient and far (5-minute walk) so residents put their trash outside of their apartment even though there is a "fine" for doing it. Some haul their trash on top of their trunks (so ------). We are building a house. If you decide to live here, good luck.

Premier Apartments in Southwest Houston
Very nice looking apartments on the inside and the outside. We were refered to these apartmenst by my friend and they were absolutley right - these are the best apartments in Houston. Great location for us since we work near the Galleria on Westheimer. Will continue to refer my friends to move here, just on the other side of the property --- don't like having friends and family too close. JK ---We've had a few problem neighbors but who doesn't. The management responds quickly and we have been satisfied.

Wonderful Place to Live!!
My family and I have lived here since the property opened in 2005. The staff has treated us wonderfully and gone out of their way on several occassions to help us through some difficult situations in our lives. The maintenance guys and lady do a wonderful job and are always friendly. When a friend of mine told me about this website and the things that were being said I had to speak up and let people know that they were not being truthful of this community. I like it so much that I have refered three of our friends to move here and after asking them of their experience they all had nothing but good things to say. I owned a service business in the Houston area and know you can't please everybody all the time and unfortunately those that usually are the troubl makers are usually the ones who spread these types of negative comments. For my money, this is the best place to live in this part of houston.

Save your money...go somewhere else
Horrible tenants, horrible management, the grounds are okay, the parking is crap, not getting what you pay for here. Several break-ins last month. Don't move here unless you are desparate....REALLY BAD PROPERTY THAT JUST LOOKS GOOD ON THE OUTSIDE.

What a RIP OFF!!!
I lived in Estancia for a year. It is generally a nice looking apartment complexes. I had a 2BR, 2BA. I loved the layout. The high counters in the bathroom and the stand-up shower and garden tub. However my neighbors were HORRIBLE! I lived on the first floor and they would constantly "clog dance" on my ceiling! I don't know what they were really doing, but it was ANNOYING. I went up there and asked them personally to keep in down several times, called the police, wrote the office, called the office, went to the office, summoned the on site police officer...Nothing helped. The office CLAIMED they wrote a letter to them, but that was it. Also Estancia will try to rip you off every chance they get! There's no way my water bill should have been $130!! I had several water bills that were expensive and my new apartment's water bill is like $15! Then after I moved out they send a final account balance out and then called me back a month later talkin about they want $7 extra dollars! ARe you kidding me! All the money you ripped me off about on the water bill (because I had a runny tiolet) and they decided to hunt me down for $7 more!!??? And guess what it was for....a water bill. I couldn't WAIT til my lease was up so I could get the hell out of there! What money hungry jerks!

Don't Go!
After being here for 8 months at the start of Jan of 08 Estancia lost my money oders said i didn't pay rent i proved i did they still took me to court i one, the next day they raised my rent to market rate. Come Feb. i let them know that i was going to to late and they still filed for an eviction even when i had the money and they would not take it. know they are trying to make me pay $3000 plus for the attorney that they hired!! I will never in my life have any one go visit Estancia! Now if i don't have the money by the 18th, which is Tuesday me and my child will have no place to live!! And to top it all off it hurt myself on that property and had to end up in the E.R. and all they can think about is rent, not to mention i call the fire department because someone was trying to set the building on fire. I feel as if i'am being discriminated because of the color of my skin!

Can't wait to move out
After 2x 7-month leases, come April 1 2008 I cannot wait to move out. As a single dad I am tired of coming home with my 3 year-old Thursdays and weekends and having to park 100-200 feet from my front door because there is no surface parking after 7 pm. on many nights. Aside from nightmare parking, I will say the units are nice and maintenance is attentive. However, it will be the negative quality of customer experience that I will not long forget. When it comes to management WATCH OUT. There is a double-standard. Read every letter and coma of fine print. KNOW in advance that you the letter of the lease applies on all counts. You will find it is very costly if you do not. On the day rent was due, the company notified tenant's by letter that effective that date, if you were more than 3-days late, not only would you have the normal fee, but also immediately be charged full street rate. Then, LESS than 30-days from my scheduled move out, I had my car towed for expired tags - while the inspection doesn't expire for 11 months! It was ordered by the apartments. The cost to me was over $230 in towing and storage for 1 day and the total cost is going to go much higher. I still do not have the bill from my dealership for the damage to the front air dam and sensor, which is my liability. No courtesy call was made to me as long-term tenant prior to the tow. Property response, "You had notice. You should read your lease" I have heard nightmare stories from tenants about "charge-back" costs for the slightest little wear as well. In contrast, they see no accoutability on there part. When I moved in the basis of selection of this property was the business center. Surprise - neither the computer, internet line nor fax were operational for the first four weeks I was here! Not such much as a "sorry for the inconvenience." I sshould have realized this would set the tone. Bottom line. Except for maintenance personnel, not one ounce of customer service after you become a tenant. I have lawyers that I work with that are more flexible in their business dealings than Flournoy Property Management. If this is the environment you want -great. Enjoy.

Nice place to live in
The apartment I got was in great conditions, unlickily the neighborhoods shout and talk loud, we talked to the manager and we moved to other unit. The place is great, clean and quiet.
