I'm very satisfied so far.
I am just writing a review because the current rating doesn't seem to reflect what everyone thinks about this place. I have lived here for 6 months, and so far I am very satisfied with most of things here. Maintenance is good (I haven't had any problem yet), haven't had any complain about neighbors and staffs. Especially, I had a good promotion floor plan, which makes me more satisfied.

I would not recommend it.
I have lived here for almost a year, and I am anxiously awaiting the end of the lease. Initially, I had no major complaints; sometimes they were slow to respond to maintenance requests. The neighbors and community were quiet, the access gates worked, and the grounds maintained. The walls are paper thin, but that was not a problem when we had respectful, decent people living above us. However, new neighbors (one or two adults and several children) moved into the unit above us who seem to have nothing better to do than run, stomp, jump up and down, slam doors, bang on the wall, and throw things on the ground at all hours of the day and night. We reported it countless times. Management responded by leaving them a letter. We only received temporary relief for a week, and then the neighbors resumed their noise making vigorously. I suspect that management has changed since we have moved here, as well, and their rental standards have certainly declined. You see many people here now who are very loud and act as if they have no common sense or care about their neighbors having an enjoyable, peaceful community. I've noticed blasting music in the parking lot and yelling and other undesirable behavior in common areas, in the leasing office, and of course, from apartment units. Members of the leasing staff are not professional, leaving handwritten notes on scraps of paper with misspelled words on your door and/or presenting and announcing themselves unprofessionally. This new management or gaggle of leasing agents has been unresponsive to our genuine complaints. One of the leasing agents has become friendly with one of the adults in the unit above us and accused my family of being unreasonable and does not take our requests seriously. They have claimed to apprehend them, yet the extreme noise continues. When we last spoke with them, we were even given false information that in order to start the eviction process for a noise disturbance, we would have to call EMERGENCY 911 on our neighbors and get a police report that way, as opposed to calling the non-emergency number I have utilized twice. I am not going to abuse the law for a non-emergency situation, as upsetting as it is. Later, I called HPD to discuss this and it was confirmed this was not proper procedure. Management clearly does not want to deal with the problem and just want to rake in the rent. Our neighbors upstairs now know that there are no repercussions to their actions. They purposely continue to act like animals to aggravate us. You may be lucky and get a quiet unit, but I have noticed a lot of people moving out and I will soon be joining the ranks. I would advise you to pass on this so-called luxury apartment community and choose a different property.

Vehicle got stolen
I just moved into the apartment about 2 months ago. The apartment looks nice from the outside but like some of the other reviews mentioned, some of the residents living there definitely look shady. I'm not a racist and have had no problem living with FEMA assisted people or people who blast rap music, but loud knock on doors at 3 a.m. telling someone to "open the f***** door" and threats to break the window does make you think about the people living around you. A friend of mine came to visit this past weekend and his vehicle got stolen over night. I definitely would not recommend anyone living here.

terrible place
i came in asking about the place.. and the guy who work there told me to come back at 3:00 p.m which is like 10 min away. and before i left i asked for a brochure and he said to come back since he was all worried about a pool party going on .. so i asked why cant i just get a brochure.. so he finally got me one... worst customer service i've ever had in my life.. i would never ever recommend this place to anyone ever!

horrible customer service, dinged me for $600!!!
I had a small accident in the carpet of the dining area and was upfront about it, told management that I was willing to pay and just asked that they be reasonable and work with me on the payment. They kept telling me "yeah yeah, well have soeone look at it, let you know as soon as possible." after 2 weeks of calling almost every other day and stressing over this, (especially since I did not have a job at this time) they never got back with me about what the damages would be. I asked about it one more time right before I moved and they just said the same thing, someone would call me and let me know the amount soon enough. It was 2 months later that I had already moved out into a new apartment and got an huge bill in the mail for $600. I called them and spoke to manager and explained that I was very willing to work with them and no one had ever gotten back to me about it and I felt it was not right for them to disregard me while I worried about it and then just slam me with a huge bill 2 months after I move out and expect me to pay it just like that. The property manager just told me "you have to find a way to pay that or it's going in to collections". I expected to pay for damages but I was hoping for a bit more consideration of what I had gone through and perhaps in good faith offer to allow me to make payments or deduct a little from the amount because $600 is alot of money! Anyways, I paid it because they eventually got collectors involved and wanted to nail me on my credit report. I felt ripped off and blackmailed. I will never rent at this or any of there sister properties again! <br><br>One of the maintence guys there is a total D***head too! He likes to yell at you and give you dirty looks if he sees you putting the trash up without climbing the ladder.

In my oponion - a Very Nice Place to Live.
Estancia has been nothing but a great place to live for me. I like a quiet neighborhood with rather upscale people living around me. I am very active and the location just off Westheimer is excellent. They get my recommendation for anyone considering living here.

Quiet Upscaled Apartment Complex
Hello,<br>I am a teacher. I love this quiet upscaled apartment complex. Sometimes I forget to lock my door. I feel just that safe. The manager Carol is very professional, but at the same time down to earth. I feel the same way about the rest of the staff. Even the maintenance staff is professional. I will live here until I purchase my first home. This is a wonderful place to live. The are is beautiful and convenient.

Location, Great Staff and nice diggs. what more could you want
From the start this place looks awesome from the street. Gates work and the grounds are well kept. The Staff is great and helpful and they are full of solutions. The pool area are full of folks who are nice and managed their kids well too. My apartment was very well maintained before I moved in and it stills smells very new. The neighbors are quiet and to themselves but very friendly when you do happen to see them.<br><br>Overall, this place is very nice.

I like it here!!
I moved to Estancia about 2 months ago. I also read the ratings on this website before I signed my lease and I was really worried about living here. So much in fact, that I signed a 6 month lease instead of a full year. But, it was the nicest place in the area and had the best prices. When I moved in my apartment was immaculate. It looked like no one had ever even lived here. I was worried about the break ins I read about on this site. I told the management about it before I moved in and told them I wanted a 3rd floor instead of 1st floor apt. They happily moved me to another apt. I have never heard any noise from other guests or been bothered by anyone. I walk my dog frequently and the neighbors are actually pretty friendly. I live alone and I feel safe here. Yeah, sometimes the gate isn't closed. Big deal. That happens everywhere. Overall, this is a quite and peaceful place to live. The staff even brought me a "Happy Friday" gift at work filled with snacks and balloons. From what I can tell there are no "Katrina" people here. As for the trash, it sucks that you have to take it to a dumpster, but I don't notice any trash around the property. I also use the gym and the pool, which are usually pretty empty.

PAINT THE TRASH DUMPSTER
Since stupid lazy people can't manage to even get their trash into the dumpster (pile it around it, leave it on the steps)the least that mgmt could do is paint the thing and make it look better.<br><br>FIX THE GATES<br>PICK UP THE TRASH AND ALL THE FLIERS AROUND<br>CHANGE YOUR RENTER QUALIFICATIONS!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

The truth about these apartments...
Don't let the new exterior fool you. In the beginning it was satisfactory, then the "demographics changed" when Katrina hit. They claim they screen their applicants but nothing but disrespectful and loud people moved in....right when we moved in, child services had to be called on one of our neighbors. Ver batim management said "We're not one of 'those' aparments".....huh....guess they were wrong.<br><br>It's DIRTY and garbage is everywhere. There was a DEAD BIRD rotting on the lawn...and yes they were careful to mow AROUND the rotting bird for over a WEEK before removing it. UGH!<br><br>The front office staff consistently changes.....Ownership and Managmenet are H-O-R-R-I-B-L-E. Don't move here if you don't want your things LOST or STOLEN (rent checks) and then get double charged with threat of eviction. You'll be baited into signing a lease with smiling faces but then you're just money in their pocket. <br><br>The only pleasant and competent people are the maintenance staff. Thank you to them.

This is a brand new property, that I enjoyed living at Very Much! The Staff is friendly and caring, and the neighborhood is awesome!

nice...but dirty and not worth it for the price
when i first moved to this LUXURY apt complex...the place is really nice and quiet. it's like being on vacation...but after Katrina things changed. It became dirty, people putting trash in the parking lot, on the stairways, outside their door. They even leave smelly trash around the trash bin. The gate have been broken like 4 or 5 times. Reported of cars stolen 2 times, that I know of. Loud music at night and around the pool area. My next door couples yelling at each other most of the time. Kids are roaming the parking lot. Owners are not cleaning up their animals mess. For the amount I paid...this is not worth it. Can't wait for my lease to end soon.

No way i would live here!
My friend and i went to look at an apartment this weekend(6-2-06) and an agent could not be found to talk to. Well in any case we decided to look around and what i found was truly disappointing. I had not even read any of the reviews prior but i made the assumption that the place was full of FEMA people. The billiard room had gangster wanna-be's and the media room(which is nice ) had BET on blasting! Now if you are touring this facility and this is what you see and you are more family oriented you too would truly reconsider!! For the amount of money they are asking, you would think that they would try to accomodate their paying tenants. It was a blessing that an agent could not be found so i wouldn't waste my time or money.

I expected much better
When I had spent the whole day searching for apartments on this side of town, I was just about to settle when I stumbled upon Estancia! I was like "Wow!"<br><br>Now that I've finally moved in, I'm getting a closer look (and listen) at some of the details that you just can't see until you spend some time here. <br><br>I won't bash the place, but I'll say that there are a lot of rowdy types living here. When I saw the TARGET shopping cart thrown in the grass one morning... I KNEW something wasn't right. (I really wish I had seen that sooner).<br><br>It's a beautiful property, though. My complaints only have to do with the tenants. What kind of screening processes are we using these days?<br><br>That's all I'll say for now.

Very Nice
Was wary after reading some of the reviews but I have a friend that lives there and she stated it was a great place to live, so I visited and found just the opposite of what those reviews stated. It is a nice and quiet place to live. The staff is friendly and have taken care of all my concerns quickly and to my satisfaction. It's sad that a few disgruntled people can say things that are not true to try and hurt good people. My oponion is visit this place and see for yourself.

Wouldn't live her if they paid me
When I first moved in these apartments were fabulous until teh Evacuees showed up after Katrina. They are housing over 100 of them and they stay home all day and play their gangsta rap. My car was stolen and the office was no help when it came to the security cameras they have. The police think it was an inside job of some of the evacuees. I am counting the days until my lease expires.

NICE & PLEASANT
I have been a resident of the Estancia since August 2005, and my living experience has been way above the expected. This well-rounded environment is an awesome place to reside for couple who have 0-2 children, who would love to rear their children in a atmosphere filled with adversity and safety. The residents are very friendly and cordial, and most are considered to be part of the working-class society with good corporate and preferred occupations. However, there were some complications because of the Hurricanes, but Im positive the entire city of Houston was affected by this change. Moreover, things have resumed to its normal setting. Amenities here are wonderful and the management is impressive and hard-working; always willing to lend a helping hand. Some people have gossiped about burglaries, but I dont have any fact or knowledge about that. Overall, I would definitely recommend this place for you if want to be surrounded by warm neighbors, a welcoming staff and luxurious setting.

Estancia at ------ Fabulous
First of all Estancia is advertised as a luxury apartment complex, well definitely not true! More like Estancia of FEMA people. The amenities in the apartment are just ok, the walls are paper thin, you can hear you loud annoying neighbors that live here rent free, compliments of FEMA. <br><br>This place is going downhill very, very fast. I am sure the wonderful FEMA people that live here didn't go through the rental background checks like everyone else did. All these lazy people do all day is blast their ------ rap music, and throw trash all over the place. These people have no consideration for anyone else, but themselves.<br><br>Just alittle FYI, received several notices of apartments that have been broken into. That should make you will safe!<br><br>So, if you like living the ------ lifestyle, by all means come to Estancia! But, I am moving out as soon as my lease expires!<br>

Very bad experience
This place is going down hill fast, laud neighbors, pack of certain looking characters roam the property anytime they feel like to. <br>I dont think they checked the renters rental background, some people rent a smallest one-bedroom apartment, but there are 4,5 people live there, and they are always in the apartment-I dont think any of then have a job they are making all kind of noise all day and all night long. <br>There are so many apartments got broken into through ever since I moved to here. Poeple work in management office are no help at all- they don't care about you once you moved in. <br><br>It looks good from outside, but dont even think about moving there! Noise id a very series problem, and I don't feel safe at all with those vertain type of people roaming around the property all the time.

Pushed out of the door
I am a white male in my late 20's. My girlfriend and I are currently apartment hunting. I checked out Estancia on the web and found it to be exactly what we wanted. 3 weeks ago we took a Saturday afternoon and went to take a closer look. I have to say not only was I completely insulted by the staff but we were basically pushed out of the door. We arrived just in time to see 3 HPD officers in the office dealing with some sort of drama. We were very excited about the pool table and big screen tv until we noticed there was around 30 KIDS running around the entire place blasting gangster rap. I am in no way a racist however it seems everyone who lives and works at Estancia is one. We apparently were the wrong "color" to live here. The leasing girl rolled her eyes as she walked to us. She didnt even ask if she could help us or anything, she just said "We have no available apartments". I tried to explain to her that we are not moving until March-April and she said "Oh we wont have any then either". All the while she was inching us toward the door and then finally out of the door. I did not want to cause problems because there already was 3 HPD officers there, but I was highley insulted. We never even got past the front office but I can tell you that I will never recommend this place, especially if you are anything but black. The complex needs to change its name to Estancia at ------ Fabulous...

DIRTY RESIDENTS
FOR WHAT I PAY TO LIVE HERE, IT IS NOT WORTH IT. IT WAS WORTH IT, BUT I THINK THEY LOWERED THEIR RENTING STANDARDS.<br><br>THERE ARE ALOT OF UNSAVORY LOOKING CHARACTERS THAT LIVE HERE, ROAM THE PROPERTY LIKE PACKS OF DOGS AND DRIVE THRU IN LOUD OLD CRAPPY CARS.<br><br>I'M MOVING WHEN MY LEASE IS UP.

Downhill fast
I don't know if they changed their rental background checks or what, but this place has gone downhill fast. Maybe they are all just temporary - I see alot of Louisiana plates, so many that I have NOWHERE to park - but this place has turned into trash. Garbage everywhere, loud noisy partying neigbhors and just a nasty place considering what they charge for the rent. I am moving as soon as my lease is up!!!! The 'clientele' shouldn't be in this part of town, if you know what I mean!

OK.............so far
I moved here in May. Quiet, nice. Can't get workorders filled fast at all and it looks like the grounds are not tended very well either. Overall, it has been OK, but I am concerned with the quality of renters that are moving in. It seemed upscale at first but now seems to be going in the other direction (trashy cars in parking lots, people sneaking in the gates, loud people in the pool way after hours). My lease is up next year, so we will see what happens. So far, not too bad. Water bills are WAY too high though. Nice apartments.
