So far, a very good experience. The community and staff are like family. I highly recommend this property. The only downfall to this property is, that the security cameras are not working, and not even portable security carts has been placed on the property. I have a problem with that.

Amazing maintenance, fast response always. Peaceful place to live. Clean apartments. Safe area. The neighbors are always friendly and kine. Nice pool, pretty green areas for pets. We have a nice view of the lake with tortutles.

Legit love this place, the people are friendly, respectful,mindful and not creepy, I'm a 24 y/o woman who's had to deal with creepers each of my previous experiences renting. Also love that it's animal friendly, I mean c'mon, they even have turtles in their cute pond, oh! And they take great care of the property and the maintenance crew is on point. I first met Elly, when I came to check out the apartments and thankfully she was very helpful and informative,also very kind, especially compared to the previous options I had checked out. On my move in day I met Audria, and goodness, she did not disappoint with her hospitality and kindness; this is the first time I've rented an apartment and actually felt welcomed and wanted, and like part of a community. If you're looking for a place to rent, I for sure 10/10 recommend. I plan on staying here(as well as many other tenants I've met, who've actually been there for 10+ years), so I mean come on, choice is simple?? thank you so much to the crystal falls team, if y'all see this, y'all're a blessing and I wish y'all nothing but blessings.

I have truly enjoyed my stay here at Crystal Falls. The office staff is amazing and the property is well kept. Audria, Ellie, William and Joe are always willing to help. Maintenance requests are addressed promptly and Audria is 'very' knowledgeable about the property. Ellie and Audria truly care about their tenants!

Beware of bed bugs... Not trying to scare current tenants but my unit had BED bugs. And about 2-3 other units in the rear of the apartments. I lived in these apartments for about 1.5 years. They were quiet and quaint and I loved them in the beginning despite many warning signs. They are much older but affordable and the staff helped the experience seem more genuine. If you are looking to move here I would say make sure you dot all of your eyes and get an inspection of your unit first. When I moved in they were under different management and in a rush to get my in my unit. They didn't properly inspect the unit. Fast forward a year and a half later and I had to throw away about 85% of my property and there's nothing anyone can do about it. I had been being bitten for MONTHS ..the bugs were living in the wall of my studio unit so they were right by my bed and came out to bite me when I went to sleep; ALL of my furniture was brand new before moving in and I had to throw all of it away. The property and management did pay to have my items heat treated (after I threatened to sue them) for the bed bugs, but they could still be living n my things. This has caused me mental damage. If you have never dealt with bed bugs, you won't understand the severity of these little vampires. I would rate these apartments a 1 because when I told the staff (i wont name names but everyone is not as nice as they seem to be) I was treated like I had a contagious disease and yelled at., like it was my fault but I knew I did not bring these in--then they were found in 3 other units not near mine. I wouldn't recommend anyone moving in but if you choose to or are already there -- PLEASE PLEASE PLEASE protect yourself if you decide to move protect your belongings because they surely do NOT care if you get a bed bug infestation. I definitely left as fast as I could...

Audria is by far the best asset Crystal Falls has. She goes sbove and beyond since i first applied til 4 years later when i decided to turn in my 60-day notice. The site is well maintained by our maintenance dept and the scenery of the pond is so pretty to walk by. There have been exterior updates in the process which have given them a nicer touch. I have had no issues while living here other thsn my over-worked AC in the summer but, they were always prompt on fixing issues. It is a very quiet and peaceful community with working adults that just want to come home and relax. No kids running around and no loud music playing. Everyone is respectable and conversational. Very pet friendly!

(Updated 28FEB2019) Short version: This is a great apartment complex, in a great location, with great staff, in a safe neighborhood. You'll need to get on the wait list to move in because nobody wants to move out! Long Version: This place is great, a real diamond in the rough! Here are a few reasons why: LOCATION: You're on the corner of 59 and 8, so within 3 minutes you're on a highway to wherever you want to go. You're close enough to midtown and downtown to work there without undue commute to a major city's downtown, but far enough away to avoid the insane downtown rent and costs. However, you're also close to (ie, basically in) SugarLand, which is seeing great growth right now. Pearland and Katy are also easily and rapidly reached. SECURITY: Looking at crime heatmaps like Spotcrime or Trulia you can see this is an area of low crime, an extension of the greater SugarLand peace and safety. To the north and east several blocks gets a little rough, but it never really comes down here. Now, what you won't know is that when I first moved here this apartment and the houses across the street were a mere finger of safety. In 4+ years it has gotten safer, cleaner, and nicer in the surrounding areas until it is the nice neighborhood it is today! Another thing you won't know: When we DID have a crime (A... SINGULAR... JUST ONE), neighbors were just swarming out to respond to the noise. I was out in 30 seconds and I was late to respond. It was very heartwarming and made me feel very safe to know that if something does happen, my neighbors will come out in droves to help. And again.. the ONE crime in 4+ years. That's the least rate of crime I've experienced in any of the 4 major cities I've lived in--and I lived in DC! LANDSCAPE & GARDENING: The office manager, Audrea, and the core maintenance staff William and Joe, have made sure to keep the landscaping and gardening up and even improve on it. We have two live ponds in which a family of turtles live. Turtles. Actually alive, swimming and sunbathing. It's great! There are GORGEOUS trees shading the walkways around the ponds and swimming pool, as well as some nice flower beds in season and other growing plants. MAINTENANCE: I haven't had many maintenance issues, especially given these apartments are not fresh new buildings. When I do have an issue, it's addressed promptly, professionally, and courteously by William and Joe. I've had the occasional delay on non-critical issues, but even when my AC unit destroyed itself they made good by bringing some portables in. Additionally, in 2016 after the massive flash floods that hit Houston that year there were some major upgrades done to the foundations and then to the windows, roofs, and all the exterior elements. This wasn't reactionary, nothing had happened to the buildings... this was just wise maintenance and proud ownership. The hurricane in 2017 proved the wisdom of those upgrades. We were an island of calm. MANAGEMENT: Speaking of staff, through a couple management changes we've kept Audrea and the core maintenance staff. That leads to a continuity of service that has been unchanged--ie, great. The management company changes have largely just been administrative, and they realize that Audrea and the maintenance guys William and Joe are one of the big reasons to live here. I'm never left waiting and I'm never treated rudely--even when I'm being ornery and demanding and honestly would have deserved it. Since 2015 or 2016 we've been with the same management company, and the manager Elly has proven she understands what sets this property aside from the surrounding ones: Quality staff who can uphold standards. Nice work! RENT: The rent is VERY competitive, and in fact some of the lowest I've seen for comparable commutes to Downtown where I work. You can get a 2x2 here for what a small 1x1 downtown/midtown costs. This does lead to about the only downside: You will almost certainly have to get on a wait list to get an apartment here. Nobody wants to leave, and everybody wants to move in! Also this is one of the few places I've found in secure neighborhoods with studio apartments. Sadly, the studios and the smaller 1x1 don't have W/D hookups, but the larger units do have Washer/Dryer hookup! I really hope this has been helpful!

I moved in February and moved out By the last day of November. I loved the place, i see other reviewers talking about not feeling safe but i never had the problem, i wasn't even looking through that area because i do know that the surrounding area is well know for crime levels but this complex was well hidden and secluded from it. I work in the Galleria area and it was hard to find an affordable and safe place. I walked my dog every night, sometimes really late in the night and i never felt unsafe. I would come home late from going out 2:30am-4am too and there was no suspicious people, always found a parking spot and walked up to my apartment without a problem. Sometimes i did hear an inconsiderate resident drive in with loud music but most everyone was respectful, i always lowered my music when entering the complex late. Maintenance was fast and very friendly, i only called down once and it was because there was a hornets nest building on my balcony they had it removed the next business afternoon while i was at work and left me a note that they had entered my apartment. They are very strict on the appearance of the complex so they made sure to send out notices of what could be kept in the balcony, i didn't mind this as it made people who had junk out there throw it out, unfortunately they didn't allow grills out there either which i found a bit annoying. Parking wasn't an issue, but i did have an annoying neighbor in my building that parked way too close to the line and i had to either watch out for door dings or park elsewhere. I never heard noise from my next door neighbor and i don't think they could hear me either, i lived in the third floor so i didn't have an issue with upstairs neighbor, just once with the downstairs neighbor because i had my 3 year old nephew over at like 4-6 pm on a weekend! she thankfully moved out and then never had an issue with the new one. I used the laundry room various times and never got my clothes stolen or damaged, i would leave the machines running and return when ready, the only problem is that there are only about 6 washing machines and sometimes they would fill up, you just had to pick a not so busy day. When they were working on the remodeling they always put out notices on the doors and for me it was always more than 2 days in advance. The pool was always clean and quite popular i did get a chance to enjoy it on quiet afternoons, the only thing that annoyed me is that there were times when some other residents would go 10pm and later on weekdays and hang out and be a bit loud, keep in mind my window faces directly to the pool so i could hear everything while i was trying to sleep but once i fell asleep i was out so i never complained. I never experienced the office being randomly closed the front doors were closed at times either bc work was being done and then it told you to go in through the other entrance, or when they were at lunch but the would be back soon. When i had to break my contract because of financial problems Audria was very understanding and explained everything i needed to do and the contract was ended in good terms. The rent is going up, and a lot of my friends raised their brows at it but if its in your budget and your looking for a safe and nice place with affordable-like price this is it, i would definitely move back in when i resolve my money issue problems. I'm going on my second year here and I love it! I stumbled upon the apartment complex by accident and I'm glad I did. It's tucked away in a quiet neighborhood which is what I liked. If someone is going down the main street it's because they live here. The complex itself is small but quaint. I know my neighbors and they know me as well. It allows for a sense of community. In my time here I've only had 2 maintenance issues which were all handled within a matter of hours. On top of having great maintenance staff, the management here has been most helpful. Some of the sweetest people I've ever met.

We relied heavily on the reviews and ratings we found here when we moved to Crystal Falls. Unfortunately, the high ratings we found at the time we moved did not come close to matching our experience. Our observations: 1. Management - The current management company (Centra) has been a pain to deal with. The office was often randomly closed during normal work hours, sometimes for the whole day, there was often very short (less than 24 hours) or no notice given before planned maintenance, and the management failed to respond to a particular emergency maintenance situation we had, which involved a bee infestation and 20+ bees inside our apartment with all the doors and windows closed. The maintenance employee on call responded quickly, but was unable to do anything because they were out of bee/wasp spray in the maintenance shed. Something may have been done the next day, but I'm not sure because the office was closed . . . on a random Thursday . . . without notice. 2. Audria, William, and Joe - these three are the best thing Crystal Falls has going for it. They are kind, hard-working, wonderful people. 3. Noise - We faced constantly interrupted sleep and many sleepless nights due to the traffic coming in and out of the parking lot (often blaring loud music), random gun shots, and one particularly inconsiderate upstairs neighbor. 4. Location - The neighborhood is pretty rough. Westbrae is a main thoroughfare for emergency response vehicles with loud sirens and horns, which pass through frequently during the night. However, the bigger concern for us was (and still is) safety and the location did not feel safe. 5. Resident Population - There are definitely a few genuinely kind people here and we were delighted to get to know some of them. However, the screening policy and background checks conducted for residents offers a false sense of security. What we learned is that anyone can live here as long as the person who actually signs the lease has a clean record, and there were plenty of people who had access to the property (even gate controls and keys from the office) who were not on the lease. This was the case for two of our upstairs neighbors. 6. Utilities - The buildings are cheaply constructed and poorly insulated, which in Houston means very high electric bills the majority of the year. Our electric bill was equivalent to that of a house twice the size of our apartment.

If you move here while CONservice is the property management, be prepared for made up rules from the manager in the office. If you have one hardship then the costs continue to escalate and the balance totals are always given to you late even though you pay what they told you was your complete balance. And the balance is different from what is sent by mail from CONservice until next month when they add the made up unexplainable balance to your amount due. Maybe im being billed what the next person is getting away with.The balances are usually presented after you have paid your full balance owed and then you get new rules that aren't on your contract. This is since CONservice has been here. Previous to that they had a management company that had them towing residents cars from the parking lot. Other than these last two dense managers that they have had in here, the community is ok. Sometimes the leasing staff will come into your apartment unannounced to leave messages somewhere in your apartment. And even though your rent contract says one thing don't be surprised if they give you some increased numbers on your door. And the rent increases have escalated over the past 4 years by 11.1% which is nearly $100 which is unlike the previous years of living here when the rent did not increase by much making it great to sign a new lease. They also have a rodent problem, but there aren't any roaches other than the big tree roaches that may sneak into the apartment every so often. And when i say rodents i am talking about rats. Thats why there are so many cats running around shitting everywhere. maintenance is always done right away so you never have to worry if you will be sol on your maintenance, it gets done right away. audria is great as long as these dense managers aren't stressing her out. If Audria Jo and William wasnt here the property would probably go to hell. I'm guessing because Audria an older woman and has been here since they built the place so she does complain about things from time to time but in the long run it keeps the community in check. I see in the past reviews where someone said they do not know about break ins here. We'll I've been in this complex since 2008 and my first appt was broken into on the second floor during a time where there was a series of break ins that no notices of caution were sent out until it became too bad. They will try to hide any negatives happening so sometimes it's good to talk to your neighbors and they will tell you things you would have never known. And also will be able to compare notes. But over all it is a decent place to live. The residents are good neighbors as far as I can see. Working class. They need better management. Diane was the best property manager they have ever had. She was strict stern but she was definitely not an --- about things. She kept the residents comfortable with living here and treated the complex like it was her own. I'll be back with an update next month if I'm still here.

I have lived at Crystal Falls for several years. My experience has been nothing short of positive, from the very beginning. Our neighbors are super nice, the staff is very friendly and very efficient. For an older community, apartments are well kept. Grounds are neat, and the surrounding area is safe and quiet. Maintenance requests are responded to quickly, and I never feel like any of my concerns aren't valued or heard. Audria is the best! So pleasant to work with, and she's very thorough and professional. I would highly recommend Crystal Falls to anyone looking for an apartment community in the Southwest Houston area.

Love this place! I have lived in several other apartment communities, but it never felt like home to me until I moved here. It really feels like home here, not just a temporary place to live until I find something better. I think it's because the staff treats us all with respect. I think they really do GET that this is not just a business for the property owners (it IS of course), it is a place where people live and raise their families. I, for one, am truly grateful for that. It is quiet and peaceful and the staff works really, really hard to keep the grounds nice and everything running smoothly.

I have lived at Crystal Falls since 2014 and never felt more at home than ever. I have had several apartments prior to living here, and have always moved after my first year. I am happy to say that I am on my second year here, and have no intention of moving. I most definitely recommend this property. The staff is always so friendly and helpful, especially Audria, who always goes above and beyond. The property is very private; cozy; clean; safe and warm.

****UPDATE**** 8/23/16 How quickly dreams turned to nightmares! New management company purchased property and it has gone downhill. I paid online using THEIR system, only to get a notification on my door that my rent wasn't paid. I explained and called several times. They "got a new system" and I'm assuming that was the issue, however I don't know as it's been 3 weeks and no one has responded to my inquiries related to this issue. Also I was overcharged for a pet fee. While the amount of the fee was updated, there are 2 fees that need to be refunded. The manager, Griselda, has made excuses since June, even promising resolution by August (it's $40) and I'm still getting the run around in almost September. The "Freon" in my a/c unit loses charge multiple times per year, however instead of replacing they continue to refill instead of replace. I have been in a sweltering, stuffy apartment with my cats in the middle of the summer heat, waiting for the office to open so they can get around to temporarily "fix" the issue (until the Freon leaks out again). The windows need to be replaced, as they are inefficient and came with the property in the 1980's. I have addressed the issue to no avail. There was a time where the trash went uncollected for weeks as the property was being sold. WE were still charged the trash collection fee, but no trash was collected and the property smelled terribly. I complained to the office about the fee. I asked to make a corporate complaint, and was told I could find the information online. The information online did not allow me to contact the company, as I was met with a recording every time I attempted to call. This property has gone down-it LOOKS nice-but not worth the stress, headaches and irritation caused by the incompetency of SOME of the staff (Joe and William are awesome) and company. I'm changing my 5 star rating to a 1 star. ************** I have lived at Crystal Falls since 3/2013 and I absolutely LOVE it. It's a very small, quaint, well-kept property with awesome staff. Audria goes above and beyond all the time. Whenever I travel, she pet sits for me and when she noticed my vehicle was not in the parking lot for a few days, she called to check on me. William is great and fixes any issue I report, even if I report it 5 minutes before he is supposed to leave for the day. The other maintenance guy (his name is escaping me right now) is great as well. He has been to my apartment on a few occasions on his days off to fix non-urgent issues. The property is great, the staff is great and I have and will recommend this property to everyone I have the opportunity to.

As a person that's been living from apartments to apartments, i can say i finally found the perfect one's. Love it here staff is 100000% good....from maintenance to office people very good. Its always clean, quiet, no type of drama, and safe. The only way i would leave from this apartments is when i get my own house. Who ever talks bad about anything from this apartments most likely mad cause they wanted to live for free. Prices are good and reasonable. I love it!

Absolutely wonderful complex. The staff are friendly and always willing to go above and beyond. The grounds are kept up nicely and the area is always very calm and quiet. I have lived here since February and plan on staying because of its convenience to Sugar land Business Park.

I have been living here almost 3 months and so far, all is well. The staff is very attentive and courteous. The complex is very quiet, not a huge apartment complex. I've attended a safety meeting for residents hosted by a courtesy officer and the information was very helpful. Each apartment comes with an alarm, which makes me feel even safer living alone. The duck pond near the pool is very nice and serene. The walking trail across the street is very convenient as well. I plan to use it more because the summer is coming to an end. The price is good for the square footage and amenities. I highly recommend this property. It's a diamond in the rough (best kept secret) in the neighborhood.

They are all always available to assist in any way that they can to make my stay here exceptional!!! I have resided here for many years and have absolutely no intentions on considering any place to live.

Just love it here at Crystal Falls. When I first moved in I signed a lease for six months over and over. I have been here now nearly a decade, The community is quite, clean and family frienly. Great staff comes along with the apartment which is a plus.

I live at Crystal Falls and my experience with the Management Staff has been nothing short of wonderful. I have lived in my apartment at Crystal Falls for nearly Five years now. The apartment grounds are excellently maintained -- beautiful in fact. The staff is quick to respond and very helpful whenever there has been an issue (which, I am knocking on wood, has been rare.) That includes both the Office Personal and the Maintenance as well. I love living at Crystal Falls. The other residents are, for the most part, awesome as well. Very neighborly and friendly. I would highly recommend it to anyone.

Management is rude at Crystal Falls full of old women who will not change. Maintenance guy is a pervert and is very intrusive. There is absolutely no privacy here. The complex is very small but not safe homes have been broken into by both management and thieves. stay away from this apartment complex ! There is one particular woman on staff who is very mean , rude, and ugly.

No complaints
The staff is very strict and does not take any mess. Maintenance is awesome. Requests are usually complete within an hour. Most of us have been here for years and those who left purchased homes. My neighbors are awesome and we are all professionals. As noted in the previous review, we also have to go out of the area for groceries. I never feel safe at the walmart that's near. Overall I'm a very pleased tenant.
