Beyond Expectations

My husband and I have been living here since August, and this has been our first apartment experience. We searched everywhere for a decent apartment that was safe and affordable and we found our expectations over-met at Crystal Falls. You can tell just from driving by how well maintained these apartments are. You can judge this book by it's cover. The neighbors are friendly, but keep to themselves. Which we like, we weren't looking for a friendship community, just a quiet sounding one. The best thing about this apartment complex are the two managers. They are delightful women who don't take any crap. They don't allow for loitering in the parking lot, or maintenance claims to go unfixed. They are friendly, and always present at the complex. They are what really sold me, because you can tell how dedicated they are to providing good and safe service. Our maintenance experience--We have had a couple small maintenance claims: our shower spout was hard to adjust, so they just had the entire shower head and temperature dial replaced! We had a small leak in under the sink which we reported at 3:15 and it was fixed by 3:45, just 30 min. later. We also had problems adjusting one of the set of blinds in our living room and the entire set was replaced with a brand new one. The response to our claims were handled in such a swift and effective manner it left us greatly impressed. I don't have any reviews about the laundry unit on site because we don't use it. Also, I have never seen anyone in the pool or hot tub either, even during the hot months. I was nervous about hearing people play around in the pool area, but I've never actually seen anyone around it. I haven't used the gym, I know it is small, and I see people in it occasionally. I believe it has a handful of aerobic machines. There is wi-fi in the pool area, and I was nervous that it might attract loiterers, but it hasn't either. Another perk is the location, although the surround areas can be a bit depressing,(Bellfort & Gessner, the nature preserve on the Westbrae, which is the street that Crystal Falls is located off of, is a quiet haven. I feel so safe being there. 59 and the Beltway meet up right next to Crystal Falls so we can get anywhere, I-10, Sugarland, Downtown Houston etc within a 5 or 15 quick drive. The location is absolutely ideal for accessing the city and it's surrounding suburbs and we find ourselves on the go quite a bit. One thing is that we don't shop at the local Wal-Mart because it can become a very trashy environment so we usually run down to Sugarland or Bellaire for groceries which isn't an inconvenience at all, just a personal preference. I can see my husband and I living here at Crystal Falls for a very long time. I know that there are several long staying residents here and I can see why. Our experience may be effected by our apartment location: We live facing towards the bayou and surrounding fields and since our living room looks out to that view and so does our balcony we find ourselves always amazed at how beautiful our view is from our apartment. We don't have anyone above us, so maybe that's why we don't have any noise complaints, but I think it's most likely because the residents are respectful. I hope this review helps you in your decision making process. I really am so happy with ours :)

Home Living

This propery is outstanding and a wonderful place to live, it is quite and extremely well kept and it weathered the storm extremely well. It is an outstanding complex, with a walking track in front of it, an inside gym, beautiful pool and the staff really love their job and shows it.

Awsome Place

I've been here for only one month, but it doesn't take long to figure out if a place is decent or not. I have to say, I love Crystal Falls! It's a dimond in the rough. Nice, clean and quiet. Small commuity and friendly neighbors. Always plenty of parking. Security alarm in every apartment. Gate is never broken. The service is amazing! The two nice ladies that work in the office also live on the property. I dont' think you'll find the perect apartment. Every apartment has it's rough spots, but for the most part, Crystal Falls is one of the best complexes I have lived in.

-Excellent Place to live-

I been living here for almost two years and I am very please to had chosen this place to live in, management is really what makes this place what it is, they are very nice and professional they keep the place clean and safe. Maintenance is also excellent they try to fix your problems as soonest possible ....... Nice and quiet place to live in, and most important I feel safe living here. I would recommend this place to anyone.

Very Nice Property Quiet Atmosphere

I llived in these apartments for several months while working in Houston, never had any problems. The Property is an older property but well kept up. The pool area is nice and the grounds too. I lived in a 1 br w/ den on the 3rd floor and never heard any of my neighbors except when they came home or left. I would recommend this property to anyone. Great price for what you get.

best place ever..

I have lived at Crystal Falls for quite a long time and it is better now than when I moved in. All management and maintenance needs are taken care of in a timely and caring manner and I can't imagine living anywhere else. The quality of life is excellent and the price is very reasonable, much less than the newer constructions. The surrounding are beautiful,peaceful and filled with nature. Thank you Crystal Falls' staff for all you do!

Great place to live!

I have been living here for a year now. The staff is very friendly and they stay on top of everything. Its nice to go home to the beautiful landscaping. I only had one problem which was loud music a couple of times but that is going to be at every apt complex. I am VERY pleased. Being a single female and living here I feel very safe.

Well I am very pleased with my apartment and the management staff. Management and neighbors are friendly and respectful. I don't have any complaints about noise, i work most nights and evenings and there is no problem with noise. Safety isn't a issue here, there is an alarm and panic button placed in everyones's apartment and you don't pay extra for it. I would definitly recommend this apartment complex to anyone.

Pleasant Living

I have lived here for about three months and I must say this is a nice place. A little old ( as in not modern), but it is quiet and peaceful. Neighbors are friendly and management is attentive. When I tell people where I live, as in the nearest cross streets, they get a little concerned for my safety, but these apartments are nicely tucked away from the main roads, and if you don't live back here, you wouldn't really know they were here. I feel perfectly safe...and I'm a single young attractive woman. I would recommend and if i have to leave here to move closer to my new job, I will be sad because I really feel at home here.

Wonderful Property - Long Time Resident

Crystal Falls is a great complex and Management is not rude. They are actually very attentive and work to ensure that your complaints are addressed. I have lived at the property for 17 years and find it to be a pleasant place!

Budget for the Townhome and you won't be disappointed...

We have been tenants here over a year and a half (since 02/2006) and We find Crystal Falls to be a bargain for the money we spent. We have one of the end townhomes so parking is not a problem. Our neighbor is mature enough that noise is not a problem. Since we are in the back everyone love to walk their dogs near our apartment, but only once or twice have surprises been left. The complex is gated, each apartment has its own alarm and a police officer lives in one of the apartments, so safety is not much of an issue. Repairs are performed in a timely manner and you can receive email notification of completion if you provide your email to the complex. Both of the ladies in the office are helpful and kind, I usually see Audry and she knows me by name. W/D connections are in the apartment and they will provide these items for additional fee and this is what we have. We have been fairly pleased with our stay so far, but if I had one complaint it is that the apartments need to be modernized, for example the showers are designed for someone 5'5" (I'm 6' and it is uncomfortable) and the included microwave is about 15 years old it does not have a rotating base and things heat or burn on one side. These are issues we can live with, but we feel they keep the complex from being a five star property. We would definitely recommend.

Poor management-noisy enviornment

Management is slow to respond to loud music complaints. They would rather blame the the tenent making the complaint. Walls are super-thin, especially in the 1Br-Den units on the 3rd level No attempt made to quickly address repair requests. Manager is untruthful and would rather take the easy way out when resolving issues between tenants; If you like loud music and sleepless nights moved to Crystal Falls. <br><br>Windows facing north leak cold air in the winter. Was forced to cover entire window with plastic sheeting. Shower heads are too low for anyone over 5'7. Floors are poorly insulated and poorly isolated. Could actually feel the floor shakes when toliet seat in the next appt is dropped onto the commode.

DON'T DO IT

THE MANAGEMENT HERE IS RUDE. THERE ARE CATS EVERYWHERE AND IF YOU COME HOME AFTER 3:OO YOU WON'T HAVE A PARKING SPACE. WHEN YOU PUT IN COMPLAINTS TO THE MANAGEMENT THEY SWEEP IT UNDER THE RUG. BELIEVE ME IF YOU DON'T MIND SEEING OVER 15-20 CATS JUMP AROUND YOU WHEN YOU WASH CLOTHES DON'T COME HERE. IN THE BEGINNING THEY'LL TREAT YOU NICE BUT THEN THE MANAGEMENT'S TRUE COLORS WILL COME OUT. DON'T RECOMMEND
