Honestly if I could give 0 stars I think I would. Where do I even begin... Beginning... On day one our dryer was broken, it would stay on but something had to continuously hold down to Start button, we put in a maintenance request...a month later someone finally came to "fix it" only now it wouldn't stay on at all. So in went another maintenance request and gone was another month...someone finally came to replace our dryer. This was just the beginning. We own a dog and were very disappointed when their selling point of an "outside wash station" isn't even hooked up. Next people continuously throw food scraps in the dog park (ex. meat bones and crawfish heads) The lady above us is always feeding the stray cats right outside our front door. She is also always smoking and dumping her ashes on her porch after numerous emails about no smoking near the property. 4 months into our lease our toilet started leaking so I immediately put in a maintenance request so that it did not ruin their "brand new floors". It took a month and a half but I finally heard back.....they closed the request without ever stepping foot in my apartment saying "Job Completed". I called the front office quite upset because when this is all over and our lease is up I know we will be penalized for the ruined floor. I explained everything that happened and they instructed me to fill out another request. Then they proceeded to call me every other day for a month to check if the work had been completed...it hadn't. It took another 2 months for them to fix our leaky toilet... 3 1/2 months to fix a 5 minute job!! The gates are constantly broken and stuck open so if you felt safe living in a gated community...this isn't it. There are multiple broken spots in the fence where people can sneak in and get to anything they want. The CHERRY on top to this whole experience!!! People were able to break into the apartment complex parking lot and leave with my truck in the middle of the night. Makes me feel very unsafe when I come home at night. The front office had no solution, and when I brought up the broken pieces of gate they claimed "there's nothing they can do about it".

10 out of 10, dont recommend.
Management is a nightmare, they will not answer or try and solve any problems. Ive lived here years ago and my experience was great, unfortunately they change management so much that nothing gets solved. They let just about anyone move in and do not care if they follow the "policies" that they claim are strict. My apartment has been flooded twice due to neighbors leaving small children alone during the day. Water damage in all of the carpet, walls, outlets and ceilings. They had maintenance cut out a patch of carpet and stated that they would replace the rest at a later time. That was 5 months ago and nothing has changed. The ceilings are damaged due to the water and outlets in one of the bedrooms does not work due to the damages. Cops are called on the same people due to noise and drug use but the apartment claims they can not do anything. It's a constant back and forth with the police knocking on doors obtaining statements from so many people calling, yet nothing is done. They online rent payments that you can set to auto pay "glitch" and do not process payments, so you are left with the $165 charge. Even if you have email proof that you have auto pay set up. This place has just gone down hill over the years, I guess. I came back because my previous experience was amazing but now I would not recommend this place to anyone.

I live here now. I don't like it, I wish my lease was already up. I'm in building 14, trashy outdoors. Tenants are loud. I've complained about the tenants above me to the management and nothing has changed. I'm so ready to move. This place looks great from a far then when you sign the lease and move in it's a mess. Don't move here. I've report my cabinet in kitchen to be fixed, the same day the report to be fixed. Once I've open the cabinet once I got home it broke immediately from opening the cabinet. This unit suppose to be new improved unit before I moved in. So much more... I'm ready to be out of this place ASAP.

Fantastic Apartment Complex
Paramount is doing some amazing updates to the property and I'm loving it! The newly renovated apartments are absolutely gorgeous too! The closets in all of their floor plans are really huge! The pool is beautiful as well.

Terrible doesn't begin to cover it.
My fiance and I moved here in April of 2022 and our experience was utterly horrible. We moved into an apartment that had broken AC, was surrounded by dog poop, and was dirty and dusty inside. The following week, our living room flooded. However, those were the least of our problems. We started to notice bugs about 3 weeks into living there. There were beetles, fleas, and roaches everywhere. We notified management multiple times of the bugs, and pest control came once. One evening we found a roach in our BED and when I emailed management about it, I got zero response. The worst of the bugs happened mid July when the property manager walked our apartment and literally stated there was a roach infestation. She walked the apartment Monday, and said that pest control couldn't make it until Friday. While I understand that some companies have contracts, we live in Texas, and another company could have been contacted to come out and resolve the unfit living conditions. When Friday finally came around, pest control never showed. I didn't get a follow up with management regarding their visit. Nothing. We decided to break our lease for our own health and safety. We got our lawyer involved and emailed the manager with 25 attachments of photos, emails, and notifications of issues with no return communication. Once we finally were free of our lease, it took the company 67 days to return our security deposit to us. This apartment complex has caused me so much stress and anxiety over the last 6 months of my life and moving here was one of the worst decisions I have EVER made. Please, be smart. Avoid this place.

SLUM LORD ALERT
Since the office “manager” is never here and likes to leave at 4:30 on a Tuesday. I’ve been having this problem with my apartment complex since MARCH. Due to them being bought out, most of my service requests are gone because they switched apps. But it doesn’t change what has been going on recently. 2 weeks ago they completely replaced my outside unit, this was after MONTHS of me telling them it wasn’t running correctly and they told me my vents were clogged because I was burning candles in my apartment. CANDLES. So they replaced the unit. Well the compressor on the unit only worked for a couple of days and then it went out. So here we are, two weeks later and they’re still giving me the run around on fixing it. In the mean time they gave me a portable unit to “cool off” my apartment. Guess what, those temps are from my apartment WITH the portable unit. My electricity bill has DOUBLED. And they’re giving me the run around on pro rating my rent. The “manager” said she can’t do it. After I called her this morning and she acted like she had never even heard of the issue I was having. I then told her I’d REPRINT all the paperwork I had previously dropped off and bring it to her. I called the apartment office at 2:49 and she was gone by 4:30 when I got up there. I know I’m not the only resident with this problem. So what do I do next? Start calling DLP Capital that just bought them out. Then I’ll start with health inspectors, building code inspectors, city, county and state inspectors, what’s next?? Oh and I had to get my bonus dad to fix my shower because they wouldn’t. And my kitchen light is still out because they haven’t fixed that either.

had to resurface the top twice within the month and scheduling another as the stuff on the tub keeps coming up, forming pockets and alowing water to be stagnant within pockets. staff are rude. they will mess up on rent and forget to add the trash fee which is only 8 bucks. you pay the alooted amount of rent, then they say you have another bill of 8 bucks 5 days later saying you have to pay at that timeor youll get a late fee, so now you have to go get another money order which arnt free at my bank, to oay this 8 bucks which can be added to next minths bill, then they will tell the customer they dont care just pay the 8 bucks now as everyone else is doing it. then if your vehicles wheels are on the parking line, youll get a parking violation.

Do not come to these apartments you can never get maintenance to come, even if it's an emergency. The leasing office does not like to answer their phones and even when they do they'll tell you that they'll let maintenance know but you have to call like eight more times for them to even get maintenance out here.

I lived there with my family for 2 years. The carpet was notoriouly used, stained, but when we left I was charged 126 for carpet cleaning and other charges for general and regular maintenance. The apartments are noisy specially those located facing the 59 freeway. There are safety problems with cars and apartments, the owner could instal some cameras. You will find feral, sick and dangerous cats running in parking lots. This problem has been there for years. I had mold problems after one of the storms in the area, I send the request for maintance and never get answer, but now they are charging me for those problems. See pictures. Finally, if you want to have good internet and tv cable service, this is not the place for you. The only provider authorized by the owner is Suddenlink, as you may know this is one of the worst provider in US, with multiples problems and poor offer of channels. Search in the area, you will find better options.

Been here 7 years and it has gone downhill fast . They let any and everybody move in and it has ruined the property. Your rent goes up but the amenities goes down . Would not recommend . Recently seen a car on bricks contacted the office and was told it happened a week ago and not sure if the owner called the police , I was left wondering why didn't the property contact officers and why security hasn't been hired

Current resident: Crime is rampant. Once a week we receive notifications about car jackings, robberies, and resident assaults. Staff is terrible is an understatement. Have been lied to 4 times that I know of. Attitude is abundant even though they are essentially useless liars. Rent went up and quality is terrible. Took away trash. Can never find parking. I wouldn't live here for free but am currently stuck in a lease. Worst complex I have ever seen AVOID AT ALL COST!

Honestly, coming from a person who WORKS in this industry, I know every community has flaws. But this community on the other hand is just AWFUL! Never EVER would I suggest ANYONE to live here. Maintenance is HORRIBLE. Leasing office, HORRIBLE. They all have horrible attitudes and I always seemed like a bother going in there to get a package or to even ask for a simple request. They do NOT appreciate you here by ANY means. Our AC/Heater went out in January, and they said there was nothing they could do because it was "too cold" to replace it. Therefore, we literally had to wear jackets/sweatshirts/sweatpants/socks around our 40° apartment because they were too lazy to come fix it!!!! They didn't care, nor did they reimburse us for anything. Our electric bills were on average EVERY month around $325. INSANE! We didn't keep the thermostat BELOW 75 on a good day! The icing on the cake, we paid $300 deposit, and received $50 back because they do NOT give you the deposit back. Our carpet looked the same if not better when we left and they charged us for "carpet stretching". Not even sure what that even means? Anything to make money, right?! Last thing-parking is TERRIBLE! Not enough spaces, pool is never cleaned & the amenities are terrible. Overall, horrible experience and I will warn you, YOU GET WHAT YOU PAY FOR! AKA, pay a little more for a nicer community, better staff and maintenance!

The manager Anna is rude as ----.. very unprofessional Parking is horrible at night cockroaches raccoons are very bad if u not home around 9 u will have no parking spot... all the way around I hate I moved here n stayed here so long

I feel safe here. The maintenance and office staff all know me and are very friendly. I am a full time student my college is about 1.5 miles mile away and so is the hospital and grocery stores. An added bonus for me is having my parents two miles away. I love my apartment. I call it my house because it really is my home. I am fortunate to have a first floor apartment which makes it so much easier to get my groceries and other things inside. I almost always have a parking spot right out front which is very nice. I would recommend this property.

The staff at the Paramount Kingwood is extremely rude. They lack professionalism. One of front staff managers started yelling at my mom today. I just moved into the apartment and I already want to run away from the property!!! I have been in tears all day.

Multiple break ins in home and auto. The apartment will even tow resident vehicles but wont do anything about broken down vehicles sitting for months to a year. My advice? Dont come here go somewhere else.

For all my Military brothers and sisters. DO NOT, I repeat DO NOT move in these apartments. Anyone else for that matter. I've have several complaints and it has taken months to fix. The sink, the dryer, the ac, the door, the electricity, the list goes on....The parking is terrible by all means. Raccoons wander the streets like neighbors. The staff is inexperienced and good luck getting help from their Assistant Manager Elia Gonzalez.

We loved living here. We we're close to everything, it was quiet, and never had a reason to call the office for anything bad. The only reason we left was because we had to move cities! Thank you to all the staff and residents for making our home amazing!!!

I have been living at this property for about 3 years now and I love it. Its close to my job and quick access to the highway and just minutes away from the store and restaurants. The office staff is always so helpful and very pleasant to deal with. Whenever I need something done its always tended to quickly. Maria and her maintenance crew is always on the job. The pool area and property are always clean and well manicured. They have holiday activities for the residents which is really nice so you can get to know your neighbors and socialize. Its a great place to live..

DO NOT MOVE HERE UNLESS YOU WANT TO LIVE WITH RACCOONS IN YOUR APARTMENT!!!!! I HAVE BEEN COMPLAINING ABOUT RACCOONS IN ATTIC FOR OVER 3 MONTHS. I HAVE TRIED EVERYTHING TO GET THEM TO CALL PROFESSIONALS TO HELP BUT THEY WON'T. THEY KEEP SAYING IT WON'T GET IN! NOT TRUE!!!! I ACTUALLY SAW IT IN MY A/C VENT IN MY BEDROOM! I CALLED THE CORPORATE OFFICE AND PATRICIA LAUGHED AT ME AND SAID IT WAS NOT AN EMERGENCY. I ASKED IF THEY WOULD BE LIABLE IF IT BIT ME? AND SHE SAID THEY WOULD CROSS THAT BRIDGE WHEN IT HAPPENED. WHAT? ARE YOU SERIOUS? I WENT TO A HOTEL THAT THEY DID NOT COMPENSATE. THEY FIRST PUT MOTH BALLS IN MY WALLS WHICH MADE MY ENTIRE APARTMENT STINK. MY CLOTHES STILL SMELL. THEY LIED ABOUT WORKING WITH A AN ANIMAL CONTROL COMPANY....WELL THEY LIED ABOUT A FEW THINGS. I CALLED A COUPLE WILDLIFE ANIMAL CONTROL COMPANIES AND THEY SAID THEY WOULD NEVER ADVISE THAT. MOTH BALLS ARE TOXIC. THEY NEVER EVEN ASKED IF THEY COULD PUT THEM IN MY APARTMENT TO BEGIN WITH.THEY FINALLY PUT (1) TRAP IN MY ATTIC THAT THEY ONLY CHECKED FOR ONE WEEK BUT WHO KNOWS BECAUSE I WASN'T THERE TO BABYSIT. NOW I GET A CONDESCENDING LETTER SAYING THAT THEY EXHAUSTED ALL OPTIONS AND THEY REMOVED THE TRAP. THEY ALSO SAY THEY CAN'T TRAP AN ANIMAL THEY CAN'T SEE...WELL, YES...IT IS NOCTURNAL! FUNNY HOW THEY HAD TO TAPE THE DUCT WORK BUT THERE WERE NO SIGNS OF HOLES OR RACCOONS AS WELL AS THE ROOFER REPAIRED HOLES BUT NO SIGNS OF RACCOONS! (PER NUMEROUS EMAILS) I ALSO HAVE VIDEOS OF RACCOONS SCRATCHING MY WALLS. THEY JUST WANT TO TAKE NO RESPONSIBILITY. ALSO, I HAVE HEARD MULTIPLE STORIES OF RACCOONS UNDER BATHTUBS AND DYING IN WALLS. AT THE TIME I MADE MY COMPLAINT, THERE WERE 2 OTHER BUILDINGS WITH RACCOONS. THE OFFICE IS WELL AWARE OF THE RACCOONS AND THEY JUST SAY IT HAPPENS ALL THE TIME...WHEN IT GETS HOT AND WHEN IT GETS COLD...LIKE IT'S NO BIG DEAL. MEANWHILE I HAVE RACCOON URINE AND FECES IN MY AIR DUCTS BUT IT'S NO BIG DEAL! OH BUT THEY DID START PAINTING THE EXTERIOR OF THE BUILDINGS, SO I GUESS THAT IS MORE IMPORTANT THAN REMOVING RABID ANIMALS FROM THE APARTMENTS. DO NOT LIVE HERE!!!!!!!

My family and I been living at the Paramount going on 8 years and I have never experience so much love and welcome at any other place other than the paramount during the flood our first floor apartment was flooded the staff in the office had cleaning supplies and clothes and diapers and I mean everything you could think of it was all for the residents that was victim of the flood. I don't know any other apartments complex that would do that for they residence the staff is nice and very professional love Anna she's awesome. Also love the cookies they be having in the morning. The pool is always clean and whenever there's a problem with our apartment they take care of it right away also love Mia she gets the job done along with the rest of the maintenance crew. Also we are still living at the property it's kind of hard to leave lol.

I lived at the Paramount for over 6 years..I loved it there. I was the 13th resident to first move in and I would highly recommend living there. Staff is extremely friendly and the pool and fitness areas are the best!

The worst experience in an Apartment complex I ever had in my life!!! Staff is super unprofessional. They will argue with you in an inappropriate manner and lack of respect. The assistant manager is the most disrespectful of all of them and when you complain and want to talk to the actual manager she will say she is not available even though SHE IS AVAILABLE and willing to talk to anybody. They do not care about the residents living in the complex neither the upcoming ones. My roommate paid for an application there and I took over six months for them to give the money back to him after they rejected him. If you move out they will charge you over a $1000 for brand new painting and carpet. The worst part of it is that when you move in and they give you the apartment the apartment is dirty and in bad conditions (NO new painting, NO new carpet) I cleaned my carpet 5 times and they still charged me for a whole new carpet. SAVE YOUR MONEY AND MOVE SOMEWHERE ELSE!!!! They will charge you over a $1,000 when you move out for NO REASON

Cheap place to live, but the cheapness shows. If anything breaks in your apartment it will take them days to send someone out to fix it. If you tell the staff something important they will forget it almost always. Some of the layouts of the apartments are a joke. Bottom line, if you want to live somewhere cheap but have serious issues with your apartment then the paramount is for you.

This apartment complex is poorly maintained and ran. Multiple burglaries have taken place here with no real effective way of maintaining security. Would be a great place to live if you were in Greenspointe. -current rentee-
