The staff is very friendly and I appreciate the efforts to keep us informed of things going on in the apartment. I would have liked a type of move in packet that had the codes to the pool or gym and more information about the complex and amenities.

Last December, we faced a tough and unexpected situation that forced us to make the difficult decision to cancel our lease. Since I moved into the apartment I enjoyed a lot the neiborhood, services and hospitality. I really appreciated the cleanness of the apartment, the tranquility of this area and the support of the stuff. If you are looking for a place where to live in this area, I strongly recommend the Delano of North Richland Hills.

This is a nicer apt complex with better neighbors than some other communities, very little if any crime and so far better management/maintenance staff than any other complex I've resided at. I've never had any conflicts with management, maintenance or neighbors and haven't experienced any crime in 3.5 years of residency. The grounds are kept up nicely and apt dwellers keep after their pets when outside. All in all I'm pleased with this establishment even though there are several items that could be improved such as the rental rates being too expensive and the moving gate at the only entrance/exit of this place not working for about 2 years now. Most of the noise at this complex comes from neighbors that have loud exhausts on their vehicles.

Very Happy Here!!!
I've lived in a few different apartment communities, and honestly, I usually moved out because of the staff. But this place? The staff here is hands down the best I've ever dealt with. Living alone can be intimidating sometimes, but Pam and Fai in the office are always so helpful and know exactly what they're doing. And dont even get me started on the maintenance team. Curt, Anthony, and Chris are top-notch. One morning, my garage wouldnt close, and I had to be at work by 7 AM. I called the after-hours line, and even though the office doesnt open until 9, the maintenance guy who lives onsite came right away to make sure my garage was secured while waiting for the vendor. By the time I got home, everything was fixed. There have even been a couple of times when my car wouldnt start, and they helped me get it going. Its little things like that that make this place feel like home.

I would not recommend. The apartment complex is subpar and the reason I moved in has been broken for over 2 years. I only picked this apartment because of the security gate and promises have been made to fix but it never has been fix. The complex is dirty and the trash is not properly maintained. I have other complaints but don't want to go into them.

Love living here
I was embarrassed when my rent was late, but Pam, Brittany, and Fai were incredibly understanding and made me feel comfortable discussing my situation. They were kind, professional, and worked with me to find a solution. I truly appreciate their support and compassion

The Delano Apartments was a wonderful place to live. The apartments floorplans are large, most are remodeled, Lovely pool and quick maintenance repairs. I lived there for 3 years and enjoyed my experience.

My experience overall has been quite positive. This staff is great, including all the maintenance staff and the property manager Pam is very good. We love Pam! Any request I have for maintenance is fulfilled immediately and with the best of care I always feel like they are respectful of my property when they enter my apartment. However I would like to note my displeasure with a few things. My biggest complaint is the fact that since I moved in a year and a half ago. I was told that they would be fixing the security gate and yet it has never been fixed and remains inactive to this day. I was also promised that it would be fixed when it came time for my renewal and my rent went up over $100 a ?My frustration with this is exacerbated by the fact that they have just began renovation on the front offices and clubhouse, which were perfectly fine and did not need it. I feel like this is a ridiculous misappropriation of funds, especially because we do pay a premium price for these apartment homes. All my other complaints are minimal things like the tone of emails from management usually seems to be talking down to the residence as if we are children?.In general the communication is pretty poor on the important things. We receive plenty of emails that are not particularly useful. However we don't usually get emails about important things like the parking lot being worked on or contractors coming out to do work that is actually disruptive. Maybe they could be a little more mindful about all of that but my main complaint is the gate remaining and fixed while the clubhouse is renovated. Overall I really enjoy this community however if these things I have written about are not addressed then I will not be renewing my lease again.

I have felt safe here since I have been here.I have 4 flood since I have been here.But the maintenance was very attentive when I called .Three were my place,one in my garage, one from sprinkler system that along upper wall the line backed up so it flooded through my vent in my bathroom and one was my water heater busted and 4th one was three floor water heated busted and came through my lines in my utility room.My building needed foundation work done on so my walls are cracked in living area,kitchen,bathroom and bedroom.My doors stick and I know they are working on it.I don't paying foxen renter's insurance when I pay through Allstate renter's. My tub needs to resurfaced or replaced and garage floor needs to be repainted. Other wise I have been pleased living here

Before moving in, I had a strong connection with my leasing agent. However, she left within the first month of my tenancy, and it felt like everything we had discussed went out the window. She had been my main point of contact for addressing any issues, and after her departure, I began experiencing problems with my apartment, as well as concerns about the security of my garage. Considering these challenges, it honestly hasn't felt worth the high cost I've been paying.

We expected better honestly. There's dog poop everywhere, the gate hasn't worked the entire time we've been here, which was one of the reasons we moved here. We've gotten solicitors at our door multiple times. It's expensive here and it's not even worth it.

Pros: Generally quiet community Child friendly (and the children are well behaved around here as well) Att fiber internet as of 2024 Cons Airbnb complex as of 2024 Lot of dead plants and grass around the complex Rent increases on those in non-updated apartments feel a bit unfair when those in updated apartments pay the same Gate has worked maybe 2 months out of 24 of living hereand repairs on gate where used as part of rent increase Pest control should be more scheduled and regular but instead is spot checked

Great Experince
Our landlord decided to sell the house we were renting right away and we found The Delano and Pam via a friend and it took her 2 days from start to finish to give us keys to a BEAUTIFUL 4 bedroom apartment that was newly renovated. She did so much to help us even being a one person office.

I will say this community is very peaceful and beautiful amenities! Unfortunately very disappointed in the actual Units and with pest control. They are pretty expensive to not have that up keep. Leasing office is always extremely hard to get a hold of as well! It takes days to get a response back.

The apartment is beautiful and the office is usually responsive. Our only major complaint is that about a month after we moved in, we noticed major foundation issues that were not disclosed and also painted over so that we wouldn't see right away. We now have major wall cracks in every single room of the apartment. We can now visibly see where they painted over to hide them.

It's alright - the valet trash service could definitely use some work. Got a citation for our trash not being in the "valet trash can" - well, maybe make the valet trash can bigger so that it can fit more than one measly trash bag. Valet trash people also just don't pick stuff up that's not in the valet trash can. We had a random grocery bag with some sort of rotting stuff in it on the pavement very close to our apartment (we didn't put it there) and trash service didn't pick that up. We picked it up ourself and it was full of maggots. Yummy. The security gate hasn't worked since we moved in. Complained and nothing was done. We live right at the opening by the gate so that's annoying.

Not as nice as they appear
We have lived here for almost 4 years. We moved here because it was the most affordable place in the area. It was nice, the grass was green, the apartments looked like, staff was friendly. Then it all changed. Most of the property stays muddy. There was a resident last year who slipped on the mud and broke his ankle (I know because I had to call 911 for him). The building I live in has foundation issues and cracks all along the outside causing my doors to drag on the ground and big gaps in the door. I placed a work order and they just "completed" it with no foundation work done. Multiple people smoke pot pretty heavily on the complex. If you're out walking your dog you'll get a good contact high and my neighbors smoke it heavy to where it comes into the unit. Multiple complaints filed and they do nothing but tell me to call the police. The police then say there's nothing they can do, it's on the property because it's a lease violation. When there's an ice storm and you're an essential worker, you are screwed because they don't treat it and people fall. The stairs are always cracking and breaking off, so watch your step. Our patio has been cracked since we moved in back in 2020 and they still haven’t been fixed. You'll be charged a beautification fee that doesn't go to anything. They ripped out all the bushes at the front and most grass will stay muddy and it's awful when it rains because it runs over the sidewalk. Trees are dying and will fall before they cut them down. The sprinkler systems for the building constantly have trouble alarms going off. Parking is a nightmare if you don't have a garage. If you come home after 8pm good luck parking anywhere near your house. We've had to walk 5 buildings to get to our place constantly. Management said there's nothing they can do. Lots of abandoned vehicles that sit for a few years before they finally tow. The gate is always open and they say it's been fixed, don't let them fool you....it's not. There was a random man living out of his car once and it was weird. The apartments themselves are decent, but your electricity bill will be high because of the massive gaps in the doors and sometimes you can open a window if your foundation isn't jacked. There are so really friendly neighbors, but mostly drug heads and people who have the cops called on them a lot. NRH PD is always there looking for someone. I guess you get what you pay for. We thought things would get better, but they've gotten way worse and I'd say the place is really getting run down and not worth what theyve jacked the prices up too. That's why we finally had enough and are moving to a nicer area and nicer apartments for our money. If you love drugs, no parking, breaking down apartment complex, management to not do anything about complaints....this is your place.

This is still my favorite apartments. The location is ideal wherever you need to go, and the quality of life, living here, makes it an easy choice for people new to the DFW area. While many new apartments can be found in the area, check out the Delano for a pleasant living environment.

It's has honestly been amazing so far but also the constant changing of management has been the only problem I see. It seems each management change the quality of living and properties has gone down with each management change. Irt has been one of the better ones as well though. This is the first time I believe we have been sent a message for our thoughts on the property management and etc. I have lived here for almost 10 years and rent has skyrocketed. But that is the way the world operates I understand that. Just I wish there was some sort of grandfathering program for long time residents.

Matainance are taken care of in timely manor friendly .People drive above speed limit and play there car radios so loud it vibrates windows in your apartment. Loud excessive car , truck exhaust, and motor cycles

This is a relatively quiet well-run community. Both the office and maintenance staff (especially maintenance) deal with issues in a timely and professional manner. Apartments are very big and designed so that you don't continuously hear your neightbors.

Mostly quiet. Maintenance team is good but forgetful. Dirt and cigarette butts all around the perimeter. Dog feces don't get picked up. Garbage bags full of trash on grass even on days when no trash pickup scheduled.

As we've stated at this community, the experience has slowly declined. Rent has sharply increased and for the price- we feel as though it is not worth renewing our lease for the second time. There was no negotiation with our previous renewal and the overall appearance (trash, broken down vehicles, poorly manicured lawns, etc) doesn't equate to the cost.
