I often get loud neighbors. Over all the community grounds are very nicely kept up, except for spots of no grass due to shade and erosion. I feel very safe living here. I love the location with access to shopping, entertainment such as NE Mall area, and access to TexRail. The staff here is always friendly and willing to help.

I've been at The Delano for almost two years. The property is beautiful and the apartments are spacious. The maintenance staff is always quick to respond and resolve any issues. I can tell they take pride in their work and the property.

Very friendly staff! The community is always clean and we feel safe at home. Whenever there is a maintenance issue the response is always next day, in some cases same day. I do not regret my decision to relocate at all.

It is NOT a gated, luxury apartment community!!!! The apartments are very nice and it is one of the only communities in the area with 4 bdrms units, but here is where it falls apart from luxury - there are a few -------fabulous residents who believe it is OK to sit on their balconies yelling all night long, there is another set that feels the music in their car should be loud enough to announce their arrival from 1 mile away, the gates are CONSTANTLY broken and so usually remain open, the gating around the community is not properly sized so the gate openings are never latched, the fitness center locks do not work so it is open access (even though it is supposed to have a code enter). Bottom line, do not let the pictures fool you - nothing here is luxury and a handful of trashy residents are bringing it down even more!

High rents. Loud people at the pool past pool hours. Subpar maintenance. Security gates are broken half of the time. Can't park in front of your own garage due to improperly drawn fire lanes. Southern bedrooms are noticeable hotter/colder in the four bedroom units. None of the move-in complaints were resolved. Not worth the $3K/month rent we pay for a 1900 square foot residence. Non-refundable $400 per pet deposits. I would NOT recommend this complex.

When I first moved in it was great. Very quiet. Now rent has gone up but residents have gone down. Much louder. Gym is always filthy. Mgmt does not respond to complaints. Maintenance guys are super nice but do not always finish the problems

Really like the apt, pool is awesome, maintenance help is first class, management staff is always kind and polite, the only complaint is, when I requested help, on multiple occasions with ridiculous noise from upstairs neighbors, nothing was ever done, the people are rude, inconsiderate, and have gotten worse since we moved in, again the management staff refuses to do anything to the noisy neighbors

This apartment seems great from the outside. Most of the staff are very nice and the maintenance is very prompt. I have lived in apartments for a very long time and have had my fair share of some that were not so great. When I signed on with The Delano I thought this was going to be a very different experience for me...it was a little bit pricier and the environment seemed more family friendly. I just knew this was not going to be one of those apartment complexes where people have parties every night with all kinds of people coming and going that don't live there. As far as that aspect goes....I was right. BUT............the management at this complex is horrible. I am not one of those tenants that constantly has problems or puts in a ton of maintenance tickets. So when there were maybe 3/4 times I had an issue in the 3 years that I lived here, it was hard to get someone to even call me back. Loyalty means nothing to these people. Every year I received my lease renewal they increased. But not by a normal amount....the first year they increased my rent $150. And the next year it was another $100. Now I was prepared to pay a little more for safety and niceness if the units....the gate never worked. They would fix it, but it only worked for about a month. It would be broken for about 3 months and then they would fix it again to only work for a few weeks at a time. They also liked to do these "inspections" which to me can be a violation of privacy. I don't want a bunch of people going through my apartment all the time. I understand if they have to spray for bugs or need to check the fire alarms, but this was not the case. They would say it was for outlets or patios....but either way I feel like they wanted in my apartment way more than they needed to be. I really felt that management just wanted to see what everyone had in their house. I have never been so dissatisfied with an apartment complex before. I wouldn't even recomend this place to an enemy.

Very pleased here, the community is quiet & private. We have been here for almost 2 years & haven't been in an apartment in over 20 years, was apprehensive but it has been a positive experience. The staff is great & quick to fix any issues & always very pleasant

Great place to live, it's very quiet and the staff is very friendly. Moved in January of 2018 and have not had any issues whatsoever. The staff is quick to address any concerns as well. There is a gym and pool that you have access to everyday and the apartments are also gated which is a plus. The apartments are nicely upkept.

I love this community because it’s wuiet and the neighbors are extremely nice. I’ve been here for 6 months and it’s the best place I’ve ever lived. The staff goes above and beyond and they love their residents.

Love living here! Beautiful place with a friendly staff. Anytime I have needed help with anything they have fixed it right away and been very open and honest with me. My apartment has nice renovations. It feels like home! Also, I've really enjoyed the fitness center. It is so convienent that it's right at my home. It has everything I need to get a great workout in without having to by a membership. The location of the facility is wonderful! It's located near anything I could need. Food, shopping, and activities. And it is not far from the highway so you can easily get anywhere in the Dallas/Fort Worth metroplex. I am very glad I moved in here. Such a clean, fun place to live.

I have been a resident for 7 years at The Delano at North Richland Hills. My experience has been nothing but positive for these reasons. I have had issues where I've had to contact maintenance at all hours and they are quick to respond. They would return my call quickly to advise me what actions needs to be taken OR they are at my apartment in minutes. I have enjoyed working with the office staff and maintenance team. My husband is in the oil and gas business working numerous hours and travels constantly. I've always felt safe in this community and have great neighbors. I would highly recommend The Delano to anyone looking for an apartment.

I moved a couple of months ago to a renovated unit. My experience has been excellent from the apartment showing, up to the walk through prior to my move. The office team has done a great job since the 1st day I came to gather information, they explained every schedule, every community rule, showed facilities, etc in detail. The overall condition of the Delano is outstanding: it is clean, well lit and neighbors cooperate in keeping it that way -or so it seems. Though some facilities are still undergoing renovations, management offered options to residents -nice touch. The maintenance crew is quick to respond to service request. The overall community atmosphere is quiet, and neighbors abide by the rules, which makes it very pleasant. The office staff is efficient, friendly and willing to assist. I do recommend this community.

It was OK for the first year. Then people moved in with their noisy kids.As others have commented the place seems open to trashy people. I had to endure constant stomping and running at all hours form the neighbors kids. I complained to the manager several times, but they did nothing. I don't recommend this complex unless you live upstairs. Don't count on management to help you if you have a complaint.

Hi family's& working singles. I've been living here4 years& at first it was great! Staff was fantastic! Since 2015 the place contusion goes 2 worse until needed changes from our rent going up extra $50,1month later Up $250 Now=$300. Also N our apt. kitchen tile is busted up and bathtubs are cracked. We told them they continue to ignore us. Leaving half my closest in water.This place is a rip-off!They choose2kill trees-replace w/big cheap pots up front " claiming that the had to" ripped up grass all over to replace with big Dangerous Rocks. Real safe for my kids.

Regency at North Richland Hills is a complete rip off! The women at the front office are nice, but the apartments literally rape you from your money every way they can. We paid for the "stress free move out" which was $200. Then they call us 3 weeks AFTER we've already moved out and tell us that we owe them money because the carpet needed to be cleaned more. We paid them $1500 in rent and we never got our deposit back, then they call us to tell us we have to pay them $ so they can clean the carpet WE ALREADY PAID FOR!!! Ridiculous. Total waist of money, do NOT live here. Avoid this place at all costs.

When I first moved in, it was great. However, the longer I lived here, the worse it got (I lived here for a year). The people who lived there got trashier and trashier as the year went on. I even saw people doing hard drugs in their garages. Come to find out, it is now section 8 housing. The trash is ALWAYS overflowing. The maintenance team is awesome, but the management team is horrendous. The main manager, ------, is one of the rudest people i've ever had the misfortune of dealing with. She is not willing to help you out at all. She very clearly hates her job. The apartments are way too expensive for what you're getting. They are outdated and falling apart. They don't have a set of standard appliances, so nothing matches. My sink had to be replaced twice, and both times they were different. The people in the apartment next to me had an entirely different set of appliances. There is nothing uniform about it. I highly suggest you look around because there are newer, more updated apartments for cheaper all around it. Not to mention, it is section 8 housing.

I have been living here a year and just signed a new lease two months ago. Big mistake! We have had our car broken into and a couple of items disappear from the garage in the last two months. I just found out today that as of two months ago this place is now section 8 housing. The first year was great I would say, but this place has gone down hill fast, the pool is so crowded now you don't want to be there. People take their dogs swimming in the pool at night so an evening swim is out. There is a dumpster for recycle in the parking area that has trash piled around it every week, they call this place a luxury lifestyle and luxury living, it is far from that now! The security gate does not work most of the time anymore and the maintenance guys told me they have run off a couple of people wandering around looking in cars. This place is getting more getto everyday! Two thumbs down!! I am now looking to break my lease to get out now. At this rate I know I don't want to be here until next year!! I do not recommend this place to anyone unless you are section 8 and don't mind the getto atmosphere. To think my tax dollars are paying for people to live here make me sick!!

When we first moved in we were very impressed. Maintenance is excellent and fixes things quickly. The floorplans are wonderful and spacious and we love having a garage since we moved from a house and always use our garage. HOWEVER, rules are not enforced by the pool. People drinking, smoking, playing loud music, eating by the pool when it strictly states that none of those things are allowed. Then the kids get yelled at by the grown-ups for splashing and getting their cigarettes wet! Kids who don't even live here throw pool parties! And people that live in the adjoining neighborhood come use the pool, too. The staff needs to be more aware. The parking is horrid ... no one uses their garages and there are not enough parking spaces. Pets .. no one cleans up after their pets, the staff lets the pets tear up the grassy areas, there was one apartment with 14 or more animals and CPS and animal control and the police came out after people complained of the smell. Too many LARGE dogs! The walls are thin! It used to be quiet here, but it seems they are renting to a lower class of people lately. From inside my apartment I can hear screaming kids, barking dogs, slamming cabinets, people running up and down the stairs, stereos, loud tv's, and loud car stereos. It has truly gone down hill in the years we have lived here and this will be our last lease here. Water Bill ... you don't pay for what you use ... they get the bill for the building you live in and divide it among the residents ... not fair that we pay as much as the family of 5! And they water here all the time. Our water bill is as much as when we lived in our house with a pool!

I cannot recommend this apartment complex. The apartments are run down and the walls are thin. You can hear everything that is going on with your neighbor. They have horrible policies and are not flexible at all. I watched as they had 5 cars towed in the middle of the night because they claimed the cars were in the fire lane. Many neighbors complained and were given pictures. The pictures showed the cars were not in violation. As a result most neighbors broke their contract and moved out early. I stayed til the end since they charge you two months rent to break the contract. After I moved out, I was assessed many fees. I was not present during their walkthrough so I think thats an unfair policy. They also send your name to a collection agency (automatically) so you can work out a payment plan to pay the after move out fees. I dont feel this is a respectable way to handle business. The renter should be present at walkthrough and be made aware of the fees at the time of move out, not through a collection agency!

I was just talking to _____ yesterday... Get used to saying that phrase. The office staff & management seem to be stuck in a revolving door since the sell of the property a couple years ago. As a result some months you have a great team in the office & other times, like the weather, you just give it a day or two & it'll pass. They seem to switch all their staff from property to property at a whim, so maybe this Management company, if consistency is a high priority, isn't for everyone. If you switch apartments often then it might be great, just get everything in writing in case there's a change in regime tonight. The maintenance team is great though, it takes them 5-7 business days to respond to request, like a/c filters or leaky faucet, but considerably less time for emergencies like flooding toilet or no a/c.

Let see Do you wanna pay high rent that could easily be equivalent to a mortgage payment, go ahead. Better yet rent a house. Remember, These complexes are made for profit Inside d cor is plain and cheap, but what do you expect, its an apartment If you have noisy neighbors, it will resonate thru out the unit. Doors slamming, footsteps, shower/water running, bedroom antics, you name it, you ll hear it. Worst if you live under someone. Better have tons of patiences and ear plugs. Floors and walls are hollow. They crack, shake, creek, wallow. Speeders in complex with no care to rules. Speed bumps are in but don t help whats so ever. Lack parking space for visitors. People don t pick up after their pets, track your steps carefully. Maybe a couple of them do. Revolving door on office staff. Probably they leave cause of bad work environment and/or better opportunity. Luxury Living as stated by complex, NOT..!!! The Good, Good Maintenance upkeep, High rent, keeps low lifes out Nice Recreation room Pool is nice but a bit small for the amount of people living here.

The Regency is truly in need of exam of their current processes and legal documents for the apartment complex. This complex is not what it appears. The outside of the complex is nice however the inside is a mixed bag of decor of cheap products. The doors were painted shut, the cabinets in the masterbath do not shut because the maintenance man said they are warped, the kitchen counter top peels off and is swelling, the carpets are dirty. The floor plan given was not the floor plan received and discussed. Upon entering the first day at walk through the true feeling of bait and switch was the first thought I had when entering my new apartment. the dryer vent was caked in lint to the point of a fire hazard, the light cover in the kitchen fell on our heads.ceilings fans are not throughout as stated by the representative and shown in the floor plan. The bathroom was not as shown in the floorplan and was in fact a different plan altogether. The entry gate has been broken for more then 5 weeks in the 5 months I have been here. Shower rods were unable to hold a simple shower sheet. Blinds on the patio were broken and the toilet seat was broken. All this was upon move in. There are ma lisst of items that i could go on and on about. We are disappointed with this apartment more then words can express.

Great family community
The Regency has not only met, but exceeded my expectations. As a single mom, I searched for a an environment to where my children would come home which was clean and safe. The community staff is like the good neighbors one wishes to live near in a neighborhood. Communication to and from the office is GREAT and the maintenance staff is reliable and professional. Friends have commented on the beauty of our apartment stating it's more beautiful than their homes. I couldn't ask for a better place to live. Thank you to The Regency staff. :)
