Very good overall. Clean and quiet, no major concerns especially when considering all the various neighbors. Management is very communicative and puts out regular updates as well as reminders for everyone.

I really like living here. Any maintenance issues are resolve promptly and i really like having valet trash. If staff does have answer, they find out. Very nice clean community. Large apartment with lots of space.

We came here were very impressed with this apartment. The office personnel were friendly. The gave us help getting power. Gave us the how and when to get trash pick up and a container. The Maintenance man was helpful getting lights replaced and fixed a few items . The property is kept looking pretty and clean. We enjoy living here.

The personnel and management have been very helpful and we have enjoyed working with them. They are very quick to respond and alert us to any property issues. I work from home and feel very safe during the day and in the evenings. I have enjoyed the experience at this site very much!

Very nice apartment, but there are issues with pest that will cause you to overlook how nice they are and the problem is bigger than they can resolve. The apartment has an open concept, the rooms are spacious, and these would be amazing apartments if it wasn't for the pests.

Changes are made to the complex as necessary. Not always in a timely manner. But, management is aware of the needs of its residents and asks them for updates at any time. This is a necessity for any property to succeed and gain popularity.

Curt - the maintenance supervisor deserves praise beyond belief. He is reliable, hard working and so knowledgeable. I appreciate everything him and his team have done during my residency here. I hope management recognizes his hard work and dedication to his job as workers like him are hard to find. Eden, the front office rep has been great with communication as well and is always there when we need something. These 2 make the apartment community home for us. Curb appeal and ground work is always well maintained as well.

The community is nice but the surrounding streets are very noisy. My apt is close to Midcities Blvd and Rufe snow and all day and night you hear fire trucks and drag racing cars. The apt complex itself charges a lot for trash ($30/mo) and I do not like how they bill you for water. They take the total water for the entire building you're in and essentially divide it up btwn the tenants. I'm a single person who conserves water and I had to pay $52 last month. I was even gone for 1 week in that time. That is outrageous.

My experience has been good so far. The neighborhood is very calm and tame, and the service requests are done fairly quick. It's a great place to live, however there's one caveat. There's no fiber internet! It's 2023 about to be 2024 and they are still running off copper lines. To be paying as much as I do, and to have come from an area relatively close, fiber internet should be included in all apartments and if not, reduce the overall rent price because cortland fossil creek has similar prices if not cheaper, and they have fiber internet. There's no excuse to not have fiber in this day and age, and if fiber is not installed within our lease term, we will be finding a new place in 2024. Of course this is subjective since not everyone uses the internet like me and my roommates, however it could be an added surcharge to include fiber or make it obvious to your tenants that fiber is not included. If having a place to live is all that matters, this place is right for you. Don't move here if you require good internet until they add the fiber lines.

It's advertised as a gated community, I live here almost a year and the gate has been closed 2x. There are foundation issues that need to be corrected. Some of the Exercise equipment in the community gym always seems to be out of order.

Moving into the apartment, and signing the lease was an easy process. However, the apartment we signed to had many things that needed to be fixed that the Delano apartments agreed to. My pregnant wife and I were ok with that because we liked the space and everything was in agreement. The bathtub was sprayed a couples days before we moved in. You could still smell the STRONG odor. After about a week of living here we noticed the paint in the tub began coming off, so we put in a maintenance request. The Delano called a third-party to come and spray our bathtub, who spoke zero English and did not warn us or give a time frame of when they were coming while my pregnant wife is home alone. He ended up getting overspray on the floor, and also didn't think to wipe down the tub before respraying, and left hard, sharp residue pebbles under the paint that scratched up my wives legs and ankles. After discussing this with the front office, they agreed to have someone respray the tub, but mind you after spraying you're not allowed to use the tub for 48 HOURS. This is the 2nd time! Zero sympathy from this management team, the Delano is refusing to accommodate us with a spare shower for 48 hours even though this completely not our fault. So now for a 2nd time, my wife I have to fork out money to shower because of something that was issue before moved in. I would not recommend this apartments simple because of management lack of responsibility and poor effort.

I have lived in the community for over 10 years in 3 differnt apartments. WHile nothing is ever perfect the Delano has been very responsive in getting the broken things fixed . I am very happy here and may never leave.

When I first moved in the apartments were taking care of and always looked nice now there are dead bushes, missing screens, garage doors not painted to match and office management is always changing and they charge you for everything. I have At least $200 add to my rent for trash ,water and whatever else they nickel and dime you for and I am one person living in a one bedroom

I would say, I've had a pretty good experience, over the years of living here, and I've been here for 4.5, going on 5years. Sometimes there's changes in the leasing office, and some of the staff that come in, can be a bit unwelcoming and rude to tenants, especially when tenants are inquiring about specifics. But other than that, the staff is usually kind and willing to assist. I do wish there would be more intents around making upgrades to the complex. For example, the building I'm in, the steps have collapsed at least twice since I've been here, there's cracks in them, which is a safety concern, and currently there's a step that's broken and has been for weeks, but it's left unfixed/unattended. The gym is outdated, and I make the same complaint each year, the equipments are old, and sometimes broken, and we have to wait on repairs. I wish we could have new machines or a slight upgrade to the gym. Lots of tenants, including myself enjoy using that amenity. My biggest complaint is always the gates. For the years I've lived here, I can count how many times the gates have actually been working and closed. The gates stay opened, year round. Messaging was sent out to tenants reporting, " The gates are NOT a security feature; they are simply limited access." That messaging was very invalidating to tenants who have voiced concerns about the gates, and it showed lack of accountability. Even if the gates are not for security purposes, they're still failing at their purpose to limit access, as anybody and everybody can enter into the complex because the gates are consistently opened. One of the main components that's advertise when looking at this property is the "gated community. Often, that's what draws tenants attention and that's what we should be receiving. A gated community where the gates are actually functioning for the purpose they're there for.

This community use to be amazing, now not so much. The community was made up of working professionals and active seniors. Now they'll let anyone move in here. The criteria isn't the same, and the quality of residents aren't the same either. Management does care about anything except raising your rent and finding ways to charge you for everything.

So far, it has been a good experience. Maintenance is prompt and reliable. Staff is friendly. My only complaint is that here are areas of the complex that tend to have trash laying around all the time. Some residents/guests parking in fire lanes.

It' has been bad because of my neighbors who constantly smoke, one neighbor movers out and another moved in who also smokes and I have severe allergies asthma and have spent a lot of money all medications as my bedroom is directly over their garage. I currently do not have air since Saturday and I feel management just don't care about my medical condition and is why I work from home since Covid unfairly affects me and I'm not happy not to mention the dog poop in yard and spired on my front door

Overall, I am very pleased with this community. It has been one of the best I've lived in so far. Everyone from the office staff, maintenance, and neighbors are friendly, courteous, and from my experience community-forward. Whenever there's a misdelivered package or a natural disaster my building neighbors and I have always looked out for one another. Maintenance response time has been incredible compared to what I've experienced with other communities.

Great for the first almost five years, maintenance is fabulous. Since the change in office personnel complex has gone down, very unhelpful when 5 cars were broken into two of which had to be towed they were so damaged office literally said what do you want us to do!

Was lied to when I upgraded to a 2 bedroom. I saw the sample one but was not told I was getting the ADA 2 bedroom. It was too late for me to cancel movers and everything. Still not happy here. Looking to move.

The Delano in NRH is a quiet little complex. It's on the pricey side but they haven't jacked up rent like other places have over the past few years. The apartments allows for privacy and I rarely hear my neighbors. I haven't needed to use maintenance often but when needed they showed up quickly to fix the problem. I would recommend The Delano of NRH.

The office team & the maintenance team are so good, helpful, & professional! I definitely recommend making your home at Delano @ NRH!!!The team helps when you have bad neighbors who are loud & let their dogs bark.I love a quiet home! amen

So far my experience living here has been great. But there are some things that could be better. The grounds are kept neat. It's quiet. The neighbors are friendly. Some of the amenities could use a little sprucing up. For example the gym equipment.

Enjoy it. Quiet. Nice apartment and maintenance is good. Love having the garage. Like being able to swim. Wish gates were closed more often. They seem to be open all the time now. Staff is wonderful and helpful.
