So Glad To Be OUT of There!!

I lived at the Estates for 13 months which includes 11 months of pure HELL! I'm sure that if ------ reads this review she will know who has written it. I work in FtW and have a hectic work schedule and when I'm home I need to get my sleep. I should say try to get my sleep. Two teenage women with hugh dogs moved in above me and liked to play fetch at any hour of the day or night. The courtesey officer almost never responded and the noise would go on for hours. Try going to work with 3 hours of sleep. Talked to ------ numerous times about that and her answer was oh yeah I talked to them and gave them a "warning". How many warnings can one have? Finally when it got so bad I started calling the police and ------'s response to that was that she would have me arrested and charged with making false police reports!!!! I am a professional woman that works up to 65 hours a week and have a license for my job discription that I would lose if I were to do anything like that. On top of everything else my computer was on the fritz and instead of buying one I tryed to use the office business center. What a joke most of the time on the weekends ------ had her own children down there playing on the computers while she worked, and they acted like you didn't have the right to ask to use one. There was also quite alot of time when the printers and/or the computers weren't working anyway. Then lets talk about the night that I was down at the pool. I didn't realize that I couldn't take my dog into the area and was sitting there with him on a leash. She approached me and said he wasn't supposed to be in there. I asked her about the open alcohol glass containers that she and ----- had in there that they were drinking from and having a party with some other person, and also they thought they had more rights than anyone because they parked their cars in the fire lane so they could go right in the pool gate and not walk too far. I guess the rules were only for some people and didn't apply to the management. I have witness's to the noise issue, and to the drinking issue at the pool so this is just not a made up story. I would seriously caution anyone before they rent here to knock on a few doors and ask how the tenets like it there before you sign a lease. They will try to keep as much money from your deposits as they can. Even if the apartment is spotless they will say its not.

    Watch that deposit!

    Average to above average facilities...but will bendover backwards to keep your deposit, even for normal wear-and-tear. Beware the smooth talking personnel.

      This apartment complex may be nice on the inside but looks can fool you! Let's start with the good stuff... Maintance is amazing. I never waited for more than a day to have things fixed. Most of the staff is nice! I never had a problem getting along with any of them. Some people don't like Sherri but she really is a nice lady if you actually take the time to get to know her. Depending on what kind of enviroment you want this one is pretty family oriented. There are many familys living here and some older couples. It is a peaceful complex. Although, the walls are pretty thin. It sounds like elephants live above you and it isn't just because of the people who are above me. I hear this from everyone! The pool is nice looking but it closes randomly for cleaning. You never really know when it will be open. It's good that they clean but they should have a set date for cleaning. I brought over my little sister to swim on a Sunday and we get there only to find out the pool is closed. The computers never work! You have to restart them to use them most of the time. None of the printers work. You have to go to the main office and print things. They have more sites blocked then my work does. Pointless, unharmful things are blocked. Kids are always in there eating, and playing on myspace when kids are not even supposed to be in there without an adult. The gates never work. I really don't feel safe at night with the gates being open. Anyone could just walk through the gates. Plus, the lights that are supposed to come on at night, ALWAYS OUT! your walking up a dark staircase half the time. Parking is horrible!! They send out letters saying everyone parks in handicap places or in the fire zones but there is nowhere else to park!! The way I see it these apartments are not worth how much you pay. And be prepared for when you move out, they will charge you high high prices for things that are probaly not even that messed up! I know someone who got charged a grand total of 2,000 in damage charges. I saw that apppartment as is when this person moved out and no way was 2,000 the right place. So, you want to live here... go ahead. But your wasting your money!!

        Enjoy living here

        Based on the reviews I just read things must've really picked up in this complex right before we checked it out in July of this year. The staff is very friendly, except for Sherry. Grounds are very nice and well kept. Gym needs the equipment to be upgraded--it's pretty worn out, but still able to be used. The pool and volleyball court are nice. Gates to the complex and garage doors are pretty slow, but they still work and still add that extra security. Our apartment is great. Most of them are pre-wired for surround sound, which is great, but if your neighbors have it connected, the bass coming through the walls can get pretty annoying. Other than that, the complex is pretty quiet. Friendly neighbors, fast maintenance staff and the office is quick to reply to residents' requests. Overall it's a great place to live if you don't mind paying higher rent.

          Just a high priced apartment!!!

          We moved in May of 06. Had lived in a house for the last 15 years. An apartment is an apartment is an apartment. Noisy neighbors and the staff seemed indifferent. Had a neighbor that every morning around 8 AM music with a deep base beat would start and go for hours. Occasionally this would start at 6 AM. We moved out the middle of Nov (lease wasn't up until end of Nov) and manager called me saying she had it leased on the 24th. We negotiated when I would give possession back to them so they could get it ready. I agreed to pay for the cleaning and the carpet shampoo. They would rebate me the last 6 days of Nov which came to $44.59 per day. They kept all my deposit even the ones that were refundable and only rebated me one day and they say I still owed them money. In summary, they are nice apartments but they are still apartments run by apartment people. I expected a great experience but got the same thing that I got 20 years ago when I lived in cheap apartments. The automatic gates were a pain!!! I paid every month on time so I wasn't evicted or ask to leave. We planned on staying until May of 08 but just had enough of apartment living. I did not expect them to refund any deposit. That’s just the way apartments are. They haven't changed in 30 years. And for what it's worth I wouldn't recommend any apartment. Rent a house if you can.

            The office Gals are awesome

            The apartment life style was new for me and I"m glad a made the move here. They were very patient with me and all my questions were answered. I had one problem with the maintainence staff and it was taken care of in a matter of days, they were unable to just "fix" the problem, they had to order a new one all together. Ask questions to the current residents not this site. Normally happy people don't have much to say. Thanks for a great experience, I loved it!!

                Headache

                The Estates seemed nice & do have a lot of ammenities. The price is good because the apt has a lot of upgrades. Issues are not resolved quickly. I had to deal with the asst. manager I won't name on numerous occasions at move-in and with plumbing problems. She was so rude and difficult I moved out at lease end.<br>Watch out- they keep all your deposit even if apt is barely lived-in. The lease says they cover normal wear like most apt- but they make you sign an addendum which is just a way to keep your entire deposit. There is also no parking.

                  If you want BAD Attitude and bad apartments for a lot of money

                  Then move here, otherwise, live anywhere BUT here or *any other Western Rim property!* They pay their employees to not care.<br><br>The management is a TOTAL NIGHTMARE. I do not see how they sleep at night. <br><br>I was the first person in the apartment and wrote a MASSIVE list of things wrong with it... 90% of which were never fixed. Water pipes sing, toilets back up, walls are painted badly and are not straight, large gaps between counter tops and walls in kitchen and the list goes on and on... <br><br>My upstairs neighbor had a plumbing leak and if *I* had not known how to turn off the water main then my apartment would have been flooded because NONE of the maintinance staff lived on site and the manager could "not help" even though I found out later on she only lived 3 buildings down and *refused* to assist because she was "not maintinance". When i asked her about it later on she just blew me off. It took 3 calls to their after hours line and 2.5 HOURS to get a maintinance guy there to look at it. REDICULOUS!!! Glad I didn't have anything SERIOUS going on that could have destroyed/damaged the building or anything!<br><br>I also found out recently that the manager moved off site because of complaints and people knocking on her door to get service. IF they would actually CARE and *DO THEIR JOB* then that would not be an issue!<br><br>Just TRY to contact someone above the apartment level...go ahead! They have hidden their corporate phone #'s VERY well and the only way to contact someone above the property level is through a web form...and then what do they tell you...to go back and talk to the management! If I need to talk to someone above the property management level...you would think maybe i am not being taken care of by the same people you are referring me back to!!<br><br>I counted 24 move outs near me in the month prior to my leaving *24*! the buildings on either side of my old one are half empty and all of the people around me were moving out as soon as their lease was up.

                    Don't Live here

                    I lived here for a little over a year and my experience overall was fine. The staff was not the friendliest in the world but I tried to look over that. The problem I had was AFTER we moved out... We had put a deposit down for a satellite dish we had of $150 expecting to get this back when we moved out(since every other place always gave this back to us). Hell no! They decided to keep our deposit on our SATELLITE DISH to pay for things they needed to do in the apartment.. in other words to fix things. Im like what a joke!! That apartment was so immaculate when we moved out. I cleaned it sooo good and even cleaned the carpets and they still kept the deposit to pay for all this stuff that THEY are obligated to pay for. <br>So here is my opinion if you are planning to live here:<br>If you don't care that the office staff is really rude and if you don't really care that you will never get your deposit back after you move out than this apartment is fine.. Otherwise DON'T MOVE HERE!!!!!!!!

                      ABUSES VETERANS AND SENIORS

                      All repairs must be submitted and are addressed as management gets time, even if there is an issue of safety involved! First day there, keys would not lock apt and had to stay wide open. Spilled paint and grafiti on sidewalk never cleaned off my entire lease, and I did complete the form. DEFINITELY NOT LIVING LIKE A STAR. Management SHERRY is unreasonable, condesending, and has nothing to substanciate this attitude. Moved off premises to get away from tennants!!! Lots of move out at midnight tennants, I wonder why??? Sherry??? Not alone, but with her select office staff. Nice, friendly leasing agents are terminated after a few months, so you can't keep up with who to contact for repairs. Rent is subject to upcharge without notice. Rents to vets and treats them nice until they sign the dotted line, then they are ignored because they are not one of the beautiful people. And that's a joke. Most are unemployed and wander around all night long, now how did they get past the credit check, they don't even have a legal Drivers License. This is the truth. Ask a vet who still can't get out or ask one of the "MIDNIGHT MOVERS". Security gates don't work most of the time, plumbing problems ALREADY at basically new complex...on and on...you don't have to believe me...just sign a lease and watch your money, and your pride get robbed. My Dad's money was great their first year open, they signed him up again, then six mos later sent him a letter stating he was not a good match and needed to vacate because he was hard of hearing, same as he was when he signed the initial lease. I have a Wrongful Death lawsuit pending because their letter devastated my Dad, and he died shortly after receiving their letter. He called me and was in tears, told me he thought he was home, now needed to move, and didn't understand. In his memory, they will pay. Oh yeah, they trumped up a few grand that they say my deceased Dad owes them. And in the alternative, are suing me.

                        I guess these ratings are worthless...

                        I was looking into apartment reviews for a relocation I am preparing for and found overwhelmingly negative things. SO I checked on the Estates where I have lived for a year and found the same things, but this place rocks.<br><br>I've never had any noise issues, no problem with management, the apartment and grounds are awesome and clean, no bugs, etc...<br><br>SO I guess I have to put less weight into these reviews but as for the Estates, it's very nice.

                          The reason no one wants to disclose who they are is because we when you sign your lease, it states that you cannot slander the community. I guarantee that all the negative comments are true, and if you look at other western rim properties you will see that they have similar postings. (Positive reviews from their staff and negative reviews from the tenants). That is because they hire low class people and put them into a setting in which they feel they have power. You most certainly do not get what you pay for at the Estates, and infact, you pay for a tremendous headache. I always paid my rent on time and I guarantee you that I was not evicted!

                              Next to a house.. best apartment living!

                              Compared to living in a regular apartment... this is like a house without the yard work, pool up keek & cost and they even have 3 day a week trash pick up compared to my old neighborhood of one day a week. I've been please with the response time of repairs - faster than our old apartments and certainly faster than my husband on his honey do list! There don't seem to be many children in the area though.

                                          I hate this place

                                          The staff is very rude, my neighbor always the police over looking for their fugitive son, it's horrible! Pet feces everywhere, loud music thumping from cars being worked on in garages. My lease is up in two months & I will gladly leave here and never return. this is the worst most "snoody" staff I have ever dealt with.<br>

                                            OK, I post reasonable reviews. In fact, I posted a very good one for this place about two years ago on this site. I guess the management must have changed...this place went from good to bad over the course of 27 months. As with any performance evaluation, it would be worthless without specific examples, so let's begin:<br><br>First and foremost: I am currently staring at a final accounting of over $650!!! Now that's a record. I've lived in 11 different apartments in my life. Did the college thing, trashed a few in my younger years, and God knows, I've never seen a bill that high, especially when I'm a settled down 33 year old married man. We hung nearly nothing on the walls, nor did we have even one party at any time in two years. This is a clear attempt to get tenants to pay for standard upkeep that is normally included into rent. I'm not kidding, I was actually expecting to get something back (I have received my full security deposit back on the last 4 apartments I rented previously, so I know its not me).<br><br>1. They will attempt to charge you for normal wear and tear, this is in clear violation of Tex. Prop. Code 92.104. Pretty standard, since it can hardly be expected that Western Rim Investments would hire attorneys to manage apartments. They hire managers to make money. However, laws are written to protect the public from unreasonable people, in other words, the reason the legislature passed the law is to protect people from crooked apartment owners that grift on the front and back for normal wear and tear. The security deposit is NOT meant to be profit.<br>2. Dogs..ugh. We observed a Chow-chow urinate off of a second story balcony nearly every day for 6 months. in addition, this awful dog would bark constantly, and occasionally, the owners would let it run around off the leash. Of course, they had no control over it, and it was a "heal biter." While annoying for an adult, this is downright dangerous for small children, especially with a known nasty breed and owners that have no control (the thing would pee on the top of their car!). Dogs are everywhere in this place. If you are a dog owner, have fun, but prepare to get rifted come move-out time for the deposit (of course, even if you don't have a dog, you'll get rifted).<br>3. Safety. They had smash and grab break-ins during the period we lived there.<br>4. Notifications of entry. They will fail to properly notify you when an entry will take place. On one occasion, I was working in my office when some dude suddenly appeared at the top of my stairs! I pulled a gun on him and he explained (somewhat nervously) that he was checking the fire sprinklers. This is Texas, when some guy appears unannounced in your residence, he gets a gun pulled on him. Not his fault, not my fault, this was a clear management screw up for failing to properly notify. This is especially important when your complex has a reputation for break-ins. Its also important to note that this guy was not in a fire marshal uniform, but was dressed in a dirty T-shirt and jeans with a ball cap.<br>5. Inexperienced and untrained management. The management is not aware of standard apartment management policies and procedures. Specifically, they will not perform a proper final walk-through with you, they do not maintain or provide proper forms, they do not return phone calls, and they do not address issues in a timely manner.<br>6. Accounting. Their accounting is downright awful. Water and Trash is averaged. This means that if you are a single person, you're paying for the family of four's garbage and water! Their books seem to be balanced using the beer bottle accounting method. Your guess is as good as theirs...literally.<br><br>I've compared notes with other residents over the last two years. Now I know why they were so ticked when moving out. One gentlemen was a retired military man, and they gave him the shaft, another lady was a super clean freak divorce, and they gave her the shaft.<br><br>All in all, apartments are pretty similar, but these guys are truly in need of a hearing in front of Ralph Swearingin (the local JP). I shudder to think of the number of people who they've successfully conned over the last year or two.

                                              TRASH; PET FECIES; UNFAIR ACCOMODATIONS

                                              Apartment complex is too easily swayed to accomodate one resident and ignore others at times. Certain members of the staff have poor attitudes with the tenants when approached. The moral of the story is if you complain long enough and make the correct threats you will get what you want and the other residents will just have to deal with your new accomodations no matter how TACKY it makes the rest of the complex apprear. I was told upon move-in that there were rules against making your unit look different from the rest due to this making the complex look less uniform. Guess that only applies to certain residents or units. Trash collection and disposal is a joke. Enforcement of trash being put on the curb is non-existent and it is just left until the next trash pick-up day by the staff. The trash is not always put into the dumpser like it should be and is piled in the open for everyone to see. Animal fecies lines the sidewalks due to no inforcement of people picking up after their dogs. IT IS UNSIGHTLY AND GROSS.

                                                i have a friend that stays at these apartments, and i must say that, these apartment feel more like a home. The place is beautiful, and the location is nice. There is no disturbing noise and the people are very friendly.
