DO NOT MOVE IN HERE!
They complained about me to other tenants, telling other tenants confidential information about my situation. Never fixed or even attempted to contact us on any of our maintenance issues. I cannot even begin to write all the problems we have had with them. These are the most incompetent, unprofessional, uneducated people on the planet. It might be cheap but it is NOT worth it. Do yourself a huge favor and DO NOT MOVE IN HERE EVER!! if you do decide to move in then make sure you have a good lawyer because you will be needing one.

Eh - not so great, not the worst
I agree with one of the other titles I saw: You get what you pay for. Definitely the cheapest apartments around without having to go out to Leesburg or PW county. The neighborhood is not that great. Our neighbors were never direct problems, I guess. There was a few people we said hi to and were friendly with but only in passing. The people above us and below always played very loud music - so loud the floors vibrated. It was really upsetting to me since I had a newborn in the house. There's a problem with people crowding the stairwells, usually middle-school kids or older people ACTING like middle-school kids. Everyone seemed to be a wanna-be thug, and it wasn't exactly cute watching the VERY young ones trying to imitate that. Police presence is VERY strong in the neighborhood. You'll see squad cars every single night. A police officer told me this was their 2nd busiest neighborhood. I know there's a drug issue - those participating aren't always inconspicuous. Either brave or stupid, I say. The apartments are very large and ours was nice and clean when we first moved in. Bathrooms and kitchens could use updating, though. We had occasional issues with appliances... I think all of 'em at least once during the year we lived there. Most of the time maintenance was prompt. The only thing that irked me was they kept telling us to wait out the running of the toilet saying it would stop on its own. We dealt with a running toilet for the entire year. We just learned to close the door all the time. Parking wasn't that bad a problem. Just make sure your pass is on the car (they give one to each person on the lease) or you WILL be towed, no joke. So besides the bad neighborhood and the HORRIBLE sound insulation, the place isn't THAT bad... like i said, for the money... Oh, and the staff, well, they are a little daft. You'll notice high turnover rates in the office. For responsible tenants and especially for those who plan this to be a stepping-stone apartment, go for it. I doubt you'll absolutely hate it.

Its' shaping up
While I toured the community back in late March and early April the community was at its peak for flowers and so was its' staff!!! The community had leading signs from as far away as Route 29 so there shows you they are wanting your business. <br><br>The tour of the community was spectacular there was a young lady working in the leasing office she is a true professional. She had about 20 people in the office which were all present due to the spring special as well. She had got all of our information and answered everyone's questions throughout the entire process. we all took a "family tour" as she called it to view an apartment. <br><br>I shall say that this community is gorgeous and its maintenance staff does its best its truley the resposnibilty of oneself to be tidy and be mindful of taking their trash out.<br><br>I also asked about the parking and is it reserved she had stated that each resident on lease gets a pass that's understandable and that the top 50 persons who pay their rent on time get a visitor's pass that's definetely an inncentive. Perhaps in the other review the person failed tomentioned they do not pay rent on time (shame on you!) <br><br>Overall I truley see it in a bloom and that's if you follow the rules and abide by all management staff and probably abide by your lease contract then you'll bne in good shape throughout your lease term. <br><br>For me and the "family" job well done and I have been very pleased since I have moved in. In fact my neighbors welcomed me home....

You get what you pay for.
Let me start off by saying that I have read all of the reviews for this complex and I am glad to say I have not had NEARLY as many problems as some of the other people on here.<br><br>Start off with before I even moved in. The management (Michael) at the time tried to tell me that my roommates and I did not make enough money to meet the qualifications - when we had been through it a few times. Don't know if they just didn't want to rent to us or what (being 3 college kids).<br><br>When we did move in my first electric bill came in and was $400!!! This apparently was the bill for the apartment before I moved in - but was told it was my bill by management. When I contacted the electric company they told me this was NOT my bill, so I handed it over to Lee overlook. They were still trying to pass it off on me. <br><br>And also in November apparently we did not receive our water bill (which is paid to the complex - and stuck in each tenants door). I was not aware that the water bill had not been paid; so in Feb I get a notice saying I owe them money for something not paid three months prior. They did not try to contact me and remedy this. Luckily at that time they did not have late charges on water bills.<br><br>Next, the people in the parking lot. In the summer time when kids have nothing better to do they run around in the parking lot throwing footballs, yelling, etc. When I was on vacation somehow a 20" scratch on the back of my car appeared while sitting in the lot. They also revv their engines and play terribly loud music with heavy bass at all hours of the night and day.<br><br>Hoards of people sit at the bottom of the stairwell, and being on the top floor I NEED the stairs to get to my apt. They never move, they kind of lean over but do not move for anything. Except the police that is. I have seen 3 fights in front of my building and at least 5 accounts of cops coming to the complex. ALSO there was at one time a fire in one of the apartments two buildings down from me, caused by some kids playing around with fire. <br><br>Next is parking. There is ZERO visitor parking. All visitors must park on the street outside the complex and walk in (safe right?). They allow only registered Fairfax county residents have permanent hanging window tags. Everyone else has to go to the leasing office every month and get a temporary pass. And in the entire complex they only issue 50 temporary passes.<br><br>And then on to bugs. We have had a consistent problem with bugs. Roaches mostly. They are the small baby ones so I KNOW we do not have an infestation in my apartment. But have had to deal with them coming out from behind the dishwasher every night. Although the exterminator came out and sprayed it did nothing.<br><br>My neighbors have always kept pretty much to themselves, and the one apartment we share a wall with I cannot hear anything. The people across the hall though, would leave trash outside their door in the breezeway for a week before taking it down to the dumpster area. I could hear the tenants below us having arguments sometimes.<br><br>The receptionists in the management office know absolutely nothing. When I try to ask a question they give me answers that do not make any sense to me and when I say is that in my lease they say I don t know ask the manager UGHHH frustrating! As frustrating as that was, the new manager was clear in answering my question and was pretty friendly.<br><br>I can say that I have never had my car broken in to (knock on wood), we have not received any eviction notices, nor have I had anyone try to sell me drugs - as one other reviewer has said. The apartment itself is very spacious, lots of light. The only real maintenance problem we have had was a small leak in one of the toilets. Also the floors creak but that is more of a problem for the person below us since it isn t that noticeable for me.<br><br>I am moving out of this complex next month to a different part of the state, so hopefully I do not incur too many problems trying to move out. And all I can really conclude my review with is YOU GET WHAT YOU PAY FOR. This is income based housing. I really did not expect anything spectacular when I moved in. That is what I got. It was a place to sleep that kept me warm and had hot water for a shower.

Look somewhere else or you will be sorry
I was so excited to find a place in Fairfax County that was in my price range and looked like it would be a great place to live. It wasn't until after I moved in that I found out that I lived in the "------" of Centreville. Now being originally from the "------" in Alexandria, I was not worried and laughed about it. Before I moved in, Michael the property manager said I could not have new carpets. When I went to do a "walk-thru" the day before I signed my lease, I was disgusted at what I saw. Cat urine and feces stains everywhere! Vents are black from the previous tenant smoking. Apparently they lived there for 5 years and were truely disgusting! When I moved in, I was told that there was a tray under my washer incase water leaks. That was fine with me until I saw it was green water that was leaking out. My washer was mildewed and when you would walk into the apartment, the smell of mildew would slap you in the face! It was gross. So I got them to change the carpets (the day of my move-in)and eventually give me a new washing machine. It only took a month and a half of them BSing me but I finally got it. Then my first month's electric bill was $222 when I lived alone and never cooked. I moved in in December and later came to find out that the reason my apartment never heats up is b/c I did not have any heat. My unit was broken. When the maintenance guy came, he said it was the thermostat and "tweeked" it and everything was fine. Shortly after, this guy was let go b/c of other issues. I went without heat for 3 months. It was always too wet or too cold to fix and they couldn't fix it with snow on the ground so I had buy a personal heater. It wasn't until I left out the Virginia codes that I got heat. Hmmm, lets see what else...Oh, I got roaches from someone else. I called and went to the office 3 times and Michael, the property manager at the time never wrote my name in the book for the exterminator to come. So I went over a month living with roaches, ants, and clicker beatles. I finally took matters into my hand and called Grady Management. That is when a sorry excuse for an exterminator came out to spray behind my stove and in between the cabinets. Gee, why didn't I think of that? Needless to say, I still have roaches. Maybe I still have bugs b/c I never received the new weather stripping for the front door and bugs always crawl underneathe there. I spray my fower down with Raid several times a week just so I can see how many dead bugs I can collect. There is a lot of unsafe activity that goes on in this apartment complex as I am sure in a lot of complex's. People sitting on the stairs hanging out, people smoking weed in the breezeway, and people hanging out on the streets at night. There are also gunshots that come from the woods but I was told that is the hunters hunting for deer at night. If the noise from the gunshots don't bother you, then your neighbors will. The walls are very thin and you can hear your neigbors all the time. Oh, and if you want to sit out on your deck during the summer, search somewhere else. I have wasps! There are wasps all over the property. I have complained and never received any help to get rid of them. Michael, the old property manager, the winner of the worst manager ever award, he just said not to worry, he is highly allergic to them and they never bother anyone. That just doesn't satisfy me. I like not being scared to go outside and would have liked to have a deck with flowers but that wasn't possible. Since Michael left the property, there is a new manager, Wendy. I hate that property and would never want to live there again, but Wendy is more incharge. My aircondition broke and she sent someone out that day. Bad management has a lot to do with a property. I hope Wendy can change that place for the better. Proper management has a lot to do with the way an apartment community is run. The new manager seems to be doing the property justice. The maintanence staff also works very hard to try and keep up with the property. All in all, the apartments themselves are nice and spacious. Lots of closet space and the rooms are a very good size. Unfortunately, it is other things you have to deal with while living here. <br>And one last thing...watch out for all the spiders and bugs beside your front door. For those who have anxiety, don't live here.

I just moved in recently and aside from watching 7 marked police cars and 4 unmarked speed into the neighborhood last week I havnt seen or had any problems. My buliding is one of the last and is very quiet, I bairly see or hear my neighbors. I have a beautiful view off my balcony and the pool is always empty. There is a nice playground that I take my kids to frequently. We like it here. Again, it might just simply be the location of our building, we are a little secluded and glad for that. Oh, one complaint that I do have is that it is VERY dark at night.. there is only one small light on the top of each building, more lighting is needed!

DO NOT LIVE HERE EVER
As the last poster stated after being a resident at that facility for numerous years I recently recieved an eviction noticed. Mind you all balances were taking care of and I recieved notification that the complex wanted me out. Again after being there not just a year but since 2000 began, I have never caused any problems or bothered anyone. I am miserable in this complex. Between the cops there every week, the kids running in the streets, the garbage piling up, the roachs, and ants, now the lizards and frogs are coming out. Whatever you do, do not come here. I feel that this facility is very discriminating on top of everything else as well.

I don't have enough time to list all of my complaints about Lee Overlook and Grady management, just read the other reviews. If you have no other choice but to live in this horrid complex make sure you keep documentation on every cent you give to them. I've had police officers come to my door with eviction notices. Luckily I kept receipts on all payments. After moving out, they are refusing to refund my security deposit eventhough the apartment is in perfect condition. Their explanation is "according to our records your security deposit was only $100". Complete BS! I even provided a copy of the certified check for the security deposit. Unreal. It now looks like taking them to court is the only solution. Please save yourself the headache and pay a little extra to live somewhere else.

Life deserves more than misery.
I really would like to comment on the positive aspects of Lee Overlook, but I am not able to think of any. That being the case, I will keep my comments short and to the point. Management is appalling. In a way I can see why they are like that, it is because the tenants are a drain on society. I too would have to be a maniac to work as management trying to control people who cannot control themselves. However, I did like the comment from another commentary left about how the management comes from the "prison rehabilitation program." That was an accurate assessment. I can be fussy about small items here that I have seen and experienced here at Lee Overlook that is wrong, what blows my mind the most, is that I am continously see major violations of the Virginia Resident Landlord and Tenant Act. I.E. Unlawful entry of Apts, abusive and unlawfully evictions that have not been processed through the court system, and the list goes on and on. If you enjoy being abused and believe you are being protected in a lawful manner by the state, come live here and see the magic for yourself. It is interesting to say the least. If anything you could write a book about your experience here and make a little $$ on to cover your psychiatrist later on. This place reminds me a lot like the movie Friday. Never in my life have I seen numerous ice cream trucks roll through the complex and the only people hovering around the trucks are grown men? (Narcotics???)

Quite Bad...
I have very low standards for the places I choose to rest my head, but this complex just beats all. The pizza delivery guys are scared to come out here, just as a minor indication of the community.<br><br>My roommates and I chose this place because of the rent. That's it; we figured we'd deal with whatever we had to, provided we could live so cheaply.<br><br>That was a mistake. We didn't think we'd be living without hot water, an oven, a dishwasher, a heating system, a washing machine, working toilets, or power outlets. The toilets haven't worked since the day we moved in. Maintenance came and refused to fix one toilet, instead breaking the other one. Now both toilets run and one is without a flusher. The washing machine broke after about 3 uses. No comment from maintenance. As a matter of fact, the only thing I've ever heard from maintenance is the demand that I clean up my neighbor's litter and the threat of a $500 fine if I didn't. Lovely.<br><br>That, by the way, speaks tons about the management. Well, all of the different management. As far as we've been told, we've gone through 4 different sets of management in the two years we've lived here. The only thing they've collectively managed to do is mishandle our money and take away one of the parking spaces our lease gave us. So far the management has charged us 3 times for a water bill from April '05, and we've settled it with them every time. They've threatened us with eviction 5 times. Each time it was because their accountants lost the paperwork detailing our rent payment. We threatened legal action for harassment, they backed down. I was threatened with eviction four days ago for the sixth time, meanwhile our lease is up in 34 days. Lovely. They promise to fix your toilets when they break and they don't follow through. They promise to evict you, but hey, they don't follow through with that either.<br><br>Ground floor apartments have serious centipede problems, by the way.<br><br>I've had a car broken into in the parking lot and parking has been more tightly restricted every six months. The cops said that there's so much trouble with auto break-ins in this neighborhood they doubted they'd find anything. Comforting, yes?<br><br>I've had at least 3 people try to sell me drugs while I sat on my porch and about the same number of people try to buy drugs from me while I sat on my porch. Slightly intimidating.<br><br>I really have a hard time imagining a worse housing situation for the $1200 we pay a month. The apartments are falling apart, the appliances and fixtures are all less-than-functional, the management is aloof at best- catatonic at worst, and you'll probably have a number of things stolen from you while you're here. So, if you're willing to slap a $1200 price tag on a miserable life, with no hope of help from those who house you, go ahead.<br><br>Oh, and you really can hear it every time your neighbors go to the bathroom. Well, you can hear every step they take, for that matter.

Awful
When I first visited during the day, it seemed like a really nice place. But I live in the projects of Centreville. The workmanship is shotty, the managment sucks, I can hear my upstairs neighbor pee the walls are so thin. You are paying as much as some people pay for a house for rent, and the electricity is on average 150 not inluded. Please dont rent here, or from any Grady Management

Moved here from out of state...made a bad decision for an apartment.
In all reality there is so much to list wrong with this complex. But as we all know...the problems start at the top...by this I mean not the leasing agents, but the group who oversees the whole complex.. I will give you an unbiased list of major problems.. Safety being the largest issue down to the quality of life. <br>1. Poor Lights outside -Very dangerous<br>2. Parking is easy to find a spot, but watch out for the nightly tow truck. We call it the "search and tow" I have been pulled 3 times. You will need a parking pass for yourself and anyone that comes to visit. Leasing office is hesitate about giving visitor passes. NO VISTOR PARKING. Everything was current too. Parking passes, etc. Trust me, they will find a way to get you for 125USD once a month. I.E. When I moved here I had out of state tags (state that does not require Inspection, etc) It was pulled twice for not displaying emissions tags. Trust me they will get you. Management does nothing to stop this unlawful practice. Save your money...go somewhere else and spend the 125.00 on groceries. <br>3. Landscaping is poor. Spider bushes etc. <br>4.Noise over head from airlines is not too bad. It is easy to get used too. <br>5. Cheap Cheap Fixtures. It makes you feel that you are living in a hotel. Have you ever seen an apartment where there are no lights in the rooms only sprinkler valves on the ceiling in case of fires. LOL.<br>6. All apartments are noise from residents overhead, but I am finding this one to be nosier than most. <br>7. The smell is horrible... All apartments smell like dog piss and cigarette smoke... We have tried everything from carpet cleaning, changing filters, air purification but nothing works. Other residents have the same problem.<br>8. Maintenance Man works hard and it shows. Who know what will happen if he moves on.<br>9. Office staff...LOL... It shows that the rehabilitation program in prison is working... Scary people...Check it out for yourself.. It is a trip going into pay for monthly rent and listen to the agents yell and scream at their spouses while trying to write a check....Serious, I am there once a month and every time strange things happen. <br>10. What a learning experience... Never again in my lifetime..well worth the extra price elsewhere... trust me.. or come learn for your self..just in tow bills you can upgrade to a better apartment complex that works for you.<br>

Worst rental complex EVER experienced - Do not rent from ANY Grady Management property
Being former military, then a dependent, and now a federal government employee, I have lived in many places, both foreign and domestic. Lee Overlook is unquestionably the WORST rental I have ever had to endure. Why? Oh, where to start?!? <br><br>Shortly after I moved in, the upstairs neighbor's shotgun discharged through my ceiling and left a softball size hole in my ceiling and did minor damage to my personal property. The neighbor did not want it reported and had not told management or anyone about it. When I called police and told the apartment management, the neighbor got angry. Police had to be called the next night after I listened to him immaturely stomping back and forth for hours. <br><br>When maintenance came to clean up the mess, they first put a piece of cardboard and blue tape up on the ceiling... just covering up the hole. When they did FINALLY come back to drywall it, it was rounded and not flat like the rest of the ceiling. After complaining to the new resident manager, it was finally properly repaired. <br><br>The upstairs neighbors are neighbors from HELL. They are very disrespectful of those around them. They (I say that loosely... it is generally the "male" of the house) are out on the balcony whooping it up at all hours of the night, screaming at his wife in very explicit language, stomping and slamming doors. Music blares sometimes. Keep in mind, these noises "blare" and vibrate my walls. I have had my belongings fall from these vibrations and break. When I say the music is LOUD, it is LOUD. I could stand OUTSIDE MY apartment on the first floor and hear their music, word for word. Then, you have their dog. I'm sure it is a very sweet dog, but it isn't sweet to hear a dog running back and forth all night and them dropping things that sound like dumbbells at all hours of the day and night. There is a weight limit on dogs, and I am sure their dog exceeds 30 lbs., but management hasn't done anything about it. It's not disturbing their peace, so they don't care. <br><br>So, that's the deal on the neighbors from hell. But you should also consider some of the other folks that live out here... TRIFLING, ------, people. While there are some respectable families/people renting here, the other half is just plain NASTY. Leaving trash all over the place, even when trash bins are empty. Letting small children play out on the sidewalk, unsupervised, wearing nothing but a diaper. Young kids walking around inadequately dressed and having to eat uncooked ramen noodles. You name it... I've seen it all. This place disgusts me.<br><br>Next, management. Management here is the root of all of the problems out here. In the 11 months I have been here, there have been four different resident managers. You go to talk to one about something, nothing ever gets done because the next time you go to talk to them, they no longer work there and the new person has no clue about the issue(s) at hand. Management has sent notices to folks who don't deserve any notice, doubled water bills when they feel like it, and negated on spoken understandings with tenants. It is appalling. <br><br>Since living here in this HELL, I have had to deal with the following:<br><br>- shotgun through my ceiling<br><br>- locked out of my apartment because none of the keys I was given unlocked my balcony door... I ended up having to jump from the second floor and being on temp disability for 6 months<br><br>- never any hot water... about 15 or 20 mins. in the morning and another 15 or 20 mins. in the evening. My daughter and I have to alternate shower times and finding enough hot water for some laundry and the dishes is a real headache. I was told the hot water heater element would be replaced... it never was. <br><br>- Loud neighbors and their dog that have caused me to lose sleep and work hours and coused damage to my property. Yes, despite numerous complaints and at least four police reports, these people continue to live there. <br><br>- Management waived a late fee after daughter had expensive dental bill, but two months later, after they found out I was not renewing my lease, sent me a letter requesting the fee. I paid it, but I will be filing complaints with county offices. I e-mailed corporate and received no response. No surprise there. <br><br>- Trash overflows into the street/parking lot. <br><br>- Bees build hives on your balcony in warm weather... so you can't be out on your balcony to enjoy the day.<br><br>- Doors in apartments don't all have regular door handles, so you can't even close the doors all the way. <br><br>- Walls are paper-thin and floors creak and squeak. <br><br>- Was promised $300 Circuit City certificate when moving in, then management lost it. Waited 6 months, and then told to go ahead and deduct that amount from rent. Now I know why they have to offer such specials. <br><br>- Asked to be let out of lease multiple times, first being after the shotgun incident. I am a single mom to a 7 yr old. They would not allow me to vacate my lease, even after our safety had been jeopardized.<br><br>And why in the world???? Even though my lease EXPIRES at the end of March, they've said I am still required to give 30 days notice. I don't get that. I am under no contractual obligation when my lease expires, so what do I have to give notice for? One of the dumbest things I've ever heard. <br><br>I know you may be thinking that no where could possibly be this bad, but I have factual evidence to confirm it all. Pictures of the shotgun incident, of the leg trauma endured when forced to jump, of the trash overflowing into the street. I can also obtain copies of all of the police reports. Wish it were all a bad dream... cause that is what life has been here... one, never-ending NIGHTMARE.<br><br>You want to rent here? Go ahead. But I warned you. You can rent in MUCH better places. I am leaving the second my lease is up!! 6 weeks and counting. Cannot wait!!
