The apartment complex is nice and exactly what I am looking the time being. The proximity of the place to my workplace is walkable (5 mins walk) The maintenance team were pretty quick to resolve some maintenance issues.

Nice place overall—conveniently located near the Carillon and great if you need to be around for medical, school, or work-related reasons. Starbucks is nearby, and the amenities are solid. Just a heads-up: there’s no dedicated study area. Maintenance is responsive, and the staff are friendly. My only ongoing issue has been the HVAC—it tends to have cooling problems every 2–3 months, usually due to low Freon or wiring issues.

Beautiful Apartments but Something is Always Broken

South16 is a beautiful apartment complex with wonderful and friendly maintenance staff; but, with non-stop issues that are usually not handled well by management and constant noise from the location of the complex, it makes living in the community long-term frustrating and not ideal. Issues from elevators being broken for up to four months with no updates from management, amenities constantly being closed for one reason or another, trash services not picking up trash and breaking bags leaving a mess in the hallway, train, siren, and concert noise at all hours day and night, non-functioning security doors and key fobs, and incorrect utility vacancy charges being applied and auto-charged, it is hard to recommend South16 after living here for several years and seeing these issues getting worse and worse over the past year or so. When things work, it is a wonderful complex; however, there are more times than not when one or more things are broken, closed, or not handled well.

I wish S16 had a community bin to place recyclables (aluminum cans and plastic bottles). I'm a bit annoyed we pay a special trash fee (Trash Fairies), but there is stil no method to recycle anything! Also, I don't think the rat traps should be placed outside. Those traps kill other wildlife (chipmunks, and juvenile cats), but are barely needed for rats. I did once see a small dead cat near one of the rat traps.

The location of South16 is great, however I definitely expected better for the price paid. The ceilings in the hallways are shorter than those inside the units and the hallways themselves are very thin. Moving furniture is a nightmare with these conditions - damage needs to be fixed on some of my furniture. Upon move-in the unit looks great, then after settling in you start finding things that are wrong: For example, water pressure is extremely weak. The doors and doorframes are not all aligned - some doors are too small for the frames and don't close, some are crooked/too big and take an extra push to close. The blinds open opposite of the sliding door to the Julienne deck (have to slide the blinds all the way to the left in order to slide the door open to the right - just stupid installation). Overall, it seems like the contractor/builder of the units did a half---- job and just wanted to finish construction instead of ensuring functionality/comfortable livability of the units/buildings. However, this community is still in a better location than some others. Overall rating 6.5/10.

I moved here for a project with my job, but I have enjoyed my time here. It is a good complex that works to make sure that its tenets are take care of. I usually only eat and sleep there because of the nature of my work, but it is home. You have easy access to Dr. Pepper park for concerts and other events. The workout facility is nice, and the lounge with the pool table and air hockey is cool as well. I recommend it to anyone looking for a good apartment complex in the Roanoke area.

I’ve loved my time here! Been at the South 16 for years, and I have no plans to leave anytime soon. The apartments are beautiful and spacious, the building is pet friendly, the residents are quiet professionals who don’t party (loudly), management and maintenance are great, and I do feel that the value is excellent. You get a *lot* of amenities here. It’s also safe and in a great and convenient location.

overall it is ok, but still some shortback which have been submitted to you a while ago but still there. for instance: 1. inserts from 2023 until now, we asked some sticky pad but only provide once during 2023-2024 2. pipe is dirty. through toilet, if one week is there, no use water, inside of the toilet is black, also bathtube if sued for a while, there are many black dirty points on the bottle of the bathtube. we reminded you at least couple of time asking to clean pipe or but no reply and still there.

I am very happy at South16! The convenient location, clean atmosphere and comfortable amenities make it a great place to live. They are pet friendly, so my cat was able to come as well. The staff is very friendly and helpful; they are always glad to answer any questions or address concerns.

It's really too soon for me to give an evaluation of this new apartment I moved into September 2. I hope to live there in relative peace and quiet until September next year. I arbitrarily evaluated maintenance above without really having much to go on. So far, everything seems fine and I'm happy to be here in Roanoke while I pursue some goals in business with other businesswomen - goals that are humane and moneymakers and worthwhile. There may be some issues with magnetic fields from wifi and other electronicbased devices that I have had while residing in numerous places for the last 14 years. We have enjoyed our year plus stay so far at south 16. The convenience of the location to downtown, on-site business, and to the river and the green way are major advantage to add to the rooftop deck, club house, seasonal pool and gym.

The South 16 is a very nice and quiet apartment complex. They allow dogs but as a non dog owner I never have any trouble with them let alone see them. The staff do a great job and any maintenance needs are done within a day or so. All in all a great and safe place to call home.

Pretty much everything I could ask for in a Roanoke apartment. Close to everything, amazing view, fantastic staff as of 2023. Only caveat is being right by Doctor Pepper Park, which plays live music in summer. Pick the far side of the building if you're noise sensitive.

Mice, Bed bugs, Unprofessional - Oh My! Do yourself a favor and find another property. Roanoke is too beautiful a city to put up with renting in a place that doesn’t look out for you as a tenant. You deserve better value and customer service for your money.

I love the area South 16 apartments are located in. The staff, especially Dustin the manager has been so very kind, helpful, and understanding to me. I would pay the increase in rent to stay to continue to have such an amazing staff on location! The ONLY complaint I have is the thinness of walls, ceilings, and doors. You can hear every conversation/tvs in each apartment as you walk down the halls and I can hear every single step of the person living above me. That would be my only complaint!

Even though I am not a typical age of the residents at 16 South I do enjoy the convenience the elevators are great! Management is wonderful. So if your person over age 50 I would recommend if you have any type of arthritis or walking mobility issues that you consider South 16

I love my apartment here, definitely the best downtown living in Roanoke. Amenities are great, the staff is super helpful and responsive, and a very convenient location. Any issues I have had have been addressed extremely fast and professionally. Highly recommend!
