The apartments are nice, new, and there is all the necessary kitchen equipment. However, the apartment is near a road and even with the windows closed, we can hear each car on the street. This is the bad side

Great amenities, location, and helpful staff. Interesting and fun appearance with nice floor plans available. Fun and thriving community, and close to everything in midtown-RMH area. Free trolley to downtown locations runs every ten minutes- 7 minutes during lunch rush. High ceilings and lovely floorings are a plus.

I love living at South 16. The area is convenient to shopping, restaurants and I 81. The apartments are beautiful, high ceilings, washer/dryer includes and bathrooms are large. I wouldn't want to live anywhere else in the Roanoke Valley.

It's a clean and secure building, very convenient if you work in downtown or Carillion. Nice people, SB and brewery and food are a step away. Parking is free outside and there is a lot of space for parking. Before I move in I heard from my friends that maintenance is not good but my interactions with maintenance so far was really good.

This is a great location, walk to town, greenway, shopping, etc etc....I only wish I had a designated smoking section without butts all around. That's my only complaint. Otherwise it's a perfect place to live!!!

Nobody can do anything right. Everything breaks. Terrible. Just terrible.No this is terrible I hate living here with the crappy staff and ruining my apartment and stuff. You can’t do anything right I will tell everyone not to love here.

I have really enjoyed living within the South16 community! It's proximity to the hospital, Starbucks, and awesome amenities make it a great place for health care professionals working at CRMH! I would definitely recommend South16 to people moving in to the area.

Great apartments, great staff, awesome location, and the security is top notch! A short walk or bike ride to downtown. I have a great view of Mill Mountain and the to mention the convenience of having Starbucks, Moe's, and Starr Hill Brewery in the parking lot! The amenities are really nice! The buildings are secure and parking is very well lit. You do hear noise from the road, train, and neighbors, but none have bothered 's part of apartment living. You'll hear the train bell, but I'm not sure I've ever heard it's whistle. All in all, a great place to live!

I’m very frustrated with the noise from the upstairs neighbors, as well as the poor communication with maintenance. They have never showed up on time, and at times, didn’t show up at all without notifying me. I also made it very clear that nobody was allowed to enter my apartment without my permission. Someone from maintenance showed up early one morning, and came into my bedroom while i was sleeping. I’ve made the request for people to not enter without me letting them in prior to that, but it clearly was not communicated to the maintenance staff.

I really do not have any compliants about this apartment complex. The people here are friendly and pets are welcome here. There is a train behind the apartment complex but I don't hear it on the 5th floor.

Great location, timely maintenance, great facilities (fitness and club room). Common areas are kept always clean, any elevator malfunction is fixed promptly. Very convenient for access to coffee shops, restaurants, Greenway trail, Mill mountain and downtown.

Great location, well managed facility, spacious bathrooms (seriously), overall well maintained and easy to live in. Lots of parking both covered and not. Pool, gym and lounge are nice. Folks that work here are very friendly and easy to work with.

This is a great place to live - it’s very cozy and awesome to come home to after a long day of work . It’s typically always pretty quiet, and it’s in a super convenient part of town. The insides of the apartments look amazing, and they’ve got a really unique look from the outside too! The rooftop deck is really nice, and so is the pool for the warmer weather.

Very nice apartments with just enough space to be practical. I love the view I have from my balcony. I do wish the balcony was bigger than a Juliet. Needs more closet space or even coat closet and or storage.

Very nice apartments. Very nice appliances and amenities. Great location to downtown amenities. My only negative is that there isn’t enough parking at the older building. I understand that there is an issue with the parking garage that is currently being worked on, but it’s been several months and it still isn’t fixed yet.

This apartment is very nice/well kept on the surface. I think there are some serious issues with the integrity of the building itself. The parking lot is on stilts, there have been multiple sprinkler systems on multiple floors that have broken and flooded apartments, fire alarms are constantly going off and the elevators often do not work. My apartment was flooded as well as the dry wall completely soaked. After a long struggle I was finally told that I could move to another unit once one opened up but that any damages or moving expenses would need to be covered by my renters insurance. The front staff is nice but is at the mercy/command of their superiors which could care less about tenant satisfaction. Read PRG real estates reviews and you will see a common theme. For such a new building there just seems to always be something going wrong. With that said the apartments are cool to look at from the outside and the pool is nice.

Overall South16 allows for a phenomenal living experience in downtown Roanoke. With wonderful amenities and staff here, it allows for an ease of living that is hard to find elsewhere. The apartments are beautiful and with the back drop of Roanoke's star the views cannot be beaten. There are plenty of things to do nearby. With Dr. Pepper park in our back yard the ability to go out and have a great evening is always easy. If you are looking for an apartment downtown this is the place for you.

It's nice right now cause it is brand new, but it isn't built to last. Sometimes we'd have to hit the light switch a half dozen times to get the lights to stay on. The Dr. Pepper Park out back is a nuisance, very loud and people take up the parking outside for the event. Walls are thin. No night time security of management so if you're neighbor is rocking out at 1 am you'll have to call escalate to calling the police. Appliances were nice, maintenance was very timely, loved the balconies for some fresh air. Still over priced, we moved a few streets away and are paying the same amount for twice the square footage.

Great location, I can jump on the trolley everyday to work downtown and not worry about parking. Convenience to Starbucks and the greenway is also fun. Safe at night to walk my dog, only thing is I get nervous with all of the big dogs that live in the complex since my dog is very small.

Very nice apartment. Very rediculous pool rules! The pool could have been bigger or at least have a hot tub in it. Some of the staff are very nice and get things done I really like my apartment. Just wish it wasn’t so exspensive!

This apartment used to be nice to live at with a responsive management staff. I do not have any complaints about my apartment but it's been the lack of responsiveness of the management staff. It takes several phone calls and messages to get a hold of someone about scheduling maintenance. My other huge complaint is that the grounds are disgusting- there are a select few who do not pick up after their dogs. Within the past few months a dog moved in who likes to mark all down the stairwells. I was told by management that cameras were going to be installed so they could start fining people but 2 months later and we still do not have cameras. There has also been an issue with parking where the deck needs to be repaired despite it only being 3 years old so it has been a mess. Otherwise the noise is minimal and my neighbors are friendly people. I would not stay here though because the management does not follow through.

I'm very happy, comfortable and feel safe in my Apartment and in coming and going here at South 16. The people I've met on the Elevator are friendly and I just feel very relaxed moving around the grounds! Brianna's tour was great and Lindsey, Nic and Brent were very helpful during my move in and continue to be so! I love the proximity to downtown center, the 581 and the Blue Ridge Parkway, the library, the YMCA, bars and restaurants and my music instructor! I think the rental rate for my accommodation is fair, the Internet service I get from COX is so far awesome and I'm just happy to reside in a space that allows me ease of movement with an absolute minimum of maintenance effort! The worst building manager I have ever interacted with in my life. I wish she had emailed me back instead of called me on the phone in response to my complaint so I could share the words the had the audacity to say to me. She should be fired but I fear she would never find a job again. Great place to live if it weren't for her.

The apartments are a little noisy and the staff is considerably rude at times. Some of the staff is nice and genuine and others not so much including the maintence staff. I like my apartment minus the noise and the high end cost of living here.

Just renewed my lease for the third year. I really appreciate the No Smoking on the premises and the garage parking. i can walk to the Greenway, downtown, and nearby restaurants. Good neighbors - nice place to live.
