Construction, trains, hallway, and hospital noise are an issue but between apartments is fine. Clean and well kept. Management is responsive as are maintenance. Easy to pay monthly lease and water is included. Paying to park in underground garage is a bit high but not enough space for all to park outside .

South 16 has been the best place to live from day one! The staff has been so amazing and my small maintenance request was handled within 2 hours and they even called to let me know it was done! Five stars!!

Housing is good and convenient (close to VTCSOM). However, the management staff aren't as transparent as I would wish. Nevertheless, the people living here emanate an incredible sense of community and safety.

Nice location and place to live. Bri and Lindsey are easy to deal with and maintenance is friendly too. The price is not bad either especially for everything that is around. I would recommend this place.

Very nice space, very happy to be living here. Particularly appreciate the gym and the location and the modernity of the living spaces, as well as the 24/7 Wifi in the common area, and the ability to have a dog.

Great place to living. Very modern apartment with gym and recreational area. Staff is extremely helpful and quickly acknowledge your needs. A little on the pricey side but well worth it. Close to many things!

Nice, clean apartments with wonderful staff!! It's not far from anywhere! It has multiple floor plan options to choose from & events happen right behind the building at the Dr. Pepper Park. Plenty of space for walking a dog, & the dogs are welcomed. Look into it!!

I moved into South 16 last year. When I contacted the property for info I received a response with in minutes. Derek was very helpful and knowledgeable in every aspect. He even answered my questions late into the evening which I felt was "above and beyond the call of work" I worked with him until move in day he even followed up with me after my move in to see how things were going. I had never had this done before and I have lived in apartments all my life. I am 47 years old. I met Lindsey a few weeks later when I walked into the office to pay rent. She is very kind, helpful and a pleasure to work with. I then met her again a few weeks later when she and Derek were out side picking up trash around the building this shocked me as I have never seen this at any other property I've ever lived at. It made me really feel great about choosing South 16 as my new home! I could not be happier! You will not be disappointed the service here TOP NOTCH!!

We love the complex and the location. It's probably the nicest place we will ever live! The building is always clean and neat. It is quite and sometimes you hear a dog but not often. This is apartment life. So Thank you for all of your other help over the last year and a half. I've never lived in a complex with a better leasing department. We will miss you! We recommend this to anyone wanting to live in peace and cleanliness, not to mention style!

I moved in about a month ago, in May of 2016. I'm giving everyone a fair warning to not move here unless you are prepared to deal with a major sleep deficit. When I first moved in, I noticed that every night at 4am-5am and 6am, an earth shattering train would roll by and wake me up. As a pharmacist that works 12 hour shifts, this was the start of losing my sanity. I slept in my closets instead to avoid the noise on nights I knew I had work the next day. Ear plugs were constantly used however it eventually hurts your ears. The trains are not something to ignore and for some reason, the windows have zero insulation. As a person who lived in Chicago and had apartments near trains that had good sound proofing, I was utterly surprised that this place couldn't do the same. If youre moving in here, try to avoid being on the side by the "star" which is where the train is. The sad part is those are usually the apartments that are open since the turn over is so rapid (because of the noise...among other things). Fire alarms at 5am. Since I've moved in, I have delt with five fire alarms for no real fires. You're jolted up and it is loud as hell. Most of the residents don't even go outside which makes me think this is a common thing. Whether it is a problem with their system or someone does not know how to cook it's just a huge inconvience. I havent been in this situation before and it's driving me a bit crazy. Dog vomit and the smell reeks from the back stairwells which you'll need to use if you park your car and not pay for the garage. Many of the other complaints about noisy neighbors are true. It's similar to a college dorm. Dogs bark insanely, and even though I love dogs, it really doesn't help with the added noise. This apartment sits is noisy. It is the moSt noisy apartment I have ever encountered. If you're a nurse or doctor that's works long or night shifts, please consider moving elsewhere because you won't get a good nights rest.

Balconies are so small, a chair can't even be placed on them. When moving here in 2015 we were told that there would be a storage unit available. That turned out to not be true. We were also told that there would be a dog park. That turned out to be a lie as well. The apartment complex is very noisy. The walls must have very little insulation. Elevators are always dirty. Hardly any grass in the front. With the addition of Moe's parking is a challenge. Not to mention that they charge to park in their garage that leaks water.

Overpriced and very small units. Lots of noise due to very little insulation between floors. No amenities except for a gym. Grounds are unkept. I would not recommend.

I enjoy living at South16. It's right by my work and very secure. I also enjoy how friendly the staff is here, always willing to stop and say hello. Another thing that's great, even though I do not have a dog, is that they provide dog walking stations with bags too help keep things clean. Definitely the nicest apartments I've ever lived in.

South 16 is THE BEST place to live in Roanoke! Office staff and maintenance are always welcoming and eager to help in any way they can! The apartments are modern and beautifully laid out. I will stay here as long as I possibly can!

In my almost 11 months as a resident here, I am continually impressed at the entire South 16 experience. The location (next to food, coffee, the river, greenways, and a live music venue), quality of appliances, responsive staff, and great view off my balcony really make this the best apartment I've ever lived at. I am a person who appreciates the value in something. And for all the great qualities of South 16, it sure is hard to beat this deal.

The apartments are nice and clean. The sound proofing is pretty good. The staff that oversee the building are very helpful and friendly. The maintenance team addresses issues well. So far, I would definitely recommend South 16 to friends or family.

Have enjoyed my time at South16 so far. The leasing agent, Derek, is extremely efficient, responsive, and great to work with in general. The apartments are new and modern and the gym is nice as well. Great location (especially in the warmer months)---the Greenway and an outdoor music venue (Dr. Pepper Park) are close by. Would definitely recommend!

- Great leasing manager, very attentive to residents. - Huge bathrooms! - Great view of downtown or the Greenway. - Pet friendly, large dogs allowed! - Nice gym, and lobby area is great for social events.

Brand new construction, great location, covered parking - what else could you ask for in an apartment complex? South16 really is an exceptional place to live. One thing I absolutely love are the tall ceilings - I mean who else can say they can fit a 7 1/2 foot christmas tree in their apartment? The units are luxurious, the residents are courteous, and the staff is very professional. My property manager, Derek Janney, has been very helpful and patient during my moving in process. From answering questions for us to scheduling maintenance appointments, he's been nothing but helpful - he's truly asset to South16 and PRG Properties.

I have lived since last year and I couldn't have chose a better place to live in Roanoke! The brand new building is very modern and close to everything in Roanoke. The trolley is convenient for going places when I do not want to drive. It is within walking distance and two restaurants going in next door and Starbucks. So convenient!! South 16 is a great community and the property management is excellent and always professional!

My time at South 16 has been one of the most pleasant rental experiences of my life. The finishes in the apartments are top of the line. The amenities include a 24 hour gym, commons area with plenty of seating and two flat screen televisions, and a secured building. There is always plenty of parking, and they even give you the option to park in a parking garage style parking lot underneath the building. The demographics are wide ranging from college students, to families, to young professionals. You get a great mix of people who are all very quiet and respectful to everyone else's lifestyle. During the snow storm in January, they had staff working throughout the storm, and had sidewalks and the parking lot cleared the next day. The maintenance staff is great! The property management staff is always available to the residents. They answer questions immediately and get any issues you have resolved as quickly as possible. Not to mention they always greet you by name, and with a smile! I would recommend South 16 to anyone who has location, quality, and affordability at the top of their rental wish list!

I've been living here for almost a year now and everything is great. If there are ever any issues either with maintenance or noise, etc the staff are there to make sure everything is fixed. I would definitely recommend this apartment to anyone in Roanoke.

Chose South 16, You will love it here. Excellent staff and extremely helpful! Ease at application process, very quick and easy! Derek is excellent and knows the property and answered all my questions with confidence. Lindsey is very helpful and nice as well. She introduced her self to me and welcomed me to South 16.
