Great/New community located near a bunch of great activities and restaurants of downtown Roanoke. 10/10 would recommend (I actually have). I have now recommended this property to 2 people who liver here now and agree that it is a great location and the management staff is great to work with.

South Sixteen is a great place to live. The convenience of shops, restaurants, grocery, parks, and downtown fits my lifestyle. The management & maintenance team is great too. I am happy to have found this place.

I really enjoy my apartment and how convenient it is. Anytime I have questions or need help they are answered quickly and I love the fact that there are community raffles to include myself in the community.

I would not consider South16 as luxury apartments though they are more modern than most apartments in the area. The location is great though. The noise level is pretty high at times and the cleanliness of the community is very poor and lacking attention.

I really enjoy living at South16. The location is amazing with it's proximity to my work and all the things to do. I love my little apartment, the pet positive environment and how polite and considerate everyone here is. The staff has been amazing with how attentive and flexible they are in working with us. If you are looking for an efficient, worry free place to live with lots of friendly people you won't be disappointed here.

I am extremely happy here it is quiet and safe and secure. Maintenance is polite and efficient. Compared to where I have lived this is the best on everything. It is close to everything and cost effective

We love living at south 16. The location is close to parks and shopping centers. We love the amenities that are available to us. They keep the hallways and elevators clean. We also like having covered parking available.

South 16 is a very safe and clean apartment complex with extremely friendly and competent office and service staff, that responds quickly to questions and the few maintenance issues that came up during my two year stay. It is located in South Roanoke with close access (walking distance) to great hiking trails, the Roanokes river greenway, restaurants, grocery stores and entertainment.

I don't think I would feel safer at any other living area! Clean, professional, accessible, and comfortable. The staff in the leasing office and maintenance are so helpful and kind to all residents. Parking is great, and right next to the hospital as well!

Noise from trains and trash trucks is excessive. When I visited the apt I was told the train was not frequent or overly noisy and that is just untrue. The frequency of the elevator being out is rather bothersome as well.

The apartment location is great, right by the greenway and downtown. The apartments are very modern and have nice amenities. You are allowed to have pets and Dr. Pepper park is right there for dog walking. I gave 3 stars for the noise level since the building is located very near train tracks.

Good place to live if you can handle constant noise, which I can. It is right next to a hospital so there are constantly ambulance sirens throughout the night. On top of that, the walls are thin and no amount of soundproofing helps (I've tried). You can hear every word spoken like they're in your room. But I don't mind that much. Everything else is pretty great. Good location.

Great staff and maintinence team. Things that coule improve are mostly on the resident side. Many residents leaving trash in the hallway overfilling the trash chute, having large parties on work nights etc.

South 16 is located in he most convenient place right outside of downtown and close to 581 so get anywhere quickly. The amenities are awesome. Maintenance and management are always friendly and quick to help and resolve and issues.

I love the safety and convenient location of South 16. Management and maintenance are always quick to respond and resolve problems. The apartments are very nice and have a great open floor plan. I hope to stay here for several years!

The units themselves are nice and the location is great, but that ends the list of positives. Communication from the leasing office is lacking, at best. We are seldom informed of issues plaguing the building and when we can expect a fix. Additionally, the maintenance team is understaffed and the stairwells are embarrassingly filthy at all times. Instead of informing residents that local ordinances required a staff member to screen for COVID to open the pool (called and confirmed with the City), the complex kept claiming that the City hadnt come to inspect. When the central elevator in one of the buildings broke (for a second time) for a period of nearly a month, there was no email to apologize for the huge inconvenience, no updates were given about repair, and there was no rent discount given. Unlike other luxury apartments Ive lived in, there are only a couple of resident events throughout the year or resident appreciation tokens. All in all, theres no transparency and zero communication.

South 16 has been a great place to live! The location, amenities, and customer service have all been fantastic. My favorite part about it is the roof top deck; I love having people over and entertaining them with a view of the mountains.

South16 is made up of such beautiful and expertly designed buildings and individual apartments. I am still amazed by the lack of noise despite being right by the train tracks and across from a busy road! To top it all off it is very conveniently located right by CRMH and the river pathway.

I am so happy that I moved to South16. When I moved in, the apartment was clean, all appliances worked, and the keys and router were already waiting for me on my counter. In addition, the location in Roanoke is amazing. South16 is a short drive or walk to anywhere you need to go!

Very satisfied with rental experience. Clean and well maintained buildings. Had a roof leak due to prolongues rain and living on the top floor. Response by maintenance staff was immediate and Issue was fixed. Will definitely recommend this community.

I appreciate living so close to the hospital. However, be careful about living next to community areas (grill/pool) - it gets pretty noisy during the warmer months. There are quiet hours past 10 pm, but if you are a student or resident who needs time before 10 pm to study/sleep, this can be pretty disruptive!

Things I love about South16: in-unit washer/dryer, conveniently located, gym that suits my needs, friendly staff, and friendly neighbors. Noise is managed reasonably well for an apartment near train tracks. Would definitely recommend...especially if they are running a promotional deal!

overall great living community, relatively quiet community except for train, helicopter, ambulance (since it is near RMH). modern interior with clean living space/community sharing space. great small gym and community area to be shared with other members for parties/gatherings. plenty of parking around the complex without much of an issue.

Thanks ! Fun people in the building. Ive had no issues with noise or accessibility. Easy place to get to work and back. Like any apartment complex, you must follow the rules in place. No issues living here
