Great, modern place to live. It is close to everything. I love catching the trolley. I also think the staff is very helpful. They have fun events and the security is great. I love how clean the building stays. I feel at home here. :)

Great place to stay. Location is convenient. Safe. Close proximity to downtown, the hospital, and medical school. Private access to pool and rooftop. Walkable distance to Dr. Pepper park where they hold concerts and food festivals throughout the summer. Moes, Starbucks and Starr Hill with weekly food truck visits.

Great service I couldnt have thought of a better place to be . Very peaceful and very kind people . When I moved out here 2 years I was searching for a while before I came out here because I wanted to leave somewhere that fit me. After 10 apartment searches I noticed that South 16 fits my current lifestyle and they are right here in the downtown area where you could literally walk around and go too your favorite whole food places

Amazing apartment with amazing amenities with close proximity to a daycare, the hospital, the river trail, a park, a post office, and a bank. Also has a great community. The apartments are very secure and is in a safe area . The apartments also have amazing views.

Great location; close to the hospital (walking distance), Moe's and Starbucks. But given that many residents have pets, it's not the cleanest place you can find in town. The staff members are nice and quick. The apartments are nice inside but things do fall apart, which means you have to call maintenance of and on. Overall, happy because I work in the hospital and In need to be close.

This is a nice community. I have lived here since 2017. The staff members are friendly and responsive. Appliances are very new since it's a very recent property. People who live here are mostly nearby employment. Pet friendly. The gym is nice, has all the basics.

Apartment is great. However, many changes need to occur. The parking is horrible because of Starbucks and Moes. On Thursdays, a running group will park in the parking lot and cause no space for renters to park. I have had to park in overflow parking. Pool being used outside of pool hours and residents have kept me up in the middle of the night due to drunken parties

South 16 is one of the best Luxury Apartments that you could find here in ROANOKE, but you can get more for your money some where else with the same, and maybe better layout & Services. this is the first appartment i saw here, and i took it coz i was tight on time.

South16 is a great community in a fantastic location with ample parking and great amenities. You can't beat being steps away from a Starbucks and a brewery while also being short distance from Towers shopping center and downtown. Also, the pool is clutch in the summertime.

This apartment is modern, in an amazing location. I couldnt be happier. I love being able to come home to such an amazing view of the Mill Mountain Star. My bedroom is just the right size for me, and has plenty of outlets to be sure my room set up fits my needs. The apartment being pet friendly is a huge plus for my rooommate and her pug who absolutely adore the space to run and play around the complex.

Enjoy living here. Management and maintenance are always pleasant and nice anytime you have to talk to them. If they build anymore we should have a pool on the roof. I also like the convenience of getting somewhere in a short amount of time.

Rent way to high and I don’t feel you get the same amount of service or respect for amount being paid you can be paying a home mortgage . 1 year is the longest I could ever stay . Having to walk far to your home cause no parking spaces very inconvenient

Recently moved into South16, it was one of the places recommended by our residency program at Carilion Clinic. I looked at 5 different apartments when visiting Roanoke a few months prior to the move. We got the 730 sq ft one bed room. We really like that our unit gets great natural light. The neighbors are quiet. The property is clean. The only thing I dont like about my unit is the polished concrete floors. It looks industrial and cool but is a pain to clean. Only the 2nd floor of the new building has these floors to my knowledge, every other floor has wooden floors. the bedrooms have carpet. There is only one walk in closet in the whole unit. With me and my wife here it just isnt quite enough. Overall we are happy with our unit. The area is pretty quiet and we feel very safe. We share a parking lot with Moes, Starbucks, and a local brewery. There is parking inside the building for $35 bucks a month. You can also park outside of the building. In our one month here there have been a few instances of having to circle around the two buildings for a spot. This is usually when there is an event or concert at dr pepper park.

South 16 has been a wonderful place to live! The staff is wonderful and does a great job communicating with tenants. Whether it is about any issues, community gatherings, or questions in general. The people in the community are very nice as well. Compared to other places we have lived in Roanoke this has been the best experience to date. I would highly recommend south 16!

Me and my roommate have been very happy here. We looked for an apartment for quite a while and this one was one of the first we looked at, always came back to it. Its located in a great spot which adds to the experience. The views are great with lots to do. However, the apartments are average. They are not very spacious and dont offer much storage. Parking can be tough, but overall, its been enjoyable!

Like the near downtown living. View from apartment . Parking is hard in spring and summer for non paying parking residents . Pool in spring and summer is sometimes not good to be around because of loud obnoxious people . Theyre some smoking going on near pool and very late night residents that continue to abuse the rules . Rooftop patio is great. But then again some residents abuse it and smoke and is not fair to the abiding residents .
