The staff is polite and the neighborhood is nice close to shopping, schools and a county park. However there are no community provided ammenities, the trash bins are ALWAYS full. And if you need any maintenance done it's likely that it will take weeks to fix it.

Ever since Gates Hudson took over the property EVERYTHING has gone down hill. They come in to do “random” inspections like it’s a public housing community, maintenance ignores requests for repairs days and days. The office staff never answers the phone, and the new property manager (as of 2018) really thinks she can do what ever she wants, like they are public housing projects. There is no pool, no gym, no playground besides the elementary school next to the property. There is a state park, Lancaster Park in walking distance, but who wants to take little kids there during the day when there are empty beer cans and used condoms laying around the park and playground. This place is insane, and the care and respect for residents has gone down hill. I have rented all over Manassas and Woodbridge and NEVER had inspections as frequent as they do here. Then the property manager sent a letter around saying that my apartment is dirty, unsanitary, which is bogus. The letter said to clean up and they would return in 3 weeks for another inspection. I have three kids and no pets. My apartment is clean and there is nothing unsanitary. This may have been a formal letter she sent to everyone after the inspection, but that’s just ignorant and wrong. The maintenance man told me some people had animal fleeces everywhere etc... and that’s why she wrote he letter, but that’s not a letter you send to everyone. Send it to the people that are really dirty and leave me alone. Who do you think you are? I’m telling you, what apartment complex comes into your home every couple of months to inspect. Even people on section 8 housing don’t get this harassment. Every place I have lived has given me my security deposit back when I moved out, so that should tell you a lot about how I keep my home. I will be moving out in a month and so GLAD! Do not rent from them, you will regret it!!! Who ever is posting these positive reviews must be staff or they lived here when the old owners were here.

New owners and GHA has raised rents which is bad for the community. The community is no longer affordable since GHA has raised all the rents, added a 500move in fee, and the residents are now responsible for all the ulities. The rent hike and lack of vast improvements in the community has made living in the community unattractive .. There is no amenities in the complex. The park next to Lancaster Mills does not belong to Lancaster but to the state. Therefore, this should not be consider as an amenity. Gha raised all the pet fees as well. The PM is never is around when you go to the office. Dumpster trucks and working vans are all over the parking lot. Not a pretty sight. Trash Dumpster left over filled. Piece of dry wall left out for two weeks again the green radiator. The community has gone down hill under GHA and new owners. Not worth the rent and value. Graffiti around the community, building sliding need washin. the property is not well maintained but the new owners are charging as if this is clean and updated complex. The size and apartments are very basic nothing special.

Friendly people. Very peaceful. The maintenance crew are nice and quick to respond. The front office are wonderful staff members. I enjoy talking to them. When I need something or a question answered, they are quick to respond and have the answer.

I like the apartment very well because its environment is very quite and closer to the elementary and middle school where my kids attend.The short comings I have notice is that, the hall ways in the apartment is always unclean I mean very dirty.

It's a great place to live so far. Peace and quite, friendly Leasing office agents, friendly building manager, always on top of things. Costumer service is great, Sophia helps in answering any questions I have, maintainance personal are on top of every work order.

Great staff. Not to crazy around the area. Love the parks being a walk away. I work from home and the only thing noisy during the day is once a week the grounds are cleaned are kept up to date. They aren't crazy if you don't pay your rent on time, but only give you a fee of 50, which Is not so bad compared to other places.

It's located conveniently close to good schools, shops and easy to commute to/from. Parking spaces are really wide and there are plenty of them. There are two tot lots near by and two basket ball courts. The apartments are spacious and neat and the staff is very polite and efficient.

My experiences as a tenant have been okay. There are no incentives to stay as the only incentive to stay is a free carpet cleaning and no upgrades. Mildewed balcony area is a constant problem as it has only been powered cleaned only once in my 12 years of living there.

I had good experience living at Lancaster Mill Apartment for over two years. I had a fourth floor apartment with a wonderful view in very quiet location. Bottom-line, I would recommend these apartments to anyone with or without kids, a large park for outdoors activities is in the area, also this property smarty located near a variety of stores for shopping and you never have a parking problems in the apartment area. Thumbs UP for me!

I've lived in this apartments for about a year.. Very nice an quiete place to live at. A couple weeks ago I had a problem in my buliding, a pipe burst(middle of the nite called emergency number never answered.. I had to call the firefighters to shut the water from running out. My whole apartment was complety full of water.. Its been 3 weeks since then and they still working on it.. Talked to the manager and the main manager, they promised me a day to have my apartment finished so far ppl still working.. Ive been with no heat, no furniture to use.. Very very dissapointed. I can say that the only efficient person there is the secretary(Sofia) always willing to help.. I hope the management change the way they run this apartments cause so far my situation is very upsetting. Not to mentioned the time the pipes bursted was the weeks we have that below zero temperatures.. No heat, no furniture, dust everywhere and I have 2 KIDS.

i lived here for a year. i left very disappointed. my sink broke down and they never came to fix it. the manager is never available. The experience here was awful and not to mention the assistant manager who cannot conduct her self professionally. in one instance she barged into our apartment after we told her that the timing was not good at the moment. more importantly she gossips about other tenants problems.

Kris is awesome. She really worked hard to make sure we got a place. You can't beat this place. The price is great. The apartment has enough space for me and my wife. We enjoy having it. The commute to work isn't to bad either. It's 3 minutes to get to the school I teach at.

Great! I relocated, and the staff made the transition easy. I got a great place which is in a great area. I wish they had places of this nature in my prior city. The grounds are great not to mention, around the corner from a school and park, with basketball courts.

I have lived here for a few months and like it a lot. I have no problems with any one or the staff and I enjoy it here. There's always a parking space and I feel safe here so far. You don't hear noise and know you can have a quite evening after a long day at work.

Overall, I was very pleased during my stay at Lancaster Mill. I stayed for approximately 11 months and have no complaints. The apartments are nice and the management is great! I had no issues with neighbors and there was always available parking. The location was great with easy access to the VRE

Lancaster Mill is a nice complex. Not a lot of noise; convenient to Prince William Parkway & I-95; decent neighbors. For the area, the rent is reasonable. Not high class, but not low rent. VERY friendly office staff. Not fancy, but clean and safe . I had a slight issue with a work order being misplaced. Please note that I never really followed up with it. But when the new management became aware of my issue, they took care of it very fast. If you are looking for the trump towers, than this probably isn't the place for you, but if you are comfortable in a nice, clean middle class environment, then I would highly recommend it.
