This place rips you off and steals from you
We were wrongly charged by them for so many things, they dont even know about what theyre talking about and make up prices to their pleasing as it seems. the charges they said through the walkthrough and the charges they gave us and the charges written on our lease are all different. They basically try and charge you for everything for doing nothing. I am going to go against them in a small claims court, if anyone else who feels wronged by them please contact me by emailing me so we can get together and present a case and fight them and their greediness. I have one of the best lawyers in San Diego county, and connections, I just need people to help me with this case against them, because the more of us there are the more of a headache for them we will be and the more theyll hopefully want to settle.

truly sucks
This place truly sucks. I do agree they will steal from you in a heart beat. It is not possible to get your deposit back and as the other reviewer said, you will get additional bills. Don't do it, find an honest community!

could be a LOT worse
I really like Nobel court. We moved here in February when it was under the old management, which I agree sucked. The new management (> March) is very responsive: I've submitted about 5 maintenance orders since I've lived here and each one has been resolved within a day. My dishwasher broke and they replaced it with a brand new one within two days! We had a 6 month lease at 1295/month and when I inquired about extending it they let me sign an extension and gave me the same price that I signed up for, even though the rent had already gone up at that point. It's easy to hide dogs, that dog deposit and pet rent are a total waste of money and everyone abuses the pet policy anyhow. Its supposed to be dogs < 30 lbs, but there are great danes and st. bernards all over the complex. Cheap for la jolla, good amenities, and the management is responsive enough for maintenance but doesn't watch over your shoulder. All in all I think it's pretty good.

Love it!
Just moved in here a couple weeks ago and I absolutely love it. The hallways are huge and with the crown moulding, I seriuosly feel like I'm coming home to a hotel every night! I'll never live without a washer/dryer in my apartment again. I had a light bulb go out in the bathroom and they came out to fix it the next day. My favorite part though is that I'm right next to the freeway and there are 5, yes FIVE grocery stores right within walking distance (not that I ever walk to them!), so I can actually cook in my beautiful kitchen. So exciting!

Terrible Place to Live!
While the washer/dryer in unit are convenient, they aren't enough to compensate for the host of other problems in this complex. My microwave, which comes standard in the unit, didn't work and despite consistent complaints on my part, the management never solved the problem. The carpeting is also some of the wrost I've ever had to deal with in an apartment. I have a steam cleaner but despite weekly cleanings, simple stains would not come up which in turn detracted from my deposit when I moved out. They also were charging sewer/water/trash when the contract said that these utilities would not be paid by the resident.

The architecture of the buildings is also terrible. Just getting to the garbage shute was a pain as they weren't conveniently located. Also, due to the flat-face of the exterior and the excessive landscaping, unless you're facing west, it's impossible to get natural light inside of the apartment.

Needless to say, when they moved to raise my rent from $1233.50 to $1500 a month, I gave them my 30-day notice and moved to another complex.

Coming apart at the seams!
We have been flooded out of our apartment twice in 6 months. Yes they put us up in another apartment, but how inconvientent! ther firs ttime they worked fast, broke all our stuff, got paint on our clothes and jimmy-ed the faucets back togther held in place by a lotion bottle! The second time it happened (new management) they were very nice, said it would be done quick and clean... then we didn't see them for a week and a half!!! It took two weeks to fix! They look nice enough... but I've heard other tenants say they've been flodded out too and other major problems.

SUCKS / Sue / Hidden costs
I lived at Nobel Court for 2 years. The old management could not do anything right and made lots of promises never kept. The new management is money hungry and will rip you off in a second. They attempted to increase my rent many times without notice. My lease stated that upon end of leave all terms and conditions of the lease would continue month to month unless either party gives the other 30 day notice of change. Nonetheless, at the end of my lease and after I paid the rent I got a bill for $200 late rent. I was told that that rent automatically increases upon expiration of the lease and since the lease expired nothing it contains matters. This continued for 5 months. Each time I had to put a copy of the lease in the manager s face to remind her of the agreement. Meanwhile they were running ads on SDReader for my exact apartment for rent amounts lower than I was paying. After my move out I received a bill for $462.00 for new carpet and unpaid rent. We paid the exact amount of prorated rent the manager told us and even returned the apartment to her 2 days earlier than planned. The carpet was in good condition, it was a cheap carpet shedding constantly from day one and burnt out the motor in my vacuum. So I agree it was super cheap and needed replaced, but it had no stains, no tears, just light cleaning needed. So why would I be billed for that? Do you want to live somewhere that is managed by people trying to scam you?

office staff
the office staff, including the manager were extremely unhelpful every time i was on the office. My boyfriend and I wanted to downsize from the 2bd/2bth we lived in at Nobel Court to a one bedroom. We came to the office 3 different times, each time with an appointment and each time someone was at lunch and therefore they could not show us the 1 bedroom. The point of leasing is to keep your residents, not lose them because of your leasing staffs incompetece. Rule #1 - DONT MAKE APPOINTMENTS YOU CANT KEEP! I would not recommend anyone to live at this complex because when you are a resident somewhere you want to feel like you are truely welcomed and valued... this was not what I got at Nobel Court

MANAGEMENT = INCOMPETENT BONEHEADS
I'LL KEEP THIS SHORT AND SWEET... IF YOU DON'T LIKE MONEY AND YOU PREFER DEALING WITH BONEHEADS OPPOSED TO PROFESSIONALS, THIS IS YOUR PLACE. ALL OF THE AMENITIES/APPLIANCES ARE SIZED FOR A HOBBITT (WASH/DRY, DISHWASHER, MICROWAVE, FRIDGE, STORAGE)!!! AND LAST BUT NOT LEAST, THE MANAGEMENT SIGNED FOR MY PACKAGE SINCE I WASN'T IN...THEN LOST IT AND CLAIMED THEY'RE NOT RESPONSIBLE...ARE YA KIDDIN!!!

Don't even think about it
I signed the one year lease because of the move-in special. However, I was kicked out by the 10-th month because someone bought my unit. The management forced me to move out in order to finish their selling deal. Or I can stay but the new buyer will raise my rent...

It was a very unhappy experience. And the construction was noisy and introduced a lot of dust.

Worst place to live in SD
Awful, walls are thin, mold on the walls, the place is falling apart, elevator is never working. Leasing staff inept, unfriendly, liars. I was ready to sue Villa Vicenza. Do not move here, you will regret it.

Except for in home laundry, not really worth it at all
Where can I start, hmm, o.k. very first day I was great cheerfully and waited for a while. After the greeting, we toured and went back! The staff didn't really care if I rented or not b/c all of them will be out of a job at the end of the year with this condo conversion junk! By any means is the place worth buying. Then came the parking situation, oh my God, I ended up buying two space just for my truck, f-150. They also need better saftey and security at all the doors to the elevators and from the outside to the inside of the parking garage, there has been numerous of times drunk people hang around, throw up, piss or fall asleep there. Now for more outside stuff, it looks really lovely, especially if you like dog pooh on the side walks, in the grass, in the elevators, mainly the other residents faults, me personally I beleive pets should wait until home ownership! The inner courts are nice too, except for the animal pooh everywhere! Now for the inside, tiny but nice except for them never repairing what is broken, dismissing problems at their leisure. The carpet fibers come off on everything, eyes, clothes, what ever. My toliet, and garbage disposal has not worked properly for over a month. I can contiue on, but you get the point, for 1300 a month, never again, oh and they charge 1300 to break a lease & the amount of time you stay over the 1st & they keep your deposit, what the ..., looks past Nobel to something else, I feel bad for the college students & us military guys that stay here.

convenient, but poor noise insulation
PROS: Very convenient to many shops, UCSD and bus line.

CONS: Extremely unsoundproof - e.g. can hear normal conversation or coughing in next apartment, constant thumping from upstairs neighbors movement, street noise can be fairly loud even with windows closed. Parking is very tight if you have another car on either side of you.

Constructions always going on.

Thin walls - you hear what's going on next doors and upstairs.

Pests.

Grounds are always under construction. You pay the rent for them to finish the construction, and once they finish you probably have to move out. Investment Property?
For those of us who have purhased a unit, I hope we have made a good decision.

One would hope that once the remodeling and construction has passed that the bright days will begin. Surely there will be rough times while the place is in transition.

Of course we can't help much the shoddy construction and thin walls. But people moved here people more so for the location more than the quality. Let's get serious now. Many of the apartments or condo buildings in the area were a part of the rapid-build and code violating business practices common in the 1980's.

Villa Vicenza management would do well to be good stewards of the premisis or they could face a CLASS ACTION LAWSUIT by the owners. And if they are reading these posts, let that serve as a warning. We owners are only going to put up with so much crap before we begin to fight back. We can excuse 'under construction' but not poor management. They need to hire quality people who actually care. Not get a general contractor and a bunch of illegal help.

At any rate. The owners need to keep their chins up and look out for the best interest of the community and their property. Otherwise they can just sell early while blaming the pitfalls on the "Under Construction".

I am going to conclude this post with a recommendation of "Yes". Only because I'd like to inspire people to move in and get Villa Vicenza off of the ground. But at the same time I'm not asking for a person to 'dump money' into the place. That would be a shame. The sooner the places are purchased, the sooner the HOA Board (of owners) will get started. At which point the owners can run the show versus incompetent management.

My thoughts

Awful place to live. Tenant should unite and sue Villa Vicenza
This place has violated many tenant housing laws. The construction is awful and they treat tenant like they don't exist. They have shut of water, electricity, and even tried to come into my apartment without permission. The management is not helpful and will only respond to legal action.

I love Villa Vicenza
This is one the the best homes I have ever lived in. The buildings are safe and lovely. Great location. I am trying to get preapproved to purchase before they open the 2nd phase of selling. I hope that I can afford to get this great opportunity to own in this location for the great prices available. I Love Villa Vicenza as a renter seeking to be a homeowner.

Renter turning Homeowner...

One Hell Hole
Dear reader, I am a 24 years old UCSD student who are living here for more than nine months. Lots of bad experiences happened here to me and my dearest roommates. Lots of noise, when I say alots, which mean the walls in the apartment was shaking, reasons for it is that there are construction everywhere in the complex.
Bad managerment, since we are only on the lease, may be thats why they treat us like trash. One time, in the middle of the school quarter which is the midterm period, our apartment electrcity got cut off without any notice, and we found out that they lost one of our document which is about our electricity account, and things went wrong, and they just decided not to telling us and let us live in the dark.....
when we go to the office, they open our file, and turns out they lost our paper, and say its our fault.... and days later, we also found out that we are not the only apartment have the same sitiuration, we are thinking about to take some legal action for their action.
Another problems is that, the fire zone is blocked everywhere, an two lanes drive way become one way, and its really dangerous for people driving by. Sigh...if you can handle all these ------ things, i would say go for it, but i am sure other places would be better and the rent is cheaper too.
Dusty everywhere....so....remember to wear a mask when you pass by....good night and good luck

Yes! Oh Baby Yes!
We moved into our condo in October and love it! The place is definately under construction, but it's a small price to pay for such a big payoff in the long term. UTC is a great neighborhood! The common areas of the complex are continually being upgraded and improved. Everyday that we come home something has been improved and is new and better. Our condo was purchased without upgrades, and we are upgrading it ourselves for better quality and half the cost. This is what an investment is all about! New owners are in control of the complex, and the office staff is fantastic to us. I'm sure there are many unhappy renters here, because this complex now caters to home owners, however homeowners will find little to complain about.
