The value and location to virtually everything I need within 2 minutes is very nice. I also enjoy having the grills at the pool. We use them at least once a week. The units could use updating but do the process de you just can’t beat it.

Excellent environment; pleasant neighbors and access to great shopping areas. The staff is on top of things and friendly; very approachable. This is a wonderful place to live so far! It is far much better than the last apartment complex I shortly occupied. Compared to the last apartment complex this rates 10 stars.

I just wish I had the same accommodations like the other members do who originally started with cobblestone in renewing the lease. Nice floors, carpet cleaning, making it look new again. The staff and management has been very thoughtful and kind to this sensitive matter. Their hands are tied.

Lack of respect. ISSUES ARE NOT RESOLVED. Neighbors by master bedroom always fighting both inside and outside apartment. DOWNSTAIRS DOG INCESSANTLY BARKS. EVERYTHING IN APARTMENT IS OUTDATED. Overpriced and management is uncaring. Old staff was better and not condescending to older residents and people who are disabled. Very disappointed with new staff. Area has little to offer young people. Cars run very fast through community and is very hazardous for people with young people. On weekends very loud arguments at night outside with loud brawls and foul language. Cars screech out into the night. Front doors are flimsy and are most likely easy to break into. Community is old and without replacing air conditioner electric bill exceeds two hundred dollars. FORTY DOLLAR added to water bill each month running bill to Ninety-nine dollars average per month is burdensome. Overpriced, without garages, patios and balconies there is vast turnover in neighbors. In our five years here we have seen downstairs neighbors change five times. Our mailbox gets mail with at least a dozen different names. The only residents that stay are those who own or it is revolving door of new residents and we had a nightmare family living downstairs that lived downstairs one year and the community would not help and or address it. Good luck moving here. You will likely not stay if you are in good health.

Been nice here. Can’t hear neighbors. Can’t hear highway traffic. Very convenient to everything. Would love interior upgrade. Trash backs up now and then. I did recommend someone last year and stayed for one lease period.

Every thing I need is in the radius of 2 miles. Doctors office Hospital in fact , there are 2. Shopping Food, clothes, Hardware, Dinning. Car repairs. I don't have to drive. there is transportation Vans. Local newspaper. I could go on. the fact is I found a good safe place to live. doctors

Great place to raise my 5 year old. Great staff all the way around and super clean grounds. Convenant to many stores and parks. This is our 2nd year here and affordable compared to Northern VA. Great schools and very safe thanks to Clay County Sheriffs Department, Firefighters and EMTs. We look forward to another beautiful Summer at Cobblestone Condos and Villas

Wish We had bought a Condo with a Screened Porch!
We purchased a condo from Cobblestone 3 years ago and have enjoyed living there. The problem we have had is living on the first floor. The noise can be an issue at night because of other residents having their bedroom on the other side of the wall as yours and the apartment above you sounds like a stampede of horses on your ceiling. Property Management is excellent though and police is almost always present at night making you feel very safe. Wish they had an area with a small screened porch attached between the apartments for the renters and owners, because once you step outside you own nothing and are in direct sunlight. It would be nice to have a place to enjoy the outdoors and the pond fountains in the evenings.

NO! RUN AWAY! Horrible bug issues!
My husband and I moved in to Cobblestone in November and we notice there is mold growing on all of the window seals in the house. It took management a week and a half to get someone to our apartment to fix it. A month after that we were up to our knees with roaches and even spiders. We cleaned our house every other day just about and still we killed more and more roaches. So we got management to get the bug guys to come out and still we kept finding them we bought raid and that has helped but we still find bugs in our house. It is HORRIBLE. Now they want us to get rid of our dog because the downstairs lady keeps complaining. When we paid our pet deposit for her and they are threatening to evict us if we dont get rid of her!

Changed name
This is not longer known by this name. It is now Cobblestone. I have not rented yet but have visited two times. Some confusion here on Apartment Ratings since you can not find Cobblestone Apartments in Orange Park of Fleming Island under this name. It is a large complex however with two pools, exercise workout room and good rental reps. They have been helpful. Within a community where many individuals own their home or condo.

Bad Apartment Community
My wife and I have lived at the Vineyard for about six months now and have been very disappointed!<br>Moving into an area like Fleming Island, we expected much better. We have had to deal MAJOR bug issues! In fact I know of several other residents that have moved out of the unit because of serious pest infestation!<br>The trash removal is crazy! The compactor area is nasty. It is always filthy and piled with trash flowing way out into the parking and walkway areas. I realize that this is partially the fault of those disposing of the trash, but you would think the managment would try to come up with an alternative since they obviously cannot keep up with the area.<br>My wife and I really thought we would like the individual entrances, but the long narrow stairs are a pain and having the entrance to 4 units through two doors is kind of tight. Not having hallways is nice sometimes, but at least with hallways there is a place to bikes, shoes etc. The outsides of the entrance doors and garages are so trashy with bikes, toys, bastekball hoops, grills, trash etc... Speaking of grills... there are NO patios. I didn't realize how much I would miss grilling hamburgers on my patio or sitting outside on a nice spring night.<br>Our lease is up in a few months and we will deffinately be looking elsewhere.

Very Nice
I have lived here for about 8 months now and am very happy. The front office and maitenence are very nice, the grounds are well kept (very clean), and I feel safe at night. The only complaint I have is the dumpsters seem to always be overfilled and theres never anywhere to put your trash. Overall the best place in OPark.
