GREAT place to live!!!
I'm not sure what the other reviewer's are talking about? I moved here in July from MA and have been nothing but pleased with Paddock Park Apts.! It was hard moving so far without seeing it in person - but Beatrice and the staff were VERY helpful! Yes, I have had some problems in the apartment - but they have all been dealt with and handled professionally and courteously. I happily recommend Paddock Park.

Give it time...this is a wonderful place!
We moved here July of 2005 and we had an awful roach and various other bug problem, but we continued to call and pet control kept coming until the problems were fixed. We now have no bugs. If we are upset by anything, we call and the problem is always fixed that day or early the next (the murky pond, wet grass shavings on the sidewalks, etc.). Management even will tactfully talk with loud neighbors. We have really enjoyed our year here so far, with our nice views, neighbors, pet-friendly walking areas, and nice workout facility. We love the pools and trees. <br> We did have our car vandalized a month ago, which management has said they will look into and take care of.

This Place Blows!
Lived here a few months...Can't wait till the lease is up. Who's this jerk on the Kawasaki pulling wheelies at 11pm? Someone please whoop his butt!!!!!!!!!! People walk around and the best vocabulary they can come up with is that nasty F word! If you like weirdo's, then move right in! Tonight's activity is Mr..A-Oh-gua!!! with his wonderful sounding hillbilly horn on his little red pick up racing up his little engine!!! Weeeeeeeeeeeeeeee Have a nice night sleeping neighbors!!!!!!!!!!!<br><br>Dont rent here. The place is trash. Stolen cars are recovered here too...<br><br>I'm surprised a deputy sheriff lives near the main gate. He must be getting his rent for free(or should be) to fool the public that the place is safe...NOT SAFE!!!!! Hope someone doesnt smash his car windows out!!!!!!!!!!

Roach Motel
We moved in 3 weeks ago only to find there were roaches everywhere, after 3 complaints nothing was accomplished with ridding the roaches. We moved out, would never recommend the place and hope everyone sees this, unless you want your belongings infested and heachaches trying to kill these disgusting things, don't move there!

Expensive ------ Living
Do not be fooled by the beautiful grounds. Paddock Park Apartments is a horrible place to live. Crime is out of control. They advertise a gated community, however, they do have gates but they do not close them. I've been living there for two years and the gates have never been closed. Linda, the apartment manager, will look at you straight in the face and lie to you. Do not trust or believe anything she says to you. The hot tub is always broken. Employees of the fitness center are down right rude. For the money you pay here, it is not even close to being worth it. Paddock Park is expensive ------ living.

Very few problems here
I have lived at paddock park for over a year now with very few problems. I lived at two other apartment complexes before living here, both of 20th ST near the college. Paddock Park has beaten these apartments in space-for-your-money, courteousness, and overall quality. I have had to call in a few maintenance requests and they always respond within 24 hours, even after hours they will respond. And with one exception (which was quickly taken care of by the manager) the maintenance staff is extremely courteous and caring. They always say hello and wave when they are out. I have hardly ever had to remove trash from my vehicle when I take it to the bin because there is usually a very nice young man on the maintenance staff that is near to do it for me. Very helpful. The grounds are nice, and friendly for pets. Neighbors are overall nice and warm, always welcoming a conversation when out walking pets. I love the gym and tennis area. While one of the pools could be heated, they are always clean and I enjoy hearing the kids playing and having birthday parties out by them. Living in lie land
When I was to moving to this GATED COMMUNITY, I was told that I would have a fireplace and ceiling fans. When I got here from another town with trailor in tow that unit was not available. Had to take the other unit, my new job started Monday.They also said they where in the process of fixing the gate.After 2 years the gate is still broken. My girlfriends car was broken into shortly after movimg in and they stole $3,000.00 worth of equipment. Nice GATES Huh?<br>Hot tubs are'nt hot, Basketball courts have no basket and rent keeps going up.It's pulling teeth getting pest control that we pay for to spray in the apartments. Getting discouraged and getting OUT OF HERE.

Paddock Park is perhaps one of the nicest apartment complexes to live. The living space is more than adequate, the grounds are well maintained, and the service technicians are courteous and polite. <br><br>As a resident what I have observed is other residents who have a total disregard for anything that looks neat and clean. In fact they will toss debris right in front of their own door and it give it little thought. <br><br>Trash disposal is available 24hrs. therefore there trash should not be found in the parking lots and in the breezeways. <br><br>The maintenance team does a wonderful job it is the few who have no home training that give the complex a bad name. What is needed is a stronger enforcement policy that would enable management to evict those who abuse the property and grounds. <br><br>If we all did our part and encouraged both children and adults to pick up after themselves Paddock Park would be the best of the best in Ocala.

very unhappy. paper thin walls and floors. no anmal control policy. barking dogs go un checked. animal refuse all around. noise levels very high. ambulance/ fire sirens each am. will never rent this company property again. no way to break this lease.

GOOD COMPLEX
I HAVE LIVED AT PADDOCK PARK FOR JUST OVER A YEAR AND HAVE ENJOYED THE EXPERIENCE. VERY FEW ISSUES GOOD PRICING AND A NICE AREA IN OCALA. ANY ISSUES I HAD WERE QUICKLY RESOLVED BY THE MAITANENCE CREW.

Unfortunate experience
Get everything in writing first, the information is convenient for your situation. We were promised one apt. then manager changed at last minute. The ponds are stagnant and apts noisy. Woke up at 3 am from ducks, then at 7 am from lawnmowers. Apt not clean upon move-in. Do a thorough inspection at all times of the day to see what you will be dealing with. Good luck.

Great apartment, no problems
I moved down in September of 2005 and have been very pleased with Paddock Park Apts. I really don't agree with all the complaints from the other reviewers. First off, the apartments interiors are nice. My 1-bedroom apt. is spacious, with plenty of windows and the architecture of the interiors, with angled walls and a large enclosed patio are a welcome change from just your basic 4 walled box. There are quite a few kids running around, but they're generally not a problem at all. I was lucky to get an apt. in a very quiet building, but in general, the walls are very well insulated so you're not hearing your neighbors' tv or stereo. The grounds are beautiful and well landscaped, with plenty of trees and plantings so you feel like you're living in a park rather than a concrete jungle. You're SUPPOSED to pick up after your dog, although I've never seen anyone other than myself actually do it! But even though this rule isn't enforced that well, the grounds/maintenance crew do a pretty good job keeping the grass areas clean. I've never had a problem with management or maintenance. I love living here
Paddock Park Apartments are quiet and the grounds beautiful. The 1/4 mile walk around the lake in the back of property is a great way to begin the day.<br>Linda, the manager is responsive to needs and complaints.<br>When I moved in the carpets were not acceptable to me, they were crunchy and stained. I was very upset. Linda replaced them within my first month.<br>The ammenities here are terrific. The workout area and the two pools are always clean.<br>I have children and there are oodles of them here to play with. The Tennis courts are a nice place for the kids to play tennis and when not being used ride scooters and bikes.<br>I like the management. I have had to call in several repair requests (broken cabinet handles, towel racks,stuck toilet). Usually they respond within 1 day and then there is a follow up call to make sure the work was done well. very disappointed resident
when i first moved in it was very well run and all that i wanted.in the last three years it has been deteriorating rapidly.the maint. is a disgrace.fifty percent of the lighting does not work.we call and complain constantly to no avail.it is dangerous to walk in the evening.my lease is up in dec. and my family and i are thinking about packing it in.hopefully this note can get you people to look around in the evening and judge for yourself. thanks for listening.had to get it off my chest.possibly i can see some improvement before my lease expires.

I have lived here for 4 months
First my agent was josie and she was the best and anything that has to do with my apartment it geets done. The pest control people come every month so far and spray, trust me I was at home mom and they would knock on my door and they would spray my entire apartment. I have never encounter any problems that most people I see complained about. My children love to play outside, I feel safe they always clean our area everyday, the maintance are very prompt about getting things done, There are no ants in my apartments as I am a very clean person, no ants will come if you clean your apartment. I love this and I am very Satisfied. Good staff especially Josie she is the best.

We've lived here for 4 months and are very satisfied. The management responds to problems quickly and takes action. The office staff is courteous and responds to questions politely and rapidly.

I must agree with many.
I am a current tenant at Paddock Park Apartments here in ocala, and I must say...this place was trash when I moved in 4 years ago, and I'm happy to say I'll be leaving this junk heap when my lease is up this year. The management is HORRID, they honestly do have no care for your personal needs. They even attempted to tell me I forgot to pay a months rent and I've yet to miss a payment, because the employee they have doing the finances is an incompetent prick, when the manager should be doing this herself. Linda has absolutely no people skills whatsoever and has been fired from a previous job as manager at an apartment complex. If you are ready to pay the increasing prices for these apartments, I wold personally reccomend for you to fork out the extra money and go to Carlton Arms, Grand Reserve or Highlands...they are much better quality and alot more friendly. Besides, we're supposed to be a gated community...ha! THE GATES DON'T WORK! When we first moved in we got very good service. They sprayed for bugs once every month. There was no extra charge for trash removal. Recently with the new lease signed, we have to pay a trash removal fee on top of what the city charges. We now have to call and ask someone to come into our apartment and spray. We have not had anyone spray our apartment in three months. They now charge us for pest control. All these used to be included with our rent. We ended up throwing out food in our pantry because of all the bugs. Everytime our ac goes out, they just recharge it instead of fixing the unit. In the past two years, our ac has been out at least 5 times. This place has gone down hill. I have only been here about two years. They definetely need a change in management.

This place went down hill Mangerment needs to be replaced
they don't care for children here.they don't fix anything and the cost of electric to cool you home is high price because of the a/c unites not working right.And if they don't like who you are or that you want things fixed you get thrown out on the street .they are heartless here it's really sad for the price they chg you yto live here.

Infested with bugs & never kept up!!!
I lived at these apartments. When I first moved in the place was dirty and infested with ants. My apartment never got sprayed so I had to wait three months to pay $150 dollars to switch apartments. My new apartment was fine until spiders started coming from no where and attacking my husband and me. I then found nests of spiders that pest control would not look for. I had holes that wood was coming out of and they told me it was nothing and then just cocked it up. That is where I found the nest. Then I had to pay 60 days of rent to break the lease and they are trying to fight me over paying pest control fees. I lived there for a year and none of my apartments got sprayed once so why should I pay. I felt like I did enough by giving them 2 months of rent for nothing.

Linda is by far the WORST apartment manager!!
If your looking to move into Paddock Park Appartments, consider living at the dump first, this place has turned into it with the current manager Linda. The complex used to be very nice, low crime, maintenence pretty good, and the overall appearance nice. Now just anyone can live there, alot of vandals, management could care less, company is only interested in your $$$!!. It used to have a police officer that lived on site, once he left it has gone down hill..WAY DOWN HILL!! The manager, Linda has the worst people skills i have ever seen, shes very rude. Her employers might want to consider sending her in for surgery to remove the boomstick she has wedged way up her butt! Bottom line, if you want to surround your self with trash, thiefs, and bums...and deal with incompetent management, this is your place

not a good place to live....youýll find filth and vandels!!
the people let their pets, use all areas for toilets, in front of every apt!!along all walkways, so the patio doors can never be opened, the management could care less,there too busy ,trying to lease to new tenants,then to take care of the ones they have! the so-called hot tub is out of service more then its in ,the people that have any decency are leaving, we get too many uninvited guests, from getto areas, especially on the weekends also juveniles destroy everything they can, the parents let the kids roam all over,no supervision at all, call courtsey officer and get no response, the police and sheriff dept. are an everyday event here,some people have anywhere from 2-6 pets in their apt. when you pass by the stench gets you sick, this is a very low-class neighborhood!!!maybe this will save someone from moving into a place that has the worst managment in marion county!!never park near your apt.there's no room!!!as for any security gates,never in operation,no security guard,you're on your own!!come see this place, in the afternoon ,after school is out, during the week,be your own judge,or you can come at night,the gates are never closed as i mentioned… See More>9/1/2016

The Manerger sucks at her job needs to get a new one
Doesn,t like children at all all she dose is yells at them.New rules all the time. Nothing works here ,Pool hrs are un fare people work late and can't even go swimming. <br>Judgemental people live here......

i loved living there. it was a little high priced for 2 young adults but the staff was very nice and considerate and really helped us whenever we needed it. When we needed something fixed there were quick to come up and take care of it.
