Claudia in the office is very responsive and able to resolve issues as they arise. However, beyond that those issues out of her hands lag in getting repaired or resolved. Garbage and dog droppings are a constant battle to keep in control.

The office staff and maintenance staff are friendly and helpful. They are very professional in trying to meet the needs of their renters. The location of The Sedona is awesome! I would recommend choosing this complex to others looking for an apartment.

Claudia is The Sedona. Always a great personality and helpful with what is under her control. Always ready to answer questions. Claudia is our go to person. Our daughter lived here at one time and Claudia still asks how she is doing.

Professional staff in office. Claudia was super friendly, helpful and made us feel welcomed. The one bedroom apartment was spacious, well laid out and clean. Modern appliances and kitchen. Separate room with washer and dryer a plus. Balcony screened with additional storage area another big plus.

I like my actual apartment, they charge a lot and deliver poor service (i.e. common areas filthy). Dogs that are not allowed, maintenance can be rude and take forever to fix things, failure to inspect units as instructed they would do.

Great community overall: great looking/feeling apartments, well kept, and maintenance/management are spectacularly responsive. The walking trails in the complex are relaxing (I hope you like ducks!), and the proximity to both a natural park with lots of hiking trails, cycling trails, and amenities is hard to beat. The only issues we've had are as follows: 1. Parking. This is a minor issue, but if you live near the front, you may often find yourself parking near the back. 2. Walls are thin. This is our big issue. Sound travels very well within the apartment: the doors are thin, with large gaps between the door and floor, and the walls themselves aren't too thick. The bigger issue is how thin the walls are between apartments. We can hear our neighbors snoring, playing music, and going to the bathroom (among other activities). This is no fault of their own: they're not being (too) loud. The walls are just that thin. 3. Related to this, road noise, especially at night, can be a you find City noises relaxing, this will be fine. If you don't? consider getting a white noise machine? Overall, I highly recommend this complex with those caveats.

Even during covid it was simple to set up an appointment to virtually view the apartment. Office staff were very friendly and helpful during the move in process. The complex itself is very nice and quiet. There is a walking path around the lake which is nice and the location of the development is very convenient to everything in the Tampa area with great restaurants and shops within a few minutes.

It is not what it should be for the cost. There is no common area available after dark, the dog waste is out of control, and there is zero upkeep within the apartment over 3 years. The gate has been broken more than not, and the pool has half as many chairs as it used to. The clubhouse is never open, and renders it completely unusable. Pool gate is always broken. All amenities were closed last year for months but no compensation was offered, nor was any concession made for many of us that lost jobs. No one here cares about the people. It is all about the money.

Overall I have enjoyed my time at Sedona. The size and layout of the apartment is far better than any other community. The location is perfect, easy to get into Tampa or over to Clearwater. Close to Westchase and several nice parks nearby.

When I first moved to The Sedona in June 2020, Heidi Ricardo was the manager. Claudia did my tour and completed my lease. My move-in day experience was the ABSOLUTE WORSE EXPERIENCE I have ever had. The apartment was SEVERLY INFESTED with MULTIPLE BREEDS AND GENERATIONS OF ROACHES. They were crawling on the walls, ceiling and floors THROUGHOUT the apartment and had multiple NESTS in the kitchen cabinets. They were inside the clock on the stove, in the dishwasher and even in the fridge. I had already spent my budget on movers and they were in the process of delivering as I was doing my "walk-thru". I requested to do a walk-thru with Claudia prior to moving in but was told "oh, we don't do that. we just give you a checklist and after you move in tell us what's wrong and we'll fix it." I should've (and you should too) DEMAND a walk-thru before moving in. I did demand they bring pest control out immediately (this was a Friday) and I was told by Heidi "Oh, pest control only comes to the property on Tues so we'll have to wait till then."...wait, WHAT!!! THE MANAGER EXPECTS ME TO WAIT FOUR DAYS WHILE MY BELONGINGS ARE BROUGHT INTO THIS INFESTATION?!!!! The answer was "yes"....they "offered" to move me to another apartment or release me from my lease to move to another property. I said "sure I'll move, but not only will you return my deposit you must also reimburse me my budget money I used to hire movers". I also shared this with the Regional Manager at Richman Property and was denied the reimbursement of moving money. I could not move to another apartment as I have a disabled brother and my 81 year old mother was moving in with me (both of which Heidi & Claudia knew) and required a bottom floor apartment. And I had signed a 14 mo lease! There were MULTIPLE other issues that the "then" maintenance supervisor (Jose', I think) DID NOT IDENTIFY when the previous tenants moved, which supposedly was only one week before I moved in! Cabinet doors were barely hanging from their hinge, the master bedroom door was also hanging from it's hinge, about to fall off, cabinet shelves were broken and "set aside", the shower head in the master bedroom was excessively corroded with slime and hard water deposits (you couldn't see the silver..it was pink from the slime). Trust me, I am not exaggerating! I took TONS of pictures. The office staff showed no compassion or made any extra effort to not only assist me as their tenant or my needs, but to be remotely cognizant of the fact I had a disabled brother and elderly mother with special needs and their safety. I had to have the toilets "fixed" MULTIPLE times for leaking. One time the master bathroom toilet was worked on and the guy flooded the bathroom and NEGLECTED to clean up the water when he was done. I happened to walk in there after he left and FLIPPED out. This was a HUGE safety issue for my family. My brother was blind and my mother walks with a cane. Another time my car was ERRONEOUSLY towed and immediately returned but at the clubhouse. Neal was informed at 7:30 AM when it was returned that it was towed erroneously. SIX HOURS LATER, when I WENT LOOKING FOR MY CAR (I thought I had lost my mind) I discovered it was moved and by the clubhouse. When I knocked on the door, Neal casually said "oh yeah, they returned it" when I asked why he did not call and tell me he said "I figured you would 'just find it" ...REALLY?! WTH!!!! This "management circus" continued for the first 8 months of my residence with The Sedona. It wasn't until Gina, the new manger took over did I see a 180 degree turn around. The whole atmosphere changed. Gina did a PHENOMINAL job at managing the property. I so wish she was here when I first moved in. I have since decided NOT to renew my lease and will move out of the city into my own home.

Make sure you know about security of gates always being open. Pool gates not working people flying around property like it is a race track. Dogs crapping all over the place and not being picked up! Parking , Parking PARKING! Sucks here they say the will not issue more permanent parking passes but, they do

The community is nice, I love the location of the community and the events that the staff plan out for residents. Unfortunately I have had some issues, like my new car getting hit in the parking lot when I pay for reserve parking every month and also my car getting broken into along with my neighbors getting theirs broken into or their car stolen completely. Community won't put cameras to record parking lot because they say it's a privacy concern but I feel unsafe without it and like I am the one getting screwed over. Also there always seems to be more cars and residents than available parking. And the water pipes have been getting worked on ever since I moved in almost a year ago and it floods around the dog poop area and sidewalks.

The property is beautiful, toilets have water rings and the silverfish are a problem because there is not a property wide mandate(?) for extermination. Rental payments have posted late more that once.
