A Great Place to Live
I have lived at Hurstbourne Grand for 3 years. I love it here. I haven't had many maintenance problems, but when I do they are fixed in a very prompt manner. The grounds are exquisite and the office staff couldn't be nicer. I highly recommend living here!

Happy Story but Bad Ending
Our unit was in the building located between South Chadwick Road and Chancery Court. Hence this review is solely based on the experience at this side of Hurstbourne Apartments. Parking During our first year at Hurstbourne, parking was fine. We didn't have any issue finding a spot to park no matter what time of the day or night. However, through the years as tenants come and go, parking has become more and more scarce. Some unit will have multiple cars and a motorcycle that is rarely used occupying a parking spot enough to accommodate another small car like a mini cooper. In the last year and a half, parking after 5pm is close to impossible. We would have to park on the other side of the building. Parking at Hurstbourne is 1-star the most because of inconvenience and lack of support from the management in handling the parking situation. Noise Fortunately, our neighbors are super cool. They re not loud and very considerate. However, noise from across the building penetrates like living next door to them. Sometime in 2009 there were college students living across the building that host parties every weekend. Doesn t matter what time of the evening, they will be loud and careless. Overall, noise level at Hurstbourne is 3-stars when it comes to serenity and stillness. We are away from the clubhouse (pool) so we don t hear any activities from the community. Grounds The tennis court was recently renovated which is nice. The fitness center also got an upgrade. The only thing I don t like about Hurstbourne is when they have 3rd party doing the trimmings, blowing leaves and mowing lawns. They start early between 7-8am and it is loud. If you work nightshift, it will disturb your sleep. I m giving Hurstbourne 3-star for a nice, manicured ground. But if I have to take into consideration the general garbage compactor area, it will be 2-stars. The garbage area tends to be packed on weekends that most garbage sits on the curb or walkway instead inside the compactor. Safety Because we have to park at areas not well lit, I am giving Hurstbourne 2-stars. In addition, during winter season there are walkways so icy, it s hard to walk. Also, the secured door will not shut properly so anyone can go in without a key. It s a good thing all streets name are well labeled so you know where you re going. It is easy to find street name because of the new street post they have installed. Construction Luckily we lived upstairs. The drainage pipe at Hurstbourne is small and most often units on the first floor get flooded. Overall, Hurstbourne gets 3-stars. The setup/layout of each apartment is nice. We ve enjoyed our patio/balcony area. We have charcoal grill outside which is actually illegal because only gas grills are allowed. Maintenance In the 4years we ve occupied our unit, we haven t had any serious maintenance request except when our water heater died, when the toilet pipe was leaking and when AC was dripping water in the laundry room. Other than that, it s been a low maintenance unit. Hurstbourne gets 3-stars. Staff Once there was a turnover in management but pretty much, we ve spoken to the same ladies throughout our stay. Picking up packages at the leasing office has always been a pleasure experience. They re friendly and nice. We ll give them 3-star. Overall We have 1 more month before the lease expires when work relocated us. Hurstbourne doesn t want to budge in to allow us to get out of the lease a month early. A $2000 fee will be charged if we leave before our lease expires. We ve vacated the apartment 2 months early and paid Hurstbourne as if we still live there. It is ridiculous despite living there for 4 years. Putting that aside, we truly enjoyed our stay at Hurstbourne. We love the location. We ve enjoyed our walks/jogs at the Hurstbourne neighborhood. This apartment community is perfect for those who want accessibility, simplicity and affordability. Hurstbourne gets 4-stars for the 4 years of great memories. The getting out lease though is pathetic. Wish they re more considerate. For that, 1-star!

Great Place to Live!
I have lived in Hurstbourne Grand for two years. Unfortunately, I am moving out of state for a new job. I love my apartment and I hate to leave. It is the largest two bedroom I have ever had. It felt more like a house than an apartment. My neighbors are all so nice. I felt so safe with the secure entrances and buzzing in people. The maintenance staff fixed everthing so fast. I wish I could take you all with me to Texas! Thanks for a great place to live for two years!

Rent is expensive, but it's a good place to live.
My husband and I have lived here for almost two years and we've never had a serious problem. The rent is expensive for a one bedroom (you could rent a house in a worse area of town for the same price). But the maintenance is the best I've ever had. Whenever we had a problem, maintenance was there within a day, usually the same day. We've called at 10:30 at night because our air conditioning was broken and the maintenance called within 15 minutes and told us there were several people with the same problem, but he was there within an hour. We had a squirrel living in our attic and the office actually followed up to ask if we were still hearing the scratching. We live on the second (top) floor with only one bedroom apartments around us so we've never really had any problems with noise (other than the occasional dog barking). We can hear our neighbors in the common hallway, but once we shut the apartment door, we can't hear a thing. They offer automatic rent payment through the bank, so it is nice for us to not have to worry about remembering to write a check each month. Our rent did go up when we signed a new lease (I've never lived anywhere that didn't increase the rent) but if we signed a 15 month lease our rent was the same (which worked out because our lease would have expired in January). My only real complaint is the lack of sidewalk to the parking lot directly in front of the apartment. It is separated from the building by grass with a sidewalk parallel to the building. This is annoying when it rains really hard or snows because you have to walk through the mud or snow to get to/from your car.

Beware!!
Management does not keep the halls clean. One of my biggest complaint about management is they used to give us of statement for rent 10 days before it was due and all of a sudden its just 2 or 3 days before its due and imagine that they changed the due date, I think they're just trying to give people they're $100 late fee. We loved it when we first moved in know its just a rat hole. I've never seen something go down so fast. You're water and sewage is a complete ripe off. Everyone's water and sewage bill is the same, which isn't fair when some of those families have like 10 people living with them. But my biggest complaint is the fact that they place is run down with -------, they ---------------------------------------- and are some of the -----------------------------.

You get what you pay for!
I thought that I was getting a good deal moving into a secure building with a washer/dryer you share. But what I got was a washer and dryer that were constantly broken. Cage space in my building flooded and ruined my things in storage. Took excellant care of my apartment so i would get my deposit back and was then told much of it was non refundable and administrative fee. my car got beat up by other tenants, i could hear the guy playing video games upstairs, my neighbors kid rode his big wheel in the hall.... What i got was a big rip off.......remember you get what you pay for!

Very dissatisfied
I have been living here since June 20th 2009. I came here from Michigan with my husband. So far, KY is great however this apartment complex is horrible. Our first issue is our neighbors. They have kids who are loud and scream throughout the day and night. They also like to play with the springy door stops for hours as well. We have complained to the office and even talked with the loud family. The office basically told us that our dogs are just as noisy because they bark during the day when we are not home. Okay, we are reasonable enough people and I can understand that barking dogs can be annoying but lets be honest, dogs are not as controllable as kids are, especially when we are not home to stop them. Anyways, we were told that if we did not fix the problem, we would be evicted for not following the lease agreement. We fixed the problem by spending a lot of money for bark collars but when we asked what would be done about the loud kids (and the only time we care if the kids are loud is when it is night time and it's time to relax), we were told that kids are kids and they are basically aloud to be this annoying and loud but our dogs are not. The office manager had the audacity to tell me that her dogs don't bark when she's not home so ours shouldn't either. I think that us and our neighbors should have the same rules, not just us because our annoying factor are dogs and not people. Oh and there is a family in a completely different building who plays the trumpet and the recorder, kids I'm assuming, but according to the lease agreement, these instruments and others like it are not allowed. My next problem is the maintenance and ground keeping. The city puts up pet waste disposal posts and only a few of the residence here use them. I cannot tell you how many times I stepped in a dog's waste. Also, our door is very difficult to lock because the buildings are old, they are settling, the lighting outside is poor and we share garbage, water/sewer and gas bills with the rest of the people in the complex. We have called about all these issues and got nothing, but I think that a huge company like NTS should be able to fix simple maintenance issues. Our rent is $800 a month. This month I am paying $170 more. $25 is for our pets so I'm not complaining about that but our water is almost $20, our sewer is $23 and our gas is almost $100. So we are paying about $145 extra to Hurstbourne for water/sewer/trash/gas plus another $40-45 to LG&E. Just trust me when I say there is no way we would be paying this much if we were in a house by ourselves. Also, in the winter season, they only shovel the perimeter sidewalks so if you go for walks or take your pets outside and need to use one of those posts I mentioned earlier, you have to trudge through snow and mud which is very frustrating when you have to track it back in your building and home. And just so people don't say, well why don't you just use the perimeter sidewalks, trust me, I do, but those posts are in the courtyards, so I either have to leave pet waste on the ground or walk through mounds of snow to get to them. I would like to mention that I believe the maintenance issues we have are because of the office staff. I think the office members only tell the maintenance staff about the "important" issues because the few interactions we have had with the maintenance people, they are very polite and friendly. We have an on call "security officer" who you can call when you have complaints about other neighbors or non-emergency issues that do not require an actual police officer during non office hours. We have called the man several times about the noise below us and the trumpet player. Not only does he live about 30 minutes away, but he told us to call him back if it's still going on after an hour or so...A lot of help he was! So let's just say I will NOT be renewing our lease when the time is up and we'll even leave early if we can get into a house before the end of our lease in September. The apartments themselves (other than the door) are pretty good and there are many different layouts to choose from, but I would rather pay the same amount of money for a smaller apartment and have office staff that care!!! Please do not make the same mistake we have. P.S. For those of you who say that people who only want to complain and who are bitter come on here and write reviews, I would just like to say that that may be true for most people but I feel like I have been fair in writing this review. If this company could do something about about the people they hire to work in the office, then this would be a great community to live in (other than the shared bills).

Excellent Place to Live
Hurstbourne Grand has been an excellent choice for my family and me. The grounds are beautiful, and the staff is always willing to help. The property has an excellent feeling of "community," which has given us a nice sense of security. I would highly recommend Hurstbourne Grand to anyone looking for an apartment in the east end of Louisville.

We loved this complex!
My husband and I love this area. It is close to everything! The neighborhood is beautiful; it feels very warm. We loved how safe and secure we felt; you had to be buzzed in to get into the buildings. The appliances were new and clean. The maintenance staff was very friendly and answered our issues immediately.

One of the nicest apartment complexes...
I have lived at Hurstbourne Grande Apartments for over a year now. The apartment is spacious and well kept. The grounds are beautiful...there have been numerous improvements over the year that I have lived here. The staff is very nice and very helpful. The pool was just redone last winter and it is great!

Wonderful...
I have lived at Hurstbourne for a year now. I have loved it. There is plenty of parking and the office and maintenance staff are very helpful, friendly and prompt. I would highly recommend this apartment to families or singles. Lots of reasons to want to be here!

So far so good
I have recently moved into these apartments with high hopes. My boyfriend lived here years ago and said it was the best place he ever lived. So far I am very happy. The staff is friendly and flexable. The apartment itself is very modernized and up-kept. I love the fact that there is a place for out going mail. The security is very good. I love the location and the setup. I have yet to find a reason to complain!

hurtsbourne grand is terrible!!!!!!!beware.
We moved into hurstbourne grand in may 2006. We currently still live here. There are numerous problems that have taken place within our tenure. The maintenace staff does not fix problems they basically bandage things. For instance the buildings have a common area with two entrances. These entrances are locked and you are suppose to have a key to access entry or be buzzed in from your apartment if you are a guest. The two doors on our entrances have been broken numerous times and have never been fixed, even though we have relayed this to the office approximately 10 times. The doors actually need a new frame its an easy problem to diagnose, but no new frame has been installed. We have made several complaints to the office about things that need to be maintenanced from the lighting outside where it is pitch black to non working a/c. The staff basically just tries to rush you off the phone, the manager included with no tangible results. They had one ---- named ------------- who was very helpful but she apparently doesnt work here anymore. If you dont have a problem with bad maintenence, rude staff who only know how to give you ups packages and overcrowded apartments with 5 people living in a 1 br then this is the place for you. You also haved shared cost such as water, not a big deal until they allow 5 people to live in a 1 br apt. We are counting down the days until our lease is up. The only thing that kept me was a discount from my employer which --- promptly got rid of.

Very good location
We stayed in the apartment for a year. Liked the landscaping, tennis court, gym . The office staff were very responsive and attending to complaints immediately. Neighbourhood is friendly . TARC buses are available . Walkable distance to Malls, reataurants and value market. Enjoyed staying here and was an awesome experience.

Love It!
I use to live here back in the late 80s as a child when my family moved to Louisville and they were very nice, well kept, and safe apartments. Recently, just out of college, I accepted a job offer that had me returning to the area once again. When I was looking for apartments, at first I figured I wouldn't bother looking at Hurstbourne Grand since there were plenty of newer apartments available. Upon looking at those newer apartments, they were very unkept, cheapily built, and had private entrances with dark outside hallways and rickety stairs---very unsafe feeling. Nothing like how I felt when I lived at Hurstbourne Grand. So I thought what the heck, go check out Hurstbourne Grand. I will tell you, I was extremely impressed by the outside upkeep--even after 20 years! They didn't look a day older. Even my family who was with me helping me check things out agreed. The office staff was very friendly and helpful and that day I looked, I stopped looking and put down a deposit for the apartment. The apartments are all brick which are hard to find now-a-days--with better fitting fixtures, etc than what you find in the newer apartments. Another feature which I consider a safety feature is that they have interior hallways and entrances. They have intercom buzzers to allow to be buzzed in, which to me, is a huge bonus! The apartments have neutral decor with light colored carpet and ample patio/balcony room. The apartments, regardless of how many bedrooms are huge--plenty of space. The grounds are a park like setting, somewhat tucked away from the hustle and bustle but yet you have all the conveiences within 15 minutes or less in every direction. You could even walk to ValuMarket grocery if you wanted. Very safe neighborhood, it is with an older well to do established residental neighborhood less than a mile from Lowe Elementry...one of the better elementry schools in the district. This complex sends students to Lowe ES, Crosby MS and Ballard HS....one of the better schools in Jefferson Co. Pets are accepted, even large dogs....just a very quiet, and non chaotic atmosphere. Pool is hardly ever crowded and well maintained. Depending on what happens with the job, I will certainly be staying here as long as possible

Best Apartment Years Of My Life!
I just moved out of Hurstbourne Grand two days ago and I had an amazing experience there. I loved my big apartment, the location facing sunny Shelbyville Road, and I loved the extra security of the main front door to the buildings. I had an apartment with 1 1/2 baths and it was beautiful. Parking was amazing as there were plenty of spaces for the residents and then some. The staff was so amazing and they took care of me as a college student for four years without complaint. They gave me so many deals upon moving in. The pool is gorgeous and hardly busy and the workout room is conveniently open 24 hours. There were only two flaws of the complex. Due to the age of the buildings, the floors were rather thin and uninsulated and I had to be careful of stepping too hard so that I wouldn't bother my sweet neighbor below me. And secondly, the laundry facilities are a bit lacking. During my residency, the laundry facilities were switched to only accept a certain card that residents must continually load and that was pretty inconvenient when you work all hours of the day. Other than that, I wish I could have kept my apartment forever, but all good things must come to an end. I have seen many apartment complexes in Louisville and no others could even compare!

the office staff and mainly the manager are horrible. a ------------ almost got kidnapped last year in this apartement complex and it was all over the news. go to a new complex with the money u r paying. oh and water and trash is 30 dollars! seriously who uses that much water? its basically extra rent.

Renewing for another lease term.
My partner and I moved in week of Christmas, 2006 and signed a ten-month lease. We have seen neighbors come and go in the last ten months. Initially,we had some concerns about neighbors (and this is normal with apartment living). Since then, we've not had any problems. We've had few maintenance problems, but were taking care of in a timely manner (1-2 days). The apartment is very spacious--first with most apartment living quarters. Rent is decent for this area of town and for the ammentities you receive. We have decided to renew our least for another 15 months so we will be here until Jan 2009. We have been very pleased with the grounds, the office staff, and maintenance. We would recomend to anyone.

Inconsiderate Management!
We stayed in a one bed room for over a year and here is what I can tell you: The are spacy but if you are looking for a one bedroom I would go for smaller unit somewhere cheaper. The kitchen and Laundry Room are big and there is a hall way which is where a whole lot of space is wasted. Living Room and Bedroom are pretty nice. When you sign up for your lease BE CAREFUL because once its over there is no month to month lease unless you PAY AN EXTRA 150 DOLLARS. so yea u either sign up for another year or ur stuck paying extra fees when rent is already pretty expensive. LATE FEES! ur allowed one late fee and than its 75 dollars extra even if ur pregnant and in labor!!!!!! We were late paying our rent twice and both times it was a day late and that is because they open at 9:00 and close at 6:00 and that was the same as my work schedule and they stopped taking credit card payments because they probably had to pay an extra dollar...hehe so the first time i was a day late they waived it. The second time it happened was the last month i was staying there. I had been out of the apartment for a month and staying with my parents in lexington because i was expecting. It got rough towards the end and i was on bed rest.I planned on putting my check in the mail but i went in labor and had my baby on the 4th and put the rent in the mail on the 5th and i guess they got it on the 6th...........WELL IT WAS A DAY LATE AND THEY ARE SO INCONSIDERATE AND WOULD NOT WAIVE IT FOR ME! of course they are not humans and they don't have emergencies themselves. Go somewhere where management is more understanding and flexible. If you are under any unfortunate circumstances they will do nothing but add more fees to ur rent and not listen to a word u say!!!

Great Experience....until the Final Day
I lived at Hurstbourne Grand from May 2006 to May 2007. The amenities such as the workout room, tennis courts and swimming pool are great. The first 364 days there were awesome. The leasing agents there have ALWAYS been great and went out of their way to make me feel welcome. The final day of my residency, though, has changed my opinion. After clearing out my belongings from my apartment on move-out day, the maintenance person that conducted the final walk-thru (-----) noted that the bathtub, bathroom sink and toilet were dirty (which they were not). I did leave the inside kitchen stove dirty, though. In addition, there was a filing cabinet that was left behind and I told that to ----- (who then told me I wouldn't be charged for removal of the filing cabinet). Here's where it gets really interesting! A week after I moved, I received a letter from Hurstbourne Grand's Assistant Property Manager sends me a bil for $285.00! In the letter, she explained that the kitchen stove was damaged beyond repair and they needed to purchase a new one (at the tune of $400). Folks - this couldn't be any further from the truth. The stove was in perfect working order - all it needed was a simple cleaning. Since I moved out of state (California), I asked that a copy of the purchase receipt for the new stove be sent directly to me. I have yet to receive it. In addition - I was billed $20 for the removal of the filing cabinet. Yes - the same filing cabinet that ----- had told me I wouldn't be charged for. Nice. So for those of you that are planning to move out of Hurstbourne Grand, MAKE SURE that when you're doing the final walk-thru with ----- (or anyone else) that they tell you UP FRONT about any charges THEN AND THERE. Avoiding any surprises like I received in the mail will certainly be of benefit to you.

Love it here
Nice spacious apartments. Have not really had any major trouble with anything. Most maintenance issues are promptly taken care of and whomever we talk to in office is polite and courteous. Pricing is decent comparing to this area. Pool is wonderful and privacy doors make it very secure.

Unhappy
We love the size of our apartment, and we love the location. (These are the things that keep us here, other than the price of moving.) But, believe me, when we are ready to purchase a house, it will not be a minute too soon that we get out of here. The staff is difficult to deal with, and the maitainance staff does not actually fix or even do what they were asked to do. We came into our lease on a two month free special. We were told with a hand shake that they would run a special again like this that we would be eligible for. Needless to say this did not happen. We then chose to do direct withdrawl and we were told it would be taken out the 5th of the month and that is what happened until July and the rent was taken out on the 3rd of the month. When calling to inquire, the staff was unhelpful and told us the paper we signed (one we never got a copy of, nor were offered a copy) stated that the rent would be taken out on the 3rd. And don't even get me started on the maitainance staff. I have called three times about a leak in my fridge. It took them so long to get there, that the water that had leaked had dried up, and they told me the water was not there and that I was mistaken. I KNOW there was water there!!! My bathroom sink was clogged, and they ofcourse did not fix that after saying they did. But when they did try to fix it, water leaked everywhere under my sink, and ruined my makeup. I have been very unhappy with my residence here, and am looking forward to the day I get to move.

Management and Maintenance are timely and considerate!
My experience at Hurstbourne Grand has been great. I have never lived in an apartment before where the maintenance and management were so helpful and polite. It never seems like they are "bothered by you" when you call with a maintenance request or come in with a concern. <br>Overall, it has been a great experience. Not to mention, the apartments are HUGE and in the best location in town! <br>Great neighborhood too!
