I've had to move apartments in the middle of my 12 month lease due to sewer water coming from the apartment above me. I went through a lot of stress during that time moving, etc even though the issue wasn't my fault at all. Yolanda a the apartment manager was very gracious in allowing me to move into another apartment. My furniture was damaged by the apartment restorer people and I dealt with a very rude upper management individual. Since I've moved into the new apartment, it's been better. I don't think quality maintenance work is done in the apartments.

I been most please with my apartment.The community is a very well kept up.Lights of the community is very important to me love the way ground are well lit. The parking is good the people are friendly just a good community to live in LOVE IT LOVE IT KEEP UP GOOD GOOD WORK!!

On some good days this is a great place to live. Despite the noisy adolescent kids, occasional vandals, and the (literally) giant buzzards that congregate by the dumpster to feed on any easily accessible food. But, with all that said I must say more. I completely loathe the management and maintenance staff, their policies, and the very way they do business. In the three years that my wife and I stayed there we have had too many problems to name. When we came in we were newly married and just looking for a place to get away from our parents. And, of course didn't bother with all the fine print associated with the lease. That of course came to bite us squarely in the butt. The maintenance staff for the lack of better words are incompetent. We called them multiple times to fix the same problem. Only for it not to be fixed properly and we would have to call them again. The management team seemed annoyed at our constant pestering, but if you did the job right the first time we wouldn't be bothering you. This resulted in our refrigerator breaking. I got so sick of my food being soaked and then frozen, I threatened to take the cost of replacing the refrigerator out of our rent. Needless to say that finally did the trick. But, we weren't accommodated at all. It was all up to us. And, if I hadn't threatened them we probably would still be in the same predicament. Plus, the staff just seemed to be on their own time schedule. You call or make a request, then you'll probably have to wait. There is no desire or any level of customer service where they break their necks to make sure you're taken care of. I got the sense that they thought just because I lived there that was service enough. Or, that they didn't have to do anything else besides take applications and sit on their butts. Lastly, my wife and I were on a annual lease, we found a house, put a offer on it but we weren't sure when we should tell the rental office, so we waited. Our lease was about a month and a half from expiring after getting confirmation from the seller of our home we preceded to tell management of our departure. They told us that we needed to give them sixty day notice as mentioned in the lease, but it only applied to monthly lease's. And, we were going to move way before our lease ran out. They stayed adamant about it. So, what they did is count sixty days into the future and held us to that agreement. They would end our lease on time and then switch us to monthly, and then charge us daily until the sixty days were up. FOR WHAT!!!! We got hit with a 490 dollar bill, and we had already moved out! We were never late on our bills, not once. Instead of leaving a good taste in our mouthes they decided to stick to some bogus misinterpretation of their policy and force us to pay this bill. FOR WHAT!!! Is this commission based? Are you getting credit for billing me all this money for a space I'm not even living in? It's garbage. No customer service. Nothing. Just, "Oh, you want to rent and give us all your money and then we wont give a crap about you or your situation? Sure!" Parking: There is only one guest pass for parking. Although there are about a ton of visitor parking. This only last till about 10pm or else their cars might be towed. So, this means they have to park on the street outside the parking lot, which is known for break ins and thefts. Apartment: Poorly insulated; be prepared to pay a fortune to PEPCO for heating. Overall: I thank God we finally moved. Never again. I wouldnt wish this apartment on my worse enemy. I pray this review prevents significant amounts of people from renting and living here. You can live in the neighborhood but stay away from the Woods of Marlton!!!

I have lived in the community now for 7 years and love it. The staff is always professional and the complex is kept up very well. The location is great if you don't like a lot of congestion. You will have to travel about 30 mins for restaurants and shopping.

Management is horrible. They are some of the rudest people I have ever met. The community sometimes get over ran by these huge nasty looking birds that feast on the garbage spilling out of the dumpster. There is no visiter parking. They force us to have our guest park on the street and put them at risk of being cited by law enforcement. Their response time to fixing problems in your apartment are the worst I have ever seen.. Myself along with a lot of my neighbors are highly upset with the treatment we are receiving. Stay away......I say again STAY away!!!!! My roommate was also robbed at gunpoint. Be aware of the very good reviews up here also. Management has been know to post false reviews.

Quiet, friendly community with nearby recreational area for jogging/walking/bike riding. Close to grocery store plaza and gas station. Courteous, friendly, professional and responsive staff and maintenance crew. Grounds kept clean and neat at all times. I give my highest recommendation.

Not so good. Poor accountability. I have the same problem happening twice and the same unsolved results. simply refrigerator not working, maintenance came in twice still problem exists. I was told that the app is not responsible for the food i lost and they still couldn't fix the problem or replace my refrigerator. Washing machine have bad odor and part of the oven not working. Most of the equipment that need replacement causing me to spend more money. No accountability at all. Very disappointed I came in with high expectation.

My experience has been "OK". I'm upset about the responsiveness and availability of the employees here. They seem to only be available on their times and not during the designated office hours. There was a time when we smelled smoke in our apartment and no maintenance workers were available to check it out, so we had to call the fire department. This was unacceptable. There should at least be an emergency contact person available. The only reason why I would recommend this place to a friend is because of the upkeep, safeness and the fact that it is very close to shopping centers. That is all. I am not fully satisfied with this place.

MY OVERALL EXPERIENCE WITH THE COMMUNITY HAS BE VERY GOOD. MANAGEMENT AND THE STAFF HAVE BEEN GREAT. MAINTANENCE HAS BEEN RESPONSIVE AND VERY TIMELY. I DO NOT LIKE THE NEW PARKING SITUATION IT IS NOT GOOD FOR GUEST.

The complex is nice. Do not care for maintenance or the lack of amenities available to residents. I would love to use the club house to have my son's parties but they say don't rent out the club house. Anthony is the best maintenance man they have

I have lived here for three years. I love my apartment size but I am also excited to move. I had a ant problem for 1 1/2 before they solved the problem. Plumbing problems have been contiuos. they call out a plumber he temp fixes the issue and then a week later the problem is back. I have had flooding multiple times and they have now changed a piece of the carpet in from of the bathrooms because it started to smell. They refused to change the entire carpet. They take about a day or two to respond to general maitenence issues. My rent has increased every year which I am not happy about. the new parking is horrible. You have to pay to park your own car and pay to have visitors in a place where you pay the rent. you have one visitor pass and can only use it 5 times before you have to buy another. If you have more than one guest they have to park on the street and then walk which is dangerous. i am a single female I shouldnt have to walk to the place i pay rent to at night. The apts are a nice size though i must say. i could live with out everything being white though. Cabinets and appliances are white and you have to clean more than often. any red juice or etc will leave a stain and you have to scrub vigourously to get it off. Your best luck is to go in the rental ofice because if you call they wont answer.

The apartment community has changed. It is not the same family friendly environment. Conditions of the surrounding neighborhood have a direct impact on the apartment community. Management is responsive to its residence.

Would not recommend these apartments. Me and my wife moved into the area a few months ago and it has been nothing but problems. Extremely noisy tenants, plumbing issues that are still not fixed, and the constant infestation of roaches. Everyday I am greeted with the sound of noise whether its my neighbor blaring music from 7am -10:00 pm daily or the sound of children running up and down the upstairs apartment. It has made my life hell for the few months I have been here. Stay away! The staff are slow to respond to issues and only care about getting you to sign. I have been putting up with the roaches for months and the staff doesn't even care to address this issue or move me into another building. Voicing complaints is almost pointless I have been putting up with the loud music since the day I have moved in, and the rental office has done nothing. A lot of section 8 tenants as well. Teens hang outside my building on the regular, often blocking entry into the apartment complex. The fact of the matter is they don't care. I regret moving into this place almost everyday. A child was sexually assaulted in the area on Saturday and the rental office waited until Tuesday to alert the tenants. Nice move there guys. Please take my word if you value your sanity do not move to this place. This apartment is defiantly not worth $1500 a month.

This is a pretty good place to live....at least on my side. I am not happy with the new parking arrangements....it is $15 a car and $25 for a parking pass. When I first moved in there was no fee for parking so that is a little discouraging. I feel safe, it is not too noisy and my neighbors mostly keep to themselves which is fine by me. I've had my share of spiders, beetles and now I am battling ants and from May through June we get wood roaches but I have never seen any enter the home. Maintenance is ok, I have seen better but they will do. There are no emergency maintenance onsite which depending on the circumstance that could be a problem. For the most part I am happy where I am...hope nothing else comes up.

I have lived here 10 months and have suffered through having two different sets of noisy neighbors above my head! Love that my apartment faces the woods, has a large bathroom, decent-sized kitchen with the breakfast bar. However, the walls are rather thin, and they do not hesitate to allow Section 8 renters with several children to live in a two bedroom apartment. The first set of neighbors had several kids who ran thru the apartment day and night, and used to fight so bad I called the police because of domestic violence issues. I had one month of peace before the next set of noisy Section 8 tenants moved in with 3 small kids AND a newborn in a two bedroom apartment. They run up and down the halls all day, jump up and down, and the mother curses them out at the top of her lungs all day/night long. I can't get a moment's peace here and it's not fair that we pay up to 1400 to live here and these ------ people pay half and make all this damn noise and nobody does anything about it. There is also a serious problem with people throwing their trash bags OUTSIDE of the dumpster instead of INSIDE the dumpster. Often there are large vultures camped outside the dumpster area because some people here think its sufficient to place trash NEAR the dumpster. Maybe management should start fining people and place a locking wooden fence for residents around the dumpster instead of paying more people to pick up after adults. Also members that live in the surrounding houses and townhouses use our dumpsters as their back-up when they miss their trash pick-up. I have witnessed them drive over and dump their crap outside the dumpster and drive off quickly. Do yourself a favor if you move here and walk up all of those stairs and move on the fourth floor.

I have lived here for 2 yrs and I love it! My apartment backs to woods. I haven't had any problems with neighbors, safety, thief, crime, maintenance request, etc... There are kids around but they don't hangout in front of the building or hallways (at least not in my area). I think rent is a little pricey but the location works for me. If you need to get to work via public transportation then don't move here. Marlton Shopping complex is adaquate for groceries, Gas (a little pricey), fast food, drug store, liquor store and hair salon. Local deliveries are good too. Good for a small family or roommates. I do wish the washer/dryer was full size but still beats going to laundry mat!

I've lived here for a couple of months now and I like it. Of course there are a few things that can be improved but that's in every apartment complex. I've lived in my fair share of apartments and I can honestly say that this is one of the better ones. I'd say it is fairly safe at least in my opinion. As a woman who lives alone I'm never nervous to walk to my car by myself, even coming home at night. Since I've been here I haven't heard of anything happening as far as crime. But crime happens everywhere. Really, it does. Unless you live on an a deserted island by yourself I doubt you're going to go live anywhere where there isn't some type of crime occurring at any given time, you just might not know about it. I lived in a really upscale highrise apartment in Old Town Alexandria before and there were times when I honestly felt more nervous just walking from my car to the front door than I do here. Management is also really responsive and quick to notify you if they are doing any kind of work that requires for them to enter the apartment. I had an issue with my washing machine when I moved in and they ordered a brand new one for me. If I ever do have a problem I simply call them or leave them a note and they usually fix it within a day or two. I've never waited more than a few days for a repair. With such a small staff on hand I'm surprised that they get everything done so quickly. That highrise I lived in, it would take them a week sometimes to get to things and they had much more people on staff. Plus they often wouldn't fix things right the first time so I had to call them back. Haven't had issues with my neighbors. They are all really friendly and respectful, and welcomed me to the neighborhood when I moved in. As far as the noise. Yes, I can hear people walking around. Yes, you can occasionally smell someone cooking food next door; but it's a garden style apartment complex and the structure is probably 70 percent wood. What do you expect?! I haven't had problems with, what I would call "more serious," types of bugs (i.e. roaches, termites, beetles, house centipedes, ants, etc. etc.). I've caught maybe a spider and a small silverfish since I moved in, but that was it. Thankfully, since I am horrified of bugs especially when they decide to venture indoors. The price is also reasonable. The economy is terrible right now, and for the amount of money I was paying to live in a small studio apartment in a highrise in Alexandria, I got a much bigger one bedroom apartment here. Plus they often have free events and food for the residents. No complaints here...

Approved then a wk before move in date Denied (confused)
I was APPROVE, given a move in date, apt number, and two months to prepare myself for the move.Then a week before my move in date yolanda(assit manager) called me to tell me i was REALLY denied did not know it was legal to be approved then denied. the whole 3 month process was unprofessional and iffy. Sorry to say management is incompetent and unable to get the job done, and its unfortunate my son and i are at fault for their mistakes.

A living Hell
We have lived here for less than 6 months and have come to realize that we have made a drastic mistake! The management team is under the direction of a true air head, he is insensitive to the needs of this community, it's residents and he has no social responsibility for and towards the plight of humanity. Just a week before Christmas, I witnessed him evict a woman and small child. The woman had been in a near fatal accident and had not been able to get caught up on the rent and had made arrangements with this guy he broke his word to her and evicted her anyway. What manner of man is this; an animal that is what he is! He must realize that what you send around comes back around! Nothing but ill-will can follow this man. He is in for a rude awakening they are gonna realize at the level of upper management that this is but a travesty of an administration that he is running a complete farce; and sooner than later he will find himself evicted from this position that he now abuses and use for gratification of his own little powerless self. He is truly arrogant with no power! If you seek hardship and turmoil move here and your cup will runneth over with the same.

The Only Thing The WOM Needs....
The only thing the WOM needs is a new property manager. I have lived there several years and have had some good experiences there until last year when Tony became the property manager. He is rediculas, makes situations where they do not need to be made. Always has a smart festious mouth and no compassion. I know business is business but you can handle it with some compassion and understanding. He has not maintained the property well at all, I guess by keeping the cost down he gets a bigger bonus. The WOM is like any where else, it is what the staff and the residance make of it but with a JERK like Tony it becomes a unpleasant atmoshere. I cant even imagine what the staff goes through working for him. I feel emphathy for them.

WOW WOW WOW!!!!!! WHAT HAPPENED TO MS. LIZ!!!!! What is wrong with Ross Management??? You have truly missed the mark this time. Do you understand that Ms. Liz was the only person who cared about the tenants at the WOM? And you replaced her with the one floater who is nasty to the tenants and potential customers and can NEVER answer a question. Really Ross? Really? I'm not sure what you all have going but keeping that replacement was a HUGE mistake. Let's see how quickly the complaints from the tenants begin pouring in. WHY IS THE POOL CLOSED???? Every year you all come up with some ridiculous excuse not to open the pool. Do you realize that we the tenants PAY FOR THOSE AMENITIES? I am so OVER this nonsense of the pool opening late every year for the past few years. Our kids like to swim too. They have no play area and there are constant complaints that they have noting to do. Then why wouldn't you open the pool for them? Where is the luxury that your sign claim? Isn't that false advertisement? Were is the workout facilities? Again, isn't that false advertisement? Who came up with this new parking malarkey? We pay extra for crocked lines, two toned parking lots and no security. Again I ask, are you serious Ross? The day will come when the tenants who struggle to pay rent to Ross rise up and revolt! This is outrageous!
