Any place is better ...
If you read this ... please remember that the good ratings are all dated a few years ago. The management just plain blows now.<br><br>I've read all the reviews on the Woods of Marlton and they are all going to be just like mine. I wish I found this website before I moved in. Other people have said they had appointments but the management had no clue about. Well, exact same thing happened to me twice -- I even got the managers writing on a piece of paper for a date/time and she still did not remember. The front desk workers/management have the personallities of a box of ants and seem to want you to do their job for them ... unless you are late on a payment, boy then are they doing their job. Someone's car gets broken into on a weekly basis around here because the lighting is so poor. The stairs going up to your apartment are so small that we had to take apart nearly every piece of furniture to get it to the third floor. Their stairways on bare wood which are slippery, have no sound muffling and stain with everything. The 90% of the lights in my stairway have been broken since March 2004 and it's now Oct 2004. My washer/dryer unit was broken the day I moved in and it took them 23 phone calls 14 office visits to management 5 repair attempts for them to fix it (yes I recorded everything about this problem). My fireplace glass was shattered all over the floor and not even cleaned up on the day I moved in. When they painted my apartment they painted over EVERYTHING!!! Wall outlets, switches, closet hinges, cable jacks ... EVERYTHING!!! The place has no HEAT or COLD insulation from outside either. Someone could kick your front door down with minimal effort. You are not allowed to get an alarm system according to your lease fine print. The maintenance team here is the laziest, dumbest bunch of rocks you could imagine. Fix something? yeah right. Did you know they do not have to knock when the come into your apartment reguardless if you are sleeping or in the shower. My wife was in the shower while they replaced our washer/dryer and didn't know until she came out with a towel around her and they were pulling the old one out the door. I am seeking legal actions on that one. There are electrical code violations all over the place (I'm an electronic engineer), the circuit breaker box is not labeled properly and you cannot completely shut your heat/AC off if you want to. My electric bill was $140 for the month of July. I was not home but maybe four days in August and I shut my AC off at the breaker box and my electric bill was still $120. I called Pepco (the power company) and they are coming buy to check my apartment for either fraud or 'leaking' lines. In lay-mens terms, charging you for electricity you did not use. The maintenance team scratch my wall and left a 16 foot long black line down my <br>white wall when they removed my dryer. When I told the manager she said "Does it bother you? We are just going to paint over when you leave anyways". What kind of crap is that??? On THREE occassions the manager was trying to help me fix my problems and she said "call me back by xxxx". well, when that time came around and you would try to call her you would find out "She went home early today". How convienient. Did you know a resident of the community placed thousands of fliers around the complex listing complaints. The management finally replied that they will schedule a town-hall meeting next week. Well, ... again their self scheduled time line has failed once again. The kids that live around here are just plain stupid. They stand in your way when you drive by, they have no manners ... they bounce basketballs on their WOODEN BALACONY! When you ask their parents to have them stop because it is vibrating your apartment walls they get into racial issues on you. The residents litterally drop their garbage within 10 feet from the dumpsters and leave it all over the ground.<br><br>I have already filed a complaint with the Better Business Beauru and am making this place known on every website I can think of.<br><br>I need to quit writting more because I'm just getting mad all over again. I already have legal action in started to help us out.

A true reflection of the community...
While I have both positive and negative things to say about the community I will begin with the positive: The cleaning staff is excellent and the grounds are well kept with the exception of the grass which needs to be cut shorter. The fitness center when its open is ok and the raquet ball courts while in disrepair are convienent. The staff is full of yes people who tell you only what they think you want to hear.<br><br>On the negative: The staff at the leasing office tells you what you want to hear but does nothing. The entire place could use sprucing up- fitness center, pool, stairwells, sidewalks etc. The apartments are a fire hazard--- when you pull the fire alarm there is no audible alarm for other residents in the building. So while they may get out you will not. The wood deck balconies are rotting out and that puts a three story plumet just seconds away. There are holes in the subfloor which are ankle sprains waiting to happen and the noise from upstairs is horriffic. The only thing I can say to that is amen to the girl upstairs who must be very good at what she does. There is mold all over the apartment and it was far from clean when i moved in. The maintanence dept. is lazy and ill equiped to fix the apartments. They perform the bear minimum until you threaten legal action. As for the vandalism- yes its there but in my experience it is some girls ex lover who instead of just doing things to her car he decides to do something to everyones car. <br><br>Good luck living here and keep in mind that you better be willing and able to camp at the leasing office to get results.

My Stay At The Woods Of Marlton
Ive been here for a little over a year and since I have gotten here its been a living hell. My car has been broken into, stolen as while as having to replace my tags twice.<br>The property manager Ms.Carey acts as if she is to busy to handle any concerns that the residents my have. Instead of her addressing the problems she passes them on to Veronica. Over all I think she lacks poor leadership skills. On the other hand the cleaning team is wonderful the buildings and grounds are well kept. The maintance team sucks, the only thing that one of the maintances guy seems to know how to do is sexually harass the tenants.{That is why he can not take care of he's maintance duties} I honestly dont have anything positive to say about these apartments, Nobody wants to take control of there actions, instead everyone wants to pass the buck...

Longer Than Others
I've been a resident longer than any others who've made comments and I've seen it all.<br><br>Parking: <br><br>Parking is ample for residents and vistors. Everyone can't expect to park directly in front of their stairwell everyday. <br><br>Parking lots are well lit and getting better. <br><br>Parking lots are not secure - no security. Car break-ins are rampant. <br><br>Noise. The problem with noise is not from the outside. Basically, the complex is very quiet. The problem with noise is from the neighboring apt. The units may be insulated according to code but it's insufficient. In the bathroom, you can actually hear a resident talking in their bathroom or using the bathtub or toilet. Weak floor boards aren't repaired, therefore, if the resident above you walks "heavy" or has children who run throughout the apt, it can be heard. Additionally, you can hear squeaking beds. To compensate, I've learned to keep my TV on when I'm home during the day and sleep with it on at night. <br><br>Grounds. If nothing else is done well, the landscaping company keeps the grounds up very well. Previously, the area around the dumpsters were always overflowing with trash and other items left my homeoners in the neighborhood but this got better with the large container that may be used for trash and household items. A very wise move by management. Trash in and around the buildings and parking lots is removed daily. <br><br>Snow/ice Removal. AWFUL! Steps, walkways, and parking lots are either not cleared at all, in a timely manner, or sufficiently. The parking lot barely gets cleared and each resident walks to his/her car or just outside to the mailbox at his/her own risk. The parking lot is cleared by a contractor who pushes the snow towards the sidewalk, therefore creating large mounds that residents must climb over to get to their car, the mailbox, or bus stop. The contractor also pushes the snow directly behind parked cars. Therefore, when a resident shovels out his car, the snow is either being shoveled back into the parking lot driveway or in front of the car beside it. The Management Company and the Community Manager do not provide the residents resources for at least ice removal by providing an ice removal product that the resident came come to the office to pick up to use for his/her walkway and steps. I can't EMPHASIZE enough how the management places residents at risk when snow/ice is not removed promptly. Regardless of how much snow/ice we get, it's the Management Company's responsibility to do whatever it takes to have it cleared within a couple of days after the snow has stopped in lieu of a week! A walk-thru of the parking lots, sidewalks, and steps should be made in cold weather for ice. Too many residents has fallen on ice just getting to their car, the mailbox, or the bus stop! <br><br>Safety. <br><br>Security is needed between the hours of 11 pm and at least 5 am. when most car break-ins occur. When car break-ins occur, at least 5 or more cars are broken into on the same night. This has been happening for several years and is not getting better. It's quite apparent that the management company DOES NOT care. If they did, we would have on-site security during the prime break-in times which is less than 8 hrs per day.<br><br>Lighting. The area that's not well lit and a very serious security problem are the entrances to the buildings/stairwells. The timed lights over the staiwell or building entrance are a nightmare! By the time you get out of your car, start walking to your building/stairwell, the lights by the building/stairwell may be on but then suddenly they're off and you're in total darkness. Very dangerous if your stairwell is on the end of buildings, shrouded by the large trees, near the wooded area. <br><br>Shrubs/Trees. Trees near building entrances need to be cut back. They block the lighting and you are unable to see a clear view of the building/entrance stairwell. Even more so dangerous, if the building entrance/stairwell is near the wooded area and on a timed-light.<br><br>Construction. The wooden overlay around the outsde of the windows have flaking, peeling paint, and rotten wood. Sound insulation as indicated under noise may be according to code but is not sufficient. <br><br>Maintenance. Based on the small number of maintenance personnel, they do ok. When an outside contractor is required, the office does not manage the scheduling well. The residence has to make multiple calls to advise the office that the contractor was a no-show.<br><br>Office Staff. The office staff should be judged by the Community Manager and the Management Company who seem to change every couple of years. The other employees usually remain in-place. Several significant quality of life changes have been made by the current Community Manager, such as, improved parking lot lighting and the large container for trash; inspection advisories a week in advance in lieu of the day before). The current Community Manager is a GREAT improvement over the former one. The attitudes and helpfulness of the office staff has also improved under the current Community Manager.<br><br>Overall. This complex would out rate others in the county if the Management Company takes the initiative to do something positive about the car break-ins and the peeling paint/rotten wood around the outside window casings. <br><br>Recommend to a friend. Based on the high rent, snow/ice removal, peeling paint/rotten wood, and car break-ins, I would not locate this complex to a friend. I would advise a friend to make every effort to purchase a home.<br>

Don´t let the looks fool you!
I lived at the Woods of Marlton for a year and I had a horrible experience. From the day i moved in my bottom floor apartment i had problems. The screen to the sliding glass door was hanging off the track, none of the windows had screens, the washing machine was broken and had stale water in it from the last tenants, the closet door was off the hinges, there was mold spots on the cieling, and there was a wet spot on the floor from the airconditioning unit. I put my complaints on the walk-through list and called frequently about the problems. They fixed the washing machine but everything else was the same the day i moved out as it was on the day i moved in. The wet spot eventually turned in to an litteral flood, soaking the carpet, the furniture and electrical equipment. When i called the emergency 24 hour maintanence they tried to make me wait a week until i threatened with leagal action. Then it took 3 days for them to plug fans in the apartment to dry the rug. Fans that ran up the electricity bill and the house still had that moldy water smell! They say they have extermination but i never got the service, i had to exterminate myself. The kids were disrespectful and unsupervised. They hung out in front of the building runing up and down the stairs, yelling and cursing. When it snowed they threw snowballs at cars for entertainment. Again, management does nothing! The hallways, especially in the basement where my apartment was, stays filthy and stained despite the supposed "cleaning service". In the winter when snow covered ice filled the walkways and parking lot, the snow had to melt itself because management sure as hell didn´t shovel. The apartments are also small- when you walk through the front door, turn around in a full circle and you´ve seen the whole thing(which isn´t a necesarily a bad thing if "cozy" is what you´re looking for). Parking is ok at times. Sometimes you get a good spot sometimes you got to hike (never too far of a walk, just far away enough for your car to get broken into without there being any witnesses!) Bottom line Maintenance/Management SUCKS!...they know it and they dont care...unless you´re late making a payment!

Leasing Office From Hell
I found Woods of Malton on Rent.com as a complex that allows large dogs, since I will not go anywhere without my husky and my lab mix dogs. I scheduled an appointment with an agent for an exact time and day, my time being inportant since I was on a short vist to MD from FL. The leasing agent had no idea that we were coming to look, and had nothing to show me. She made my husband and I fill out a huge multi-page application and were put on a waiting list for one of the few ground floor apartment that actually allows large dogs. I get a call a month later that they have something for us, I verify that the apartment is one that allows large dogs and am told that both huskys and labs are on the restricted breed list. This breed restriction is not listed online with Rent.net or Rent.com, nor was I told in person, nor was it on the application where we listed our dogs. Woods of Marlton has an awful leasing office, is run-down looking, and should be avoided at all costs!

The Woods of Marlton can kiss my ---...especially Veronica..the short, little black girl....yeah Im puttin your name on BLAST....if there is nothin else then it will do but you can spend that high rent elsewhere and get better service

Poor Management/Service/Bldg Construction
I lived in these apartments for one year with my lease just ending in December 03. It is true what others say about poor management and service. The management is not very responsive to customer problems. I called the maintenance service for home repairs multiple times to no avail. There were even things listed on the walk-through sheet that management knew needed to be corrected and they never were fixed. I simply got tired of trying to get them to correct things and just lived with the problems. I lived on the first level by the stair case and it was horrible. The building staircase is made of only wood and thus amplified the noise you could hear and feel (while in your own apartment) when people traversed the staircase. There is a lot of kids and adults within the community who do not know how to come up and down the staircase without many an exsorbitent amount of noise. It was truly unbearable at times. I would definitely not reccomend moving into a first level apartment or an apartment near the staricase. Furthermore, if you have a problem with running water...let me mention the continually flushing toilet in my unit, that I tried to get fixed multiple times. To put it simply, I would not reccomend this complex to anyone.

Wouldn´t recommend
I actually still live there, until my lease is up. When I first moved into the appartments, it was great, I´m on the first floor and it was very quiet. At first. It was quiet until someone moved above me. I can hear every move they make, I hear water running, garbage disposal, and also every step they make. The stairs leading up to the other levels echo so bad if you´re sleeping in the living room, the stomping up the stairs will wake you up. I have read other reviews stating that people are always hanging out in the appartment complex parking lot, and I have to confirm it. There are car thefts, break in´s and other crime just in the parking lot. Within the first week, the 2004 sticker from my license plate was stolen. That I could live with, no biggie. Then my car is broken into at a later date leaving me to purchase a new stereo and replace my window. I would not recommend moving in here. It may seem nice at first, but give it long enough and that´ll change.

Terrible...
The day I moved in, the apartment was a disaster. Doors off the hinges, drawers missing, dirt everywhere, and one of the ceiling lights was hanging near the floor. They fixed the problem within a day, but still, the place was nothing but trouble. Our apartment was flooded out 6 times in the course of a year, and getting maintenance to fix anything is like pulling teeth. In my last month there, our water heater flooded onto the carpet, and it took 4 days for maintenance to respond. By that time the carpet and pad had molded, yet they still didn´t replace it, just cleaned it. And besides the damage, there´s the crime. There were people hanging out in the poorly lit parking lot 24/7, and my motorcycle was stolen from in front of my apartment after only 3 weeks, and with a lock on the tire. The police told me that it should be expected living out there. The Woods of Marlton is by far the worst living experience I´ve had.

If you want no service
I moved into these apartments the carpet was frayed we called no answer let a message no answer back, every problem I´ve had maintenance never came out to fix if that is what you want I recommend, and if you want sobby management, maintenance, and nieghbors then move in.

Loved It
I live at The Woods of Marlton for two years. I loved every minute of it. The complex is always clean, quiet, and plenty of parking. It is nested in a the community of Marlton, so you get all the amenities of living in a homey setting without the headaches of homeownership. The maintenance team is fast and thorough in handling problems. The leasing staff are friendly and very helpful. There is an awesome pool and workout facility. You must visit to fully appreciate the Woods of Marlton

I lived there for approximately 2.5 years. Overall, it was a very pleasent experience. The only gripe that I had was the lighting in the parking lot. The parking lots were entirely too dark. My car was broken into one time along with about 20 other cars. However, crime can not be escaped. I was also a little disappointed when management changed. Unfortunately, due to poor management in the end my transition was not as smoothe as I anticipated. If you are looking for a peaceful place to call home this is definitely the place for you.

CHECK IT OUT.......
Overall, living here for the past year and a half was a very pleasant experience. I really had no complaints. Since I decided to live there to make the commute to Andrews AFB much easier (10-15 min), it worked out great. I could have opted to live closer to D.C. or Alexandria, but I didn´t want to deal with all the traffic. The rent was inexpensive so that was a huge bonus!! <br><br> <br><br>I guess the only gripes that I would comment on, is the option to move-in or move-out on the weekends. Having to try and move on a day during the normal work week M-F, made the move that more stressful. I just wished that the management´s hours were more flexible on the weekends. If the end of the month falls on say a Sunday, you should have that option to move on that day versus on Monday. Make it convenient for the tennant. <br><br> <br><br>To sum it up, I would highly recommend living here if you´re looking for a place that the rent is reasonable, you don´t mind the commute to the D.C. area/nearby towns, it´s quiet and peaceful and finally, a place that has great appliances, clean carpet, etc. and that overall "homey" feeling.

Nice, but...
My wife and chose the Woods of Marlton after seeing a lot of places in the general area that were either a) overpriced, b) in frightening-looking locations, c) frightening-looking themselves, or d) some combination of the above. We enlisted the help of a rental-search company who sent us to many of the above, some of which we´d already found and discarded ourselves. Then, driving aimlessly and with visions of future homlessness dancing in our heads (such state being preferable to all the places we´d seen that we could afford), we saw a billboard advertising the Woods. With a little effort we found the place. Very attractive. GORGEOUS pool. The price was a little more than we wanted to pay, but with a move-in promotion we managed to swing it. <br> <br>Sadly, the pool closed for the season the day we moved in. It sure <i>looked</i> good, though, seen through the office windows when we paid our rent every month. The other fitness facilities were nice and well-maintained. <br> <br>Service requests were generally responded to quickly and effectively. The staff was uniformly courteous and professional. The place was attractive and well-managed. <br> <br>So what´s the "but..."? <br> <br>Though it wasn´t in a run-down neighborhood, the fact that it was still in a D.C. suburb was brought home when my car was broken into the very first night we lived there. It never happened again, but I regularly saw cars full of young men in gang colors cruise into and through the parking lot, obviously scoping things out. <br> <br>It was also about the most inconvenient place I´ve ever lived as far as commuting, or doing anything away from home was concerned. The nearest shopping was in Waldorf, a 20 minute drive away. Also the nearest movie theatres, said theatres being the multiplex at the mall which limited the entertainment choices -- for most of the more adventurous options in movies (or for ANY options in live theatre, music, etc.) we had to drive into or across D.C., which typically means an hour drive minimum each way. Same goes for restaurants (Upper Marlboro, the closest town, DID have a very good pizza place). It would have only been about a 30 minute drive to see the Washington Wizards (then the Bullets) play, but pre-Jordan, who would want to? <br> <br>Commuting was terrible. <br> <br>Keeping in mind that these problems are ones of location, and that the alternatives all looked much worse, and that the apartments themselves were quite nice... if you have to live near D.C., and want to be on the Prince Georges County (East) side, and can take driving a distance to do most things, it´s a nice place.
