I THINK THEY ARE VERY NICE
I DON'T LIVE THERE BUT I STAYED THERE FOR A WHILE WITH MY COUSIN AND I REALLY LOVE THE ATMOSPHERE IT SEEMS VERY QUIET. THERE ARE KIDS BUT HEY WHERE ARE YOU GONNA MOVE WHERE THERE IS NO KIDS. I AM LOOKING INTO APLLYING MYSELF THERE IS NOT PEOPLE IN THE HALL WAYS BLOCKING THE STEPS NOR IS IT PEOPLE IN THE HALLWAYS.....I LOVE THEM THEY ARE VERY SPACIOUS AND THE PARKING IS NOT A PROBLEM

The Worse
They look beautiful but the inside is not tasteful. You may get lucky and get a decent apartment. The wiring is old and unsafe. The appliances are very old and in poor working condition. The neighbors are rude and loud and management does little to stop them. The floors are old and creaky. Apartments are subject to leaks. The hot water only lasts long enough for you to take a five minute shower and if someone has to take one after you they have to wait 30 minutes to an hour unless they want a cold shower. This has been a nightmare. The worse apartments I have ever lived in and not worth the rent at all.

Sad to be leaving
I've lived at the Woods of Marlton for over 5 years and I'm sad to be leaving. The apartment community itself is nice and they keep it in pretty good condition. I loved everyone in management, and if it weren't for the fact that I just purchased a house, I would be staying. It's been a great living experience.

Property Manager Nightmare
I have lived there for 1 yr. The property manager keeps trying to come on to me. He is very unprofessional and IS NEVER THERE! The ladies in the office try to cover up what he doesn't do but this place is a hot mess! The maintenance staff is always drunk when they go in your apt to fix stuff and sometimes takes your stuff. The property Mananger T. dACOSTA NEVER DID AN INVESTIGATION SO i had tO leave. I'm telling you anyone who is looking DON'T DO IT!!!!!I tried to transfer to another community but Realty Management but every other community they have is the same. You pay all this money for rent and get NO UPGRADES AT ALL. I guess if you sleep with the property manager you may get a new stove. PS Watch that killer breathe from pm t.dacosta-smells like he's been chewing on turds ON DAY!!!!

ABSOLUTELY NOT
I have lived in this community for over two years. In the three years, all of my cars have been broken into. The lighting in the parking lot is always nott working. When you call the office either you cant reach the property manager because he dosent get the message or the phone just rings. I never had an issue with maintenance, for the most part they were prompt. I agree with the previous comment the property manager has no compassion at all. You never see him on the property. I have birds living directly outside my door, they attempt to fly in my house when I open my. For some reason management will not resolve that issue and I have called numerous times. Personally the neighborhood looks nice, but dont let it fool you. The rent is tooooooo high for the quality of living......

DON'T MOVE THERE!!!!!!
Please, please, PLEASE DON'T MOVE THERE!!!!! The Management is horrific. The tenants are trifling. The crime is off the chain. Car theft and vandelism is atronomical! The maintenace crew steal from out of the units. The property manager has no compassion, care or concern for the tenants.

glad I didnt do it
I almost moved here. Paid to reserve an apartment and everything. Something just did not sit right with me. Not sure if it was how unprofessional the leasing consultant was. Can you say ------. Or the teenagers hanging out. Normally seeing police drive by patroling is a good thing, but for this complex it is mandatory. Oh did I mention that I was promised an apartment 5 times and each time I accepted one, I would call back to confirm and Id get the "oh what had happened was" but how about this apartment over here instead speech. I am so glad I didn't sign a lease.

This has 2 be the worst
I have been living in my apartment for a little over a year, and i must say this is the worst place i have ever lived. I have had everything happen to me from my ceiling in the bathroom leaking on me while in the bath tub to both my other bedrooms leaking. my apartment has flooded twice, and to top that off the rental office didnt want to change the carpet knowing the smell the flood left in my place. They admitted to all of these problems being their fault but showed not a care in the world that i was still suffering from them. My ceiling in my bathroom has be fix four times in one year and itz still leaking on my head. Not to mention the car break-ins!!!!!!!!!

smooth sailing
i lived there for a year and mad i moved out. i wouldnt except anything less than what marlton offered. what other apt community in pg county has a w/d in unit for marlton's prices? i was on the tax credit program so my apt unit was cheaper which was even better. i had no problems whatso ever. although they do need an extra trash bin, it was nice and quiet. i lived on the back end towards the woods and never had problem with maintenance and etc. i only left because im becoming a homeowner, other than that...i wish i wouldve made the choice to move here years ago, my neighbor has been there for 13 yrs. go for it!

Keep Looking!
Nice apartments overall as far as the buildings and the appearance go. But I wouldn t exactly call them 'luxury'. The bad thing the neighbors! You can forget about sleeping in late on the weekends with the neighbors. I ve had neighbors play their music with the bass completely turned up at 9 am on a Saturday! Kids are always running in their apartment at all hours and of course since the walls are so thin it sounds like they are right in your apartment. (What I don t get is who decided that putting a one bedroom apartment under a two or three bedroom was a good idea?!) Kids yelling in the halls and running up and down the stairs! Since the entire structure is made of wood everything echoes! And if the kids aren t bad enough the adults are probably just as bad. Conversations in the hall at odd hours. One night one of the neighbors was yelling (loudly) at a boyfriend/husband/someone at 2 am outside in the hall. They were slamming doors and practically screaming at each other interrupting everyone's sleep in the process. Needless to say the entire building knew their business by the next day. The management generally tries to help though. And now that they've gotten a new manager it seems as if they're generally trying to make changes especially to combat the lingering teenagers and deal with some of the safety issues in the area. If you can deal with the ridiculous neighbors and their ridiculous kids then you might like it here. If not, keep looking.

Stay AWAY!
I have lived n these apartments for two years and in the month of Nov. my entire building was burglarized with no forced entry to any apartment. Management was the lease bit concerned. In fact, the property manager was angry because she felt that her maintainance staff was being blamed for the robberies. It's still a mystery how every unit in the building was entered and in some cases the doors were locked back. I was told by staff that this incident would not be reported to the community, but a letter would go around warning tenants of the fast approaching holidays and to stay alert. I have decided to move for the safety of my child and myself because changing my locks was not enough after a friend of one of my neighbors was held up in front of my building with a sawed off shotgun. I suggest that you should scratch Woods of Marlton off your list of great communities.

***Consider this a WARNING***
I have lived on the complex for less than a year and my car has been broken into twice, vandalized once with no sign of concern from the property management. My door has been permanently knocked off track due to burglars attempting to gain access to my apartment. In addition to the unsafe living quarters the property management is very UNPROFESSIONAL disclosing tenant information to their friends and any other listening ears. I have been approached by a complete stranger who knew that I lived on the complex and even which apartment I resided .In the chance that maintenance does com to your apartment home and you are lucky enough to witness their presence you will notice that they look as if the are casing your place for valuables. I decided to write this review because I have noticed a lot of potential residents visiting the property and would just like to inform them that the reason that their are so many vacancies is due to the constant theft of personal property as well as the continued lack of professionalism and responsiveness of management.

great community in PG county
I moved to the Woods of Marlton in mid July and have been pleased overall pleased with the property. The grounds are always clean and immaculate. I've noticed contractors renovating the buildings and I've also witnessed prompt response from maintenance when my apartment was rained in during the heavy rains storms a few months ago. This property is truly one of the best in Prince Georges County. I don't appreciate the kids hanging out but I've seen notices from management trying to stop the problem. If you ask me it's up to the parents..not the office to control the kids anyway.

Wonderful!!!!!!
I've resided at Woods of Marlton for one year and just renewed my lease for another year. The area schools are awesome, the neighborhood is very quiet. The apartments are extremely quiet. The rental staff is courteous and attentive, especially Anthony and Yolanda. They have several styles of two/three bedroom apartments. Be sure to view all before signing your lease because some of them are very small - I got the smallest one and its just right for one person, but a little tight for a family of 1 adult and two children. But I still love my apartment home. Community is very diverse as well....added bonus and everyone is very kind.

I Loved It
I stayed at the WM for 1 year. I enjoyed living there. If you look at the neighborhoods that are close by,....Forestville, Suitland, Clinton,.... I would never have survived. Not once did I have a problem that wasnt addressed and a nice note left behind to let me know that it was fixed. For all the other mean notes that were left.. you probably deserved the service that you received.Anytime that I walked into the office the staff was always helpful. The only thing is the rent could be a little cheaper. For a struggling 1st year teacher it was a little pricy.... Anyway if you move into the WM I am sure that you will love it also.

Far from Luxury
I've lived at the WOM for a year and a half. I badly want to move. WHen I moved in under the old management I was jerked around and given keys to a newly moved out DIRTY apartment. I had no choice bu to take it because I was having my things delivered the next day! I had fun cleaning. The new management can NEVER be reached by phone you get Voicemail Allllllll Dayyyyyy, They didn't have a spare key to my Apartment so they left a note, I didn't care to give them one if they didn't already have one, so they lied and left a note pretending to need to service the central air and heating system...Ha!!! Never have they done that in the 17 months I've been there...Parking is a joke if you make it home after 5pm, so run all of your errands after you get off of work at 4-4:30 and find yourself S-O-L. ------ people have started to move in and now you have the children of the corn spawning around wreaking havoc and busting out car windows....DON"T RENT HERE...Or Use the 4ft pool, ran by teenage contractors who can't eevn clean the pool properly! If you want to see $100 rate increase each lease renwal..Go head Big BALLER!!!

Please Lower your Expectations if you Consider this "Luxury"!
The only aspect of "Luxury" is the $$$. "Raise the $$$ and they will come..."Everyone wants to opportunity to live in an "exclusive" community...$$$ does not equate quality in this neighborhood.<br>Well this is my 3 year here and I was pretty secure with the neighborhood until recently. Maintenance could definitely be an issue and the never ending VM prompt you must listen to contact office staff could leave you drowning in your "overflowing toilet". The parking requires you to be very time savvy because everyone has multiple cars (Duhhh the rent is like 1300 you have to at least have two FT workers to make rent)! However recently, there has been a new "crop" of tenants who are decreasing the tranquility in the neighborhood from: nosily inappropriate teenage conversations at 11pm outside your window, to continuous sounds of car alarm systems being activated, to being shaken out of your bed from the bass of car radio systems, to loitering to the point that YOU must say excuse me to enter YOUR bldg, to group fights occurring right outside your window (at which the police are called but the Fire Dept shows up an hour later (AND THIS IS UPPER MARLBORO - WHERE THE JAIL AND COURTHOUSES ARE LOCATED! The pool only goes to 4ft and the 24-hr exercise room that required at $25 deposit for an "after hour" access key is closed at the end of the rental office work day (even if they close early which occurs frequently) because they are unable to implement a program to deter rambunctious and unsupervised youth from running rapid! Hey, I'm still here because I cant afford a house in the area (higher mortgage than rent)! Teenagers are in actually (18-23) who are unemployed and unmotivated but remain at home - community centered act ivies for youth are not $$$$ friendly or convenient, so I guess parents figure there's not much they can do (can't reduce work hours to place youth in summer programs or transport them to summer employment) and dont forget you must have reliable transportation and a lot of GAS money budgeted into your scheme if you plan on doing anything other than going to the grocery store - because you still have to make rent - I guess you cant even suggest making those "adult children" who reside in your house work and figure out their commute independently (because they are only "adults" when they are verbally disrespecting you in the middle of the parking lot)!!! Luxury...No Way...Why? Because you have a dishwasher and antiquated dorm sized washer and drier? I figured maybe it would be better at another area of the complex but these recent (last 6-8 mo.) "issues" have engulfed everything! With the summer coming....I just dont know! I would definitely suggest a drive through at night amongst other times of the day to evaluate if this complex suits you....Otherwise your just paying more $$ for a "more prestigious" area with the same issues found in the majority of PG County...and from what I recently witnessed DC too! I'm just saying its only a matter of time before this problem escalates into a "news worthy" situation (since the only means to remedy the issue has been fliers placed in door knockers)!<br>

I don't particularly care for the new management but I can't say my stay there was horrible. <br><br>Problems<br>I had a basement apartment and I could hear the water running when the people above me would take a shower, flush the toilet, or even run water in a sink. <br>You weren't allowed to get alarm systems. The area wasn't bad so I wasn't concerned with security but being a single woman it can always be better than nothing. The new management made an attempt at improving security by hiring someone to drive around the complex after 10...and wow did he make me feel safe, in between sleeping and flirting I'm sure he caught many crooks. <br><br>Good Stuff<br>For the area, the rent is on the cheap side. <br>Quiet neighborhood.<br><br><br><br>Over all its not a luxury apartment complex but its not bad.

needs ALOT work
#1 all of the buildings need to be painted. #2 the bldg hallway light fixtures fall off the wall at least once a week<br>#3 get used to taking ICE COLD Showers<br>#4 DOES ANYONE IN THE RENTAL OFFICE EVER ANSWER THE PHONE? I THINK NOT!! Pick a day and call all day long, NO ANSWER<br>#5 Too many dogs!! with doggie droppings all over and barking for hours on end.<br>not worth the $$$

A good Community
I enjoed my stay at the woods of marlton.<br>The staff has always given you same day service. Never did i have to keep calling about noise, maintenance issues, of staffing.

False Advertisment!! Far From Luxury
I can't believe I took 2 years of this non-sense. What stopped me from moving was, the cost of moving. Problems Problems I can give you... 100 reasons not to move. But I am only going to list 3. #1 If you like jumping out of the shower beacuse the hot water runs out live here :) #2 If there is an issue with your apt. That wait till the "Crap" Hits the fan to rush out and fix it. #3 The noise!! I am on the Top Floor, and I swear its big foot that like to go up and down the stairs. When the people close there doors. The apartment shakes. I guess everyone is so Pissed off the slam the door everyday. If these aren't good enough reasons not to live here. You must love Drama!! I rest my case.

On a whole, not bad
I moved my fiance into the complex May 2003 just before we got married. Considering she lived in Temple Hills, this was a great move. I found out about the apartment online, filled out the online application, and was called the next day (which was a bit of a surprise). We went that Saturday and left with an address, even though we weren't going to move in for another 1 1/2 months! Considering the waiting list for some of the other apartments, this was great. <br><br>We managed to secure an end unit facing the parking lot on the top floor. With only 5 units in the building, it's rather quiet. However, I am sure the units in the middle with 4 floors are substantially noisier. While the unit was clean and painted, it did have a few problems. The railing on the porch was loose, one of the windows in the master bedroom was cracked and the AC was a little off. With a call to Veronica, the railing was braced and the Ac recharged, but the window took the better part of a year to finally get replaced. Ditto with the blinds in the second bedroom. One of the phone jacks in the second bedroom didn't work, either, but I took care of that myself. This past summer, the AC finally gave out. No amount of charging would help it, as we could see the freon escaping the unit. It took a week to get it replaced. Understandable, but still annoying. The floorboards do creak in the winter (everything contracts), but it is not as noticable in the summer. Some of the units had their floorboards replaced this year, but it wasn't complex-wide.<br><br>Security seems to be a major concern, and unfortunately, this is lax. My car has been broken into once, the rental car I had was nearly stolen (they snatched the ignition and couldn't get it started) and all 4 of the other rental and my wife's tires were slashed (but I know exactly who did that, so...). Someone's child also came thru early last fall and sprayed white paint on at least 30 cars. Fortunately, everyone that was affected found a way to remove the paint and helped everyone out. I'm not sure if any action was taken against the children or the parents, but it should have been. Considering the apartments are in the woods, more or less, and how much the rent is, management should seriously consider getting some on-site security. However, the likelyhood of that is slim, so using common sense (lock your cat, take EVERYTHING out, etc) is your only solution there. Mantainence is also a concern for many. The management company has changed recently, so it will be hard to say how this will affect the service for the better or worse. It helps to know someone in the fromt office (Veronica has been great for us), but patience and tenacity are still needed to get anything done. While I understand they don't have a big staff, and some things do take a while to order parts, some things still take longer than they should to get fixed. It would also be nice if they gave you advance warning on when they would be entering your apartment. When the blinds were replaced in the second bedroom, I was home sick. I just happened to wake up and walk to the kitchen and startled both of us. Fine for a man with clothes on, not so fine for a woman, clothed or not. <br><br>In short, as with every complex, it has it's share of pros and cons. I think it really depends on what unit you get. An end unit is ideal:fewer units, no tenants beside you. The 3 bedroom units, where a lot of families w/children live, are much louder. Be sure to check the design of the apartment for the floorplan you want. The steps in out building are wide and not that steep, but some of the other units are small and quite narrow, making moving in a major hassle. Overall, my wife is happy with our apartment and will be content to stay until we get a house (which, considering the rent, may be very soon)

What was I thinking!
I have been a resident of the Woods of Marlton for three years. In those three years I have watched, what I considered, a "nice" neiborhood completely change. The saftey issues in this community seem to be overlooked more and more. Nothing is being done to improve the situation. There are continuos car break in's and thefts. There was also a car jacking! I myself being a victim of car theft while living here as well as several neibors. Just today I was abrubtly woken up to an officer asking if I owned a certain vehicle, not agaian I though, yes, again! No stereo, but at least I still have my car. Four other vehicles were also broken into at the same time in the same parking lot! So bottom line there is no security when it is obvious there is a serious need! As far as the manegement, what a joke, three years, not one year have I had a properly functioning A/C. If you want something taken care of be prepared to get the run around often! So to sum it up I feel as though I'm renting from a slum lord, the only difference is I'm paying way too much money for something they want to call Luxery!
