The overall experience is great! The place is older but well maintained. Staff is courteous and maintenance crew are very responsive. The facility manager Tracy goes above and beyond and it shows in her team!

This complex is fine if you're on a tight budget, if you can do somewhere else do it. The office staff doesn't like dealing with residents and always have an excuse as to why they can't help you. The parent company to this complex couldn't care less about their tenants and have no trouble telling you so. They refuse to take responsibility for issues that are cause by neglect (or incompetence) and when it severely affects you in a negative manner, they refuse to assist you in any way. The hot tubs are constantly out of service, the excercise equipment is beyond outdated. The only positive thing I can say about this property is that I have an amazing patio with a view overlooking the nature preserve behind us.

It has been great. Great people. Great neighbors. I like that they upgraded their gym. And the staff is awesome. Office and Maintaince. I would recommend the complex to friends and family if they were looking.

We have generally enjoyed our time at Sonterra and have been able to address concerns with staff with satisfaction. The location in town is excellent and we have built friendships with courteous neighbors.

Most of the apartments have dated interior features, such as white appliances (not stainless steel), white-washed, low-quality cabinets (compressed particle board), and laminate counter-tops instead of granite. Just be aware that what you may see as a model will differ in what you actually receive in your apartment. The management is only updating 4 apartments per year, which is an extremely long time to be competitive in the aesthetics.

The first 2 years were perfect. Great customer service at the front office. Quick handling of work orders. Unfortunately, over the last year since change of management that's all changed for the worse. Waited 60+ days for a work order of black mold in vents to be fully completed. The new staff and property manager was very unfriendly and was difficult to communicate/work with after sharing some safety concerns after the property gave out keys to our apartment to vendors for maintenance. This was disappointing, as our experience with the customer service the first couple of years was phenomenal.

Personable staff that has helped at every turn, they found my family a lower level apartment when my wife's back problem made living on the third level difficult. The staff makes this feel place feel like home, they make us feel like family.

We love living at sonterra! It's a small, quiet community that is well maintained and staffed. The floor plans offer open space that works for minimalist and traditional furnishings alike. Most definitely a recommendation.

It's been a quiet place. I don't have any complaints. I hardly see anybody. Only complaint I have is the pool is phase 1 has had issues. The other day I went over there and there was bees everywhere; on the side of the pool. I had to drive over to the phase 2 pool. Also there is no access to phase 2 from phase 1 to drive over there other than using boulder lane. That's a little inconvenient.

Great value for the price! Pros: Price vs comparables, quiet (abuts a greenbelt), attached garages in some units, package concierge, gated, beautiful landscaping, recent clubhouse renovations. Cons: Phase II gate has been sketchy at best, pretty high turnover likely due to nearby college, maintenance staff has frequent turnover, traffic on 620 is horrible and is the only access in and out of this area.

On may last year we tried to move to Sonterra. Unfortunate at that time we did not make the right decision and for us was a big mistake. We moved this year because my daughter was living in Sonterra and while we were looking she found an apartment close to her in the same Apartment complex. My wife and I are very happy to have make this decision. Now we know that we made the right choice. Sonterra has exceeded my expectations.

Office and maintenance staff always so helpful. Great staff. Very safe area. Lived in River Place and Versante, great neighborhood. Kevin and Levi always there to help. They are the only two I have really spoken with.

I love living here, I have been at Sonterra since 2015 and could not imagine living anywhere else. The staff is incredibly friendly, and I dont have many maintenance requests but when I do they respond promptly and have everything fixed by end of day.

Dependable staff/maintenance and a beautiful location. Close to everything I need! When I moved in, a pest control contractor had made a mess in my apartment, but the staff and maintenance crewed fixed the issue immediately. They definitely earned my trust.

The staff here are some of the worst I have ever encountered at any establishment. Rude, unprofessional and unethical. I would strongly suggest you look elsewhere and save yourself the trouble. Security is also terrible. The gates are always broken and left open at night so they may as well not even have gates. Just a terrible place to live and looking back I wish I never moved there but I am so happy to have moved out.

Worst place I've ever lived. They will charge you for anything they possibly can. ONLY allowed two guests in your apartment at once. Apartment management is awful and has no idea what she's doing and acts like all the renters are stupid. can't wait till my lease is up so I can move and actually feel like I have a place of my own, not just a place to sleep every night.

Worst place I have ever lived at! STAY AWAY!! The people in the office are the worst. They are only pleasant before you sign a contract. They also say it is gated but the back gate is ALWAYS broken and left open for anyone to come in. Don't even think about walking at night because there is a bridge with meth heads under it that will come out and harass you... It also doesn't matter what you do when you move out they will bill you for new carpet. If you are wise you will go find another place to live. Best of luck in your search :)

Stay Away!!! Rented an apartment for my college student. They were very willing to help when I was selecting an apartment. She moved out and we had the apartment and carpets professionally cleaned. They said it was left wonderful and we should receive our initial deposit plus the one months rent back. They've had 2 months to do so. Send us a check for less than half of the initial deposit without explanation. When we called we received 2 different excuses but were never able to speak to the elusive KATI. She is in charge of billing. She had the move out date wrong. Although we have a signed move out notice form. Staff is completely unwilling to help. I will be looking into the reporting agency for this Community. It is absolutely criminal. They said the full months deposit was mailed over a month ago!@!! We have not received it!! Over $1000.00 not received!!!! Please beware and do not make the same mistake our family has. BEWARE OF KATI!!!!

Do not move here if you want to ever get any sleep! Loud, loud, loud..... 3 am loud! No local police force at 3 a.m. and the apartment management just tells me to call the police . .. What a joke. So, go ahead if you want to party all night with foul mouth teenagers. But if you are a grown up with a job that needs to sleep, go somewhere else. This place is not for you.

Never again. Generally an unpleasant experience with the staff save for Kevin. The turn-around at this location is unparalleled. The entire staff in the office seems to change weekly. Certain deposits were lost in the hands of Sonterra and I ended up having to pay them again. Late fees that should have never been seem to be reoccurring almost on a monthly basis. Your money will be better spent elsewhere. Do your best to avoid Kati Toms.

We had a fantastic time living in these apartments. The staff where great and always willing to help and just great people. The property was always well maintained. Our biggest problem was roaches due to a resident who lived below us, she kept a rabbit out on the balcony and NEVER cleaned up after it, we had seen a few roaches, and we reported her since we figured if her balcony looks like that, what does the inside look like - well lets just say we found the source of the problem. Pest control where great and on the ball, thankfully they where evicted. People keep your places and surrounding areas clean and you won't have a problem. We where sad to leave these apartments, but transferred to Dallas which is the only reason why we left.

I've been here for about a year and a half and I love it. The staff here is very professional and nice. The complex stays relatively quiet and the grounds are kept very clean unlike past apartments i've lived in where there was more nasty garbage and clutter around the dumpsters than there was inside of them. I haven't had any issues with bugs or anything other than your occasional small spider. Maintenance is very awesome here....super quick response and they do a solid job instead of a half---- job that leads you to putting another appointment in the very next day. They also have good security here that patrols the complex at night which is probably good reason as to why I have not heard of any break-ins in the year and half i've been here. Only con I can think of at the moment would be the gates hardly ever being in operation. Seems like they're always not working. Parking can be somewhat limited too depending on what part of the complex you live on. Other than that, I highly recommend the apartment!!

I lived at Sonterra for 8 months, and I'm quite shocked at the negative reviews. I'm sure some complaints are valid however personally I had a good experience there. We looked at several other similar apartments nearby with the same amenities however Sonterra was around $100 cheaper per month. They have low application fees and do not charge that much extra for short term leases. The office staff are so friendly and helpful, I couldn't fault them one bit. The complex has 2 pools with hot tubs, 2 clubhouses that have a coffee machine, and the front clubhouse has bottled water and usually cookies and sometimes sandwiches that is all complimentary, 2 gyms, 2 business centres, a small herb and vegetable garden for residents use, complimentary breakfast on Saturday mornings, 2 free fitness classes per week and activities such as game nights. So that is a lot which is included in your rent! There is also a patrol officer in the day, and a number you can call them on 24/7. The grounds are kelt clean and gardens are immaculate, the maintenance staff are also friendly. There are some cons which you will find in most apartment complexes that is not the managements fault, such as noisy kids on occasion, the odd motorbike that's noisy, my neighbour downstairs used to crank the music up so loud where I had to call security a couple if times in the night (I never told management however which I should have!) and dog owners are shocking at picking up after their dogs even though they supply plastic bags and bins around the place. And parking at night can be a hassle. The apartment had updated kitchen and bathroom. The carpet however did smell as the previous owner had a pet and even though it was cleaned the carpet still had dog hair in it. As I was leaving they were re painting the outside of the buildings which looked nice, however it also meant the rent was increasing! When we moved out we had to pay $50 for the carpet but that's understandable as we had a messy toddler and there were some stains I couldn't get out myself! No apartment complex is perfect however I thought it was great value for money and think perhaps people expect too much and like to complain! I would live here again and I would recommended it to people also.

In our apartment we had painted one bedroom. Before moving out we had gone down to the office and asked what the procedure was as far as repainting goes and they told us to simply prime it and they would be repainting it themselves. Our move out date was June 28th. So, before moving out of our apartment we went to Home Depot and bought primer (we even asked the employees if the primer was acceptable and they agreed that is was). After moving out, Sonterra sent us a bill. There were expected pro-rated charges for the carpet (around $70 or so) but also $400 for the bedroom walls. I called and asked why it was $400 and they said it was because we had used the wrong paint. I said "it wasn't paint, it was primer." They argued that it wasn't primer and that they had to sand down the walls, primer them again and paint them. Several emails later, I even emailed a photo of our receipt from Home Depot (with date and brand of primer-receipt said PRIMER on it) and photos that I took of the apartment. They responded that they were NOT going to adjust it and that was that. This was all during the month of July. It is the beginning of August and they've already turned it over to a collection agency. They are not only liars but now they are thieves. They are stealing my good credit away from me and I am sick of their lack of professionalism. I lived there for just under 5 years and was NEVER, not once, late on rent. This is how they appreciate a good tenant.
