I love it!
Not only did I get a balloon and candy bag for my birthday from the office management they sent my roommate one too! I don't see any crime around the apartments and as far as I'm concerned there is no need for security. The newly renovated apartment that I live in at Quail Hollow is very nice. I have no complaints.

Awful w/Serious Crime Issues
We have not been here more than a couple of months & there are constantly "NEW" people in the office-all of whom rarely seem to know their heads from their asses!! The maintenance man speaks so little English, I think he is fresh off the boat!! Either that or he plays dumb alot to relieve responsibility. Don't look for help or support from either of these sources.

For the apartments, they are nice but extremely small. If we would have had the time to look around more, we would never have signed a lease here. I feel like I am in the ------!! It is very noisy & my wife does NOT feel safe at all. They supposedly have a "Security Officer" but I have never seen him on duty-even when we have been out & about pretty late. There have been a numerous amount of break ins & tire slashes, which again decrease our feelings on safety.

Overall--don't them fool you. The office may look nice, but I wish we had never moved in here.

Undecided
EDIT: My A/C was finally replaced and they did offer me a partial refund on my electric bill for the trouble. We are under new management now, so we'll see how things go.

We moved into Quail Hollow Apartments in May of 2004 and have enjoyed our stay for the most part. I think the easiest way to write a review is to post pro's and con's and be subjective, instead of objective. A non-constructive review means absolutely nothing...

Pros:
- Apartment on movein was impressingly clean. The carpets were clean and the walls had a fresh coat of paint (no touch-ups).

- The office staff is extremely helpful and kind and attempts to do everything they can to make things right.

- We hear absolutely nothing from our neighbors, both below and around us. Maybe we just got lucky, I don't know.

- Great parking, I never have a problem finding a spot right in front of our apartment.

Cons:

- We've had a real difficult time in getting work done on our A/C unit. It runs all day long, and most of the evening. Our electric bill for 20 days in May was $125 for a 850sq. ft. apartment. This is with all gas appliances! Yikes!

- Maintenance has always come within 48 hours as promised, but the work is like that of Tim Taylor from Home Improvement. We have the toliet from hell.

- The gas/stove and dish washer have a born date of 1965, they are extremely old. The dishwasher doesn't do it's job, and the over is just too scary to use.

- They've messed up on our financials more than once. We've been told that we owe more than we do at least 3 times since we moved in. Each time they got everything fixed, but it's kind of annoying.

With all that being said, Quail Hollow is one of the nicest apartments we've ever lived in. (at least in the B/CS area). The polite office staff really make it easier to come to for problems, even though they may never be resolved. The best advice I can give you if you are considering Quail Hollow is to ask to view the unit prior to signing a lease. Make sure you are getting what you want.

Management needs a LIFE!!!
It is obvious that management is posting comments after ever bad review. It´s just too bad that they can´t spend that time making Quail Hollow a nice place to live.

P.S. The Cookies in the office are Stale!!!

Absolutely Top Notch!!
I have been a resident since 1999 & do not plan on moving. I love the fact that the managment is so "open-door" policy. I was actually concerned, at one point, about a rumored rent increase. Management took time to sit down with me & review my lease contract. To put my mind at ease, she even let me sign my renewal 5 months early to secure my same rate. My neighbor below me is a grad-student & they even opened up the computer lab in the middle of the night for her. Her theises was due the next day & her own computer wouldn´t print. She paged management, and I believe Kelli came at 2 am to open the office for her to get her paper printed.
If you have any concerns, just call & talk to the girls in the office. You can feel the difference they answer the phone.

F87

I would rather die a slow painful death!!!
This was the worst place that I have ever lived. (and I have lived in some pretty rank places!) I lived in constant fear not only of the other tennants but also in fear of the huge rodents. I have seen smaller horses. Also, don?t even think about calling maintenance. Unless you are looking to get raped. I can deal with hot water turn offs nearly everyday and total water shut off 4 to 5 times a month. Ask around... Quail Hollow use to be HUD housing. They´ve made the outside appearance look nicer, but inside is terrible. Don´t believe the pictures you see on Aspen Management´s website either... especially if you get a 1 bedroom. I was shown a 2 bedroom that had a large kitchen. The 1 bdrm kitchen does not exist. Also, if you are looking for a quiet place to live... keep looking!!! No insululation whatsoever. As for management... Teri was the only sweet person there. Kelli is a 2 faced -----!!!
Good Experience
I lived at Quail Hollow from August 2000 through May 2002. I did have a good experience with our place and our management. Yes, the dishwasher was old and should have been changed, but other than that we didn´t have any significant problems. When we moved out, we had no issues with management and got our deposit back. I am reading about the security issues, and while I didn´t experience that when I lived there I do hope they have made the place safer.

Shop Around First
Dissapointed with very old ugly and sometimes disfunctional appliances. Was told before signing lease that the apartments had updated appliances. No security gates, very noisy and at the worst times. Try renting in College Station, much nicer properties over there and lower crime rate.

Unacceptable Security
The manager and staff are first rate. But security here is nothing less than scary. There was very serious vandalism this year on at least one occasion.

There are no gates, we are wide open to anyone who wants to break in, not to mention rape one of us. There simply isn´t any security.

To be objective the pool is pretty nice and the location is convenient.

Shop around though, find a place with security gates.

OUTSTANDING!!!
What a great community to come home to!! My husband & I viewed apartments all over town before signing (and renewing)our rental aggrement here. I really appreciate how all the buildings have outside breezeway lights that automatically come on after dark. And the office staff are always friendly & very helpful. My maintenance requests are always handled very quickly & I even get a call from the girls in the office checking my satisfaction with the work.

I would like to state that Quail Hollow only changed it´s name because it IS under new management. This company is very good about doing what they say they are going to. And the stand off turned out to be a false alarm. A husband was leaving his wife and she was distraught..that was all. The staff was very accomodating to us all day, keeping us informed & even provided food & drink all day long. I even saw that the manager was still on property at 11:00pm that night ensuring that we all got into apartments ok. What dedication is that??

I can tell you that I love my apartment. It is so cute & clean, and the staff really does know what customer service means & daily goes the extra mile.

I love to Call QUAIL HOLLOW my home.

A renewing resident!!

DO NOT LIVE HERE
The leasing staff and manager are outstanding although none of them actually live on property, which I thought was telling. Basically the property is falling apart.

The water is turned off frequently due to leaks under the buildings. The water is off for 3-6 hours everytime. In order to save money the management uses a staff maintenance person to fix these plumbing leaks which start leaking again within days or weeks, after it is fixed almost everytime. What should be done and isn´t is that the management should hire a professional plumber to come out and fix it properly once and for all!

There are no security gates and according to the Bryan Police 80% of crime in bryan happens within 1 mile of Plainsman Lane. In the past year there has been numerous vandalism attacks on vehicles, in one attack that happened overnight, 10 cars had all 4 tires slashed by hoodlums who after getting finished with our complex they continued their vandalism throughout the area, they were never caught.

The most disturbing situation happened this last summer when an armed hostage situation happened in the back building of the complex in which the SWAT team had to come out with snipers and handle the situation. The complex was shut down, buildings were evacuated and we were told that after dark, those of us who were not evacuated had to stay inside and could not come or go for any reason.

Another problem with the apartments is that due to the horrible condition of the weatherproofing on the doors inside and out you will lose a massive amount of energy due to HVAC loss.

My energy bill per month for a 700 sq.ft. on the first floor runs $100.00 plus w/ very little use of the AC.

br>I would highly suggest contacting Bryan Police to get a report on all crimes reported at this property before you lease, it isn´t a place to raise kids, I will definitely say that much.

And don´t forget, you will get what you pay for, a little piece of mind is worth a few more dollars for an apartment that at least offers security gates.

One more thing, if you notice, the name of the complex has changed, there is a reason for that, the crime was so bad that the management couldn´t lease to anyone other than trash, which compounded the problem.

Renters BEWARE!!

Sincerely,

< Tenant

Serious crime at Quail Hollow - Summer 2003
Please follow these links before leasing at Quail Hollow. It is a snapshot of what we deal with here at Quail Hollow.

The water is off today as well (10/02/03) The office told us it would be on if 45 minutes, that was 3 hours ago, typical.

When are they going to get security gates?

h

alright
I live at Quail Hollow for 2 years. The complex is quiet and well kept. The location gives you easy acces to everything in Bryan/College Station. The maintence was very prompt and efficient. The management turnover was very high.

The only issue that we had was the sharp increase in rent. We leased the apartment in 2001 for $600 for a 2 bedroom that was newly renovated (although the stove and diswasher were still very old). To renew our lease for 2003 it would have been almost $700 for the same apartment plus the "free ethernet and cable" (which really would have been another $50 to our rent). Don´t be fooled, you are paying for it, but cable is at about a $10 discount than if you received it straight from Cox cable. Nice place.
