I've been living here since 2024 and I haven't had any major problems with the unit or the administrations whatsoever. I've been taken care of when I need any kind of assistance with any issue related to the apartment or the building.

    Ever since CAF took over management of this property, the quality of living here has gone way up. Office staff is very helpful and maintenance staff are very professional. Both clearly ACTUALLY care about the buildings themselves and the people who live in them and their comfort. It's not often that you find apartments with staff that genuinely care and see tenants as people and not as a transaction, but CAF at Belmond is definitely the needle in a haystack you want to find.

      ????? 1 Star — Beware of Excessive Fees & Poor Management I would not recommend living at this apartment complex. Since the new management and ownership took over, they have shown little willingness to work with residents. Management staff, including Alyssa and Alex, have been especially unhelpful and inconsistent when addressing resident concerns. If you’re unable to pay rent on time — even when you reach out immediately to make arrangements — they issue a $75 eviction notice. The office manager may say late payments are allowed, but then your account gets blocked online, forcing you to use alternative payment methods like credit card, debit card, or MoneyGram, which come with additional processing fees. On top of that, extra charges are added (sometimes around 10% of your rent), and by the time everything is processed, you end up paying much more than expected. Policies are inconsistent, communication is unclear, and management is not transparent. The excessive fees, lack of flexibility, and poor customer service make this a very frustrating place to live. I strongly recommend looking elsewhere.

        I love the location of the complex. Area is nice and quiet and close to several restaurants, grocery stores and shopping centers. Interstate access is also nearby. Apartment community is pretty clean and I love the layout of my apartment.

              This management staff has been great with changing my experience with this community. Maintenance has been really good and helpful. The community is pretty quiet and I haven't had any issues really. This is my first apartment.

                In my personal experience, I don't know if it's bad luck, but we've had to replace several things that have broken. I suppose it's due to age and wear and tear, but we take good care of our things, so it's not our fault.

                  Rent somewhere else. These apartments are too expensive for the quality. Office staff leaves you in the dark and doesn't communicate at all. I've tried every method of contact with no response, until I left a bad review then I got one response and crickets after that. Read the Google reviews, they are 100% accurate.

                    When I moved in they did not have my apartment together and it looked a mess. No washer or dryer! Huge stain on the side of the fridge , loose sink handle . Which i still have pics and videos of when I first moved in

                      It's been a poor one based on office staff and the way things are handled The staff is not very responsive if at all. Received call from Apartment manager. She let it ring once then hung up on me to leave a voicemail. Staff can not be bothered to talk. They do follow up on issues.

                          Everything's been wonderful since day.One office staff is always willing to help. The move in was great.I love the expansion of the patios. I've lived at this property three times and for some reason I keep coming back.I love it here, and we'll continue to live here.

                            We have been in our current apartment for the last 5 years, overall happy with the complex, staff and our apartment. Any issues with our apartment have been addressed very quickly. Typical apartment complex issues still happen from time to time, like residents not using the trash compactor correctly, or residents not picking up after their dogs, parking issues. Overall I would recommend!

                                  This is a good apartment complex with a decent price for the square footage. I also enjoy the amenities they offer. The pool with the cabana is nice, it has a TV w/outside furniture and 2 grills, which is great for having birthday parties or gatherings.

                                      Good value, friendly staff. Nice location and easy access to everything. Maintenance quick to handle issues. The secondary pool could use help in consistent upkeep, that is my only real drawback when it's warm out. Overall I'd recommend this place, it's my third year.

                                          Since moving here at the Belmond, I have had a pleasant stay. There is rarely any issues. Maintenance responds really quickly and the grounds are well kept.                                             The grounds and design at Belmond are beautiful. I was concerned about a couple of things. While the parking lot is larger than most it seems there are lots of extra cars and many are wrecked and look terrible, also there are too many cars for the number of units in this community, which leads anyone to believe there are multiple families living in one apartment . There are also quite a few commercial vehicles that seem to belong to the residents in the community which look very industrial. While I enjoyed the new management and changes this doesn't change my opinion on the negative facts I have listed above. Also I am sure this is not allowed (multiple families living in one unit with wrecked and broken down vehicles ) and management should do something about it! Do the research and see for yourself. The package looks great till you unwrap it

                                              Management IS HORRIBLE. Honestly the two years I rented there they lost two money orders first time it was the first year I called about it was fine not a big deal. Second time it was the second year we were living there and Corey was rude about it giving us the run around. Took it to corporate nothing happened. They have cockroaches on the outside walls and they are in the apartments. There's mold on the windowsills from the heating and cooling being crap. They are about their towing so watch out about the faded lines at night especially there are not any signs. Oh don't ever go to the front office god help you if you do. At one point I don't know who was living there but cops would be up there a ton making arrests or whatever.

                                                  I've seen this community go through its ups and downs, yet despite of all that, it's still one of the safest and cleanest properties around ....While the manager (Jeanne ) is stabilizing the place and making it a better community by picking up the pieces the other managers left out, she still works and puts in remarkable effort by making you feel important as a resident... The rest of the staff is very friendly aswell....Amanda, Cori and of course Kioshyi. While the maintenance crew have a large job on their hands they still manage to do excellent work..Again I would recommend this place as a home. Come talk with the staff and find out how warm and friendly they truly are!
