Being a 3+ year resident with a perfect track record as far as having never having a late payment and having minimal maintenance request. This once great community has become a nightmare. With going through several property managers the new property manager now is by far the worst. Here recently I been lied to on several occasions and b/c of it, iit has put me in a bind and made the rest of my experience here a nightmare. I sense the feeling that maybe b/c I been here for quite some time and still get a great deal that she is trying to push us out.I would never recommend. Not anymore at least. Dont run off your good tenants, how about run off the ones that keep getting the cops called out in the middle of the night and have 7 cop cars show just to there door bust down.

DONT RENT HERE!!! worst experience dealing with the management. Genie and Amanda are both bullies that threaten to ruin your credit. They make up charges once you move out to keep your deposit and charge you hundreds on top of that. Even if you leave the apartment clean, they will still say you left trash in it without any proof.

HORRIBLE MANAGEMENT. Very unprofessional. Jip you on your deposits. Automatic entrance gate is always broken. Pools are always closed. Apartments are very old and outdated. Washer and dryer are horrible and stain clothes. Had washer replaced 3 times within my one year lease. I am a very clean and respectable person and my apartment was left in the same condition as moved in and i was insulted to see the "deposit" i received back.

This is a wonderful place to live. I have not had a bad experience since moving in. The front office is beautiful and the people working in the office are extremely helpful in every situation. Whenever an issue arises (because we're all human and mistakes are made), the office is quick to acknowledge the fault and quickly correct it. Everyone is extremely kind and helpful and make you feel comfortable and at home whenever you speak with them. The apartments are beautiful and well taken care of. The grounds around the area are clean all the time. The maintenance crew is great and gets your requests completed correctly the first time. I would recommend this apartment to whoever is looking to move

I love this community so far because everyone is very friendly on the staff and they actually resolve my issues the same day not weeks later. The grounds are well maintained and they are very efficient about updating and fixing things that need to be fixed. This is mine and my girlfriends first apartment together and I think for anyone looking as a first time renter the price is great for the location and it's a very nice community for the money! Keep it up guys!

This is a great community and I've enjoyed my time here so far. The office staff is amazing and I love my neighbors. The sceneray is beautiful and the property has a lot to offer. I give it a big two thumbs up!

This community has the worst customer service ever they tried to charge me half the rent to move in but I have the perfect rental history also on top of that when we tell them we were not going to move there they said they were not going to refund me my deposit when they told me from the beginning if we decided not to live there that they would refund it they are a bunch of liars stay away these people are scammers horrible Apartments

This place is so unorganized. I have been wanting a covered car port for months and have been told I can not rent out because of inventory. So inventory lasts for two months? Meanwhile my car is getting hail damage. They were over charging me for renter insurance which I showed proof I already had. Once I shown proof for the millionth time, they would not give me my money back. So I called corporate on them. keep playing with me, my brother is a lawyer. :)

Let me just start off by saying that my husband and I should have done more research before renting in this over priced, under qualified staff "------!!!!" With my husband being a Property Manager of five homes, and owning all of them, You'd think we'd see a poorly maintained property at first glance. Well we DID NOT- now we are having to live in a "Hell Hole" for the remaining of the lease term! We live in the back near the pool and just got new neighbors above us! - Well go figure, its about "six" people living in a two bedroom! All loud, no respect for the tenants under them! We can hear them running and jumping every 10 minutes. Yes even after 5pm when we get home. ALL African American, throwing their trash ON our front porch, trailing it all the way to the 3rd floor! What a disaster! Thanks to Amy the manager that is rarely even here! We now have a stampede family living above us. Again, thanks to the manager for this! Secondly my car is parked down by the back dumpster, the one dumpster for the entire property, which is always piled to the top WHILE the trash guy, who is suppose to be picking up trash likes to drink while attempting to clean this mess up. We've seen him stagger and hardly work while drinking. Who hired this man? Where did they find him? Perhaps down at the shelter on Lancaster with all the other drunks!?!?!? Now onto Christina in the office! She has a mouth that would make anyone be ashamed! Not only did our daughter (who was going to rent here back in Feb) OVER Hear her talking bad about a resident, BUT, she continued to talk right in front of our daughter and even telling our daughter about it.- That is what we at Buffalo Ridge have to hear and deal with!!!. Such a warm welcoming way to talk to a future resident! Christina, you've got my vote! If you have not taken the time to look at the property before renting here, You really should do so, now that my husband has seen the way they treat their tenants, its fare to say they need a lot more schooling and respect for others.

Where do I begin with this ------?? Plumbing doesn't work properly. When I call the office for this continuous issue they tell me to use my roomates restroom. I can't keep walking up my roommate to use the restroom/shower because the management is lazy and won't fix the problem. A/C quit working again, never enough parking, ekectric bill is twice as much as my old apartment, I can't use the grill at the pool because management list the key, can't use the workout room because management never gives anyone the door code, and there are ants! I WONT BE SIGNING A LEASE AGAIN!!

I recently moved in to this complex a little over a month ago and by far this is the worst apartment my husband and I have lived in. We have had so many issues with the weather strips, door locks, ice machine, bath tub peeling, bugs, and leaking shower faucet. The management is no help what so ever and there's one girl in the office with a really bad attitude. The maintenance is super lazy and slow. We have yet to have the ice machine fixed, the leaking faucet fixed and the bugs still come around even after "pest control" came by. My husband was cleaning his truck and saw one of the maintenance men sitting on a golf cart on his phone for an hour not doing s**t when we have 4 work orders pending. I DO NOT recommend this apartment complex to anyone. I will say that the one lady Corey in the office is the only one trying to get anything fixed and worked out for us so I thank you for that, other than her they're not professional. It's very sad to say that we've only been here a little over a month and want to move out already! To top it off the parking sucks! If you want to guarantee a spot you better be home before 8, after that you're screwed. I live in the back of the complex and had to park outside of the gates informer of the office just to make sure i wouldn't be towed for parking in front of a vacant garage or car port!! ????

I moved in this complex when it was under Amesbury Court and the office service was nice and helpful. They would throw holiday gatherings or appreciation day for the residents. I would say, maintance was horrible. It took close to weeks to get a simple work order complete. I have seen a BIG DIFFERENCE since this apartment complex were purchased by the new owners and it's not good. The apartment appearance has changed drastically from replacing our beautiful fountain with an ugly buffalo that doesn't add no value to the apartment complex to the ugly name change due to the city mascot. They raised the rent, shorten the grace period, now charge to use the club house, and added more fees, while the appearance of the complex is going down. The new owners are definitely about money and money only. Also, my car was towed without a warning sticker or nothing and I live here. If you want a sure parking spot, you have to pay extra. The gate is always down. Maybe, it's broken to for their horrible towing company to find cars to tow at 11pm at night. Since Mission Rock has taken over, I have seen a high turnover rate in the office property. So, there's no personal connection at all. Also, there were 6 cars vandalized and the cameras on ground didn't pick it up. I will say this, maintance is much faster now. They now fix or check out your problem within 24 to 48 hrs. Also, they have a kids friendly area that children will enjoy. I will definitely not recommend the complex I live in and that's a shame????

I LIVE HERE AND GOT MY VEHICLE TOWED FOR PARKING IN THE ONLY "NONCOVERED" AREA THAT WAS OPEN SINCE THEY LET NON-RESIDENTS HAVE MORE RIGHTS AND PARKING PRIVILEGES THEN PEOPLE WHO ACTUALLY PAY RENT. THEN I CALL TO GET THE ISSUE RESOLVED AND ALL THE STUPID B***H HAD TO SAY WAS "FIND A SPOT, IF YOU WANT TO GUARANTEE A PARKING SPOT SPEND MORE MONEY WITH US MONTHLY"!! SO THEY WANT TO TAKE FOOD OUT OF MY DAUGHTERS MOUTH JUST SO I CAN PAY THEM AND ENSURE A PARKING SPOT AT MY OWN APARTMENT COMPLEX!!!! THEY DONT CARE ABOUT THE RESDIENTS OR THE ISSUES THEY JUST WANT THEIR MONEY AND TO HELL WITH THE REST....

I've lived here for a couple of years now and I have to say me and my family absolutely love it here. The apartment looked great when we first moved in, anything we've ever asked to be worked on was fixed within a timely manner, and the staff is so nice and professional. There's been a lot of turn around in the office, but anyone we've ever talked to has been really nice and gotten things done. For a while the trash was bad, but then they fixed that trash container and now it's a lot better. I would recommend this place to anyone looking. A great place to raise a family.

I moved into the Gates of Buffalo Ridge and signed a lease almost 12 months ago, which holds me liable for the terms mentioned in the lease. As a renter, I have rights as well. There are several issues that have been brought to the attention of the office on too many occasions to count, these issues remain unresolved. I have had nothing but problems upon moving in. The closet doors come off unexpectedly which has hurt myself and my roommate before. The list of items we were told would be taken care of when we moved in, never were. The carpet is still the same and all the other issues. one of my roommates moved out and to remove her from the lease was one of the most difficult processes I have ever been through. The office staff seems to be ill equipped to handle any question, process or a simple maintenance call. This is the worst office staff possible. Do not move here unless you are okay with keeping any issue to yourself and taking the apartment literally "as is"

I've been living a total of 3 years and am on my 4th year. The old management company royally screwed over this complex. It's become ------ and your neighbors are less than pleasant to be around. There's dog poop everywhere, the trash compactor is always full and if it's not people just throw their trash on the ground anyways. The pools are consistently closed and when they are open there's so many people there that you don't even want to go to the pool. Many neighboring kids from other apartments come and go to the pool. I've reported various pit bull (restricted breed) sightings and some not even on leashes. I've reported every week for the last 10 weeks that our neighbor has trash on their balcony (and it's grown every week). Currently there's 12 bags of trash on their balcony. The new apartment staff is incredibly nice and extremely pleasant to deal with. However, their work is cut out for them and I don't think they can turn it around. Maybe if they were more strict and the rules were actually enforced things could change, but there's so much they need to I'm doubtful. Would I recommend Amesbury Court to live? No. The prices are ok but I don't like the atmosphere. My neighbors are quiet but I have a friend here who says otherwise. You get what you pay for and as soon as I can afford better we will be leaving.

We see this every week. My daughter and I moved in last year and get to experience the lovely trash compactor broke and just looking like an eye-sore. Not to mention the lovely renters they let in that just throws their trash all over the parking lot! Sends a nice welcome home when you come home!!!. This place is without a doubt assisted living section 8. My mom lives on this property and keeps my son whenever she's not at work and I see more and more people at home during the day, not working and walking around the parking lot which most are colored. Why is it that they get living expenses reduced and my mom pays full price to live here. Not right. We are in fact helping them live here and the office staff will lie right to you and say they are not assisted living. They do not have to tell you by law that they are, yet it's obvious! Stop lying and tell people the truth or give us all discounts.

This was not written by a friend from someone by the office staff or management. I'm just a resident who moved in here a few weeks ago with my husband and child. It's because we've only been here for a few weeks that I didn't feel completely comfortable giving them a 5 star, just yet. This review is based on our experience being here, in the time we've been here. Since our family has been here we've worked with Ashley, C.J. & Heidi. All three of them have been nothing but really nice to us. We really rushed them to move into the apartment when we did and there were a few minor things that maintenance needed to fix and replace -including blinds- and they did. They fixed everything we had asked them to fixed in less than two days. Which, by the way, blew my mind. We came from an apartment complex that wouldn't even replace the blinds, that wouldn't patch up any cracks, that we went without a microwave for 4 months, that are patio flooded, our a.c. Didn't work and a leak that was never fixed. They didn't ever fix anything, regardless of how minor it was. We did have a leak in our kitchen sink here at this apartment and the maintenance guy came out on a Sunday and had to order a brand new faucet, hose and something else. But they got it in, had it fixed and replaced within two days!-that's including the Sunday it happened on!- I couldn't believe it, it's so nice to finally be taken care of and to have are request filled and met. Ashley is so awesome, our son took to her very well, she remembers us and our apartment even though we just moved in and I'm sure she has a lot of other new residents to remember. Which, I think is important; it makes me feel like we're not just a number to them. We've worked with C.J. A lot and he's been really nice, has gotten right to all of our request for maintenance to do and has been there to listen to all of our concerns and past experiences. He's just been great! I've only worked with Heidi once and I know they're are some bad reviews here about her so when I met her I was Really nervous things were going to go bad but she was so sweet, she got right on what I needed her to and she was so helpful. There was no attitude at all there. The maintenance guys here are so nice and friendly. Every time we see them they smile and wave at us. The place is always clean and when we moved in there was only one trash compactor but they told us they were adding a second trash can & they have and now when I walk down there it's not nearly as bad as it was. They're suppose to be building a dog park and a child's play ground which my family and I are so excited about and can't wait for! The apartment complex is right off the highway and not far from anything around here. It's not noisy at all around here and we're actually not far at all from the construction sight going on and you can here them in the morning but it's nothing that we lose sleep from. The place is well lit and it feels safe here to us. Again, I know we've only been here for a few short weeks and this is based off of our time here so far. I will be writting another review here in about 6 months or so and I honestly can't see why they wouldn't get a 5 star review from us if everything keeps up the way it has been. I am so, so pleased. I can't tell all you who are reading this review how appreciative my family and I are to finally be taken care of and have ALL of our maintence request be filled. It's just been a really nice change for us!

This review is based on the short time we've been here so I didn't feel completely comfortable giving them a 5 star review just yet. My Family and I have only been here for a few weeks and in that time, I've worked with Ashley, C.J. It's easily accessible to the highway and not far from anything in this area. We love it here and it's so nice to finally be taken care of by the manager and office staff. They've just been great!!! :) They're also putting up a children's playground and dog bark that our family is so so excited about!! The maintenance guys have also been really nice and I honestly can't see why they wouldn't recieve a 5 star review from us in about 6 months or so.

I have lived at Amesbury for approx. three years. It has been nothing short of a great experience. The grounds stay maintained and even changed seasonally. Anytime I have had a maintenance issue, it has been fixed in a timely manner. Haide and Brenda have always been pleasant and professional. It's nice to be acknowledged whenever they see you or any resident. It's as close to home as I could imagine. There have been safety issues in the neighborhood but Amesbury is quick to notify residents of concerns so that we are aware of these issues. Nothing directly connected to Amesbury. I'm lucky I stumbled upon them. I was prepared and committed to a neighboring property that messed up my apartment rental and came into Amesbury. They were able to get me into an apartment the next day.
