Do not lease here! You will regret it! It’s filthy, trashy, and disgusting. The hallways are never clean. Always stained, trash everywhere, and stinks horribly. The parking garage is constantly filled with trash. I’ve counted at least 17 lights out in the parking garage! Multiple car break ins as the garage is DARK in so many areas. Every week there is glass on the ground from another car break in that is always in the dark areas. The 2nd pool (not by the office) is never clean. It’s been filthy every single day since I have moved in early September. The landscaping is awful. Gates haven’t worked since I moved in. The 7Square staff has decided to steal from my apartment while performing work orders. Do not trust these people here. They are 100% to blame when they were the only ones in my apartment when my belongings went missing. The police are now involved. They leave your lights on, turn down your A/C, and leave your front door unlocked! The property manager Diana takes no pride in her property. She obviously never walks her property or she would see how bad this place really is. Not sure how she even still has a job! They just don’t care here. It’s embarrassing! They don’t return phone calls or emails. I’ve even called the corporate office and no response from them either. This place has so much potential but not with this management company. I have 75 pictures for proof of all these statements made about this disgusting property. I will continue taking pictures each week. This place is not luxury as advertised. All of these negative reviews on here are true! Again, Do not lease here!

I can honestly say I regret the day I moved into this community. Starting with the Community Manager Diana and all the staff including Daniel whom just has a horrible attitude! Diana will drive through the community on a daily basis and not notice how filthy the community is there is trash everywhere. Entry/Exit gates never work which is inviting to unwanted guest/crime. The main pool directly behind the leasing office is always green, walk-thru gate handles are all broken, hallways always stink and aren't mopped very often. Maintenance team is horrible at responded to service request, please don't let your air conditioner stop working, it took an entire week to have mine fixed. The clientele that's roaming the community since I moved in 3 years ago has definitely changed, it must be an open door policy. Vehicles are always on blocks in the parking garage, residents speed through the community as if it was a race track. Just horrible, please save yourself the headache

Their leasing agent, Daniel Johnson, was not professional. He told me I was frustrating him and the office because I keep calling with questions and they do not want to answer when they see it’s me on the caller ID. I called more than once because he would tell me he would call me/send an email at a certain time and never did. My request to speak to the property manger was never honored. I gladly took the $200.00 application/deposit fee lost and signed a lease elsewhere. To management, please listen to the call that took place on 06/23/2021 @ 10:01 a.m to see how “professional” your staff are.

The worst apartment ive ever experienced. They claim that they have a courtesy patrol and they dont. I ve sent million msgs to them and no call back. If u have a pool view, ur f****ed people go there at 3am to swim and yell and scream. This is a nightmare. Always the tires are stolen, not a safe a place at all. Not worth the price, the price for one bedroom is like $1200. I wouldnt pay not even $400 for a sh*** place like this.

Worst apartment maintenance staff EVER! I have put in over 11 request to have my dryer fixed and all they come out and do it remove lent from the air Shaft and say that it is working! It literally takes me 4 full cycles to dry one small load of clothes! The hall ways are filthy and they hve not cleaned the excessive spider webs that cover the stairways since I’ve stayed here! I do not recommend living here!

If I could give 0 stars to this complex I would. Y'all thought 2020 was bad? 7 square is worse. Management is incompetent, grounds are not kept up, and the luxurious "amenities" are pretty bad as well. My truck was stolen from the parking garage (not broken into, it was stolen. The whole $50,000+ truck) and crime is very prevalent. The gates usually don't work (see above regarding theft) and residents are very disrespectful of the property (i.e. no one cleans up after their pets, etc.) Maintenance requests take weeks and be sure you don't have dust on your ceiling fans ($25 charge) and don't have any burnt out light bulbs ($10 each) when you move out or they charge you for that too. Do yourself a favor and don't live here, it will save you $$$ in the end and most of all it will save you a lot of frustration for yourself.

First of all, they charge a monthly fee for pest control, but nothing ever gets fumigated. Case in point, there's a ton of roaches, which is fraudulent. And also I dealt with an extremely loud neighbor; I called the front desk 4 times and even had to call the police department to file a noise complaint a couple of times. I finally got so fed up that I called the leasing office 4-5 times to try to talk to the property manager to see if she would let me transfer from one unit to another. The property manager never took my call because of all these -------- excuses, nor did she ever call me back. After calling a ridiculous amount of times, a leasing associate then told me that I had to pay $250 if I wanted to transfer. It's been a ------- nightmare.

I am actually a vendor, having done make ready to units last fall. The company does not pay it's bills so whatever your paying trust me they are not paying their bills to the people contracted to do the work. No wonder things are falling apart, any lawn mowing service or cleaning , painting, repair, services won't come to this place because word is out they don't pay. They do not care about you, only when your rent is due. I am having to pursue legal remedies in order to try to collect over 10 thousand dollars in non payment from them. Stay away, save your cars from theft. Your misery will be saved and your sanity.

i had found this complex on , the 1 ad said $897 for a 1 bedroom, 755 sq ft and another ad said $797 1 bedroom 682 sq ft. So i called and talked to Jonteal, he was very pleasant showed me the comples and told me the special was $5000 off so i asked how much the next biggest apt was, he said $971 for 899 sq ft. I was trying to move in in 2 days, but he said i would have to wait for the bigger one until the next weekend, but that we needed to get our app in by sunday night and it was sat, and to pay the $50 app fee and $150 admin fee. Which we did, i kept calling him all through out the week with no phone call back and when we got the contract it was way more than what it was supposed to be, at this point i had already got movers, electric and had stayed in a hotel for an extra week. When i finally got a hold of Jonteal a day before i am supposed to move in, he tells me that i am paying $1233, and that the special didn't start until september. He completely lied and then we got disconnected i called back and a lady had me on hold for 10 minutes, I hung up and he never called back, i have never been ripped off as much as i have From all these lowlife companies stealing conning ect. I got a hold of him again on sat and he said we will give you your money back , i was completely freaked out, i had bought new furniture ect, payed the movers and so on. No apology, B&M the management company won't return calls, and i never read the horrible reviews. BEWARE THAT NOT ONLY IS THERE $50 app fee $150 admin fee, but another $150 admin fee, $150 saving apt. fee and $45 trash and water fee. They are liars and they cost me alot of money, CIVIL SUIT FILED!!!!!!!!!

This is an extremely nice complex in a great location. It has so much potential. My first year was excellent, and I was beyond thankful for being at a great place and close to the achool I teach at. Things have really declined though these last 7 months. The place has gotten super dirty. There is garbage everywhere to the point it was difficult and scary to take my puppy out as he was still learning not to snatch up garbage and nails from broken gate door handles. The gate is always broken, the elevator hasn't worked for who-knows-how-long (and they never gave me a response why when I asked. There were a few times I really needed it). The staff has gotten really passive aggressive. A lot of people there I know are moving out, breaking their lease, and filing complaints with the state. There were some unfair charges after move out including a fee to clean the ceiling? I was also told that residenta are expected to professionally have the carpet cleaned within 3 days of move out though it's not in the lease and though nobody there I know has ever been informed of this expectation. Because I did not meet this unknown expectation, I was chsrged a hefty fee. Unfortunately emails tk the management have been rude and unhelpful. Super nice building and fantastic amenities. But I would never recommend this place with the way things have been declining

I've been living at this complex for 6 months now and I have to say its been one of the best apartments I've lived in. I really enjoy the area and accessibility to all the shops and restaurants, it's only a few minutes away from my work and I can get on i10 with no issue. The community itself is very quiet and calm. It's a beautiful apartment with clean grounds. The staff is nice and they always respond quickly to any maintenance issue. My apartment complex is spacious and the appliances are all up to date, which I love! I'm very glad I found this apartment complex.

I have lived here less than a year but I love my apartment! At 1st I was a little concerned about living on the ground floor because I live by myself & this is Houston, but the outside lighting is so bright it feels like daytime. I'm really proud to have friends or family over because it's so stunning when you walk in! One of my favorite things is the valet trash. When I get home from work I just sit my trash outside my front door, a little later I open the door & the trash is gone. I LOVE that. I have never had to use a dumpster. The office staff knows my name and I really like them too. If I ever move from my apartment, it'll be to move to a 2 bedroom. This is definitely the best apartment I've ever lived in!!!

Read the comments well before coming to live in these apartments. We have been living in this place for almost a year. The gates of this place are open 24 hours. The security system they offer is useless. The property manager is a person who compares the apartments with the Walmart parking lot. In these apartments everything can happen. Trash is all the time watered. Nothing safe to live.

This is a beautiful place to live in! There's new friendly staff always trying to improve the property ???? Love that the gyms are open 24/7 so it works w my work schedule .Even on my days off I get the pool all to myself. This complex located in the perfect spot walking distance to various restaurants , Malls and shopping centers.

Very fantastic place I've stayed in a while,had to move because of family issues but oh man was it nice,the pool is rarely packed,friendly staff,the gym is opened 24/7,and there are never any noise complaints.

We been at seven square for two years and it's been nothing but problems. I would give negative stars but I guess you have to give them at least one. Our AC breaks quarterly, they apparently keep fixing it and somehow it keeps breaking. There is always trash and fences everywhere. Now to make it worst. There is MOLD in our apartment. The manager was notified and decided to send non experienced workers for this matter who spray paint the area and called it a day !! What ? The mold is spreading everywhere and the manager won't even acknowledge us. Stay away from this place. Most good reviews are fake reviews. I know because I've heard the staff telling their friends to give the place good reviews even though they don't even live there !

This apartment truly deserves negative stars. Fire alarms have been going off randomly throughout the day and night for the last two months and with no end in sight. Management are con artists that will cheat and lie to you every second they get. Because of the alarms, my dog, who never had a single issue with noises such as fireworks or thunder, now has anxiety issues and has to be prescribed Xanax to help calm him. I had to remove him because the veterinarian deemed it unsafe for him to return. My dog, during these alarms, tried to escape the apartment, and in doing so, ruined the blinds and the doors. Two different property managers assured me that I would not be penalized or held financially responsible for the repairs, but of course that was not upheld. When new staff was brought in, I presented them with the written agreement that was made, and they turned around and said that it was not valid. How utterly ridiculous is that! The damage to the apartment and to my dog was CLEARLY in correlation to the alarms that they refuse to fix, yet I have to pay for the result, even when there is written proof. On top of that, the whole place is run extremely down. Ask them to show you the second pool, I bet you they won't! It's completely disgusting and hasn't been cleaned in months or even since I moved in 1.5 years ago! They cut the grass on the outside of the property that faces new, potential tenants, but ask for a tour of the back and you'll see that they haven't mowed in weeks. There is dog poop and cigarette butts everywhere in the halls and in the garage. The halls constantly smell like urine. There are always shopping carts under the stairways. The cameras in the parking garage are spray painted over, and break ins happen every month. Don't let your friends park on the fifth floor unless they want their windows to be broken in, but realize that if they park anywhere else, they'll get towed! Also, there used to be open spaces on the sides that were for anyone to parallel park in, but of course, management made them "exclusive premium parking" for $50 a month. When asked about this change, management told me that a large amount of tenants have been requesting this option. However, as soon as they were in effect, 3/4 of the parking spaces were completely vacant, meaning not a single soul requested this, and they still haven't been filled almost 5 months later! They are just trying to squeeze every nickel and dime out of everyone! Management is continuously throwing useless events and holiday parties instead of using that money to make the necessary repairs that are obviously needed. Don't let them fool you. Please take a look at the photos posted and STAY FAR AWAY.

I lived here from 2015-2016. The office staff was so-so. The community looks good from initial appearance, but there are issues in living in such a large complex. Parking can be an issue at times. The noise in the hallways is excessive at times from passing residents. The dust in the apartment I had was horrible. The dust at most times was black. We had to change the air filters every 2 weeks. For the price you pay in rent, the apartments are not worth it. They charge excesssive fees when you leave. We cleaned our apartment from floor to ceiling and they still charged us repair and cleaning fees with no explanation given.

I was a resident at the 7 Square Apartments for 4 years. I first signed my lease when it was The Alexan and things were perfect but after the name change and new management team things went horribly downhill. I originally moved to the Alexan because I had a few friends who lived there and spoke highly of the apartments but since the new team took over they all started moving out one by one. I had 4 different units in that 4 years but the last unit I moved into was horrible. When I got the keys I noticed the apartment was dirty and a lot of broken things which I sent out 9 maintenance requests to get fixed. I also had to hire someone to clean the apartment top to bottom. I also had a reserved parking spot which my car got towed from due to the management team double booking the same reserved spot. After I got the car out of impound the front bumper was damaged due to the car sitting low to the ground. After talking to Vanessa she reimbursed me the impound fees but never for the damages I had to fix out of pocket. She stated that it wasn't her fault and they were not responsible. As a few weeks went by we had more break-ins and robbery's on the property which kept getting worse but management wouldn't do anything about it. My wife pulled into the apartments on night around 5 pm coming home from picking up our kids. She parked her car while she was getting her purse a guy opens her passenger door and got into her car while she and my new born son in the back seat were still in the car. The guy didn't realize there was someone in the car till he sat in the passenger seat. My wife started yelling and he ran off and got into a silver car that was waiting for him. She called me crying so I ran out of my apartment but by the time I got to her they were already gone. I then went down to the leasing office and told them what happened. NO ONE CARED. At this point I had so many issues with the apartments that I had to move. This was not a safe place for my family especially for anyone who has children. I moved out a month before my lease was over which was four month ago and just about a week ago I got a call from a collection agency stating that 7 square apartments had sent my info to them that I owed a $171. I couldn't believe it. Not one call from management or Diana. I would never recommend ANYONE to move there

To anyone who comes across this review. I strongly suggest you visit other apartment properties in the surrounding areas. I am someone who works within the property management industry and know exactly what to consider fair living but more than anything understand the meaning of "luxury apartments." Whoever may question why I do not live at one of the complexes management by the company I am employed for. Reason being is that the company portfolio manages mainly class B & C properties meaning the properties need more attention in regards to maintenance repairs. Moving forward, I am sharing my review for anyone who may find it helpful and focuses on getting what you pay for. This is not the case with 7 Square. I recently experienced living without a/c for 3 days (Fri. - Sun.) and on Monday the leasing staff contacted me to apologize and notified me that my maintenance request is a priority but because of the number of maintenance request they may or may not complete the a/c repairs until the following day. This will be 4 days without a/c. I recently renewed my lease with a 6 month extension. I know; bad idea. BUT!!! I am expecting to re-locate to a different state and the most convenient option I have is to remain within the same apartment complex. I downgraded into a 1 bed 1 bath and again nothing luxury about the apartment. I entered the apartment when my keys were provided and upon entering I found roaches in the kitchen area, bedroom area, and bathroom. I understand that this type of issue is uncontrollable and based on each tenant's hygiene but I cannot tolerate insects whatsoever. The apartment had a couple of unfinished repairs (water leaks, damaged cabinetry, loose water fixtures). The leasing staff has done what they can but my issues and concerns have been poorly managed. Overall I just want to share my most recent experience with anyone who may be interested to live at 7 Square. For the same price you can lease a similar, if not a better apartment nearby. Some suggestions are: 7 Seventy Apts., The Slate Apts., District at Memorial, and a couple more. Please do your research and live somewhere that you will live comfortably, enjoy the amenities, and feel excited to invite friends and relatives over to share the luxury rental experience with you.

I've lived here for a few years, so I've experienced different managers over time. Diana has been here for awhile, and she is the most unprofessional. You can also tell she has favorited. She's at every pool party half dressed and wears the tightest clothes in the office. If you didn't see her in the office, you wouldn't think she was in the right place. The other lady in the office (she's new) is clueless about everything and always says Diana isn't here right now, but I will tell her to call you when she returns. This has to be the worst team ever. BTW: Diana will take forever to return calls and that's if she really does return them. Most of the time she won't. The only person in the office that is knowledgeable is Taylor. She is polite, gets to know the people in the the community, and answers questions. If she can't answer, she will return your call with the answer. When she left for maternity leave they were really lost in the office. I've been here a very long time and want to stay longer, but if something doesn't change for the better I won't be renewing my lease.

Do not move into this complex. My apartment has been broken into twice. Leasing office staff did nothing about it and didn't really seem to care. Walking around looking at the other doors most of them have the same metal bar the complex installed in mine after break in. So it's a common thing there. There's cameras in the parking garage with spray paint over them. When asked why we don't have security they said "it's not a requirement for us to require security. They also don't replace light bulbs in the units so being that the kitchen lights are 15 feet tall. If you do decide to stay here invest in a tall ladder The parking garage is FILTHY. they never power wash it. The hallways are rarely clean, (but to their credit I have seen a guy mopping once since I moved in September) the office staff is very unfriendly......I guess the only redeeming quality is the pool which is nice but the grills never have propane.

I lived at these apartments for 5 years and as with most of the post once the new management came in things started to change. There is more trash everywhere and when call with a problem it takes longer. Even the gym has issues that are not fixed . The little things that the last owners use to do are gone , like putting up signs when rent was due we all have busy lives so we forget, instead you just get charged from the new owners. Also I have notice it has gone from young professional people to lower standard people which brings along with it more violence and two apartment burglaries with a shoot out in one. When I left I did not get asked for any feedback or question just make sure that I handed back everything that's it. NO asking why I was leaving any options or suggestions or anything which I felt was pretty poor since I had been there a while.
