Just moved in less than two weeks ago. Had ants in my unit when I moved in. Now I have spiders. They have already sprayed once and I still have ants and spiders in my unit. The mowers mowed my backyard for the first time today and blew brass all over my back porch and chairs with cushions. Called the office staff and they were rude and unhelpful. I've had a horrible springtail infestation that has yet to be improved after 2 months and pest control coming out almost weekly. There's kind of shoddy craftsmanship on the doors and lawn. The water is well water, so it's heavily chlorinated and undrinkable. I suggest buying a filter for the shower and a filter for any cooking or (if you really want to try it) drinking water. The windows are very thin, allowing noise in, and I can hear my neighbors occasionally through the shared wall. Luckily both of my neighbors are mostly quiet. In fact, the complex is pretty quiet and peaceful overall, despite all of us being spaced pretty close together. Outside of all that: Maintenance does get to non-urgent tickets within a few days and are very nice. I've never felt uncomfortable with them being in my place, whether I'm home or not. My electricity bill hasn't been high, despite keeping it a comfortable temperature in here. I do like the area; the street construction nearby may put some people off, but it really hasn't impacted me at all. I'm still able to get places quickly and easily with minimal traffic. It's a nice, quiet area with a lot of trees but still close to tons of stores and food. I like having my own driveway and only being attached to one other unit. There's plenty of guest parking. They have a recycling program, and the valet trash has never forgotten to pick up my trash. My dog likes the little yard, and lawn care comes out weekly. It feels very safe here; I can walk my dog at night without issue. Outside of the springtails, there aren't really any other pest problems inside that weren't quickly stopped by pest control after a coulple of weeks. I see quite a few types of bugs outside at night because this is a quiet, woodsy area, but they seem to prefer staying outside and don't bother me when I walk my dog. If I didn't have the springtail problem, I'd really like living here and could ignore the other minor issues. No complex is going to be perfect (although you always hope, especially when you're paying a lot!), but this one could be pretty close if they could just solve this part. Also, I guess I should say that not everyone has the springtail problem. My apartment just seems to be their epicenter for some reason, and then I guess a few others have noticed them.

The luxe is exactly the home I was looking for. I did not want the apartment complex feel. I wanted safe, clean, and quiet with a home vibe. The Luxe of Prosper has so far delivered. Beautiful interior! There is a shared wall BUT I can not hear my neighbor?? The yard is a good size and I couldn't ask for a better view.

Duplexes used to be so popular and then they began to build massive apartment buildings with very thin walls. The duplex lifestyle provides so many different amenities that apartments do not offer. The Luxe of Prosper units are like a home and I really hope more builders begin to see the benefit of variety and build more complexes of this type. I love it here!

the units are new! they are designed for comfort & easy living. I drive into the garage and enter my home giving me the extra security. The amenities of a small backyard and patio makes it personal! Wonderful place to live. The staff is amazing. Always willing to help with problematic circumstances. Visiting friends and family always compliment the grounds. The grounds are picturesque. My neighbors talk about safety here at the Luxe. Personal garages are a security asset. My choice of apartment living is at Luxe Prosper.

It is a really nice community, certainly a unique rental experience. The amenities are exceptional. It is a really nice place to have a dog, given the fenced in backyard, the park, the walking trails and especially the dog park.

Great brand new Community with nice amenities! My husband and I just moved in last week. We love it so far made like a tiny house. The staff is very friendly, and helpful. Can't wait to see the community finished it will be awesome! So far it's quiet and hopefully, it stays that way! Overall the apartment is beautiful inside and outside a great place to call home.

Absolutely horrible experience. Images and 360 layout is not even from this community. Received completely different unit than advertised online and what I was told I would get from staff. Using another community's images/descriptions without a disclose is false advertisement. Issues ignored and still no resolution other than "I'm sorry".
