The neighbors in the community are friendly and the neighborhood is quiet. I enjoy the location it is to the city and the value of the apartment. There are plenty of parking spaces and parking passes are giving so you can have visitors.

    Villas is a nice place to live. Quiet and well-maintained. It's convenient to transit and shopping and ten minutes to downtown. The pool is lovely and it's usually open year-round. The office staff is great .

      This place needs a lot of work. Living here for 8 years and zero interior upgrades or maintenance being performed is a key sign they don't have any concern for the comfort and safety of it's residents.

        the unit i am in has been nothing but issues starting the first week i moved in. the main issues at this unit is the a/c and heater. i have literally put work orders for the heater sometimes more than once a month during winter and twice the unit was smoking and there has been times where i was left with not heat mostly during the weekend and all they do is provide a small heater that does no justice. one small heater that does cannot even heat up one room. the walls are super thin and you can feel cold or the heat coming right through. the whole time i have been here instead of just replacing the unit since obviously there is a major problem with it they just basically put a band aid on and wait for it to go out again. there has not been one month i have not called for maintenance. also there are alot of residents here with pets which the manager said they would fix the issue of pet feces around the apartment complex but everywhere you walk there is dog poop. on top of all these issues my rent went up on my new lease 100 at this point i should be getting paid for being here. the plugs on the wall are loose. the so called alarm they provide doesnt even work.

          It was fast easy took no time and enjoying new place. I would highly recommend this place to future residents. The layout of the building is nice the washer and dryer works amazing and it's a quite safe environment to be in.

            This apartment complex has been a scam from the get go, showing us a model apartment a then giving us a complete dirty and damaged apartment with plenty of actual health and safety concerns and violations. Never following up on anything without us having to fight tooth and nail for literal days to get them to come fix anything. Staff told me if I wasn't satisfied to "find somewhere else" as if I hadn't already signed a lease and moved across state. Absolutely unprofessional and not a place to trust at all. If they'd followed up on anything maybe I'd feel differently but they throw you out to the dogs and let you suffer because they know you can't just leave, as that's completely unrealistic for most people.

            So far, renting here has been good! It has had its ups and downs when it was Abbington Hills, but Villas at Cedarhurst has changed it entirely and made it so much better than it was before. They continue to always do great work

              This community is largely quiet and people mostly keep to themselves. The townhomes themselves could use some upgrades, but they say they are working on it over time. I haven't had trouble with bad pests other than spiders.

                Apartment needed to be cleaned thoroughly, there are dead bugs on the window sill, I killed 3 spiders so far, no closet doors, sliding screen door does not lock, no lock on windows. Crumbs and stains.

                  The neighborhood is really nice. Right near an elementary school and less than 10 minutes away from a high school. I am not from this state so I am happy I found this neighborhood, especially without knowing anything about it prior to moving.

                    horrible staff, maintenance is not timely, still have issues from 6 months ago not fixed. no flexibility in anything. the gym amenities are crap. the appliances are outdated. the lawn care is choppy and never neat. people don't clean up after their pets.

                      Living here has not been bad. However, rent has steeply increased with no upgrades inside of units. If rent is going to keep going up, upgrades need to be made to each individual unit. The amount I pay for rent, means I should have upgraded appliances.

                        Changes are currently being made by new management. Hopefully it will get better in the near future. Communication is always the key to your tenants hearts! Definitely would like to see a playground built instead of dog parks everywhere.

                          It has only been a week, but the location and quietness of the neighborhood is much appreciated. Juan was very accommodating when answering any of our questions.                             So far, it seems like a very quiet environment. I was disappointed at the condition of the outside of the apartment. It didn't look very inviting or look like it had been cleaned so I took it upon myself to do what I could. They replaced the carpet on the stairway and upstairs and overall, I would give it a seven for the quality of the work that was done.

                              The maintenance team is the worst I've ever dealt with. They didn't communicate, Mark work orders as complete without doing anything. They have no respect for personal belongings. I've had additional damage done to the apartment and my personal items broken, while they refuse to reimburse me for them or fix the problems they created.

                                Horrible. The day I moved in, there was a HUGE cockroach inside the front door. The bugs never stopped coming in and I had to kill 2 different bugs in 10 minutes. The siding on the patio is worn and ratty and desperately needs to be painted. Next, the AC was broken about a week into living here. They put a portable AC unit in my room until they fixed it 2 days later, and never came back for the AC unit. Then, my dishwasher was broken (I had only used it twice at this point) and leaking all over my kitchen. I left a review stating these problems, and received an email saying that "oh those bugs are actually not roaches" like that was an excuse. In the fall, there is 6-10" of leaves piled up on the porch and sidewalk at any given moment as no one comes to blow them away. A few months later when winter came, I turned on the heat only to notice that too was broken. They had to replace the heating coil. Luckily, they handle maintenance requests quickly, but as a woman living alone, I don't like maintenance men in my apartment all the time. The area is also not good. I would not recommend this place, and the only reason I'm staying is because of the lease. Do not live here.

                                  They flooded my apartment and then went unresponsive. They called out servpro who left drying equipment running for days, releasing fumes into my apartment, an d I had to live only in my bedroom for days with the window open, without use of the rest of my apartment. It is 9 days later and I was only able to briefly interact with management four days ago. I have emailed repeatedly and left voicemail - NO RESPONSE and no help whatsoever. These people are new management. They bought the complex like a month ago. Prior to Artcraft, Weinstein were very attentive and responsive. These new people seem like complete deadbeat slumlords based on my one experiecne with them./

                                    As Abbington Hills, I was very pleased with my rental experience - got off to a rough start because I found lots of mold in my first unit but I was allowed to transfer my lease to a different unit and I have happily been residing there for almost two years. It has been the only place I've lived where maintenance a) has consistently come when I have called and b) actually fixes whatever is broken. As The Villas at Cedarhurst, everything has remained the same with one exception. I needed to contact the leasing office but was having difficulty finding the correct phone number, and the text line turned out to not be functional so one of my messages got lost in the void. It happens, when management changes hands, no biggie! But everything was sorted out when I got the correct number and customer service was great.

                                      It's fine. The apartment has had a lot of troubles, but that's the way with old buildings. The neighborhood is nice, the pool is nice. I like the area a lot. Overall, or experience at Villas has been just okay.

                                        I like living here. It is a pretty safe community. I have noticed the leaves have not been picked up since management change. I also notice trash in the grass especially on the weekends. It seems like people just drop trash wherever they feel like it.

                                          At least when it was abbington hills I always got call backs or responses via email or on the phone or by text messages but since this new company has come in the communication isnt good at all whenever I email or call which I have vallied contact info noone responds at all which isn't good there's no reply at all I was given the managers email by the manager I've emailed her but she never responded,I've also sent text messages to the correct number no reply I also call at times if no answer I've left voicemail for returned call nothing so the communication isn't good at all plus I DONOT agree with how payment methods are now ,it use to be available to pay by credit card or checking account as long as payments went through successfully when it was abbington hills now if I'm late they'll immediately take those privileges away &tell me to go to a payment location to pay it which is out of the way ,also was told that money orders aren't accepted anymore either ,so I'mnot too happy with them right now hopefully it will get much better

                                            Donate to the villas cause they upset about the fixing of the property. They can maybe check to see if you can afford here and stay. I will pay my rent and you ain't got no receipts for my stay here so ease off with the violence and asking all crazy. There is no receipts.

                                              Nice appearance and mostly quiet, and I like the apartments. However, there is a bad bug problem (roaches, spiders, other unidentified insects), the gym area is not well designed nor well kept, and the lack of sidewalks in the neighborhood makes it dangerous and unwalkable.
