Abbington Hills is the BEST! I just renewed my lease for my 4th year! The maintenance guys and office staff are amazing.. they always have fun events like cook outs and pool parties. You can tell they truly care about the people that live here

After looking for an apartment for a few weeks my recent visit to Abbington place paid off. When looking at the model I felt a sense of peace, from the quaint living room, the alarm system and the layout of the bathroom, yes the bathroom, it's the little things that matter. I fell in love with this place, I'm sure soon I will be calling Abbington Hill my next home. Thank you leading staff for being so kind

I just moved here about four months ago and have had a great experience thus far. I had a maintenance issue that was resolved quickly and have been happy from the day I moved in. The staff...what can I say; some of the friendliest people I've met in Richmond and I continue to look forward to the community activities they have planned for the residents. My neighbors are courteous and respectful when it comes to noise levels. I truly feel lucky to have found a place like this one. Great job on a place well kept and managed!

I love it here! I just recently renewed my lease for my second year and couldn't be happier. The staff here is so wonderful. They're incredibly friendly and helpful with maintenance and any other questions. Glad I found this gem!

The parking situation is horrible. Even though the rental office takes down information from tenants who have a right to park there - a towing company rolls through nightly and as soon as they "can't see" your tag they tow you. I've never had this happen when I am actually parking in my own "reserved" parking at my own home. The apartment complex must be profiting from this deal, or why would they allow this to happen to their own good residents on their own property.

What a nice community. After my extensive apartment search, I visited here and signed on the spot, no pondering required. Management and maintenance: Professional, friendly, and they go above and beyond. Pool, gym, walkways, community space: Well kept. I used the pool almost everyday in the summer and, at most, had to share it with 5 other people. Apartment layout: Great, 1 bedroom is spacious with great mirrored closet doors and an in-closet stacked washer/dryer combo. Apartment construction: Exterior was extremely sturdy, interior walls are a bit thin and floorboards are squeaky. I could hear the floors of my neighbor squeaking, and occasional conversations through the walls. Thankfully my neighbors were not loud partiers. Tip: try for an end unit--you get two bonus windows for a bit more daylight.

Such a great place to live! I'll start by saying that we looked at 9 other apartments before we stopped by here rabdomly one day. We decided to take a tour of the space and during the wal through, my wife cried because she was so happy about the idea of living here. Sold. So anyways, the whole process was smooth and easy and the awesome staff (especially Amanda) was courteous, helpful, and absolutely wonderful. We moved in and fell in love with our new space and have been here two weeks. Our only problem we've encountered was when we noticed that two burners on the stove weren't working so I called maintenance and they repaired the issue within 2 hours. Amazing. If you are looking for a really nice, comfortable spot to live, great floor plan, excellent location, professional and timely staff, with all the amenities you could want for an affordable price... Your search is over. We've done the research, and can say from firsthand experience...you are here.

Abbington hills is the Best place to live on this side of Richmond. The Staff here is Great fast & effecient. This last summers pool party was fun & enjoyable. I Love the kareoke, The washer & dryer in your room is quick & convienient. This is a Place like no other. Love the fact that I have an Alarm free of Charge in my Apartment Home, that makes me feel safe & secure. If you looking for the Next place to live you find it in Abbington Hills. Come join the Fun & Live well.

These apartments are clean, safe and quiet. I work late nights, and lack of parking is the one downside. But even walking far to my apartment late at night I've never felt unsafe or seen people hanging around outside. Maintenance is friendly and quick. Overall I'm very pleased with these apartments, especially for the pricing.

I just recently moved in Abbington Hills in July of 2015. I am a single male who works from home and travels often. Amanda in the front office has been the best leasing agent I've ever worked with. The maintenance staff has gone above and beyond when responding to requests. The community is extremely friendly and respectful. Daily chats with neighbors is a common occurrence in the complex. Even though the town homes are on the older side, noise is never a problem and all appliances work great. I would recommend this complex to anyone looking to live close to Downtown, but does not want to pay downtown pricing. There is plenty of food and shopping just down Forest Hill and Uber rides into the city for nightlife are under $15.

I just moved in this apartment complex this week, first thing that impressed me was, the quietness & cleanliness. I love the location of my apt., it's grassy, good place to walk with my dog. I agree with the other review, I wish they have a dog park so my dog can run without leash but that's Ok, I'll find closer dog park. Staff are very friendly and helpful.

I just want to say that I love abbington hill apts and everything about it! The maintenance team is always on time and professional and kind. They are the best ! If there is ever a problem with my apt they are here to help anytime of the day and I thank them for being here . Thank you maintenance team and management for being so awesome!!

I want to give this review for future residents. Abington Hills is a great apartment home complex. I've lived here almost one year. The office staff are sweet and professional. I stay in a one bedroom in the very front. Maintenance is very prompt, they fix requests within 3 days. The property is well kept however, I never go around the back just because I don't have a need to. It's a very quiet neighborhood from my perspective. I got a really good deal when I signed my lease. This was my first apartment and I think it "babied" me because it was a breeze. I love that I have a washer and dryer in my room! The appliances are a bit outdated and I absolutely hate the floors in the bathroom and kitchen (same material as Family Dollar or school cafeteria floors and very hard to clean). The bathtub material is hard to clean to and it stains. Originally I said I would move because I wanted something with newer appliances and better looking floors and countertops. However, I'm only moving because I got a new job out of state. Thank you Abbington hills for making my first apartment experience easy. I hope I don't have any troubles moving out, but if so I'll let you all know ;)

I wish I had not lost my pictures on my phone. It was classic bait and switch. Show you a model unit, rent you a filthy cigarette fouled apartment. It was the nastiest apartment I have ever seen empty! Luckily for me, they have a two week grace period where you can get out of your lease if the place is not to your liking. I took them up on that and moved out in a hurry. The manager was a nasty piece of work.

Abbington Hills Apts. was one of five communities that my husband and I were looking at in the Richmond area. Once we spoke with Amanda and Jennifer about the move in costs and lease information, we knew that this was a place that we wanted to be. We arrived in Richmond on 12/3, one day sooner than planned, and found that we loved the unit that was reserved for us. They were understanding of situations that came up and worked with us accordingly. They communicated expectations clearly and left no stone unturned. After moving in, we were interested in what there was to do around they area. While we looked online for some things, we also asked the leasing office for some information. What we got, felt like it came from a personal assistant. The amenities that are in each unit were surprising in comparison to where we moved from.

I went and saw Abbington Hills yesterday- the one bedroom townhouse. I was convinced I wanted to live in Midlothian and that anything around Jahnke or Forest Hill had to be a bad complex... This completely shattered that stigma I have. I have spent 4 days looking at places- at least 25 or 30- and this is the cleanest, the quietest, and has the nicest units. You don't feel like you're in a box of an apartment- it's so open and spacious- the second I walked in I felt like I was viewing a house. The price is unbelievable and I cannot stop thinking about how bad I want IN to this community. Unfortunately I have to wait a few weeks longer to make a decision so I hope they still have something open for me when it's time because I want to make Abbington my home (and I NEVER thought I would leave Midlothian!) Rosa AND Erica you are awesome!

I heard about Abbington Hills on-line, and am so grateful for the helpful and friendly people in the leasing office! I was in the process of re-locating for work and they made what should have been a very stressful time seamless. The apartment was clean, and the maintenance personnel have been quick and efficient to fix anything that has come up. I would definately recommend the property to others.

In my search for a new apartment I looked into over 57 different locations. I have to say that this apartment was on my top three. While I was never a resident I did visit the area and noticed the complex to be very quiet and low key. Many of the places I visited were very busy with too much activity. I was assisted by Rosa in the leasing office who is awesome. Trust me, I've dealt with many property managers/leasing offices and she was by far the most prompt, professional, personable, and polite. She showed me the actual apartment that I would be renting instead of a misleading model. The property was in great condition and very clean. My standards are high and I was very pleased with what I saw. My search for a new home was long and exhausting because I wanted to find the perfect place that was both clean and safe yet affordable. You can't beat this apartment for the price! Unfortunately I decided to stay closer to the Short Pump area so I did not actually secure a lease. If I do decide to leave this area I will absolutely contact Abbington Hills again! Based on the ridiculous amount of research I did, I would highly recommend this property!

I recently moved to Abbington Hills and I had a great move in experience. The manager took the time to personally take me to my new apartment and made me feel really comfortable. The personal touches of showing me how to use my alarm system and where the recycling center is really made a lasting impression on me. Thank you, I feel really welcomed and at home!

Abbington Hills was the only place in my price range that allowed my German Shepherd! On top of that, they are courteous and professional and I would happily recommend it to anyone!

I've lived in Abbington Hills for a year and although I am moving out for family reasons (my dad has been sick), I would definitely recommend this community to everyone I know and stay if not for having to take care of my dad. My unit was nicely lit and all the appliances were in great condition. The staff are kind and understanding and maintenance are always fast and fix it the first time. The area is a nice place to take a dog for a walk and they are extremely dog friendly! This is definitely a place to stop and look at!

Overall the apartment is okay. I am however, unhappy about the outdated appliances and the condition of them. My first few months of being here my refrigerator had to be replaced and not to long from that the stove had to be looked at. It's filthy and no matter how much I clean it that doesn't help. Also no matter how much I have maintance look at the H-VAC there always a problem with it being loud and causing vibrations. I'm guessing that due to it being OLD! I sometimes can hear the neighbors H-VAC kick on. The walls between these apartment are way too thin, I can hear my neighbors all the time. The only reason I managed to stay here for an additional year was because it's convient for me. Not sure I will stay here for another year based upon the things I've put up with over the past year. It's definitely not worth me paying what I am now.
