I've lived in a studio, 2 bedroom townhouse, and then came back to live in a 1 bedroom townhouse I've lived all over Richmond and have never found a community that is this nice and the staff is absolutely amazing. The leasing office staff is always beyond helpful and nice when you have any issues. Maintence shows up very quickly for any issues and it's always done to my satisfaction. The community in general is beautiful and well kept up with. It's super dog friendly and the office even gives out fun treats for them and does cool events in the club house. Year round pool is always a plus and is so fun. Never had any issues or complaints living here over 3 times now having left and come back because I couldn't find anywhere else this great price wise location to everything. Definitely recommend!!!!

From the day I received my keys, the staff has been very attentive to my needs and welcoming. It is a pet-friendly community, which I love because my pet has many friends to play with now. I look forward to meeting more neighbors and making memories.

I love the community because the staff are very helpful, pet friendly, my dog love the neighborhood, safe place to live, parking is perfect, the development is well located, close to the main avenues, stores and principal department stores. I love this community the staff is great and people are awesome. Every body here loves dogs so my dog Charlie loves to play with the other nieghbors dogs here. tks nice place to live. The move in process was super easy.

I lov this community so much! My boyfriend and I have been here for about two years now because it just feels like home. All of our favorite things are within a 10 minutes drive, such as food, places for good music, or shopping. The staff here is the absolute best and the reason we chose to upgrade to a bigger space here. They made our move so easy and painless, and they were there to answer every question. Everyone minds their business here, and there is rarely any fear for safety. If you're considering a good quality place near everything you could need for a good value, this is definitely a competitor!

The general vibe and look of the area and community is very nice. The leasing office staff are also very nice and helpful when trying to get you to sign a lease. However there is almost constant noise from grounds keeping teams, construction on apartment works, noise from partying neighbors late into the night etc. If your looking for something on the quieter side these apartments are not for you. The maintenance team is generally friendly, but they will ignore your instructions to knock and will just burst right in with no forewarning, they will take their time to get what they need to get done like fixing an A/C, dragging out the process anyway they can. They have also left trash and dirt outside and inside my apartment. The community is mostly safe, however it can be unsafe at night as in the area there has been a continued string of cars that have been broken into, currently Abbington has done nothing to deter them. Last but not least, the absurd pet fees: 300 deposit for your first pet, 200 for your second pet. If this was all, it would be pretty fair considering the cost is for a medium to large pet like a cat or dog, however you would also still need to pay 25 dollars a month per pet. For caged pets you need to pay a deposit of 100 dollars. For a caged pet. As well as 25 dollars a month. It isn't a lot of money but these apartments aren't cheap as it is for how much room you get. Last but not least the neighborhood; there are a few schools and stores in the area? It's not too bad if you have a car and are not looking for a job or another job. However the bus and/or public transport in the area is very minimal and many places hiring for work are either 10 minutes drive west into north chesterfield area or the city, the commute can be frustrating. Overall, I think the Abbington Hills sport mentos aren't that bad. However, they are expensive for what they are and where they are. The staff are extremely un-helpful most of the time. If you need to move somewhere decent and already have a plan for the area I'd take a look and see it's for you, but definitely keep your options open.

The staff - outstanding! The maintenance crew - outstanding! Easy access to most amenities via Chippenham. Alarm in unit/safety - it works well as I have set it off in error myself and the team that monitors it is on top of it, I can attest. There is an excellent blend working professionals young and old, college, retirees, etc. making this complex feel well rounded. of Noise - the single pane windows need to be replaced as the ONLY noise I hear comes from the parking lots. Most of my neighbors are respectful of working people who are in bed early. The grounds - though there are not extensive plantings throughout the ones that are there are well kept and attractive. The gym - though really small serves my weekend use purposes. I chose Abbington and did a sight unseen, interstate move. ALL of the office staff (hey Toni and Melissa) were professional, friendly and were very helpful throughout the initial leasing period and have continued to be exceptionally helpful up to and including talking me though the lease breaking policies as I am buying a house and must leave this FANTASTIC apartment complex. You could pay way more and get way less. Highly recommended.

It's been a week since our move in and so far not impressed at all. Yes everyone in the office and maintenance is nice but service requests take forever and communication is poor. Service tickets are marked completed when they are still unresolved. All the appliances required service tickets and are still outstanding. Food spoiled in refrigerator because there's water leaking inside and pooling in the crisper so it's unusable. Not to mention freezer was dirty and no ice maker. It's small so if you eat a lot of fresh food you won't be happy. Stove is old, I spent a half day scrubbing the filth out of it. The overall appearance of the community is dated and not well maintained. Paint is peeling, siding is damaged, handrails are rusty and dog poop station and trash containers are poorly serviced so trash and poop bags overflow and are scattered about which likely accounts for the numerous cats running around the community. The walls are paper thin so you hear your neighbor's conversations, tv and cabinets opening, etc., admittedly it may be due to the fact that the AC is SO LOUD you have to yell to be heard and crank up the volume on the TV to hear it. Interior is dated and sloppy. Paint over dirt and dust is pretty thick and obviously just slapped on without bothering to clean first. Appliances are very outdated, walls, cabinets and faucets are in desperate need of overhaul. Bathroom faucets are used on the kitchen sink, countertops are painted, cabinets painted on top of laminate and in some areas they used latex paint on top of oil based paint so It peels off when you try to scrub off the grease and grime that remains from previous tenants. While 2nd floor laundry is convenient it's unusable unless you enjoy the dryer venting,, back into the apartment making it unbearably hot and humid from either improper installation or poor maintenance. It's so bad I have not been able to sleep in the bedroom yet because of the heat. The windows and doors are poorly insulated so heat radiates into the unit. In the afternoon you cannot open the door or mailbox without burning your hand because of the heat. I reported bugs at move in and the exterminator has not shown up yet so the bugs have multiples ten fold in the week. It's a disgusting challenge to prepare a meal while chasing bugs away from your food. There's a colony of carpenter bees living in the side wall and wasps are everywhere. The only reason for 2 stars is because so far the maintenance and staff have been polite and professional, just not responsive or communicating the status of repairs. Overall I would not recommend this community. UPDATED: Still waiting for repairs and exterminator. The owners response is misleading. All items where not completed I had to have the woman come to the apartment to witness the incompetence. So after 4th attempt to repair the lock this morning the replacement handle fell off the door. I called to ask about exterminators and told they won't be here until the 18th. YET the ticket is marked completed. I have no idea how anyone can live with bugs in their home and the landlords lack of urgency is UNEXCEPTIONABLE. I just moved in and this is disgusting. DO NOT SIGN A LEASE HERE RUN FAR FAR AWAY!!!

This community is managed with exceptional and professional staff. It is kept impeccably clean and manicured. Any problems are dealt with immediately and efficiently. I would highly recommend this apartment community and am happy to be a part of it.

I have lived here for a little under a year. The entire time I have been here the staff has been nothing but helpful and kind! During the snow storm I saw not only the maintenance department out shoveling the walk ways and parking lot but the office staff was out there as well making sure that the community was kept safe and salted! That spoke a lot to me and wish that more people went above and beyond liek they do here !!

Moved here in August 2018, only minimal issues when moving in (1 burner of stove not working, a.c. low on freon). Both of these were fixed the next day after I reported them. The place is quiet and tucked away in a neighborhood, but still close to everything. I have 1 window upstairs that doesn't seem to seal all the way, but I also havent reported it to maintenance to be fixed yet. The water pipes squeal everytime I flush the toilet, but these are all minor issues to me. All in all its been a nice place to live the past couple of months.

I love living at Abbington Hills Apartments!! The neighborhood is very quiet. The pool is fantastic. They have the best maintenance team that I've ever encountered!! I'm so glad I found this hidden gem!

Moved in last month, we procrastinated until the last minute so the ladies in the leasing office were super helpful at finding us an apartment and getting us in literally within a few days. We shopped around Southside at other apartment communities and it really was Candace and Amber that sold it and made us feel like this was our home. They were so personable and made the moving process simple and stress-free. We've lived here a little over a month and we love it. There is so much living space we have no problem with our oversized couch or bed. Tons of closet space. It's quiet here, I rarely ever hear my neighbors. Our apartment has a security system even though we rarely ever see anyone outside. The AC unit is a little old and noisy but it works great, it can be 98 degrees outside and we never have to set it lower than 70. Kitchen is smaller but has a surprising amount of cabinet space. The pool area is never crowded and is so peaceful to relax and listen to the birds. There's always friendly people out walking their dogs. We've had a few appliance maintenance issues and they were handled immediately. The maintenance workers are just as helpful and professional as everyone else here, they handled our requests as if they were servicing their own home. Unlike other communities in the area, Abb Hills is clean, I don't see trash laying around ever, the dumpsters are never overflowing. I wouldn't want to live anywhere else.

Don't bother. This place is average at best. The neighborhood is fairly quiet, which is their only positive attribute. Rent is raised every renewal, with no incentives or reason. Plumbing had constant issues, always corrected these on my own to avoid maintenance entering my apartment without me being there and coming to find nothing being fixed. Maintenance will "get around" to your requests when they can, but don't seem to go out their way during routine checks. By the way, those routine maintenance checks happen often, usually during a convenient time when residents are not at home. The property managers are generally nice but switch out so often that you can't build any level of trust as a long term tenant. So to recap, many things are bad. Positives are: kind of safe area, nice property managers that stick around for a few months and a cheap monthly pet fee. You're better off spending the same to live in a much nicer, updated apartment that won't constantly raise rent and live in downtown Richmond.

I am overall very pleased with this apartment complex. The location is nice, the grounds well-maintained, the maintenance team prompt, and the pool/exercise area are excellent. My only complaint is with the new manager. From conversations with neighbors and my experience, she can be very rude and short. She will also overcharge or make other mistakes in bills, so make sure to double check any charges. She is the reason I gave only 2 stars for staff. Besides her, this is a great place to live with fun events.

Beautiful community. Very dog friendly. Lovely grounds and good placement. Safety is a priority here. I feel very secure with my alarm system that is included. The faculty and staff are very helpful and the maintenance team is very quick and precise. Highly recommend!
