New Managment in place, not very welcoming
Since the recent change in management, the staff is not that friendly and maintenance requests are not handled as fast as they used to be. Parking lot was recently repaved and is already crumbling and breaking off in large chunks. They recently painted the speed bumps but for some reason only painted one of the two. So imagine driving in, the speed bump on your right side is a nice bright new yellow and the one to your left is a dark and dull yellow. This has been this way for over 2 months now. Water was recently turned off for a few hours and no notification was ever sent out. Previous management was great about prior warnings with water maintenance or if a water emergency happened they "used to" send and apology email for the inconvenience. If you forget to leave your fire extinguisher out for the yearly recharge check, they will bill you $45, enter your apartment the following business day, just to access the fire extinguisher. Yes, they are checked but does it really cost $45 to enter an apartment for a less than 5minute job? The appliances are old and out dated, they are that old 70's/80's funky yellow color. The microwave looks like a child's easy bake oven. It can't fit a regular size plate in to reheat food. I had requested a larger microwave and was told by staff that it could only be replaced if it was broken. I was told how to break it, but got the comment "You didn't hear that from me" from staff. The new neighbors are marijuana smokers and smoke every night in the parking lot or in their apartment to the point where the smell comes into your apartment. We have lived here for over several years but it will be time for a change when our lease is up in a few months from now. There are plenty of apartments in the area with newer appliances, newer cabinets, and at a lower rates. Oh and by the way, coyotes do roam the area. Watch your small pets at night when out on your walks. The coyotes do eat the rabbits that roam the complex so don't be surprised to find half eaten bunnies on or near your porch the next morning.

Bed Bugs
My friend lives at these apartments and has been dealing with bed bugs since Nov. Although empathetic, the office does not seem to have the skills to handle this situation appropriately. She has been ignored, shunned off and given false promises. The pest control company swore to her that the bed bugs were gone after only one treatment... when EVERY piece of literature confirms that it takes at least 2 but sometimes 3 treatments to eradicate. The manager even confirmed that bed bugs have been an issue on the property but now is trying to blame her bringing them in . Her last place doesn t have bed bugs!!! You do the math!

Nice overall, but...
I like this place. The grounds are nice. The apartments are nice size and well laid out. The staff is friendly and responsive. The down side is that I know the staff is responsive because I have had to use them more than I would like. In the first 30 days, the dishwasher knob came off in my hand (it had been glued on), the burner on my range wasn't working, the dryer had to be fixed twice and eventually replaced. Both toilets will stick and the water keeps running if you don't check them. The shower head came off in my hand when I moved it. Fixtures and filters were dirty when I moved in and needed thorough cleaning. I know this all sounds bad, but each incidence is fixed within 24 hrs. And I still like the place. My complaint is that a little better prep would have avoided much of my complaints.

Nice on the OUTSIDE!! Appliances are a JOKE!
I really loved these apartments... at first. The grounds are maintained nicely. Lots of green space to walk the doggies, friendly neighbors and plenty of guest parking. We moved inand thought, "Perfect!" It definitely felt like home. As the weather got colder and we spent more time indoors I slowly grew to dislike our pretty little apartment... (To the point of hatred) The Hotpoint appliances from the 1980's are HORRIBLE GARBAGE (microwave, stove, dishwasher)! We couldnt even use the microwave and had to get a new one. The oven temperature knob is a joke and its hard to tell what temperature youre oven is actually at. Lots of guessing! Needless to say, a few meals were ruined... The dishwasher doesn't wash. the water didnt drain properly and eventually developed mold. Now running the dishwasher emmits a horrible stench (have fun w/ that one, next tenant!). So I've adapted and have been washing my dishes by hand for almost a year! FML. Don't worry! for a small $50/month fee they will upgrade your appliances (can you hear the sarcasm?)! We thought about renewing our lease for about one second. Once bombarded with all costs (honestly, it sounded like load of crap...), dog fees, non-refundable deposit, appliance fees and the increased rate of rent... Its seems like such a RIP to stay here now! There is more value in the area for the same cost. We are OUT! Also the cabinets are beyond ugly. If you are someone that cares about the grounds and not to concerned with being in the kitchen, because you eat out everyday, this place is for you!

I love this place!
I have lived in Ahwatukee for many years, (since 1981) and admired these apartments from the time they were built. Now I am at a time in my life when I no longer have need of a single family home and so I decided to check out Sedona Ridge. Everything about it is comfortable and cozy. I have a good mix of younger neighbors (college age?) and mature adults with a few kids thrown in. The grounds are beautiful and the bunnies and ducks come from the golf course across the street to delight me. They even have a place to wash your car if you want to! It's a lovely property and all the maintenance people and office staff are wonderful. It really feels like home and I don't see myself leaving this property anytime in the future!

I have lived here for almost 6 mos. I've been very pleased with maintanence requests that have been taken care of immediately. Everyone is very nice (office and maintanence persons). Some things could be newer but all-in-all the apartment is nice. The grounds are pretty well taken care of but I can see there must be a newer company taking care of the grounds, I can see the difference between when I moved in and now. I give Sedona Ridge a 5 star rating.

Overall Apartment and experience
I live on the west side of the property and I have to say that it has been great. The apartments are a little older, the appliances can be newer. However, the buildings are in great shape and they have excellent insulation which lowers my electric bill. The grounds are always clean and have plenty of trees, the pool is good and adequate, the parking is great, the location is both nice and quiet. I couldn't have hoped for a better experience. The staff are great and the maintenance people are great and they respond quick. All in all, it has been a wonderful experience and I plan to live there for the next few years.

Roaches
I have roaches so make sure to check the dishwashers, under sink of kictchen and bathroom. The roaches were there before I moved in. Though the office is "working with me" It hasn't been a welcoming event. I've been battling roaches for 3 months. Be aware of water bill. Even if you travel, you will still be billed for water.

Love it here
We've lived here almost a month now (can't believe it!) and it's been great. It's super quiet, maintenance has been prompt with our requests and flat out replaced our washer because it was so noisy and shakey and walked every time we ran it. It is an older complex, but it's been kept up really well. I love our floorplan. The appliances in our unit are older, but work well. Totally recommend it if you're looking for a nice, quiet place to live!

Great safe place for people with or without children!
I have lives here for two years and have loved it! Pools are always clean, complex always looks nice, and management is nice too. The property manager is very sweet and always so accomidating! The only reason that we had to leave is we are moving to Tucson... If it weren't for moving, I would have stayed here until buying a house. The only one thing throughout the entire course of the lease was the issue with the carpet. It needed to be replaced, as it was old, and the only way they would do that is if we removed all of our carpet out of the place before, and since we had no where to put it, we were not able to do that...

Absolutely Horrible
Terrible Apartments! Terrible Service! Location okay, but I would not recommend this place. I broke my lease. Though not the managements fault, my neighbors stunk up the place really bad with their cooking. I think they were cooking fish heads or something every day.

Great place!
I have been living here for over a year now and this is an older complex but well maintained. The management knows most (if not all) of the residents by name and follow up on all problems or concerns very quickly. The maintenance crew are very considerate and will work with your schedule. The appliances in my particular unit are older but if there has only been one problem the appliances and it was replaced immediately. Large animals are allowed here as well which is great as it is hard to find an apartment if you have a large dog.

Better than the last one
I used to live at Laguna Village (formerly Club Oasis) in Chandler. My husband and I moved here and they gave us a great deal on it. There are lots of nice, big windows and I have a lovely view. It's also not a bad drive to get to the university, and everything else we need is very close by. The neighborhood is quiet and small, and we don't have people yelling and fighting outside like we did at the last place. I have to say that a certain member of the office staff is really intolerable, but if I avoid her, I don't have any problems. The only thing I can really complain about is the noisy Tuesday mornings. That is when the grounds get manicured, and the lawnmowers start around 6 and end when it gets too hot to go on, around noon-ish. Unfortunately, that is my day off so I am always annoyed at waking up early. However, the landscaping is really beautiful, so I will have to recant even that complaint. All in all, it's a great complex, if a little pricey, but we get 100 more sq. ft. for $50 less per month including utilities, so we're happy with that.

A great place to live
The grounds are beautiful. The staff is wonderful. I would prefer plush carpet to berber. The workout room, is a little tight, but, doable. It's really pretty quiet. My neighbors son is noisy, game music, slamming doors. Some dogs are barkers but, that says more about their owners. Life changes are happening for me, or I would stay here. The people who manage and work here are terrific. The location is great and everything you could need is in walking distance. And, its not on the major roads.

Wonderful place to live
I lived at Sedona Ridge for a year and a half and only moved away as my workplace was moving far from Ahwatukee. The office staff and maintenance crew are wonderful. I always felt comfortable allowing them entry while I was at work for any routine maintenance. The apartment complex is friendly, and the location is fantastic. Thanks to everyone at Sedona Ridge for a very pleasant living experience.

over priced,
The only problem I have had with the complex is the business plan is trying to get your money. I have been in my apartment one year and when I received the letter letting me know it was time to renew they want to raise my rent $50 for another year making rent $819 or if I did a month to month the price would have bee $935. At that point I started looking around for other complexes and came across the sedona ridge website offering the same floor plan for $100 less than what they wanted me to renew for. I was very insulted that I had given them my business for a year and That is how they thank me is by raising my rent and offering new tenants a huge price difference. This was not the first time I thought the were stingy for money. I Paid my rent on the 3rd of the Month and they charge me $50 for paying my rent late. I have never had a complex not give 4 days to pay my rent. They Charge $50 for pay rent on the 3rd! I have had no other problems with the complex kitchen and appliances are old but the people are nice and the grounds are beautiful, The floors are paper thin, so if you do move in you may want to get the second floor. I have been pricing around and there renew offer was the most expensive in the area. I am found the Villas they have vaulted ceilings and the rent is $719.

I've been here for one year, and just renewed my lease. I love living here! The staff is always friendly...even after you sign your lease! :-) I would say the walls are pretty thin, but nothing I wouldn't already expect in an apartment. My only complaint is how old the appliances are. VERY tiny microwave, which is pretty inconvenient. But, they all work properly, so I suppose that's tolerable considering how nice everything else is here. The grounds are always beautiful, and quiet. (I LOVE quiet!) The maintenance staff is always on the ball when you need something repaired. The location is great, too....away from major traffic, but so close to the freeway and everything else you love about Ahwatukee.

I love it!
I've been here 2 months now and love it. The neighbors and staff are friendly. I had two minor things I needed fixed when I first moved in. You can get online and place a work order, and it was done that day. I haven't had any noise issues. I take advantage of the gym and pools. As a single woman, I worry about safety, and I feel safe here. I wanted to leave a good review because this site really helped me make my decision to live here.

Great Place!
I just moved into an upstairs corner unit (1 bedroom)..on the west side of the complex. No problems with noise at all! It's great! Management, staff, and maintenance are absolutely wonderful! Parking is not a problem, always plenty of extra spaces on this side. Only noise I hear is the garbage truck come thru twice a week and the landscapers, which is to be expected anywhere...and it's not very long at all when they are here! I have to say this is the most quiet complex I've ever lived in! And I've lived in some of the worst places one can imagine, including just previous coming from an apt living below two toddlers who used their apt like a playground & wrestling ring (including their balcony) while their mother partied and having lived in some pretty bad base housing overseas in the past. I highly recommend Sedona Ridge to anyone! It's a great place, with wonderful staff who will work with you, and the grounds are beautiful! Most importantly, I feel safe here! Also, property is away from major traffic, but very close to all major shopping areas and restaurants, etc... and freeway access.

Best apartment in Ahwatukee
I lived in various apartments in Ahwatukee (including Sedona Ridge) for 7 years; now I'm a homeowner. However, when my mom was moving to Phoenix, I did a thorough search to find her an apartment. She absolutely loves living in Sedona Ridge and she is VERY particular. She was president of her condo association for 20 years in MI, so she knows a lot about property management. She has no complaints about Sedona Ridge. Anytime there is an issue, the management fixes it right away. Her faucet was dripping - they replaced it. Issue with the dryer - they replaced it. Neighbors on one side were a little loud in the middle of the night; some one came and addressed it. The grounds are immaculately maintained. Seems to be a very pet friendly place. Neighbors are very friendly as well. My mom swims every day and she's met all kinds of nice people at the pool - twenty-somethings, young families with kids, other retirees. As a frequent visitor, I would say that parking can be tight at times. I've always been able to find a spot reasonably close. I would consider that a small inconvenience for all the benefits of Sedona Ridge

Wonderful Place To Live!
I moved here two months ago and I have to say, this is THE BEST apartment community I have ever resided in. The grounds are lush and beautifully maintained, the office staff is friendly, welcoming and competent, and the community itself is peaceful and quiet. Upon move in, the rental office had left a gift bag in my apartment with several nice items and my place was clean and fresh. This is a very animal friendly community and you always see pets and their owners roaming the grounds here. There is never any loud noise or partying, the walls are not so thin that I can hear my neighbors, and it's very peaceful in general. The only thing I can possibly think of as far as improvements go is newer washers and dryers in the units. Mine is pretty old. Works fine though. Just a little old fashioned. Anyway I totally recommend Sedona Ridge. I was impressed when I moved in and don't plan on moving elsewhere anytime soon.

VERY THIN FLOORS
The floors are paper thin you can hear every single foot step of the person,every flush, every shower, every loud laugh,every vacuum. That you get used to. Sedona Ridge is an awesome place allowing large dogs, however they don't have a restriction on dog weight in the upstairs apartment. Therefore any dog over 35 pounds sounds like it's coming through the floor, Imagine the dog running, jumping off beds, possible owner plays ball with dog. WOW-NO SLEEP and can hear it over a loud TV. Maybe ONE day they will consider trying to use a 35 pound or so restriction because it is not the owners fault at all and a shame because it causes you to sit below this and get irritated!!!! Just ask for an upstairs apartment because believe me IT SUCKS! Of course the dog is active while we are all home at night so as for sleep -forget it!

A great place
I've been living here for over a month now, and I have to say that this is the nicest apartment complex I have lived in. The staff are friendly, the landscaping is very nice, and there is plenty to do here. The apartments are a bit older, but still very nice, and parking is good, because you have designated spaces. The area is really nice and attractive and the residents are all very nice and friendly. My only small complaint is that the appliances are a bit outdated, but staff is very willing to replace which I am very impressed with. Price is great, definetly give it a look!

Definitely Recommend to Anyone In The Market
One of the best things about this complex is the staff. They have been helpful from the very beginning--even before I was a resident here. They have quickly responded to every question that I have had and are all extremely friendly. Maintenance is fast, we got a new dryer the first week; and the grounds are extrememly well kept and clean. The pool is sometimes not as clean as it could be but the rest of the grounds are very pretty. Noise level is nearly non-existent, except for the birds, and the pet owners are very responsible for cleaning up after their pets - which there are a lot of(including us)...it is very pet friendly. The appliances are a little out-dated but they all work fine. We have been there over 2 months and are very glad we chose this complex as we have been very pleased with all aspects of it thus far. Oh, and we have met several residents so far also, who are also very friendly and cordial. Great environment to live in...Thanks!!

Warning if you plan on breaking your lease
so my husband and I had to break our lease early as we became homeowners. Sedona Ridge charged us $1,400 to break our lease early and then about a month later we get a bill in the mail for $640 for cleaning charges. So basically they charged us over $2,000 to break our lease. I think that is completely insane and ridiculous!! I admit we left the carpet slightly dirty as we did not vacuum upon moving out, but it's not as if the entire apartment was left filthy and disgusting. We cleaned the best we could. I would think that the apartment is responsible for cleaning the apartment when a tenant moves out, but clearly Equity and Sedona Ridge expect you to scrub ceiling to floor to make it look emaculate so they don't have to do any work at all. Thanks to Equity and Sedona Ridge we have been handed over to collection agents and have to make monthly payments to pay off what Sedona Ridge is responsible for in the first place.
