I have to say, this apartment complex is great! Not only are the buildings well maintained, the rooms are spacious and the Management are awesome as well! I've had many issues with my apartment (mainly because of my roommate) and they've done a great job with working with us to get those issues solved while showing professionalism I haven't seen before in an apartment Management team. Maintenance is also prompt and quick. Plus, you can't beat the location! 10-15mins from Tempe, Scottsdale, Downtown Phx, and the Biltmore. Thank you Lori and leasing staff!

I moved here in March 2012 and renewed my lease in January 2012 for another year. This has been a great experience and I love my apartment. I live on the 3rd floor. Although my apt. is technically a 2 bedroom, I have a nice sitting area in the master bedroom, which I utilize as space for my desk and computer. Guests who have visited have been very impressed with the size. While my apartment faces McDowell Road and I hear the traffic (which doesn't bother me), I do not hear my neighbors, except for doors closing, people walking in the halls, etc. The staff is excellent (both the front office and maintenance staff). The pool is open 24 hours (and my apt. faces the pool area) so every once awhile it can get loud after hours, but if it is bothersome, I just call the Courtesy Patrol Office and the matter is handled. The pool area and gym are nice. Although I do not have a pet, the separate gated dog park is very nice! There are many activities that the Management has for tenants. The notices that are left on the door are no problem. It is the best way to keep people informed of the happenings in the complex and to remind us, as tenants of our responsibilities such as not leaving trash outside of the door, picking up after yourself, your surrounding living area and your pet, keeping the noise level down, etc. I feel safe here and loved the fact that I could add my own security system. Every place that I have lived (owned and rented), I have a system installed. I also feel that the rent and utility costs are reasonable (if not better) as well. Thanks to the entire staff for all you do! I know at times it can be challenging!

Just beginning my fourth year here. We moved in before full completion of the property and have been happy ever since.Apts are a good size and rarely hear much noise at all from neighbors. Not only are they very accepting of all types and sizes of dogs but their is a fenced in grassed dog run! Not a common thing to find in many complexes. Maintenance is always on the ball and John is master of all issues. The office staff are receptive and friendly and deal with any issue quickly. Great place to live.

I just recently moved in to my 1 bedroom apt. I am loving the size, appliances and cleanliness. The manager and her staff have been friendly and helpful. Thus far I have noticed some noise from my surrounding neighbors and pets, but they were very minimal and did not last long. The gates make me safe and I appreciate the garage/covered parking. I am loving it so far and looking forward to spending more time here at Residence at FortyTwo 25! Oh did also mention that I love my apt! : )

I have lived here for about 3 years, in a brand-new apartment, then left for a short stent to live with my bf, and returned mainly out of desperation and needing a place immediately. The Residences look very pretty and have nice size closets and bathrooms. These are nice perks. The biggest complaint I have is the price of the apartments. I think they are way too high for the quality and overall size of the apartments. In addition, the grounds haven't been kept up well (the trees in the boulevard used to have decorative lighting, but they soon overgrew the lights and they were recently removed), there are a crazy amount of stray cats, and the gates are broken about every 2-3 weeks reducing the quality of the security. When I first moved out, we were receiving notifications of break-ins regularly (I can remember at least 3) which were very unsettling, esp since the letter usually said something to the effect of "you are responsible for your own safety." Thanks for reminding us. Also, the gym equipment isn't maintained well (2 treadmills both broken for over 6 wks and the TVs in there have never worked. Specifically within the apt, my water pressure is awful, even with a new showerhead, the walls are veerrrryyy thin (you don't want to know what I can hear) and I can literally hear every step of the person living above me. (I'm in a second floor apt) I know when she flushes her toilet (water through the pipes) when she opens her door, everything. It's a pet-friendly apt complex, so what this means is you will hear dogs barking. All the time. And be careful where you step outside. The maintenance guys are amazing and I do really like them, but my almost new cream colored carpet gets soiled every time they come in with their workboots. The most annoying thing about these apts is the nearly weekly (sometimes more often) notices put in the door. This is the preferred method of communication here. The "notices" range from break-in warnings, montly newsletters, resident activities, we are coming into your apt whether you like it or not to do something, if you have a storage comp we are going to search it, do you want a storage comp?, and endless solicitors from local restaurants. I would prefer if they didn't allow solicitors and if they didn't stick junk mail in my door. The pool area always blasts the same radio station and I would prefer if they didn't play music at all. Most ppl have headphones on anyway and sometimes you just want to relax. It's a decent place to live, but as a female, you won't be able to walk alone at night due to your immediate neighbors and it just costs too much.

I've been living in these apartments since last November and am signing a new lease for another year this week. I ADORE these apartments. The management is wonderful, professional, helpful, always ready to help. The maintenance guys are great and know their stuff. I know there's been a break in or two recently, but I feel very safe here. As for the comment that it is very "------" and you can hear "trashy people" talking at night -- there are some residents who like to hang out on their patios and there are some who can get a little loud, but most respond well to a request to keep it down-- and you're going to find rowdy people ANYWHERE. For the money, I think this is the best place to live. Our rent was supposed to go up after our first year "savings", but they're extending the savings and so my rent isn't going up this year. YEAH. Just another reason I'm glad I picked The Residences!!

I just moved in... and I can honestly say that i love it here. The maintenance staff are very knowledgeable and very competent. The office staff are very accomodating and eager to please at even the most minor of requests. the application process was extremely pain free and the young lady that processeed my application was very prompt in her response to my approved application. I will definitely be renewing my lease when it is time to do so.

I moved here last August. I did everything over the internet and just hoped that I was making a wise decision. I have been more than satisfied with my decision. The location is great. The apartment it self was great. If you like the hard wood look, with a modern feel. All the appliances were in great condition. Walking in closet was huge. Even the laundry room is spacious. The staff is average, give them neither a thumbs up or down, however Lorri, the property manager is on the ball, and tried her best to address any concerns you have quickly. The maintenance guys were exception, I had a couple of problems one was late at night and the guy came at one o'clock in the morning to fix the issue. You can't beat that. Pool area is 24 hours and heated during the winter. The gym is just okay, if it is one thing they can do better it would be upgrade the gym a bit. But its a quality place, I always see security roaming at night and they are friendly too. You don't see a lot of kids running around, it was mostly young professionals and students.I am not really pet friendly, but a lot of the tenants here have dogs, so you will see them walking theirs dogs a lot and they have a little dog park for you to take them to if you wish. You should definitely consider 4225 when you are looking for a place to call home.

Nice at first but then things changed!!!!! BEWARE!!!!
I was delighted when I originally found these apartments. I referred to them as "a diamond in the rough". The surrounding neighborhood and area are sketchy at best but you're close to everything from Tempe to Scottsdale so you win some and you lose some. The apartments are really nice, the walls are thick so no neighbor noise, and the staff is ok. Then things changed. Now, you hear cars and motorcycles practically drag racing up and down the boulevard at all hours of the night, people loud talking as they hang out right under your window, domestic fights that go into the wee hours of the morning, and heaven forbid you're living here around Cinco de Mayo. Get out your sombrero and your castanets. You're gonna be up all night thanks to the all night karaoke contest or whatever they have at the row houses just next door. And that's before you leave your apartment. Once you leave, you're immediately assaulted by the disgusting odor of animal urine. If you go out to the parking lot, you see why. Random, homeless cats are allowed to run rampant through the complex, having their way with the garbage dumpsters left open for their convenience. They are everywhere. And I don't just mean three or four. I've counted as many as 12 cats congregated in the parking lot at one time. I don't know about you but I didn't sign up for life in the glass menagerie. Now let's talk about the break ins....yes, the break ins. I got so tired of coming home to letters stuck in my door telling me, "Oh, by the way, there was a break in last night. Spend your own money to invest in an alarm," or "There was (another) car broken into in the complex last night. Remember to lock your doors." Newsflash...locking your car doors doesn't keep people from breaking the window. That's why it's called a break in. How about better security who isn't preoccupied with talking and texting on their cell phone and who can actually bust a light jog if necessary. I'm just saying. How do you explain a multitude of cars being broken into on the same night or in the same week even when you have 24 hour security? Since more people have learned about these apartments, the pluses to living here have slowly become negatives. You move here for the quiet, nice, new apartments and in the end you're stuck with all kinds of noise, smells, and everything else that comes with ------ life. Shoot me....oh, did I forget to mention the notorious drug dealers that are in and out of this complex like it's National Hash Day? Don't even get me started. You can watch the news once a year and see half of the residents from this joint....so glad my sentence is over...

I really like this community. I looked at several places before this one but ultimately I loved the style and ammenities of this place. I especially like the close access to freeways and stores nearby for everyday needs. The staff is always helpful and friendly. The office is open 7 days a week which is a great plus. Any maintenance issues I've had, they've resolved quickly. I recently extended my lease because I needed to downsize but I'm happy to be staying.

Good Value & Location for the Money
I ve signed a second lease here, so I guess I ll stay for a while. These apartments are within three years old, so everything is pretty new. The interiors are really nice, not plain white everything, as is typical in apartments. The amenities and community features (pool, clubhouse, etc.) are a nice perk. Noise has never been too bad here, and any time neighbors get loud after hours, you can call the 24-hour security patrol and they ll take care of it. The walls are really thick, so they muffle most every-day noises. The office staff is extremely nice and helpful, and maintenance is always quick to take care of any concerns. As for the surrounding neighborhood, there are some streets I d stay off of, but you re within walking distance of most every big shopping center you can imagine. I walk all the time and I ve never had a problem. The lower Arcadia neighborhood is being redeveloped; they just tore a huge trailer park down across the street, and the site of R-4225 was a trailer park until these apartments were built. Bottom line, you re in the inner-city and you need to exercise common sense and be aware of your surroundings, but there are worse areas of Phoenix you could be living in. Try to get an apartment near the back or center of the complex. The units facing McDowell (building #8 especially, studios) put up with constant traffic noise which is unpleasant and kind of negates having a balcony.

No Issues
I lived here for two years (2010-2012) and never had a bed bug problem. When I read the reviews I freaked out too and went to check with the leasing office ( I had also noticed some mattresses thrown out in the garbage bins). They did confirm they had had some issues but really didnt give any details. I never had an issue with any types of bugs in my apt (second floor) and never really had any bad experiences there. The apartments are beautiful inside and I never had any issues with vandalism, neighbors, etc. Hope that helps

Bed bugs???
I saw this in a couple of the reviews from a year ago. Can you tell me if this is still a problem? I was considering moving here but now I'm completely paranoid. I mean it seems like the reviews recently have been good but before that they were bad. How is it really now??? I'm interested in a 2/2 on the top floor.

Best GreyStar Property BY FAR
I love this complex! Beautiful property, heated pool open 24 hours, and AMAZING staff. Ever since the first call I made, I have been treated with respect and friendliness. The ladies in the office go way out of their way to help you and the maintenance crew is friendly and is always hard at work. Krasi was the first person I dealt with. She worked with my in signing my lease, getting my frantic move in in order, and making things work for me. She is a genuinely nice person who is there to help the residents. Leave it to her to make you feel welcomed and comfortable coming in the office. That brings me to the next person. Ashley. She is a doll too. From the minute I walk in the office she knows that I am more than likely expecting a package (since I get them all of the time) and goes to look. She, too, goes out of her way to help. Lorri was the next person I met. Although I have never had to ask her for help as it relates to the complex, I have engaged in side conversations with her and she is a sweetheart and is extremely friendly. Today I spoke to Leah about my lease. She was ever so patient with me as I asked 100 questions and went out of her way to help me understand what needs to happen. After speaking to 4 out of 4 ladies who I continuous see in the office and had a positive experience with every single one of them, I had to let it be heard! Coming from someone who has had their fair share of apartment living over the past 5 years in the valley, this is BY FAR my most positive. I have lived at other GreyStar properties, like The Palms, whose management was always SO rude and degrading. I had three extremely negative experiences with complexes (one being another GreyStar property, Courtney Village) before moving to The Residences at 4225. I came here in a crisis (where this was my last resort) and ended up falling in love. I highly recommend this place to EVERYONE. Family loves it. Friends love it. And I love it! I will be moving into a new apartment with some friends to renew for another year and am excited to be putting my money into a community where it feels like your rent is worth something.

I have lived at the Residences at 4225 for almost 3 years now. It is certainly a "diamond in the rough". What a great find it was. I not only really enjoy living in this community, but also I really like my apartment. My only two complaints at the time of move-in were the noise usually generated by a neighboring building and the length of time that it seem to take for maintenance to respond to requests. All of that changed, however, awhile back once Greystar took over as the Property Management Company. A new aura and era swept into town. All employees really started to show a new attitude - one of genuine caring, professionalism, and compassion. They really listen to what you have to say, offer any suggestions they can, and immediately address any concerns. Maintenance is on top of even the smallest of issues. They even give helpful household hints! Even the community has seen many new enhancements, including: the placement of solar screens on all of the windows to help to reduce heat in order to help to reduce electric bills; the addition of a free dry cleaning drop-off service at the leasing center; the creation a free DVD exchange library at the leasing office and an updated business center, complete with new computers and printer. Information is also more freely exchanged with tenants now. Notices are constantly placed on tenants' doors informing them of any upcoming events in the community and alerting them to any required inspections of the buildings or the grounds. In conclusion, let me say that if I didn't like it here, I certainly would not have stayed here for the 3 years that I have been here. And, I certainly would not want to continue to call this place my home.

Great Place
I'm in my third year living at this location and simply renewing my lease has to speak for itself. Their are a great number of tenants that I have known since moving in that have stayed year after year. Reading the other reviews I have to say surprises me. Never seen a bedbug..and have never needed to have my apt. sprayed for bugs of any kind in all these years. As for crime, noise, etc. It's no more or less what I would expect from living in any large city. The office staff have been very helpful, and the maintenance crew is very diligent on keeping the grounds clean. Best thing yet is great dog policy ( we have 2 boxers) and dog park opening soon. Also to anyone who is "family"very gay friendly as well.

So far so good
I moved in July 2011 and right away management changed. I always have prompt response to maintenance calls and when I walked in the office once Krassi had my apartment sprayed the next time they came because we saw one bug. The neighborhood is sketchy, but the new management is trying to make the community welcome. They are putting our pet rent to use and is almost done making a dog park on the property. I read a lot about cars and apartments being broken into on this site; I'm not sure on that because it hasn't happen to me personally. I'll write another review when it's about time for me to move out in July because a lot can happen in that time!

Proceed with Caution:
I rented there and little while ago and they cheated me when I moved in and when I moved out. The sales agents, ------ in particular, are not trustworthy, knowledgeable and lack professionalism. The new management may be better but my neighbor said that things are still the same. There are safety issues in the building with reported robberies occuring recently and some reports of bed bugs in some of the units. I had maintenance issues but that may have changed with the new management as well. I got out as the place seemed to be going downhill ever since I moved in. It may be the location and the culture of the management there; not sure. You can here trashy people hanging out in the parking lot on weekends. It has a ------ feel to it i guess. The one thing I do know is that I am very happy to have left the place.

terrible staff
the staff at the apartments are not very helpful at all. ive been in my apartment for 1month and have already had it up to the max with them. After weeks of callign since i moved in my name was not put in the gate code everyday from the day i moved in i kept calling and asking for it to be done because it was such an invonvience for me to have to come all the way from the 2nd floor to let my company in the gate. fi even went to the office twice to complain and everytiem they kept saying it would be done same day. then i was i even lied to and told the box was broken. after weeks of complaining the office manger finally got it done. However i had another issue iwanted to rent out the club house for a baby shower and was told when i first moved in club house is open to residents and no problem with using it. however i continued going back in forth with the staff about renting it out. everyone kept telling me they emailed the office mngr and she would give me a callback for a whole week she neveer gave me a call. i called back and finally got her. after speaking with her i was very disapointed she todl be its a $200 renting fee and a $1000 security deposit and i would have to hire their security which is 25 and hr and they only work 4hrs.so a total of $1300 to rent out a club house and i could only rent it after office hrs so i could rent it out at 5. thsi was a baby shower why in the workld would i have a baby shower at 5pm and hire security? i was so upset i really felt like these numbers were made up and i felt like it was unfair because my friend lived in these apartments and she had none of these issues she paid nothing to rent it and she had it during normal business hrs. i'm very upset with the staff and apratment managment. I dont think i would recommend anyone to these apartments as much as i love the comples i rather live in a lower class apartment setting and be treated fairly then to stay in an upscale luxary apartment and not be treated nicely

I like it
I've lived here for almost two years and I've never had a problem. I agree about the surrounding neighborhood, dryer and the dishwasher but it's really no big deal. What I love about the place is that the walls are very sound-proof and I rarely hear anything (except my next door neighboors in the hallway through the front door). I think the office staff is very responsive and respond to all maintenance requests very quickly. I would sign another lease when mine is up next month if I wasn't moving back to Dallas.

DO NOT MOVE HERE
I've only been here for 2 months and I've already had major issues. I went on vacation only for the weekend and came back to my car being broken into in that short period of time. I also found out my apartment has bed bugs, I've never had them in 23 years of my life and now they are crawling all over my apartment. I found out tuesday and went straight to the office to report this to only be told I would have to wait til friday for someone to come look at the issue. After I complained they finally sent someone out that day. I went to the office again (thursday) to double check what I needed to have done before the spray to only be told that I would have to wait til saturday, when I asked why wasn't I informed they swore up and down they did. I asked for the email they sent it to, it wasn't the correct email. I asked if a call was made as well, they didn't have my phone number on file and I had to provide that information to them as well which once again makes no sense and is totally frustrating. My girlfriend is coming into town from california tomorrow (friday) and now I have to find a hotel for her so she doesn't end up taking these bugs back with her. This whole process has been a headache and I really don't feel the staff here cares about me or my situation from my car being broken into and the bed bug issue I'm currently dealing with. I haven't been able to sleep in my own apartment since monday and I've had more then enough for the week, I wish I really did my home work before I moved into this place. Home is where the heart is and my heart is definitely not here.

Would Not Recommend
I have also had a lot of issues living here. Issues I have come accross in living here so far: 1. Mainenance issues do to property being built so cheaply. Nothing works correctly. For example, the dryer takes 2 hours to dry one load of clothes and runs up your electric bill. I cannot use the dish washer, it does not clean the dishes correctly. The hot water heater is so small that you quickly run out of hot water. Everything in the appartment is built cheaply and shows it. 2. Management is unable to address the issues 3. Bugs in the carpet. Not sure if these are bed bugs or what. I have heard that there is an infestation that is spreading among the units and you see matresses in the dumpsters. 4. Two women physically fighting at 3 am in the morning in some kind of pride related dispute. One was screaming like she was being hurt badly by the other as others just watched. Recently, this place has a ------ feel to it. 6. Sometimes at night you hear gunshots. 7. There used to be security but they do not have them anymore; I dont know why. 8. Place seems to be filled with Section 8 residents 9. As a female, I do not feel safe in this area. It is a gated community but undesitrable people are roaming the streets 10. There are homes next store that are low income or something. One of the houses has a bunch of dogs that bark every hour of every waking day and are obvioulsy not taken care of. 11. The roads surrounding are dangereous, if you walk anywhere the cars practically run you over. I cannot wait to get out of here.

BED BUGS!!!!!! and VERY poorly managed
Where do I start?? I currently still live here, signed a renewal and now I wish I had not. When I first went to look at the apt, I instantly loved the staff that was there. There were very little people living here, as this was a brand new community, when I first moved in. But, in the past year, this property totally gone down hill. What I did love, was that every Monday we had a Monday Night Football at the clubhouse. There was food, beer, and this was a great opportunity to meet all the residences. Everything seemed to be wonderful, until May 2010. The apartment complex started having a problem with BED BUGS. There are a total of 5 buildings and out them, 4 are infested. They were coming out the walls, vents and along the baseboards. Most of the people that I knew, had to throw away ALL their belongings due to the infestation. What dissappoints me most, is how the property handled this situation. The people who had to throw away their belongings, were not reimbursed for the damages that were caused by this poorly managed property. They were promised by the property and regional managers(that they would help the people who had to disgard their mattresses)that they were looking into companies in the area to offer them a discount on a new mattress due to the expense of having to throw them away because of the bed bugs. Do you think this happened?? Nope, the ball was dropped on that. NO apologies were given for the inconvience, financial expense, and the hassle that this caused for many of the residences. To sum this up in a small sentence, they were not treated like human beings. The corporate office was contacted in regards to the bed bugs and they pretty much told the residences, it was not the properties problem, but their own. The bed bug situation still continues!! If you want bed bugs, this is the place to go!! If not, stay clear. I could see this turning into a section 8 housing property in no time. Also, there are ALOT of people that walk off the street and wander onto the property, which makes me feel unsafe as a single female. There are loud parties, from people who DO NOT live here, down at the pool. The resident functions have completely stopped and the atmosphere upon walking into the office is VERY unwelcoming. Its makes me cringe to have to go in there. The walls are very thin! The parking is horrilbe, if you live with your apartment facing the strip, that runs between the buildings. On the weekends, there are residences who decide to blare their car radio at 4am and have a dance party in middle of the main strip. Security you ask? Well, they used start work at dusk. Now when you need them, due to the people having dance parties, their shift has already ended!!!! Please pass the word on regarding this property. I would hate to see others treated so poorly as many already have. Im sure if the management was put in the same situation as the residences, it would've been handled in a totally different manner.
