My first apt was a two bedroom bottom floor and my neighbors upstairs were too noisy, i apt complex are not insulated walls so you can hear everything, many complaints about them smoking weed and we got the blame for it.

I've really enjoyed living in San Paulo apartments. The location is perfect - close to hiking and parks as well as shopping, restaurants, and other conveniences. The views of the mountains/foothills are wonderful. The management and staff have been professional and responsive to anything I've needed. Highly recommend.

As previously stated, my wife has to spend nights and even weeks in Mesa because of her deteriorating health but you will not let us out of a lease so we can move into a condo we purchased close to her parents even though you would make more money if you did. We find that disgusting,

This community would be great but the owners does not like fixing things before the new maintenance came. Spikes in rent and never been late. Moving into a house and ask to work with me regarding the rent increase during COVID and would not work with me just increased my rent. Who does that? Than why I had to move to this community I because I was at the Santa Rosa location and the apartment had all these issues before I moved in and they didnt clean the unit. Which is disgusting and unsanitary. Serious flooring issue and ac went out and they left me with no air and the ac was leaking all over the floor which I had to use my towels. They took 4 days to send someone to fix it. Moved me to San Paulo as a courtesy. End up charging me for the move and the flooring is messed up in the unit they moved me to. Than the unit was not clean. Someone used the bathroom and left it in the toilet. They did not show any empathy or even care. The only reason Im over here is my childs school district. After this lease I hope I have to never return and will never refer anyone to live over here. Im not sorry to say but the owner doesnt care about anything but making money off people and barely maintaining the inside of these units. They apts next door is the same exact apt and there upgrades are way better and the rent is less.

Great community, leasing staff is timely and professional in their communication. We enjoy living here and plan to stay! The pool one of our favorite amenities, and the location is everything we hoped it would be.

Very nice community to live at. Quiet and great location. Only slight problem I have in my particular area is dog poo, but the leasing office does send out notices for people to clean up. There's also waste bags for people to use throughout so that's more on the pet owner not the apt complex. Otherwise, I love living here.

This community is great. Friendly neighbors and staff. Clean grounds. Assigned parking seems to not be respected. I work variable shifts and sometimes when I come home someone will be in my parking spot, so I think that should be addressed, but other than that, no problems.

Staff is friendly and the online portal makes paying rent and making service requests really easy. The location is great close to good schools, shopping, parks and easy access to freeways. I would recommend inspecting your actual unit before signing lease though. Wasnt what I expected when I moved in.

The staff is very nice and accommodating. The apartments are spacious and quiet. A lot of people have flowers on their patios which look nice! Conveniently located next to lots of shopping too. Pool is small and shaded not many people there.

Read the negative google reviews going back the last 3 or so years. Theyre all true. Parking is a joke. Gates are constantly broken. I doubt we have any insulation in the walls, we can hear everything. Sent a written service request about a leak and mold which wasnt address for 3 weeks till the below unit called about water dripping from the ceiling. Leak was fixed twice, mold was never addressed. Pet policy is great though.

Do yourself a favor and look elsewhere! It may appear nice, staff IS nice ... UNTIL you get in here. The place is in a great spot but that is it. It was nice the first year and then came major decline in everything. The A/C's are original and they break ALL SUMMER LONG - never to be replaced; just duct taped, until they break again. Dog poop everywhere. Rats because the trash dumpsters are a mess. Rat poison everyone. Inconsiderate tenants that staff does nothing about. Zero parking availability. Office staff doesn't answer the phone, return calls or emails - they are too busy trying to lease the vacancies. You are lucky if you can get anything fixed (Maintenance people are great but are overloaded and office staff never lifts a finger to help them.) Covid came and it was the greatest excuse they ever had to stop doing anything! literally for a year. We even had no permanent maintenance people for 2 months, and they shut down the office for weeks without anyone here. Amenities were closed (but you were still paying for them). Rents go up $100 each year! They nickel and dime you for everything. $25/mo garbage tote fee $5/mo parcel fee - even if you don't use them. Too bad...Have some nice units here, but not worth the aggravation.

The 2-bedroom floorplans are very spacious and have great layouts. There's lots of open living space, and for the price it's a great deal to live here. Lots of apartments this size cost way more or don't have the same amenities that San Paulo offers. The location is excellent, too!

Staff always courteous and helpful. Living here has been a good experience. Maintenance always gets the work orders done at our apartment when needed. Management and office always nice, helpful and courteous.

My initial impression is great! The staff is responsive, knowledgeable and friendly! The grounds are well maintained! Very quiet community! The amenities are great and well maintained, the staff also does a great job of maintaining COVID protocols (masks, social distancing, etc).

When I first moved in I paid extra since I signed up for less than a one year term. Yet, when my lease was up I anticipated paying less for a one-year term but not only was my rent lowered it was increased. I do not have the stainless steel appliances or the newer countertops, yet I am paying premium prices. I feel it's because the management knows I can afford it. I will not be renewing my lease next year. Further, getting maintenance to come is difficult. It took more than 30 days for a dishwasher repair and more than 48 hours for a toilet repair.

Overall a great experience, needs some kitchen updates to be luxury, but Im enjoying our time here. Everyone is very friendly and welcoming and the property is well maintained. I would like to see some upgrades to items in the kitchen.

Lack of value for the extremely high rent for a one bedroom apartment. I already wrote a lot of words about the ancient horrible appliances I have and the thin wall in which I have to hear the tall man above me pee every night be for he goes to bed, the lack of safety measures taken during a pandemic. The gardeners also chop of of the lovely bushes almost to the ground regularly so they never can bloom or create shade. I think they just want to make their jobs easier. The back corner of the place is full of poop because my neighbor uses it as his private dog run. That is a health issue.

Was a great community until Greystar took over... I would not recommend moving here. Staff is unresponsive to questions or issues... Maintenance is a joke and incompetent... My overall experience has left me wishing I had moved out as soon as Greystar took over

Love living here!!! Love that the grounds are kept up and its wonderful to see repairs being done when needed. Its so quiet here and Im able to sit on my balcony and just relax especially in the mornings. The parcel hub is awesome to have. I wish the pool was a little bigger. Havent been to the fitness center yet but looking forward to taking advantage of it.

Appliances are old. My microwave doesnt even have a turntable. Carpet is terrible. Washing machine smells and is too small. Staff is nice but maintenance is not up to par. Pool is not heated and often needs cleaning. Rent goes up every renewal. But no improvements to carpet or appliances.

San Paulo Apartments is a comfortable and beautiful area to live in. The amenities are nice and the community pool and grill are accessible. To be transparent, maintenance issues take months to get fixed, so always put in requests as soon as it arises. The maintenance staff are always polite and enjoyable to interact with once they do arrive. Management treats you like number and it takes 2-3 attempts to get an issue resolved.
