San Paulo is a very peaceful community to live in. I have lived in several apartment complexes in the past 10 years and this is by far my favorite. Excellent staff and property!! I would recommend to anyone.

I have been living here at San Paulo for almost 3 years and I love it here. Have never regreated moiving in here. The office staff is very friendly and helpful, and the maintenance staff is very timely, and do a good job. The propety looks fantastic, the pool is always clean and clear. The other residents are very friendly as well. I enjoy living here at San Paulo. Keep up the good work San Paulo Staff.

This place is just okay. I don't know how else to describe it. We moved in and the apartment was dirty. I asked the front office about it and they said the cleaning lady was off that week and they supposedly hired a cleaning company. They would not do anything to clean the apartment so I had to scrub it from top to bottom. Scrubbing other people's food stains and hair out of things is just so gross. We've had leaks and appliances break. While, maintenance is somewhat timely (they will usually show up the next day and we've only had to call twice about them not coming) they really only fix things just enough so they don't have to replace them. They fixed our sink that was leaking but left parts out so there's a weird gap when you turn on the faucet that pinches your fingers. Our refrigerator went out and we lost a lot of food. They repaired it the next day (it's not considered an emergency) and went out again over the weekend. We requested emergency maintenance since we couldn't afford to replace all our food again. No one came so we lost even more money. They replaced our fridge the next day with a smaller, dirty (and super stinky) fridge. I requested the old fridge once they repair it so we can have the space again but I doubt I'll hear back. The neighbors seem nice mostly. Once or twice there were a team of cops roaming the apartments looking for someone but honestly, it doesn't feel unsafe (I know that sounds weird). The carpets are SOOOO GROSS!! It was a problem moving in here. My husband thinks that apartments hear that you have pets and decide not the change the carpet. I don't know. I just think their cheap and they'll use old carpet as long as they can knowing there's nothing you can do about it as a resident once you move in. Even though we vacuum and have had the carpets cleaned, your feet turn black when you walk over the carpets (which is why we require slippers in our apartment lol). If our neighbors were noisy, you could definitely hear them. Luckily, ours aren't but a few of the other neighbors have said they could hear their neighbors. You can hear someone peeing if you are in the bathroom and a neighbor happens to use it too. That's kind of weird. We do have some neighbors that throw cigarrets everywhere. There are piles of them outside. I've talked to the front office about it but I don't know if it helped since they still drop them everywhere. Mostly, it's minor stuff, I guess. Nothing that stood out as terrible to me. Some bugs but we got sprayed and they went away quickly. No scorpions but if you go out with a black light you will find some but not many at all. Probably the same amount anywhere in this area. Overall, I wouldn't recommend this place to a friend. I mean, unless it was on the short term. We'll see once we move out. I know some places try to ream you with fees and such upon move out so I'm always worried when I move out of a place. If you do not see an update to this, then they didn't do that. I will update it if moving out is a hassle.

My family and I moved into San Paulo 3 years ago and have never regretted the decision. The office staff and the maintenance crew have always gone above and beyond to care of our apartment. Any issue that has come up, they have responded promptly and professionally. We truly appreciate their service and love living here!

Aside from the obvious fact that San Paulo management is writing their own positive reviews on here, I am so disappointed in this community. When I moved in 2 years ago, I loved it. It was quiet and well-kept. The office staff has had many changes since this time, and with those changes, the complex has really gotten worse. The grounds are never as clean as they used to be, the pool is almost always dirty (if it's even actually open), and the tenants are horrible. Loud kids, no parking, and just overall rude people. Few tenants in particular is really causing some negative changes in the complex with their loud dogs, screaming kids, excess of cars parked in all of the uncovered spaces, and other rude behaviors, yet the management here won't do anything even though numerous other tenants have complained. I will be leaving soon and never coming back. There are other fantastic communities in the area with a lot more to offer.

We currently rent a 2 BR and overall I'd recommend San Paulo. The staff is friendly and helpful (haven't had to have a maintenance call, so can't vouch for that). We moved in from out of state, and the person we worked with, Katrina, was exceptional - getting back to us quickly and providing additional info to us on her own. The outside grounds are keep very clean, and it has a very nice entrance way and pool area. The pool is small but very well kept. The weight room is also small, but again well kept. It seems very safe and is a gated community. The apartments themselves are nice, and no noise problems at all. There are some kids in the complex, but we find them to be very well behaved. The only downside to the apt is that the appliances are dated. So it's not quite as nice as some of the newer luxury apartments. Parking can be tight at night, though I've never not found a spot, just sometimes had to park at the next building over. Generally it's okay though. There is a walking trail nearby, and it's right across the street from a nice Fry's on Ray Rd, so a great location. Also, some apartments have nice views of nearby foothills or South Mountain. The other tenants are friendly and overall it's a good place to live.

I have lived at San Paulo for over a year now and I have to say it is a nice place to live. It is in a great location, the office staff is friendly and the landscape, pool and fitness center is kept in good condition. The only downside to living here is the maintenance staff they are slow to respond, not attentive to detail and do not fix the issue the first time you usually will have to call them back out to fix an issue correctly.

I find it very funny how every few months San Paulo will suddenly get a flood of back-to-back positive reviews. Regardless, these apartments are not as great as the "tenants" on here make them out to be. I have lived here for a couple of years and won't be staying much longer. Besides the lack of parking, the appliances are old and break constantly. Maintenance stops by in a decent amount of time when I request it, but they never do anything to fix the problems. They simply say, "seems fine to me." The office staff has changed so many times over the past year that I can't keep them straight anymore. They aren't nearly as friendly as they used to be. The complex as a whole has also grown more noisy and a little more dirty. There is bird poop and dog poop all over, as well as kids running around in the street and screaming constantly. The location of the complex is nice, however, and I enjoy the area overall.

I've lived here for a year now. I am transferring into a new apartment within the same community. Most of the staff is very helpful. The grounds are classy and kept clean. Maintenance requests are usually handled in an efficient time frame. I love living here. It is difficult to find parking if you come gone after 7pm, and the noise level has increased over the course of the last year, but those are the only things that wouldn't be on my pro list. I am reluctant to recommend San paulo only because I want to keep this gem a secret, but it's only right I tell the truth :)

I just moved in about a month ago. I am a bachelor who is living on his own for the first time with no roommates or family. I was drawn to San Paulo because of the size of the neighborhood as well as the price for a nicer apartment. After having lived in ones that were not consisted "luxury apartments" I can tell the difference. The rooms are a lot quieter and the overall construction seems to be much better than any of my prior apartments. The staff has always been helpful to me and have always taken care of my issues in a very professional manner. Living alone is a lot easier when you feel safe and the neighborhood is quiet and very safe feeling. My only issue is the same as many others. There is not a lot of parking. So don't move here if you have a large vehicle or like entertaining guests. Otherwise, I highly recommend San Paulo!

I moved in to these apartments about a year ago & I am enjoying my stay. As far as the maintance & it looks wonderful only complaint I would have is there is very limited parking for guest & kids are always running through the streets which is unsafe considering all the cars that come through but other than that I love these apartments.

I lived here in San Paulo Community for 1yrs. I moved from a 2bdrm to a 3bdrm for the space. Very happy with the new place. The staff is pleasant and the grounds are maintained on a daily basis. Parking is limited to guest. I would definitely recommend.

This complex was actually very nice a couple of years ago. It was clean and quiet. Since then, I'm not sure what has changed but I cannot wait to get the hell out of here. Between the residents who leave their dogs outside on the patio to bark 24/7, the individual by the mailboxes who constantly plays music so loud it shakes the surrounding buildings, the influx of children who run around screaming and slamming their scooters into cars, and the complete disregard for the horrendous parking here... this complex is ------. The staff obviously doesn't care like they used to. The grounds are no longer clean, but rather littered with dog feces. I am sure someone has made noise complaints, but nothing ever seems to change. It's a shame because this is such a nice neighborhood, but I would easily recommend Mountainside Apartments right next door with the same floor plans, better parking, and cleaner pool areas!

I toured San Paulo recently and was planning on moving in until my job got transferred out of state. The community is very clean and kept up. While I was there touring they told me of their plans for the community this year and it was only going to make it better. While I was in the office filling out paperwork a current resident came in with a complaint and the girl in the office was very kind and helped them immediately. I was very disappointed to have to cancel my apartment with them. Not only do I highly recommend this community to others but if I move back to the area then I will defiantly come back to rent again!

I just went and looked at San Paulo apartments today and I absolutely loved it! My current lease is up in February, so I've been looking at apartments for several weeks. Most of them were so-so, one or two were BAD, but today was the first one I found that is PERFECT. Everybody was so nice and the property is gorgeous. Great location. Can't wait to move in!

I lived at San Paulo until recentally. The price was a little high in my opinion but after I moved in I realized they do a lot to make it worth while. When my a/c went out last summer they came and fixed it right away and when the apartment above had a leak they came and checked my apartment just in case. They have always been very pleasant to me and tried to help me as much as possible.

This is not a luxury apartment rather it s a 16 year old building and although may look nice in the pictures it s has out dated appliances inside and things are falling apart to the point calling in work orders becomes your home life, something is always breaking down. Now in all fairness some residents may respond to this posting saying their apartment is fine but in talking to other residents we found out we were not alone in making service calls. Having an apartment that becomes a constant source of repairs is another thing and with this place it s like a box of chocolates you never know if you will get a good apartment or a bad one. The maintenance staff does their very best to keep up but it gets to the point as residents you never know what will break next. Should you decide move here keep your renters insurance current in case something that breaks destroys your belongings. Also sometimes when things break around the grounds it takes weeks if not months to fix and if that thing that breaks is near your apartment it s what you have to look at until they fix it. Broken ground lights that have been that way for months, blue tarps on several chimneys for weeks due to leaks until they fixed them and they say this is a gated community but there has been a broken gate that is open and faces the street that anyone can come in and out and has been that way for months this is not safe.

I will NOT renew my lease again here. I am SO SICK of having to park in the front of the apartment complex outside of the gates or sometimes even across the main road at the nearby grocery store. I am a small female and it is absolutely NOT safe whatsoever that I have to walk that far at night simply because there are not enough uncovered parking spaces for the amount of renters in the complex. The best part is that some residents have multiple cars that they leave parked in uncovered spaces for months on end, forcing other residents to park outside of the complex. When I have told management about this, they told me there is nothing they will do about it. Why am I paying nearly $1000/mo for an apartment I can't even park near?

We moved out today - turned in our keys - so, it seemed like a good time to review this complex. We moved to AZ from the east coast in late December 2012. We rented from San Paulo sight-unseen (went strictly by reviews and had a relative check the place out). Our family had been living in a house for 12 years...and, although I had lived in apartments in the past, my husband and I were worried about the transition in regards to our son. Our initial dealings were over the phone and through email. The front office was very helpful and accommodating from the get-go. By the time we showed up, they had everything ready to go with our unit. I met a couple people who had been in the complex for years - very nice guys who were more than willing to give me the low-down on the place (all good). After settling in, I realized it was a very family-friendly complex; kids of all ages and the residents and staff were laid back. Our son made a few friends and always found another kid to hang with at the pool. They have gas grills, free for resident use, located around the swimming area. A lot of weekends, you'd find a family-oriented gathering enjoying the amenities. Made it festive in our opinion. If you have a family, you might also like to know that the complex is located in one of the best school districts in the state. Kyrene Esperanza, Centennial Middle School and Mountain Pointe High. ALL great, highly rated schools. So aside from that, here's a list of pros and cons: PROS: - As a renter, you are considered part of the Mountain Park Ranch HOA. They have four pools and tennis courts which you can use, in addition to the one located at the complex. - Schools are awesome - highly rated - washer and dryer in your unit - Complex is quiet and gated - Residents weren't scary :) Normal looking types - mostly young professionals, families or retiree's - Maintenance is on the ball - requests are dealt with fast - front staff are readily available and friendly - Pool area with gas grills is well kept. In fact, the entire complex is pristine. - There are NO bugs in the units. They spray regularly - In a nice part of town with a grocery store across the street and a huge park just down the road (playground, basketball courts, greenbelt, baseball fields, etc.). - Access to a few mountain trails right behind the complex - free basic cable in the units - garages available - pet friendly - NO PROBLEMS with deposit return on departure - they are not intrusive and pretty much leave you alone CONS: - Water and sewer are NOT included in the rent. You will get a separate bill for this each month - Our unit was spacious, but a tad dated. It looked like the previous residents were either in it a long time or were rough on it. There were several cosmetic blemishes here-and-there - something's up with the electricity - at least in our unit. Fuses would blow too easily - if you're looking for a 3br unit, they don't have many and they don't vacate often - open parking can sometimes be a challenge - especially on weekends and holidays - This is really a personal pet peeve, but WHY do these apartments always have carpet in the bathrooms?? Just thinking about how many wet bodies stepped on it over the years creeps me out... We spent 8 months in the complex and left because we bought a house. If we didn't buy, I would have renewed. They are a little pricey, but the saying is true: you really do get what you pay for. I remember "going cheap" decades ago at a place called Quail Creek (now The Waterstone) in Mesa...and all I got was a studio filled with huge sewer roaches...live and learn. I've also lived in Rancho Ladera (in Ahwatukee). San Paulo was by far the best. Rancho wasn't bad, but my car was broken into quite often and the walls were paper thin...

I have been with San Paulo for over 7 years. Sadly effective today July 11, 2013 will be my last day here. I can not began to enumerate how this community has been such a blessing to me and my family. I especially want to give a big shout out to Krista the Head Leasing Manager. Her thoughtfulness, understanding and care for us even in some of the most difficult times is duly noted. She and her staff are barnone when it comes to making sure the residents are taken care of. Her staff are clearly a reflection of her superb leadership. It has been a pleasure to live here and I would recommend this place to anyone looking for a great location next to the mountains, a grocery store across the street, amazing amenities, beautiful state of the art fitness room and a breath taking pool area and bbq. For the price you pay it is more than worth it.

I have been staying here for almost 5 years. This is a very nice place to live in, clean, quiet and lovely environment BUT they will chase you out once you want to renew your lease!! Why?? They don't like to keep loyal residence. Because they will INCREASE your rent after the end of your lease. So better be well planned before you sign your lease and make sure you sign the longest term of lease if you plan to have the same rate.

I've been living in the San Paulo Apartments for just over a year and it's been really great. I've never owned a home and have been living in apartments for the last 12 years and place is the top of my list. The parking is sometimes a problem but it's really only about once a month that 1 of our cars has to be parked further than reasonable. It seems like the complex used to be a part of the neighboring one and it was split by the owner which may have resulted in the imbalance in parking. That being said, here are the things I love: - The pool and grounds are not just upkept, but actually clean. I once saw maintenance actually scrubbing the dumpster area with brushes and soap to prevent odors. It's a beautiful place to live. We've never had a problem with crickets, scorpions, or spiders. It's normal to smoosh a little bug every now and then, but it's the least I've ever dealt with in an apartment. - The maintenance staff are very respectful. When I moved in, I called them because I thought my stove was broken. It was actually just a style of appliance I hadn't seen where you have to turn a knob to determine the function. Duh...but the worker was totally nice and wasn't annoyed at all. They've always come quickly and gotten the job done in 15 minutes or less. - It's an older apartment that has been renovated but don't let that turn you away. I can hear my neighbors run the shower if I'm in the bathroom, but it never disturbs me anywhere else. I'm on the top floor so I can't attest to ceiling noise but I've NEVER heard other neighbors. Some of the appliances are older, like the dishwasher and stove. It would be nice to have shiny new ones, but the oven works great and I've NEVER been in an apartment where the dishwasher does a good job, so no surprises there. - I love the layout and the big windows and glass doors. I love an apartment that doesn't feel like a cave with 2 tiny windows. This can, however, make some rooms hotter or colder than others. That's no fault of the apartment, just the nature of glass and I'm willing to deal with it. Overall, I'm so happy with my choice to live here that when my spouse and I talk about getting a house, we also consider just moving into a 3 bedroom here because we'd have our pool care and home repairs all taken care of. The office staff is great and doesn't pull that "nice until you actually sign the lease" act. I don't often take the time to type reviews, but in this case, it is too well deserved to ignore.
