Looks are Deceiving
My family moved to the San Paulo apartments based on location, office staff (at the time), and overall aesthetic (grounds, apartment, amenities, etc). All of those things (except office staff), remained consistent to our original observations, however: 1. In the first few months other tenants were creating issues with parking (they would take your assigned spot) and safety they would party excessively and loudly and intimidate those who complained. One set of neighbors who used to sit on their back porch quit coming out for fear of being approached. 2. Nothing is done if you report problems to the front office. It took neighbors smashing in the hoods and windshields of multiple vehicles in the lot (mine included), before they finally took action. 3. When the office staff turned over, we were left with someone who smiles as she sticks it to you with as pleasant a voice as possible. Once, I stood in the main office for 30 minutes before I was even acknowledged. And the new management became was inconsistent with information. One manager would tell you something and another something else. In the end it was always about money. Regardless of time spent in the apartment community with no complaints or timeliness of rent payment, money is their priority - not friendliness or relationships. 4. I personally reported a problem with the kitchen sink that was leaking and could have caused damage to the apartment below. A week later it was fixed. 5. Maintenance staff. Sketchy at best (at least one of them). One of them is constantly checking out ladies walking in and out of their apartments. It's pretty creepy and made people uncomfortable. I witnessed it, and heard others talk about it as well. 6. Parking is okay if you have paid for an assigned spot, but they're not always available. The first come first serve spots can fill up at night forcing you to park outside of the gated community, which didn't always make my wife feel safe. 7. We also had a problem with two of the closets. Someone who lived in the apartment before us had cats and kept the litter boxes in the closets. For three years we lived with the smell of urine on anything we put in them. It was awful. The office did try a few things, but ultimately we were left with it. Those are the issues that my family experienced. I hope it works out better for you.

My wife and I have lived here 5 years in February and just renewed for 15 months. I cannot find anything to complain about. The maintenance is alway next day unless needs to be now. Management with Megyn, Brook and now Cristal was great to start and gets better every time. Don't leave Cristal. I have no horse in this race and am not friends with any employees. We just find it a wonderful and very safe place to live. Congratulations to Pillar for selecting great managers; that is what makes or breaks a community. Living the life above the pool at San Paulo. R&R.......

Cigarette Smoke Cough, Gasp
When I moved here a few years ago, this place was really eye appealing. Grounds were beautifully landscaped. Trash areas were clean. It still looks ok, but don't let that fool you. Human waste can be wrapped in a nice package. I have lived here a long time and have seen the place deteriorate. Here are my complaints: 1. If I leave my patio or living room windows open, I get the privilege of smelling all of my neighbors smoke. I smell it even when my windows are closed. I am now the recluse lady because I can't open my windows. They think they are doing a favor by smoking outside? Go inside and smoke so I don't have to smell it! I have told management several time to please talk to the offenders, and Mgmt does absolutely nothing about it. 2. My parking spot is jammed in between 2 over sized trucks. One of the trucks doesn't belong here, but they are an overnight guest of a tenant, so I have to deal with that. Half of the time I can barely open my door to get out of my car. 3. Lousy neighbors. Most of the people that live here are rude and won't even say hello. One of my neighbors that I do know and get along with is singled out all of the time by management. They harass her. She is fed up and will not be signing a new lease. 4. Oh and if you want to transfer to another building, get your wallet out. It will cost you 500 dollars! 5. I personally think that maintenance staff here has not had a background check or drug test. They are low lifes, and I won't let them in my apartment without them being here. 6. The staff has their favorites! And believe me, I am not one of them. I speak up about things, and that makes me the enemy!!!! 7. Managment turnover. This place has high turnover. There has been 5 property managers in the last few years. Each seems to be worse than the one before. 8. And whatever you do, don't call the corporate office. They will act as though you asked them to jump off of a cliff! 9. Lousy Management. I have been looking at other apartments in the area, and they charge a bit more, but I think the apartments are much nicer, and they are owned by Companies that seem to care. I will be finding out soon. I would strongly recommend staying away from here. I think that there are far better places out there with less troubles. This used to be a friendly, great community and a nice place to live, but not anymore. It is heartbreaking, in the last 10 months or so I have seen that all go downhill. I really think that the management and staff and ownership care about nothing except the bottom line. You are nothing special. You can be replaced by another fool after you figure stuff out. I think our economy is partly to blame for that, but that is when good management would step up and go out of their way to be nice to their tenants instead of ignoring them. Then they wouldn't have to work so hard at getting new tenants. Guess it takes smart management to figure that out. Especially those of us that have stuck with it for so long. I used to recommend people to this place, now I warn them.

Not worth the rent
This apartment is way overpriced for what they provide. Repairs take forever and are done half way. My microwave took 2 months to get a replacement ordered. There was water damage when I moved in that they never repaired in the master bath, which I am sure they will try to charge me for when I move out soon. Most of the old fixtures in the kitchen and bath had to be replaced because they were rusted and leaking. The area itself is lovely and it is in a great location which is why I think it is so pricey compared to other apartments I have lived of the same caliber. They are very pet friendly which I liked, however other residents do not pick up after their pets. If these apartments were maybe a $100 or $150 cheaper I would recommend them as is they are not worth the cost and aggravation

Not bad
I lived here for a year, directly off Ray Road. When the city did construction right in front, we had many sewer roaches in the apartment. I even had one that somehow got underneath the over of our brand new sofa. Only had ants one time, but they were in my walk in closet all over my clothes. Neighbors weren't bad. Area is better part of Ahwatukee. Did have a slight issue with management company when I left, but it was partially my fault (had to break lease early.) but the office gave me wrong information.

Just average, maybe even a bit below.
I have lived here for almost one year, here is my opinion: Apartments are OK, they of course look nothing like the models, but they are OK. The appliances are typical, run of the mill apartment grade. Mostly generic, but adequate. The office staff is nice as long as you don't ask too much of them. Maintenance people are nice, but lazy, sometimes you have to report something not working more than once. The apartments are average. Noise is minimal, but there are an assortment of residents that enjoy driving like maniacs, screeching their tires and booming their stereos. This is typical of apartment living, of course. Parking is a nightmare. You can not find a parking spot other than your assigned spot after 4 PM and on the weekends. The gates are forever not working, the back exit gates are stuck open most of the time. Landscaping is ok, but the breezeways between the apartments are filthy, mine has not been swept or washed since I have lived here, and I have been here for 10 months. I have to clean the area in front of my door because there is a cat urine smell around our building. Dumpster areas are not cleaned, either, and they smell. My apartment is above one on the second floor, and I do not open my windows, because the odor is unbearable. Residents w/pets do not clean up after them. The pool is ok, but most of the time there is some oily substance floating on the top. I hope this is suntan oil. Neighbors are friendly, and there is a slight sense of community here, however, many are moving, and some of the people moving in aren't very friendly. I guess I would rate it right below average, I have seen worse, but I somehow think, that for the price, it is dissappointing. It is average priced for the area. I personally have seen much nicer apartments in other nice sections of town, and will be moving there when my lease terminates.

Beautiful!
I have lived in theses apartments for almost 2 years now. Just wanted to say I love it! You cant beat it for the price! The landscape and apartments are beautiful. Yeah once in awile the gate may be open, and there may be a little trouble finding parking sometimes (late at night)right in front of your apt., but thats nothing!! <br>Guess it all depends on what your looking for. I have searched all of Ahwatukee, Chandler, and some of Tempe, and never found anything close to as nice as San Paulo for the price!

Terrible !!! Long but worth reading
I moved in Jan 31st 2006. I was shown around by Ga'ami who seemed to be really nice when you didn't have questions. My mom was with me when I was getting ready to sign the lease and she had questions...Ga'ami completely tried to ignore my mom's valid questions about certain clauses in the lease like "taking responsibility for mildew." I signed the lease anyway because the apt. looked nice and they had the 30 day satisfaction rule.<br><br>Within the first two weeks my fridge stopped working, the bathroom sink stopper was completely rusted, the dryer stopped working, and the rail on the roman tub's door fell off when I put a towel on it. I contacted the office and scheduled a time (approx 11am) for maintenance to come by and fix everything. I actually made a point to leave work early. Noon came around no one came. I called the office 2x and some woman told me they were running late, mind you its 3pm now. Finally, the guy shows up without his tools. He had to go back to get them which took another hour. He came back to only be able to replace the stopper and the rail. <br><br>The third week I decided the apt was not worth paying $825/mo and contacted the rental office to explain to them why I wanted to use the 30 day satisfaction which they denied. So, I contacted the corp. office who then spoke with the office manager Ga ami and they came to the conclusion they have done what we can to accommodate me and they find that I do not fit the criteria to move out without penalty. And to top it off management and maintenance claim that I was not there when they said they were to show up. They said I never called. I told them I spoke with a woman and they claimed there was no women in the office that day Well at that time only women worked in the office.<br><br>CONCLUSION<br>Anyway, I finally wrote an email asking what the criterion was for someone to move out within 30 days without penalty. I also advised them that I was moving out anyway and if they tried to collect any money from me I would contact a lawyer. The next morning I moved my things and when I was returning the keys they had written a letter stating they were going to let me out of the lease. They NEVER said what the criteria was. HUGE mistake, totally misrepresented.
I have nothing good to say about this complex. The maintenance is pathetic, the apartments are old, run down, cheesy, and of course don't look anything like the "models". The washer/dryer looks like they are from the 70s, the rusting dishwasher rack was "fixed" with white spray paint, etc. I agree with others complaints about noise, when my neighbors take a shower, it's loud enough to wake me in my bedroom! I have nothing but regret ... not worth close to the rent I have to pay, it's a dump and I am constantly picking up trash outside to keep being embarassed when I have guests.

The new manager and assistant manager suck!
Managment needs to be more worried about the prostitution that goes on in this complex than children leaving their bikes in front of apartment doors. I also put in a request to have a few things in my apartment fixed 5 weeks ago and Im still waiting. Oh yeah and parking sucks here too. Residents need to use their garages instead of public parking.

ppl w/ tanning oil gettin in the pool
you ppl that wear oil in the pool are gross, and it doesn't help tan ya better ne ways. quit making the pool gross for everyone. Its mainly women doing it. Makes me sick, saw a women do it like 5 times the other day. Your not going to get any darker anyways beaner.

Rip Off
Moved in here expecting great things, and am very dissappointed.<br>My complaints are:<br>1. Can hear neighbors washing, shutting doors, opening windows, showering and their TV's stereos and screaming kids at 5am.<br>When management was notified, I received a blank stare and the usual "sometimes multi family living can be a bit noisy". <br>2. Dishwasher, stove, washer and dryer are all cheap and poorly maintained.<br>3. No water pressure. Showers trickle water.<br>4. Paying to live in a "gated" community. Gates on side entrances are almost never closed, anyone can come in, and they do.<br>5. Carpeting is low grade.<br>6. My electric bills are averaging well over 200 dollars, I live here alone and am gone all day, turn the thermostat up to 80, have no lights on hardly. I can imagine what it would be if I had a family. <br>7. When I have guests on the weekends, they have to park in front of the leasing office because of the serious lack of parking spots.<br>8. Other residents leave their garages open constantly. Looks tacky.<br>9. Leasing agents portray the property to be exclusive and "up scale". Liars!<br>10. Neighbors do not pick up dog waste, I do it by my windows because I don't want to smell it.<br>11. Neighbors do not control their children.<br>12. Swimming pool is cold in winter, too warm in the summer.<br>13. Fitness center equipment is a joke.<br>14. Overall lack of caring from the staff.<br>15. Rent is more than average, for below average amenities and quality.<br>Don't get stuck like I did, I signed a year's lease and regret it every day.<br><br>

Management doesn't address concerns unless pressed
I have lived here a few years. The process to get in must have changed. The class of people living and working there has dropped off. Loud neighbors, junky cars w/expired tags. The parking is bad because so many use their garage for storage. Trash and dog excrement sit for days. The old maintenance man walked the property every day. They fired him for replacing his own carpet. The fitness room is laughable. The pool is no longer enjoyable due to class of people and lack of child supervision. Can't wait to move.

Has really gone downhill
When I first moved in at the end of 2003 this was a really nice complex that took pride in the upkeep. They have changed the office and maintenance staff and it has really gone downhill since. The outside maintenance is not kept up at all (lights out, light poles, curbs, etc. need painting) and whenever you report anything Gami always says that she didn't know about it or that it is being taken care of, and most times it is not. There have been several occassions this summer where I went over to the pool but in my opinion it was not clean enough to swim in. It appears the clientele that they are renting to has dropped also. Many of the residents have dogs and they do not pick up after them. The area is very pretty and I do feel safe there but unless they start paying more attention to upkeep I will definitely be moving when my lease expires!

Ga'ami and Demi are so awesome!!!!!
I moved in to San Paulo in JAnuary and only have good things to say about the property and especially the staff. Demi and Ga'ami are incrdibly hard-working and even though they are always busy they still manage to take the time and be friendly to everyone.<br>I love it here my only question now is, where did Demi go? Please bring her back - she rocked!!!!

Claims to be luxury
I have been living here ever since december. The apartment claims to be luxurious but the door handles in my bath are two diferent colors. the apartment was dirty when i moved in and there was blood on the blinds. three or four machines in the wieght room have been broken the whole time. when they tour you the face of the machine is facing away so you cant see that it is out of order. When are they going to fix this. When it rains, the water pours on to the middle of the stairway, which is horrible. the appliances(whirlpool) and lighting are pretty good, but the rest of the apartment has cheap feature all over. Please help these people. If you have high standards or are in the apartment biz this becomes very clear. Pillar at Pecos does a good job.
