Location and neighborhood are outstanding, the apartments and complex are lovely, and community amenities are amazing. My apartment is well designed and comfortable, though it could use a few repairs and updating, but I am very happy with the apartment overall.

My only concern so far has been with the maintenance provided. I had three events with the toilet tank where there was a huge leak coming out from the tank and it was in the third time where they can solve it. Now is the food disposer that overflows each time i used the dish washer.

The noise from the Apt above me can drive me nuts at times. During school hours it is quiet so I don't know what it will like when school is over for the summer. I have been told that there is nothing that anyone can do, it seems like there is no rules for behavior when living here, short of moving when the lease is up. I have to move and the noise can stay.

We moved in just over a week ago. The apartment is beautiful, spacious, and has everything we need! The area is great - there are plenty of stores and restaurants nearby. The staff are all helpful and friendly. The amenities at San Paulo are great - we love the pool and grills. We had an issue with our drying and our A/C condensation line was clogged, but maintenance took care of it right away. We are so happy here!

The staff is very nice and helpful but they quoted us the incorrect rate but to make up for it they did give us an alternate rate to make up for the mistake. The community is very quiet and there are tons of places to eat close by as well

Just moved in early May. Moving from out of state, the ladies in the front office were very helpful and made the process easy. The location is superb, don't have to travel far for almost anything. Looking forward to seeing what else the community has to offer.

San Paulo was decent when we first moved in. Tricia, the Property Manager, and Lincoln, the Maintenance Supervisor, took good care of the complex. The cabinets, appliances, and countertops in our unit were original to the building, probably 20 years or so, but the location was good and the rent was fair for the area. A few months after we moved in, we received notice Greystar was taking over the property. We weren't concerned; we had just returned to the Valley after some time away and our experience with a Greystar property elsewhere was a good one. After Greystar moved in, they removed the online payment portal without warning or notice. I called the office, where no one answered the phone, and left a message. I waited a week and never heard back. I finally had to go to the bank after a 12-hour workday the night before rent was due to get a money order (who has checks these days?) to avoid late payment fees. Also, no landscaping was done those first few weeks, during monsoon no less. Greystar never told the tenants why the landscaping wasn't done or when it would be done, nor did they apologize or extend a rent credit for the disaster of a takeover. Eventually, those things were fixed. Unfortunately, new problems kept coming up. Dog poop was everywhere. People moved out of a neighboring apartment and threw a sofa, glass table, and other household items over their balcony and the junk sat there for days. Vehicles sat in general parking, unmoved, for a month at a time; vehicles were in general parking that should have been parked in a garage or in assigned covered parking; the maintenance manager parked across two spots; residents parked in the fire lane; this caused many residents to have to park the equivalent of a city block away (not fun after grocery shopping). Garbage, including a tampon applicator, was found outside our door. A work crew came to spruce up the vacant apartment across the hall and left wood laminate floor planks and other supplies all over the sidewalk for days; they also worked until 8 PM, disrupting our quiet time with the sounds of saws, banging, and horrible Spanish singing. The dumpsters began overflowing. The staff turnover in the office was high. Greystar's third party billing service for water/trash/sewer billed an additional $10 fee for every resident being a "new customer". The gates were frequently stuck open or closed, with no communication to the residents. Our electric bill was sky high thanks to no shade trees and poorly insulated, old windows. All of these issues were brought to the attention of management, with very little to no response. Leasing agents told us they had no power to do anything regarding rule enforcement and the Manager had to take care of all of that, however, the Manager goes between two different properties and is in the office only 2-3 days per week. Meanwhile, the maintenance manager came into our home to service our dryer because the old one took two hours to dry clothing. I came home from a long day at work and found dryer lint spread all over our home. After cleaning that, I tested their fix which didn't work. They came to switch it out with another dryer. The maintenance manager gouged a hole in our laundry room's wood laminate floor and left without saying anything even though my husband was working out in the next room. There's no way the manager didn't know about it; it was right in the middle of the floor and surely he saw it and felt the dryer catch on it. Management didn't do anything, so we took it to a higher up. They told us it would be a simple fix and then the work crew showed up and told us they had to replace the whole laundry room/kitchen floor. They also said the new floor wouldn't match the flooring in the entry or the bathrooms. We refused because that would have looked ------ AF. Management refused to change out all the flooring so it would match, even though I'm sure they had to do that when we moved. They also refused to give us a rent credit for the hassle and their willful damage. They never apologized or admitted any fault. After we moved, we were sent a final rent statement. We were charged for an oven cleaning although we scrubbed it with a mixture of baking soda and vinegar prior to moving. How clean can a discolored, stained 20-25 year old oven get? They also charged us for a carpet cleaning even though we only lived there 10 months and never wore our shoes indoors. They sent us pictures of the "dirty" carpet, and the areas shown were the furniture indentations. We have talked with and keep in touch with many current/former residents and we know we weren't the only ones having issues with the new Greystar management. I believe they're trying to get people angry enough to move so they can remodel the old apartments and then charge a ton more money for "upgrades". If you like to be stressed and argue with people (and pay for the privilege), you would be very happy here.

It has become my home and it is a pretty terrific place to live with a responsive staff and very quiet neighbors. Always clan and everything is taken care of on a timely basis. Doubt there is much better in Ahwatukee.

Recently GREYSTAR property management took over from pillar. This has been a rough transition. However I think they have gotten much better. SAN PAULO is a small community with one pool one barbaque and 2 1/2 maintenance people.

I have enjoyed living here but since the change of property management there are still some change concerns. The pool area which is the main appeal for living in Arizona is not well kept and issues take quite awhile to resolve. The grounds are not well kept and look the same after the landscapers have come and gone.

Been here for 2 years now. This will be my last. Ever since Graystar bought this place nothing has improved. Maintenance is near non existent. Takes WEEKS for simple fixes. 4 weeks ago my ceiling leaked and has damage. 2 weeks ago my microwave had an issue. Today? Still silence. I've asked multiple times - only to be told they're working on it and are understaffed. Sorry - you can claim staffing issues the first month you buy out a place. But a company as large as Graystar has ZERO excuses. This is either management or owner related issues. I feel bad for the two ladies that work the office - they have to hear my complaining and frustration and they're incredibly nice people. BUT this is my living quarters, I pay over 1200 bucks a month for this?? I expect things to be fixed in a timely manor. I do not expect to be ignored. The grounds are bland, garbage bins here are constantly an issue, my building has 2 different paint colors for whatever reason, the cabinets/stove/counters/ceiling fans all needed replaced years ago. Just come here with open eyes if you choose to take a shot at it. The location is beyond amazing. After that I am having trouble being positive with my review.

San Paulo is a beautiful community, welcoming in the daytime and quiet at night. Lots of natural beauty and close to grocery stores, movie theater, food and other shopping complexes. We love the office staff and the sweet little events they hold to show their appreciation for tenants. The rent is a little high, however "you get what you pay for" rings true, so the quality of the whole experience is worth every penny.

Front office has been so helpful. Apartment complex is very nice with a view of the mountains. Units are clean and well kept. Large pantry and washer in dryer in unit. Grills are nearby for that warm day cookout.

San Paulo is great, Greystar it's awful. Greystar never returns your phone calls or has a live person to help you. This is very unprofessional for such a large company. They only seem to be worried about their money, not their residents.

Probably one of the better apartments I've lived in within the Phoenix area. Great staff, responsive to your requests, professional, friendly and solutions-oriented. Pricing for the apartments could be a little more tenant friendly and I would've liked that they would have come up with more variety when it comes to renewal options at the end of the lease. Other than that this is a pretty awesome apartment complex if you like peace and quiet and convenience (stores everywhere) close by while figuring out your next move in life.

The floorplan of my apt. is great--it's the 1-bedroom (larger one). Biggest issue I have is tenants don't pick up dog poop and there's no enforcement. Management is pretty good, but I've had better. There are little-to-no community activities. Not sure about maintenance--haven't had an issue lately (since new ownership). Good location--walk to lots of stores, etc.

I have not been satisfied with the Greystar Management company that took over for Pillar Communities. There has been great miscommunication regarding rent/utilities payment and online payment options. One of the staff members was very rude over the phone and spoke to me as if I were a child. It was not a pleasant experience.

I've lived in this complex for several years now, Ahwatukee is a great area to live in and it really was a very nice complex however, in July 2017 San Paulo was sold to Greystar Properties and it has been in rapid decline ever since. Now, maintenance requests go unfulfilled (2+ weeks for a microwave replacement, no pest control etc.), the grounds have turned from professionally and timely maintained to unprofessionally maintained about half of the time, the pool looked awful and has since been shut down by the county with no explanation, the grills have been non operational for 3 months, packages that were delivered to the office were opened by the office staff who blamed in on the post delivery service, the office staff are rude and clueless "operating" in disarray with files and residents personal information laid out everywhere. The one thing you can count on is your rent going up every time your lease is up and you won't get help with service requests. I'm sure with proper management or staff it could be a great apartment complex again. However as things are now living here isn't worth the premium cost when you can live cheaper in the same area and have better quality.

Great location, close to hiking trails and grocery store. Beautiful pool, spa and landscaping. Also minutes away from to I-10 loop 202. The staff is very professional as well as friendly. I would definitely recommend to friends and family.
