It's unfortunate that I'm not able to write a good review based on my experience. I move for work so I have literally lived in this same complex 3 times now. Once when it was owned by AMLI, then once when it was Pilot House and then IMT bought it. The first week with IMT management I got the feeling I was in a for a treat to be gouged when moving out of the unit as I got charged a late fee due to a lack of communication on how they were switching over the billing from the former owner Pilot House and they hit me with a $50.00 fee the first week they owned the property and wouldn't reverse it and I called the office twice and they took my message and the manager I asked for never called me back. Upon recently moving out, I was over charged for cleaning, painting and most specifically the carpet replacement. (I have no argument that it needed to be replaced as my dog tore up a area in the living room) but to the tune of almost 1k for a "partial" replacement for a 760sqft single bedroom apt........I can say I'm disappointed in being gouged not once but twice in the few months they took over management. Bummer, because the place used to be a grand place to live even with issues with the pools and hot tubs that others mentioned. I overlooked those things for the location and the management I had been treated with by the former management before IMT.

Amanda was super helpful and answered all of my questions with no problems! I’m not sure if I’ll be moving forward as the prices are a little out of my budget but I very much appreciated the tour and the amenities the property offers!

The apartment was known as Pilot House when I first moved in - now it’s IMT Lowry. Even with the switch in management, this apartment complex continues to be great with their amenities, communication, and maintenance staff. Really happy to live here!

Since I've moved in to the community there has been a change in management teams and there have been noticeable improvements in the response times of maintenance staff and quality of work. I've been impressed by the prompt attention being paid to snow removal and maintaining the grounds. Recently I observed one of the grounds team members who is often seen picking up trash including pet waste removal in his activities. This is definitely something he shouldn't have to do (pet owners be responsible) but he's an angel for making sure that others can safely traverse the property without stepping waste.

I moved in here this past year and have been really impressed with the team that IMT has at this community, from the tour and the leasing office staff, to how nice the community looks, and to the maintenance guys everyone has been so kind and clearly care about making this a great place to live. I am so happy to see the pool is open all year and it looks like they are working on getting the grills at the larger pool replaced even! I cant wait to have a grill that works! Thank you!

I moved here from California, so as you can imagine it was a risk moving to an apartment I have never seen in person. But Kyle and his team at IMT made the entire transition so flawless and easy I am still in shock. I probably call them at least once a week asking tons of questions and they are always so eager to help. The location of IMT Lowry is impeccable. The amenities here are gorgeous and very well maintained and upheld. There were a couple headaches with parking but Kyle was a saint and made the entire situation so much better. I love living in a place where you are treated well by the staff. Plus the hot tub is lovely.

Looking for a place, like to walk around get a feel for the place. Luxary living it says. Looks like 2 pools, both closed , 2 hot tubs, only one working. Fittness room nice, no one using it, dog poop around. Don't they clean up? Fences broken, furniture in various locations on the property. Sometimes u get a better feel by walking around. Not impressed moving on...

I love this community because is in a great location with easy access to downtown, shopping centers, DTC. Also it is close to the beautiful sports park. Quiet and clean property. Very friendly staff. Maria is very professional.

It's a great community to live in. I've easy access to local activities and downtown. The staff is "always" so very professional and helpful. For instance, when I asked for permission to temporarily park a storage trailer on the property, the local staffer come some in the who corporation office. Within days I had an answer...it wasn't a problem.

I've been a resident at Pilot House for almost 2 years. Everyone in the leasing office is great, and I can't shout loud enough about the 5-star concierge service that Nikki provides on a continuous basis. My neighbor, Toni, and I are enjoying the new upgrades, and are looking forward to the redesigned clubhouse. Nick in maintenance is very personable and knowledgeable, and takes ownership of the property. Make Pilot House your new home.

HORRIBLE! BEWARE! Holland residential has a "D" rating from better business bureau.. what more do you need? Dog ---- everywhere, rude incompetent management. Package concierge system is flawed and good luck having idiots in office get off their lazy asses to help

My husband and I just moved into Pilot House- we are thoroughly impressed thus far! Maintenance is helpful, fast and friendly! Mgmt is accommodating and definitely have tenants best interest top of mind. Leasing staff is extremely knowledgeable and helpful ! Nothing negative to say!. Highly recommend !

The "management" team is atrocious here. There is constant filth. They've taken up the already limited parking spaces with giant dumpsters, because I guess they broke the trash compactor and are too cheap to fix it? There is bird feces on the corridors of the walls, and trash in the hallways. That is just the start. The management staff is rude and incompetent. If you doubt my stories or think I'm exaggerating and ask to speak to Natalie. She will quickly confirm my accusations that they have turned this once nice apartment complex into a complete dump. They do not respond to complaints or inform their maintenance staff of requests in a timely manner at all. I highlight that they don't inform the maintenance staff, because once the staff is aware of an issue they are quick and helpful. Our washer broke and we put in a request, the maintenance person told us what needed to happen, we listened to him speak with management, and they refused to fix the problem, because they thought they could find a cheaper solution. Spoiler alert: they didn't, but we went without a washer for 3 weeks until we put in another maintenance request. That's just the start of the amenities issues for the record. We have gone without 1 of our pools for the entire time I have lived here. Literally since I moved in one of the pools has been ripped up. They showed it to us before we moved in and we were excited to have two. They claim they'll complete it this month. I highly doubt it. The hot tub and other pool that's supposed to be open year around has been closed since January and currently looks filthy. We've had multiple 70 degree days this month and it would've been nice to use our pool. We are literally paying an extra month of rent at a different place, because we cannot stand to live here any longer. Avoid this place at all cost.

I have lived at Pilot House since June 2016 when it was formerly managed by AMLI. I think the reason there are so many new negative reviews is due to the fact that most current residents who where here when managed by AMLI can see the STARK differences in management from AMLI (former mgt company) to Holland Property Management (current mgt company). The management today is basically inept and is based on a reactive management approach rather than a proactive approach. Specifics include: 1) the grounds used to be walked by the maintenance staff every Monday and all debris was picked, notable property issues (broken lights, burnt bulbs, downed tree limbs, etc.) recorded for later maintenance, and where possible put back into "ship shape" as soon as possible. Holland management does not do this, which translates that they DO NOT REALLY CARE about the property. Their maintenance staff tries to be responsive and keep the residents happy but they are simply mismanaged like everything else. The renovation of the main pool at the Club House is a JOKE! They have blamed the haphazard construction on the city of Denver and their permitting process, but anyone who works in construction knows that this could be avoided though proactive management and communication with the city. During this construction at water line that supplies the north end of the property with irrigation water was broken and was not fixed until 5 weeks later until half of the grass on the property had turned brown. Again....reactive. Residents could see the ground was getting dryer by the day and that something needed to be done but they management didn't fix it until it became a blatant problem. All this property needs is a responsible and professional manager who knows how to run a complex of this size. The best thing they could do right now it fire the management staff and hire people who know property management and who CARE about this property. Unfortunately you cannot pay a manager to CARE. BUT, it is a number one quality needed here!!!

Pilot House (Holland) is AWFUL for many reasons. They took over from AMLI at the end of 2016, when many people, like us, had already re-signed our lease and were now stuck with this miserable excuse for a management company. Our mailbox lock was messed up and we were unable to get our mail out. I had to report it 5 times over almost 6 weeks before it was fixed! Isn't withholding mail a federal offense? They take FOREVER to respond to maintenance requests. They decided to make over the pool, which I guess means to make it into a giant pile of dirt all summer long? That is a project that will never be complete, at least not before it starts snowing again! NOW they decided that they are not going to accept packages anymore. They make you sign up for their new fancy "package concierge service" that allows your packages to be stored in a locker. They made sure everyone knew "DON'T FORGET TO SIGN UP" by July 12th, otherwise your packages would be sent back. We signed up, went away for a long weekend, and are now being charged $3 per day that our package is not picked up (it was delivered on Friday. Today is Monday). I will make sure everyone knows what a bunch of crooks this management company is! Never live here!

The area is lively. The place is cheaply made but fine. The staff is horrible. We moved in when it was managed by AMLI and never had a problem. Since pilot house took over we have had issues getting maintance issues resolved and had consistent problems with automatic bill pay. I would never recommend this place to anyone.

I moved to Pilot House when it was still owned by AMLI. It was OK under their management, but the new company (Holland Partners Group) and the new managers simply do not care about the community. The main reasons why my wife and I moved to Pilot House were the WD in unit, the attached garage, the 48-hour maintenance policy and the friendliness of the staff. But after a while we realized that the trade-off was unbalanced. First, maintenance. They were supposed to have a 48-hour maintenance policy, where you don't pay rent for the days after that period if your problem is still unsolved. Big joke. Maintenance just mark tickets as resolved when there is still a problem. I waited for the painter for a week to touch-up the ceiling when there was a leak from the apartment above, but I gave up on trying to get it solved. A neighbor had to wait for a week to get his dishwasher replaced (as the maintenance crew just "fixed" it but didn't test it) while being ignored by the new management. The business center is waiting for a black cartridge on the (very old) printer for weeks, and the car wash has been closed for weeks as well. Equipment at the gym is constantly broken; at one time, all treadmills stopped at the same time because the electrical circuit couldn't handle the load. The cable on the pulldown machine also broke two times while I was using it - fortunately, I didn't get hurt. Second, grounds. There is no cleaning on common areas except if you implore. The gym is only cleaned every couple months, apparently. The pool area is a mess. They could use a daily walk on the property to look for issues, but it doesn't look like they really care. They got all shiny new signs, but can't care to clean the leaves on the pool area or keep the gym in an acceptable condition. Third, the noise. I'm not talking about kids or anything like that; it's the poor acoustic insulation and the creaky floorboards. You can listen to your neighbors walking at all times. You know when they turn on the dishwasher, whey they are showering... and at night, you can hear them talking. You can also hear the AC units, and they are loud and just by the windows. Inside ventilation is loud, too. I was told that the insulation was "really good" before moving, which wasn't true. Fourth, the smell. You can't open your windows from May to October. Something in the recycled water they use on the grass smells really bad. Unless you are ok with your house smelling like spoiled eggs during this period, you have no option other than having the AC on. And if you like cooking, well, you're in bad luck. There is no outside ventilation, so you have to choose between your house smelling like your cooking (don't even think about cooking any fatty foods - the smell will never go away) or like sewer. Lastly, safety. Lights at the courtyard are constantly off during the night. There were some cars stolen from inside the community, too. Unfortunately, crime is on the rise in Denver, so this is not an issue exclusive to Pilot House. I wouldn't recommend Pilot House to anyone. If money is a problem, think about how much your comfort is worth. You won't find it here.

Overall a great experience! I highly recommend this community. The staff is professional, the grounds are well-maintained, including the amenities, and many consider it a home, not just a place to live.

Not recommended. Should not have to pay for a guaranteed parking space after paying a ridiculous amount of money for rent. On at least 2 occasions packages came for me, but when I went to retrieve them they could not find them.

The Amli at Lowry Estates delivers as advertised. Friendly and responsive leasing office staff. Maintenance staff is professional and courteous. Love living in a dog and kid friendly community, which also includes highly desirable urbanite amenities. The 2BR - 2BA apartment floor plan is well thought out, with comfortable living space, in-unit laundry and good flow.

We have had only great experiences with AMLI at Lowry Estates thus far. The Management Team and the maintenance team have been wonderful and have been very responsive to all of our questions and concerns. We feel we receive great value for the rent we pay. We have recommended AMLI at Lowry Estates to other friends and would continue to do so.

I have lived in the AMLI community for 8 years and love it. It feels very much like home and am happy to be here every evening and w/e's when not working. it's beautiful, quiet and peaceful. I feel secure that if I need anything our management office will be very helpful and accommodating.

AMLI is one of the best-run apartment communities I have lived in. When I transferred to a new apartment, I was pleasantly surprised at how little they held back from my damage / cleaning deposit (most places seem to make up reasons to dock you) and the staff is mostly friendly and competent. There were some internal process issues when I transferred apartments; other than that, things have been smooth.

As expressed earlier in this survey, it would be great to have expanded access to some of the the clubhouse outside of the 10a-6p office hours. Very disappointing to not be able to use things like the pool table and hand shuffleboard tables at the end of the day especially. Having card access, like is available to health center, would be really nice.
