For the most part our living experience here has been comfortable. Any problems have been addressed in a timely manner. Apartment building is maintained clean. Management and staff gets changed constantly and not everyone is as friendly and helpfull, that can be challenging/frustrating at times

I love the ease of move in and the open floor plans. Everything is very modern and well maintained, including the pool area which has a very unique and artful appearance. The appliances are up to date and the leasing staff is very friendly and helpful.

Overall we have had a great experience with Avana. The unit itself is very nice aesthetically as well as the outside of the buildings. It is very open and everything seems to be operating smoothly. Again, my only complaint is how easy it is to hear every singe step and cabinet close with our upstairs neighbors as this has woken us up in the middle of the night before. Not sure how to handle that.

Maintenance has to come in multiple times per week to fix a leak, which still hasnt been fixed after months. We now have off/on hot water and central heat issues for multiple weeks with no resolution. Constant foot traffic from the workers, keeping my newborn up all day. Always banging around, drilling, hammering, slamming our patio door. They have left out our belongings on our patio which now have weather damage, after we were promised these would be replaced back into the closet. Maintenance worker has shown up at 1 am, didnt disclose name or position with maintence crew, nor did he have on maintenance apparel or a badge and came into apartment without notice. This was right after a woman was assaulted in our complex by a phony maintence worker. Complained to GREYSTAR and never got a response. A part from our awful experiences with maintenance performance, we have also made numerous noise complaints which have also never been resolved. We were promised that this would be handled, but the issue still resides.

So far so good. Other than the move in issues i experienced the rest of the process has been smooth. The unit is awesome and the complex has been equally as awesome, we definitely have enjoyed our time here thus far.

So far my girlfriend and I's experience has been great. We are new to the community and have been welcomed by neighbors left and right. Although we do not have a dog , seeing how many people do and how friendly they all are, it really makes us want to join in! And not to mention the staff, the leasing desk did so much to get us in and make sure we got the apartment we wanted. They worked with us side by side when we were still in Chicago to make sure everything we needed to get turned in, was.

I enjoy living in the complex and especially since moving to a bigger unit on a lower floor. I still would like to see something done about the drainage issues and ice build-up on the pedestrian bridges. I have fallen twice and I have seen my neighbors fall as well. I understand that maintenance is doing what they can but there has to be a way to make it safer to walk from the bldgs. to the vehicles.

Have only been here 2 weeks but love it so far. Quiet, clean, great floor plan, and amenities. The grounds are kept really clean. Great location to shopping, downtown, and freeways. The staff is very friendly and helpful. Work orders are taken care of in less than 2 days.

DO NOT LIVE HERE!!! Horrible management, subpar quality and finishes, overpriced. Almost impossible to find parking, and when you do find a space, its almost always street parking instead of an actual spot.

Parking is hit-or-miss. I never really have an issue until holidays/Sunday football parties where non-residents make up over half of the parking lot/garage. Security is a joke. Broken gates, fences, lights, locks and doors. I have had 2 robberies occur on the property in the last 4 years. Office staff are generally unhelpful. Eddie is the only one who isn't too lazy to retrieve packages. Maintenance staff is prompt but also lazy, painted over mold and replaced nice dimmer lighting with regular on/off lighting. Used to have great neighbors but the past 2 years has seen more garbage people move in. College parties, domestic abuse, people who don't pick up after dogs, dangerous driving in parking lot. The pool and grill area are both nice (questionable cleanliness but I'm used to swimming in rivers and lakes) when it isn't occupied by large parties of people who probably live in the trailer park next door. The weight room and pool table are small but actually a nice amenity since they are usually unoccupied. Close to Englewood RTD Station, Library and really cool businesses in downtown Englewood but very limited bike/pedestrian access across Santa Fe or Hampden. This may change as there is a ton of construction on both highways and interchanges right now. The real gem is access to the Platte River and local trail systems. River Run Park, dog parks, public golf courses, fishing, biking, bike parks and skate parks are all a short walk/ride.

What a nightmare. Bear with me, this is going to be a long review, but it's worth the read if you're thinking about moving here. My husband and our dog lived here for about 2 years. I'd say we enjoyed it for the first 2 weeks or so and then the honey moon phase was over. Lets start with location. Awful. The main entrance is something most people can't find, because you have to go up a windy road past a bunch of trailer parks and abandoned properties that you think to yourself; "I can't possibly be driving up to 'luxury' apartments right now." But lo and behold, there they are at the top of this road. The gates would be open during business hours, that didn't bother me. What bothered me is they would only close them at the end of the day maybe 50% of the time. I worked late hours, sometimes getting home at 2am or later, and it was pretty frustrating how often I would see those gates just wide open. The South Platte River is right across the street from the second entrance. If you're unaware, that's where a lot of homeless people in the area decide to camp. The city did a lot to try to get rid of them from that spot while we were living there, but nothing worked. The gates don't shut all the way, the homeless people would always wedge their way through the gate and would just be walking around the complex. We happened to live on the bottom floor, with our door just steps away from the front steps of our building. I would see homeless men sitting just feet away from my door when I got home late from work more often than not. Which I must say is pretty unnerving, especially on nights when my husband was away for work. Nobody picks up after their dogs. And if you have a dog, don't even move in here. There's hardly any grass, nobody keeps their dogs on leashes. Our dog now has extremely bad on leash aggression because she was charged by other people's dogs too many times, and management doesn't do anything about it. You're right next to Santa Fe and the on ramp for hampden, cars can easily come flying through there and there is nothing to stop them until they land literally on top of cars in the complex. It happened twice while we were living there. Parking is a joke. Don't expect to ever be able to park anywhere remotely close to your building. We had somebody living above us that was doing a lot of illegal things, putting the safety of every person in that building at risk. We involved the police, and the complex. Took them over 6 months to get him evicted because they switched over management in the middle and new management didn't take us seriously or seem to care, despite multiple other people aside from us making complaints. Hope that you don't ever have an emergency; hot water goes out, washer is leaking, ac not working in the middle of summer. All of those things happened to us and we didn't get somebody out to fix it for 24-48 hours each time. I was going to keep quiet and keep the way I felt about this place to myself. We just received something in the mail from Greystar claiming we still owe them almost 300 dollars. We already had to extend our lease, as we were having a house built and fell behind schedule, and we had to pay over 2000 for 3 extra weeks there for an apartment that isn't worth more than 1200 at best. We hired a cleaning company and paid for it ourselves when we moved all of our stuff out, and we went back when they were done and that place was spotless, Our parking pass was just a flimsy piece of plastic that hangs from your mirror. One of ours broke, no sense in turning it back in. They charged us 30 dollars for a piece of plastic. All in all, take your money and run. This place isn't worth it. It looks nice from the outside, but you'll regret it shortly after moving in. You can find something nicer and probably less expensive, and actually feel safe about where you live. I had so much more to say but my review exceeded the character limit so I had to cut out quite a bit. Hope this helps somebody before making the mistake of moving in here.

My experience is mixed. The best part is it is close to bike trails, so it you are an outdoors person, you will like the location. However for a apartment that is considered luxury, the Shower pressure is very low and the maintenance does not have a solution. I have not seen so little shower pressure in my experience living in apartments

Keep shopping. This place has gone down hill fast. I've lived here for over 3 years and the first year and a half was great. When this was Riverton on the Platte, the staff was incredible and maintenance was quick and competent. When Greystar took over it was a downhill slide. New management staff. New maintenance staff. Office staff has turned over a ton. Currently my air conditioning has been broken for 5 days with no positive outlook on it being fixed today. The first day maintenance was there until 9:30pm before telling us they couldn't fix it, they gave us a portable AC unit that got our apartment down to a lovely 79 degrees. They promised it would be fixed the next day. The second day, after arguing most of the day for some solution, they put us up in the guest apartment (equivalent to a small hotel room minus a fridge, toiletries, and toilet paper) at a sister property. I was told that the AC would be fixed the 3rd day. At 2:30pm I was still trying to track anyone down who could provide an update. So far unsuccessful. Super awesome since it was 103 degrees. Staff could not care less. Late Friday afternoon, I finally got an update that the AC still had not been fixed and now it was pushed to Monday. The unit broke on a Wednesday. After 8 days it was finally fixed. This place gets broken into, has multiple large people sized holes in the fence around the property, has had 2 drunk drivers in the last year jump off of Hampden and crash through the fence on top of multiple parked cars, constantly has homeless people wandering inside the property (sometimes digging through the overflowing dumpsters), parking is a nightmare with not enough spaces for the residents and d-bags with giant trucks that don't fit into the regular spaces resulting in constant door dings and bumper scuffs, Drive through the property after 6:30-7:00 to get the full scope of the parking problems), broken down cars in the property that haven't been moved in months, grounds that have not been cared for in years, dog poop everywhere since half the residents don't care enough to pick up after their pets, stairwells that are filthy, security gates are frequently broken or stuck open defeating the whole "gated community" amenity resulting in people parking on the property who don't live there and cars getting broken into, they have low flow toilets that need to be flushed 2-3 times for everything to go down (maintenance says this is normal), low water pressure in the showers, hot water heater frequently breaks down, windows and doors are drafty, lease says that security patrols the property but I've seen Signal 88 maybe 12 times in the 3 years that I have lived here, Cops are here pretty frequently for crime and domestic violence calls, after hours service is completely useless as they never pass on any messages and very clearly hate their jobs so if you have a maintenance issue after hours you'll be waiting until the next day and you'll still have to track down a staff member to get any resolution, staff never returns calls, we're on our 4th property manager since Greystar took over, smell from the Platte River smells like someone is cooking manure and rotten egg soup ALL. THE. TIME., both me and my girlfriend's cars have been hit in the middle of the night with no note, walls are thin. Most recently, we had people on the property pretending to be maintenance workers and entering people's homes. The residents didn't know because the staff turns over so much they just thought they were new employees. I can't even name all of the issues, but hopefully this is enough to help other people avoid this dumpster fire of a complex. Now I know why when I tell people I live at Avana, they say "Oh you live over in Englehood." So, don't just ask around about this property and what is has been like living here the last couple of years, do your research on Greystar as a property management company. As far as noise its an apartment next to two major highways and a major train line so expect noise as for neighbors Im lucky as the people above and below me are fairly quiet, that hasnt always been the case hardwood floors do cause you to hear a lot. They could do better with overall maintenance, several exterior lights need replaced and it takes them forever to fix the gates as you enter the complex. There are a significant amount of homeless in the area and another camp seems just north of the apartment complex in some vacant land by a trailer park. Location wise its great, near shopping, trails, light rail and dog parks

We have not lived here for very long, but we have already found this community to be a quiet area, easy to get to, the staff has been helpful, and we love our little apartment! It's perfect for two people and feels bigger than it is.

So far I have not had any issues with others in the community or the staff members. However, I know people in the community are afraid of others because the feel threatened by an individual due to cameras and aggressive nature of the person during face to face confrontation.

Overall the community is nice. The apartments are great layouts, and super pet friendly. Neighbors in general are great humans and respectful; however, if you are sensitive to noise, these apartments do have thin-ish walls and you can expect to hear your neighbors upstairs or next door even if they are doing normal activities. Also the maintenance has been great. One concern has been a few notes of small theft in the car areas, but this is a manifestation of many urban apartments around Denver. I have never personally been burglarized, but my friend has lost tools in his truckbed and items in his truck. The work out facilities are minimum but great if you are needing a quick work out fix. The common area grill is delightful, and utilized by many. There are many awesome and friendly pet owners here, so if you are not a fan of furry friends, this may not be the community for you.

The complex is beautiful, but not properly maintained. From the pool to the lawns, and the exterior of the buildings covered in dirt and cobwebs. The management says they willl take care of the cleaning, yet they never do. What was once a quiet community has become very loud.

The apartments are spacious. There are enough grounds for the dogs to walk. The walls are pretty sound proof. There is plenty of parking. The management team is excellent. The amenities are great. Great location.

The management team has been very accommodating and I have had a great experience living here so far. The only exception is my neighbor downstairs who thinks I'm too noisy, however, I have learned that I am not the only one who had experienced this situation.

Avana, is a great community quiet perfect parking managers helped us with everything they could to get us in to a unit. Just everyone around is so friendly and safe. I love the whole gates thing it's for safety and I feel very safe. The environment outside is very clean and professional just like inside the units. It's a great place to live!
