Terrible management and shady practices

I applied for an apartment and paid $100 plus a $250 reservation fee that I was told was refundable. They don’t deny me and didn’t approve me for the apartment. I advised them that I had to move on after over a month of waiting. I requested the $250 fee back by email and tried to call many times. They have completely ghosted me like cowards so they can avoid giving my refundable fee back. Beyond unprofessional.

So I totally loved the whole neighborhood deal thing that I would change would be if you have a first floor apartment there should be some type of patio for a three bedroom. Also the showers should be a little bit bigger for the price that you were leasing them out as.

Don't live on the ground floor. If the tenet above makes noise every night anytime from 12 am to 3 am. The office will not impose any warnings, penalty or fines, no matter the proof you provide. it's not just about the appearance of the community. We learned the hard way.

Nice apartment with pretty community and nice amenities. Parking is a nightmare when trying to have guests. Residents take up all of the guest parking. Noisy neighbors and no real solution for it. I enjoy living here but it's parking and noise make is less desired.

Look at your unit before committing. Mine had so many issues I could have broken the lease. Thankfully they have been addressed, but you're likely to experience more since it's an older property. The good news is, the front office staff and maintenance are super helpful and quick to respond.

The first year renting went pretty well. The second uear around has been a bit more difficult. It was extremely difficult to switch roomates and their communication on the whole thing was very frustrating. Also I am finding problems such as poor sealing in the apartment that I didnt notice on move in day.

BOCA COLONY MOLD

The whole Boca COLONY IS infested with Mold they need to be condemned! My experience got me sick with Mold illnesses I lived in three separate units and had no idea till I hired my own experts to find the Mold and they did nothing and did not care!!

So far it's been extremely easy and nice to live here since i've been here for about 3 days, it's very close to my university and I can't wait to live on my own. There were a couple issues with my apartment but the staff were able to fix the issues right away.

Beware

I’ve had no hot water for 3 days they refuse to fix anything correctly. I went to the office to see why I have no hot water and why nobody is been here to fix it 3 days now and Amado who works in the office got very nasty and called the police because I started recording for my own proof of how he talks to people and proof that they are refusing to fix my water. When the police arrived they said I could record anything I want. And they made sure the office gave me a time to fix the water which still hasn’t been addressed. I also have mold in my partner my ac keeps leaking and I cannot breathe in here everyday I have to use a nebulizer just to catch a breath. I spoke to other tenants and they have an infestation of rats as well as roaches. They office staff are very rude and racist. Please beware and don’t get stuck in a lease like I did.

Very nice apartment overall. A few things were wrong with the walls, outlets, light fixtures, etc. But nothing that can't be taken care of. The only thing was I asked to move in at 11 and the apartment wasn't ready to be moved into. They still had to paint and the keys were not ready.

Staff is nice and good at their jobs. It's obvious the management company is greedy and cheap. The windows are so outdated. My AC bill is very expensive and I can hear all the road and parking lot sounds. The features of the apartments are also very old (fans,lighting, bath tubs) and outdated. The paint in the apartment is awful and was sloppily done-streaks and paint where it shouldn't be.

Very quiet area and community. I hear nothing other than a few kids playing outside before dusk. Office staff was very helpful and are respectful of your privacy and peace. No problems in the first year lease so I renewed for another 15 months. Property is well maintained and clean.

My experience living at Boca Colony has been a very good one. The front office staff is very kind, professional, and attentive to the needs of the tenant, and their maintenance workers take care of any repair or replacement issues in your apartment A.S.A.P. and do a great job. Neighbors are friendly. The swimming pool is always clean and well kept. The trees, shrubs, and other green areas are always trimmed and kept nicely. I would recommend living at Boca Colony to anyone looking for a nice place.

I've been living in this community for almost a year and the office staff as well as maintenance staff make me feel like family! They are very caring and are always willing to assist with whatever I need to be more comfortable! The grounds are well kept and the community is quite! Julia, Johanna and Armano take very good care of the residents and Mike and Blendy are very efficient and professional with repairs and ensuring that equipment runs well!
