Boca Colony is being sucked dry
The problem here is this place is being sucked dry by Lincoln Investments. Older apartments that have never been updated and have no remedial maintenance. When your rusty old hot water floods your apartment is when you get a new hot water heater. When your stove explodes in your face is when your stove is replaced.
The maintenance guys are great. They came right away to replace the hot water heater, replace the stove, fix the windows, fix the sink, fix the bathroom, fix the lights, etc. No issue with these guys.
Dollar for dollar, go elsewhere!

The office is impossible to deal with and it does not seem like they know what they are doing. Completely disorganized! They never return phone calls, even when they say they will get back to you. I wanted to switch apartments when my lease was up and it was nothing but problems for two weeks. If my phone calls werent returned, I would go to the office(about six times)and do nothing but wait, wait, wait. And the new manager is rude! No friendly service, no help.Last week there was an eviction notice (if I did not pay a balance of 12 dollars)on my door. But nobody could tell me for what, and all she said was "Gee, why did I put that on your door?"I cant wait for this lease to end!

Not very good
Like I read in the other reviews, I had a major sewage issue while I lived there. I would come home to a bathtub full of sewage and a toilet that overflowed with sewage flooding the bathroom floor and often overflowing onto the carpet in the Hall. In two years, they were never able to fix it, though each time it occurred they said it was fixed.

Absolutely the worst apartment and complex I have ever lived in
Original property manager left, and it went downhill. Recurring (approximately monthly) sewage problem with bathtub, shower, toilets and washing machine went unrectified for 6 months. Each time, they claimed a professional said it had been fixed. Finally, one fixed it (I think this was the first time they actually called a professional). Response times for this were terrible, and management´s response was, at best, unsympathetic.

No one ever answered the phone in the management office - machine or answering service always picks up, even during the day.
Messages are never returned unless the call expresses a great deal of anger that no one has returned a call for two weeks. The two times I actually spoke with a person in the office, they couldn´t help - they told me I should call back when the manager was in later that day. Guess what? No one answered when I called back!

Parking lot is like a demolition derby with mini-moving targets - packs of 6 to 12 year old kids, almost none of whom speak english, zooming at moving and parked cars on bikes, scooters, skateboards and roller blades. One reserved spot for my apartment, about 400 feet from my front door, and it was taken at least once a week by someone else. Nowhere near enough guest spots - on weekends, my guests sometimes parked at the apartment complex next door, which actually was closer than any guest spots in Boca Colony. And my car got keyed (twice), and severely dinged (three times).

Aside from all of this, the neighbors are generally unfriendly - they wouldn´t even say hello if you said hi first. The entranceways to the apartments are used for storage - the place now looks like a slum, with people storing their shoes, boxes, couches, etc., practically on the sidewalk.

Why did I stay so long? Rode out my lease and found a house as quickly as I could. The smoothest thing about my entire time living there was move-out. I guess they want you to leave with a good impression, so they saved the best for last.

as bad as it gets
Complex has serious insect and sewage problems. Staff discourteous and forgetful. Water undrinkable, tub fills with sewage, place full of ants. Insecticed company that was brought in were clowns that knew less about insecticide than I did, after a month´s research on internet. Had to park 100 yards from Apt due to idiot design of parking lot.

Can do much better.....
