I love Boca Colony

I have completed my 2 years here at Boca Colony Apartments and I have to say by far this is the best community I have lived in. The grounds have lush landscaping and always well maintained. The maintenance staff is great with handling any issues and the office staff goes out of there way to make the residents happy or resolve any matters. The rents are GREAT !!!

This place sucks

I've lived here for about 6 months now and can't wait to move out. I don't feel safe here at all, I've had strange men knock on my door at all hours asking to be let in. The cops have been here several times, basically anyone can get in and do whatever they want. There's really no security here at all. My neighbors are constantly screaming at each other in the parking lot in the middle of the night. Besides them, most of the neighbors have been very nice to me and the office staff has been professional and courteous. If you're one of those people worried about dog poop then I'd avoid Boca Colony. Maybe half the residents clean up after their dogs. Parking is absolutely awful, there's a VERY limited amount of guest spaces and people are always getting towed (that's Boca for you). The unit itself has had mold in it several times; I once dropped a spoon on the counter and the counter chipped where the spoon had hit. The unit is obviously very cheaply made. I had a massive leak in my ceiling and had to have almost the entire ceiling replaced in the bathroom. At least maintenance is good with responding quickly (within several hours anyways). The units are fairly large but are quite old and have not been maintained very well over the years. I'm not picky and wasn't looking for anything special but I did expect a lot more for $900 a month, even if it is in Boca. I guess the biggest issues are safety and parking which you could probably put up with if the rent wasn't so insane but I have yet to meet anyone who will be renewing their lease here.

Don't Move Here!

I've lived here for years...BUT it has gone drastically down hill since the new manager came on. The kids here are uncontrollable, there are large and vicious breed dogs here that according to the leases should NOT be here..even the maintenance crew lets there dog run around without a leash. The police are here at least 2-3 times a week. At this point, the manager is letting anyone and everyone rent here...which is cause for concern and the reason for the police being here. There have been many apartments that have been broken in to. The parking is horrible. There really isn't anything good to say about this place any more.

DO NOT RENT FROM THESE POEPLE

This place is so bad. You will never see your security deposit! We were young students who had to put down a BIG security deposit in order to move in because we had no credit and when we called to have them send it to us they made up a whole bunch of excuses. They rip everyone off. stay away!!!! Also everything breaks down in the apartments and their is no parking available. everyone gets towed. Also the front desk people are No help!

If hell were an apartment...

I can't say anything about this place that hasn't been said before. Just look at all the reviews going back years. They are nearly all bad. This is the worst place I ever lived. I plan to break my contract, especially now that I read the reviews here that say they screw you out of your deposit anyway. It is shear hell living here. I never get any sleep with the rowdy kids in the pool all night long, and I personally witnessed people selling drugs there. Every other kid seems to be in a gang. I've only been here 3 months and already my car has been broken into twice! Crime is a serious problem here. It's basically a ------ apartment complex.

Stay away! Total rip-offs

They doubled my security deposit right before I was about to sign the lease. Evidently they try this trick on a lot of people. They tell you one amount and hope you'll give your notice before signing the lease, then they double the deposit knowing that you have no choice but to accept it. Luckily, I didn't give my notice at my old place, so I walked away. Then they tried to reduce it back to the original level, but I saw that as a red flag. I'm glad I didn't move in because after speaking to people who lived there, they said it was a terrible place.

DO NOT RENT HERE! They are crooks. They kept my $600 deposit even though they admitted that there was no damage to the apartment. No one EVER gets their deposit back from these guys. The maintenance are ex-cons and very scary. The apartments are small and worn out. They try to put a face lift on them, but they can't get rid of the cockroaches. Kids 6-14 are constantly running around making noise at all hours. I never got a good night sleep there. This is by far the WORST place I ever lived. Any apartment guide will tell you the same thing.

Not So Bad...

I have lived here for amost 6 months and I really don't think that it is all that bad. I mean, yes, the parking does suck! (but you can always park next door!) Sometimes there are maintinance problems they seem to get fixed in a timely manner. THe people are really nice and I feel very safe. Overall, I don't think that this place is the monster that people are making it out to be. The price is great too!!!

Not that great...

Consider someplace else to live if you can. Noisy kids at ALL hours of the night. We had all manner of strangers coming by because neighbors sold drugs. Parking sucks big time! Two bedroom apartment but only ONE parking space!!! So if you have a second car, you race home before 5 p.m. to get a "guest" spot before someone else does. You can park next door, but don't make it obvious or they will tow you. Office women are generally nice but other personnel are NOT friendly. Appears nice but beauty is only skin deep.

Nice, laid back place to live

I've been here a year and a half - haven't had any of the problems that other people are writing they have. I picked this community because its near everything and the price was the best I found in Boca.<br>My one and only complaint to the office was my neighbor that left garbage bags on his patio for two days and started to attract ants. The day I told the office, the bags were gone and it hasn't happened since.

ABSOLUTE NIGHTMARE!!!

I like the layout of these apartments. I live in a two bedroom apt with a roommate. But every year when it get a little cold (around December) our apartment gets RATS!!! Fat, nasty rats invade our apartment eating through the all the walls and causing major damage. We live on the second floor and guess they come through the roof. This has been happening every year since we moved here in 2002. They go away when the weather warms up again. I remember the first year when my roommate saw a rat...we couldn't even sleep in the apartment. Management was really nice, though...they actually let us sleep in the model apartment for the weekend and sent (incompetent) pest control people over that year and each year thereafter. So, unless you like rodents, I strongly would NOT recommend this complex. <br>And also we have experienced lots of electrical problems. One of the maintenance guys completely messed up our apartment...and we had to bring our big screen tv to be repaired because of their negligence. Nothing but bad memories from this place...We will be moving out this August---FINALLY!!!

Not bad at all, good for the price!

I looked around everywhere and chose Boca colony because the staff was the nicest and most helpful, of what I could afford. Yes, parking is very tight, but thats why they have assigned parking. I always have my space available when I come home. Its just more challenging when I have guests. There were no other apt communities in this price range that I would want to live at. They were all dirty. I always see the guys picking up trash in the morning when I leave for work, there are pretty flowers out in front, and lots of green grassy areas. The pool is really big, and the new fitness center they built is awesome! All in all for one of the most affordable places with in Boca, I am very happy here.

Good overall

Overall this is a great place to live. I feel very safe living here. The neighbors are friendly and relatively quiet, had no noise or party problems. They did take 6 months to finally finish reconstruction of the fitness center. The staff is generally helpful and available, most of the time. The only big issue was parking. We live in a 2 bedroom, and only get one assigned parking spot, makes it tough to find parking for us both.

Don't do it

Don't be fooled into leasing an apartment here. My car has been broken into. I've been falsely accused of property damage. Parking is literally impossible if you have more than 1 car, and they tow 24/7. People in the parking lots at night, drinking, yelling, breaking bottles. Office staff is rude, condescending, uncaring, and looking for any opportunity (even false ones) to charge extra fees. I am disgusted and pissed off at how many people have been sucked into this place and screwed over.<br>I'm stuck in a 1 year lease and CANT WAIT to get out.

The Good, The Bad, and The Ugly

THE GOOD:<br>The staff is helpful and the maintenance folks are quick to respond. The floorplans are quite well laid out; I love my two bedroom floorplan. The rental price to square footage ratio is better than most in the area. The porches are screened, which is nice and not so easy to find in the price range. The pool area is adequate and well-maintained. The location is convenient to shopping and getting to the freeway (I-95)is easy and fast. There are many bicycle paths/sidewalks in the area. Several grocery stores, video stores, restaurants and the mall are all within a mile of Boca Colony.<br><br>THE BAD:<br>My units is old and badly in need of rennovation. I assume the others are too. Entertaining is difficult because the parking is terribly limited. The existing parking spaces are narrow compared to those of other complexes in the area. There are often loud teens/college age kids hanging around the parking lots making noise late into the evenings; loud exhausts and booming stereos are all too common. The local Sheriffs patrol cars make frequent visits, which, I suppose is a good thing. It would be better, however, if they did not have to.<br><br>THE UGLY:<br>The entire complex was recently painted by people who either lacked proper paint application training or simply did not care about doing it neatly (lowest bidders, I presume); it is a very sloppy paint job.<br>The landscaping has improved, but is still not, in my opinion, anywhere near as nice as most of Boca Raton. Hurricane Francis dealt quite a blow to Boca Colony last year and the recovery was extremely slow compared to nearby neighborhoods. I assume the cleanup from Wilma will be slow too, but I shall see.<br><br>Overall the complex is well below par for Boca Raton. The price is competative, but, if you have the means, for about $150 more per month you can get a much nicer place. I will not be renewing my lease again because the bad out weighs the good.<br>

Real nice place.

We have lived here for 2 weeks now. Everything is in near perfect condition. If something breaks they fix it right away. We have an end unit, and it is very quite. I have no complaints

I think things have changed, or maybe new owners

I have not had any of the experiences described earlier. I understand the owner or maybe management has changed. I have lived in Boca area apts. for years, they just repainted this place and it is very clean and much more attractive than it used to be. And much better than others I have lived in down the road.<br>It may have been bad before but they are doing ok by me now.

what a headache

I can't wait to leave! After years of trying to have water damage and electrical problems fixed I finally gave up. I am wriritng a 7 day notice to cure these unsafe conditions and am moving. Management is rude, high staff turnover, and non-existant maintenance staff. Stay away!

worst complex ever

The maintenance people are lazy, rude and don't know their responsibilities and the job they should be doing. They are making the impression of being the most important people in the complex. Talking continuosly on the phone. You have to call the management few times to finally get them to fix something. The cabinets and everything inside is very old and falling apart.The price they want for these apartment is NOT worth paying. Keep away or you'll get burned! Parking is terrible!

I do not know of anyone who has received any deposit monies when the lease was over and if they did not place a deposit or a large deposit after they left they we sent a bill for several hundred dollars for repair and clean up, they will not forfit these charges for any reason and if not promptly paid it will be placed on you credit reporting and it will go to a collection agency. the were going to mail my deposit back after I left and the place was in excellent condition, the then substacted the deposit 99.00 from the 350 clean up bill and the balance was mine to pay. I could not resolve this and went to the VP of the company and could not resolve this, I was told this mony collected is the year end bonus mony for the employees, go figure. take pictures when you move in and the the move out condition as well.

defenitley the worst place i have ever lived

there was always water all over the kitchen floor and my bathroom door fell off. my neighbors were loud and dangerous, my window was broken by neighbors, everyone was selling and using drugs right there in the middle of the parking lot. staff is ------- --------. it took me forever to get out of that lease and cost me quite a bit of money. i only lived there for 3 months, had to move out it got so bad. drugs and crime are a BIG problem. someone actually DIED in that complex of an overdose, i would not be surprised if there were others. parking spots are a zillion miles away from apartments and you only get ONE spot per apartment (even though i had a 2 bedroom) the only good thing i can say is that the maintenance guys were really nice. only attraction to this complex is that it is the only one in boca to accept co-signers but its really not worth the ------ living situation you get for your money...

biggest mistake of my life

apartment fell apart piece by piece, i practically lived with ants and dealt with extremely high elctric bills due to old busted appliances. thin walls and windows lots of noise. staff is a joke.

The worse place in Earth to live

I never thought I would be so disguted living in this place. <br>The area, right behind Boca Town Center in nice. <br>At first they are your friend. My roomate and I were promised by the leaser 2 parking spot. After we signed the lease they said we were allowed only one and it is in the contract. You have to park you car in the street. And many times you car is towed for irregular parking. <br>Poor maintanance. Crime rate. <br>We had to open a lawsuit
