Place is pathetic every day almost there is a drug overdose. I recently got up to go to work instead of using illegal drugs like the majority of tenants that live here. I almost stepped on a broken crack and smeared condom on my wall. The response from management was I will look in to that. What is there to look into. Got hood?. Angie is very polite and knows nothing about anything.

Please read and comprehend this. The management and senior management are disgusting. Don't complain about anything you will lose. This place is an embarrassment. The grounds are pathetic and look like they never been maintained. There are needles and dog feces everywhere. people are constantly complaining to the state and nothing happens. The owners are apartment lawyers for over forty years. They really know what there doing. This place is a cash cow for them. I still have a soda can in the bushes in front of me that has a date from 1987 on it. Its so pathetic its funny.

Please read entire review! I have lived here since 2015 and l am definitely not releasing. My 1300$ one bedroom apartment has left me with a leaking fridge, a toilet that only flushes every third time and and shower with no real drain (it is only a large hole). Maintenance has come to fix my fridge since day one and I have given up on it. I have to lay a new towel down every few days to catch the water. The water has turned off multiple times (only for 45 mins max) and they said it was a city problem, but I have lived in other communities before this one and it has never happened anywhere else. I have my own ant traps because this is Florida and every home gets ants, but I've had these beetle like bugs that have wings constantly coming up at random times. I have brought this to the management, but they said for me to buy my own products, even though pest control is added to my rent. I have a small dog under 25 lbs. and the grass is never maintained. My dog looks as if she is walking through a forest. Dog poop is everywhere! Never picked up, which could be from poor dog owners, but still looks sloppy. Also dog fee is $20 a month on top of a $500 non refundable deposit, but there are never any poop bags. They put a few out in the beginning of the month and they're all gone by the end of the first week. We have had a rat for the past 4 months that lives somewhere around the building (which isn't near the dumpster). It is large and is not afraid of human/dog contact. Parking is an absolute nightmare. I have one spot for two cars, so one car is never moved. Everyone is always looking for parking late at night and they rarely take care of cars that are parked in your assigned spot. Which then leaves you with no parking at all. Overall for the price of the community, it is safe. I do feel safe coming from my car to apartment or walking my dog at night. I did not like when I complained about used needles left on the pavement for multiple days at a time and nothing was done about it because they can contract any kind of diseases. I have never felt threatened, though timid of the two drug dealers that live in my building, but they are not harming anybody. I would not recommend this community and I would say to find a place in a cheaper city or a more expensive community near by. I do not complain often, but this place has serious problems that need to be attended.

I have lived here since summer of 2014. At first, it was doable -- I rented it in a rush because of a new job. After about 5 months, I needed to switch to a larger unit within the same compound. This was the first indication that this place was a ripoff. They insisted that I pay the penalty to end my current lease and pay all new renter fees to secure the new place, in addition to a $1000 "transfer fee" that they were never able to explain the details of. The transaction was handled extremely poorly and months after the move, they were still trying to exact money that they said was owed but was never listed on any of my documentation. Then came the hole in my ceiling: 3ft by 3ft over my bed. The ceiling collapsed onto my bed! What was left above my head was atrocious -- brown filth. Thankfully, I was not home at the time. As soon as I realized, I alerted a groundsman and brought him in to see. His reaction was "oooh, big." No one returned to fix it for another 7 days, despite several emails in which I expressed concerns about mold and other problems because the apartment smelled terribly. The day that they came to fix it, I was not at home. Just as well. (I have noticed a trend with this and other repair requests that they wait until you leave to enter the unit, but that's another issue.) When I returned home at around 11a.m., my apartment was unlocked but there was no one inside. The bedroom was covered in plastic, there was equipment strewn all across the living room, and a painter's mask in my bathroom, next to my toilet. The toilet seat was up, and it was clear that whoever had been inside was also using the toilet -- located in my bedroom. And yes, there is a bathroom in the unit that is not attached to any of the bedrooms. I locked the door while I tried to process everything. About 20 minutes later, someone knocked at the door. He was dressed in unmarked white clothing. When I opened the door slightly, he said nothing and proceeded to walk right past me and put on his painter's mask. I think I was in too much shock to say anything. After he left, I wrote a scathing letter to the office staff and copied their corp rep. I included pictures of the state in which I found the apartment, and my toilet. The office personnel I had been working with and to whom the email was addressed has never responded or acknowledged receipt of the email -- in which I thanked her for cooperation and acknowledged that I'm sure it was not her fault (although, who knows). The corp rep's response, however, was marvelous. She "lectured" me about them having multiple units, and trusting their contracted vendors, and noted lastly that he had just stepped for a minute (she works remotely) to get something from his truck (not to pee obviously). She never apologized. I asked for a full list of the work done. I never received it. I asked how he was let in if he was an outside vendor, I got no response. I asked what the plan was to lock back the apartment when he was done, no response. This incident occurred in August of 2015, but the community has gotten so much worse since then. A lot of the new residents are questionable at best. The police are always there -- multiple cars at a time, about 3 times a week. The maintenance people rudely stare into your windows. And the dog situation is horrendous. I love dogs! But there is no respect for others where the dogs are concerned. Dogs are never leashed (even those who are known in the community to be aggressive) and pet waste is never picked up. The windows do not open, despite multiple repairs. Parking is a nightmare. Safety is not guaranteed. Overall, TERRIBLE community. I would break my lease if I didn't anticipate another $2000 in invisible fees to be tacked on to the penalty. I have seen other reviewers suggest that this place be investigated for fraud and I WHOLEHEARTEDLY agree. It is almost too insane to believe.

This was the absolute worst complex I have ever lived in or visited in my entire life. One night I came home to 10 cop cars and crime scene investigation vans in the parking lot. If you're looking for safe this is not it. The maintenance crew are creepy and stare at you while you walk to your car. The parking lot is absurd, they gave me a spot 59 feet away from my apartment. They never come to fix a problem with your place, for example, my ac was leaking THROUGH the carpet so the entire carpet was soaked. It even went to the closet behind the ac unit, all clothes ruined. They didn't come for 2 weeks. The office staff are rude and inconsistent with one employee telling you one policy that differs from what the next will tell you. There's 1 dumpster for 100 apartments and it's constantly over flowing and smells. Even the neighbors around me would sit on the dirty porches and stare at me as I walked to my car every day. What a completely disaster. I HIGHLY RECCOMMEND YOU DO NOT RENT FROM THIS VULGAR COMMUNITY.

I lived here for a year and had numerous amounts of problems one of the best examples I can give was when they did not come and fix my AC for four days during summer. When they did come they decided they would not do anything because they believed there was no problem but when outside matches the heat inside I believe there is a problem. I kept calling until they finally decided to fix it. I wish that I have read other reviews of this place before moving in.

Ok Im trying to be courteous here while Im waiting for my ac to be fixed again for at least the 15th time in the past year and a half. I have been here for almost 7 years and its gone downhill since atlantic pacific took over. I will not renew my lease! In fact in the past 2 months 3 people have moved outta my building. When you call and if they do answer they act like its a inconvience! I even sent a complaint to atlantic pacific and didnt even get a response. I wont rent anywhere atlantic pacific is running. Bottom line read these reviews. They are right on. This place sucks!!!!

This is the worst place I have ever rented from. DO NOT move here. The property management and the assistant Carmen Bonilla are lairs. They will take your security deposit and still charge you for fraudulent repairs. Plus, you will never know until it appears on your credit report. The Pacific Atlantic Management company should be investigated for fraud.

This is constructive criticism! Multiple problems with this community! Bat's droppings are an inch thick and smell horrible. We can not open windows! That filth blows into your apartment with wind! Filthy jacuzzi always full of minor kids! God only knows what they do there. Parking is major problem no guest spots, park at your own risk. Police cars are constantly there investigating something! Mold in the apartments due to poor ventilation and leaky pipes. The management is USELESS to say the least, they don't fix anything, faucets, sinks, bath tubs etc! You will not be happy here. They also make false advertising and statements. My friends rent went up $100.00 a month after first year! Management don't even look at you when you come in with complain! They are FAT AND HAPPY at your expense, literally!!!!

READ AND HEED!!!! THE NEGATIVE REVIEWS ALL OVER THE INTERNET ABOUT THIS SITE SHOULD BE A WARNING TO YOU!!!! We ignored the warnings and rented here. Maintenance is terrible. It took them 6 months to replace a faulty toilet. Three attempts to get rid of ants in the kitchen and we lived with a leaky refrigerator that was never fixed or replaced after repeated attempts. In addition they withheld our security deposit using bogus claims of apartment condition. This seems to be the norm for this complex. management is non existent to resolve any disputes unless they need to get money from you. They seem very nice in the office at first but will give you the holy run around if you need something. Their tactics are unethical best as they sneak charges. Find a another place to live and avoid the hassle

DO NOT MOVE IN THIS COMMUNITY!!!!!!! My apartment got broken in, and management didn't even let anyone know to be aware for possible break ins. They arrested a sex offender that lived on the north side of the community (so much for background check), kids run around throwing stones and breaking windshields in their spare time. My A/C broke at least twice a year, one time even caused me to leave my apartment as the heat was unbearable, and their answer was "A/C is not considered an emergency in Florida so you have to wait until Monday to get it fixed". They changed management companies and sneaked new rules and requirements in our lease renewals. People don't pick up after their dogs and nobody does anything about it (I myself have a dog and it sucks to pick up after your dog, just to step on someone else's dog poop). The corridors between apartments and stairs are NEVER cleaned or maintained. Parking is a nightmare. The only positive thing I have to say is that Carmen at the office and the maintenance people are really nice and friendly, but that does not make up for anything else.

I would Not recommend living here at all! One like everyone says the parking is absolutely horrible there is no place to park anywhere. I have a three bedroom apartment with two of my friends and we only got two parking spots. Two the management here is horrible! They are rude and have no idea how to manage. Third if something every breaks or needs repair don't count on maintenance to come fix. For the price we pay for this 3 bedroom apartment is not worth it. It is small and falling apart. I am counting down the days till my lease is up!

Boca Colony pretty much sucks. I am an FAU student, have been a tenant here for over two years, and am moving out in November. I'll start with the parking situation, as it is the worst. Each apartment is allotted two spaces, even for 3 bedroom apartments. My building has 4 2-bedroom apartments with two spaces per apartment and a single guest spot. I live in my 2-bedroom apartment with my girlfriend and my roommate in the second room, meaning we have 3 cars. Each car has been registered to be eligible for parking and the fees paid, and it is a constant struggle for each of us to find parking between school and work. I would say that an accurate estimate as to the parking situation would be 1 guest spot for every 10-12 tenant spots. Its a disaster. The sound here isn't too bad. Guests have dogs that do bark, and there are children that do play in the street sometimes, which is to be expected; dogs bark and children play, but I wouldn't move here if you dislike children. The walls are a bit thin, however, and I can sometimes hear my neighbor's TV if turned on loudly at night. The biggest noise issue comes from people who are in the pool after dark. It seems like the same group of people are always there and they make an incredible amount of noise during the early hours of the morning. Management has done nothing to rectify this yet. Finally, the management here are borderline useless. They are fine with rectifying smaller problems on a fairly quick basis, however if you have larger issues with your apartment/lease agreement they will take forever and become extremely unhelpful and negligible. The maintenance staff here are great. They are quick and responsive. The apartments themselves seem to be a bit of a scam. They are often fixed up with shoddy patchwork prior to move-ins, and the problems resurface shortly after. My dishwasher has broken twice, my air conditioner twice, I've had ants cover an entire wall next to the back patio due to poor insulation, and the door does not fit its frame correctly so bigger lizards get trapped under it and only appear once you force the door open to reveal them. Don't move here. Too expensive. Parking sucks. Management sucks. The apartments suck.

Okay! you wanna move in here you should have came last night at 12am when a bunch of collage students made a party running around chugging beer and smoking, there is cans everywhere! No body cleaned up and the management didn't even bother to do anything.There parking is horrible, people park in your space and they tell you oh we cant do anything call towing, the maintenance people never come on time and THEY OPEN YOUR APARTMENT WITHOUT TELLING YOU!!! they open my apartment when i was sleeping one time and said oh sorry sorry wrong apartment... can you believe that Ive been a resident for over 4 years! they cut down the nice shady oak trees and put new small ones (they orgianly said they would put a new parking space LIERS) IF anyone tell you that this place is nice there liers! my rent started out as 950$ now after 5 years its 1670$ The government really needs to shut down this place

Run!!

After living at Boca Colony Apartments for four years, I can tell you a thing or two... The new management company that purchased Boca Colony has run it into the ground. They do not care about their tenants whatsoever. If you want loud noise on a daily/nightly basis, kids vandalizing your car, noisy dogs that bark all night long, high rent, and most importantly, the horrible customer service that runs it, then move here! If they tell you these things are not true, check it out for yourself. Visit this complex anytime after 5:30pm during Monday-Friday and you will see the kids that run wild in the parking lots. They will not move when you are trying to drive and love to bounce soccer balls off of the cars for fun. Visit after 9:00pm and listen to all of the dogs that bark all night long! The owners don't care either, they will walk them nightly and let them bark away, while your trying to sleep. As far as rent goes, I was told at my renewal that there are no current deals available. Funny, but when I spoke to a brand new tenant, he sure got a great deal on his monthly rent! Right, but there is no deals. Talk to your neighbors and ask. I no longer reside at Boca Colony and can not believe how much I love where I live now. Truly beware of this property and keep looking because there alot of great places out there!

terrible do not move here

i recently moved out of boca colony in Nov because my lease was over and they wanted me pay more per month to renew it. The parking is terrible and they do not give back security deposits and i had surprise charges that i didnt know about until 2 months after i moved out. They claimed i got a letter in the mail but when i went to leasing office the had it sitting in their file cabinet. Atlantic Pacific are lairs and very unprofessional. the ---------------------------------- lied to me and give me the run around. Because of her not checking my file I was placed in collections and didnt know about it to 2 freaking months.DO NOT MOVE HERE.

This place has gone to the dogs. One dog that lives close to me doesn't even bark: It screeches, at anything that moves. And they all bark and woof at each other, even after midnight sometimes. Other than that this place's alright.

a beautiful place to live

I have been living at Boca Colony for almost 1 year. I have a 1 bedroom overlooking the pool and palm trees. If I want to go to the gym or get a cup of coffee, I just go downstairs to the clubhouse. A lot of these reviews complain about the parking, but I have no problem. Everyone registers for their assigned space, only guests or people with too many cars need to look for a space. Maintenance is very friendly! I am comfortable having Carlos work in my apartment even when I am not home. So far, I have only had to ask him to look at my dryer and I ended up getting a brand new one. I haven't found any other apartment that is cheaper AND in a place I would feel comfortable walking from the parking lot to my door at night. Boca in general is a great place to live, but this area is close to *everything*. Recommended!

At first management seems to be very nice and they tell you that the living arrangments are great and that you can not find any place around Boca that is so great and that there is more than enough parking and its safe lalalala..... We moved in and our BIGGEST problem was parking. THERE IS NEVER enough parking and my car got towed when it was in a guest parking spot because of the neglect of management! You can HEAR your neighbors TOO well inside your apartment! There are so many kids in the neighborhood and you can hear them screaming through the walls. The community needs new managers for this place to survive.

Dear Friends, Please be aware of the blatant deposit policy about BOCA COLONY APTS at Boca Raton. THIS PEOPLE ESPECIALLY THE MANAGER TALKES ALL SUGAR COATED WORDS TO ENTICE YOU TO TAKE AN APT. BUT THE FACT IS THEY DONT OFFER ANY DISCOUNTS ON A RESIDENT WHO HAS BEEN STAYING THERE FOR 5 YEARS EVEN HOLDING A DEPOSIT WHICH IS WAY HIGH THAN THE CURRENT DEPOSIT AMOUNT FOR 5 YEARS. AS AN ICING ON CAKE WHEN YOU VACATE THE APT THEY SAY THEY WOULD PROCESS THE DEPSOIT IN 1 MONTH. AND AFTER 1 MONTH YOU SEE THAT THEY HAVE OVER CHARGED UNREASONABLY FOR SMELL ON YOUR CARPET. THE SMELL WE NEVER GOT WHEN WE STAYED BUT THEY GOT IT AFTER WE LEFT. THE FACT IS THERE WAS AN AC LEAKAGE AND WITH NO TUB OR CONTAINER TO HOLD THAT WATER IT USED TO WET THE ENTIRE CARPET IN HALL AND MAKE IT SOGGY. AFTER NUMEROUS COMPLAINTS THEY USED TO CLEAN THE CARPET AND NOW THEY BLAME US AND CHARGE FOR THE CARPET THAT TOO 1000 BUCKS. IS'NT IT A GREAT SHAME FOR SOMEBODY WHO HAS BEEN STAYED THEIR FOR 5 YEARS WITH EVERY YEAR INCREASED RENT ..... PLEASE DONT EVER DEPOSIT ANY MONEY WITH THESE PEOPLE. Everything is old, the neighborhood is loud all of the time, they will always take ur security deposit! you are better off choosing another place!!!!!!!!!! parking sucks, and the front desk people are lazy and inconsiderate! i have been living here 6 months and plan on moving out ASAP. Cops are always here, Break in's are a huge problem...I am warning you to choose another place u will regret living here!!!!

I like it

Not the best, but far from bad. I've been here since 2006, most neighbors are nice and crew is professional while being very down to earth. Some appliances are old and parking sucks. If I have a problem, I talk to Janette and she usually is quick to solve it. Love you, Janette!
