It's been such a blessing moving here. The activities the community provides, the events that have taken place that allows us to meet people who live on the opposite end of the complex, opening doors to new opportunities and connections to happen- it's amazing! Our apartment building has accessible parking spots, the security in the front and back of complex makes me and my family feel safe. I can sleep well at night knowing that I'm in a safe space and my neighbors play a part in that. This is a truly a prayer answered.

The upkeep of the property seems to always be a priority and you can feel it the minute you drive through the main entrance throughout the entire complex. Staff are friendly and take time to listen and address issues that may arise.

This place is so peaceful and clean. Driving into this apartment complex just puts a smile on my face. Everything is super green and the fountain when driving up is my favorite. Carlton Arms is home. I love this place.

The community maintenance is excellent. They come immediately. The only issue is the paying for water/sewer without meters on the apts. The bill I get for one person is is more than an entire house.

Well maintained and quiet community. Response to service requests is always very quick and maintenance staff are courteous. Love the patios here - just wish they were screened in. Office staff is very polite and responsive.

Over all Great Job, I feel safe here with the Gaurd gate. Its nice to see the Guards on patrol as well. We love the Quick responses from maintenance dept. The lawns are well kept. The Gyms are up to date with modern equipment.

RENTS HAVE INCREASES HAVE GONE WAY UP....APARTMENTS ARE NOT MODERN BUT ARE IN GOOD SHAPE... ROADS COULD STAND A NEW RESURFACING NOT THE SPRAY TO MAKE ROADS LOOK NICE....

Good to Bad in 2 Years

This place has gone down hill. Steep increase in rent and other fees while we still live with 20-30 year old cabinets, appliances, and shower enclosures. Benefits slowly taken away after COVID. We are going to be forced to use Spectrum or pay an additional fee. They changed the trash service from an amazing vendor to a valet service that increased the debris on the property to the point that some enclaves should have been considered bio hazards ( trash makes it way to the lakes) - likely to safe money. They ultimately had to switch to a new valet service recently due to the onslaught of complaints (too soon to tell how the new vendor is doing). They recently added water and sewage that is a shared cost for the residents in your building and a 5 dollar admin fee. Basically, if you are on vacation for a month, you still have to pay a percentage of water usage even though you have used none. They keep turning the water off for repairs, sometimes without notice, and can’t explain why this continues to be necessary. Most recent is a water main break. Residents have no confidence that this will be the end of the disruptions (note, the entire complex is without water again to fix the water main break as I type this- it was off from 2pm to 2am this morning). The office is disorganized, inconsistent and incompetent. When I resigned my lease, the pro-rated amount I needed to pay was different based on the person I was talking to and conflicted based on the hand written document and the online system. If there is a major change for residents, the details provided vary based on the rep you get from the offices.

Great place to live

I have been a resident for over 3 yrs and Lake Carlton Arms is a awesome place to live. The management Tammy Walker has been an awesome person to work with and I can’t say enough about how quick and efficient Maintenance is. I also would like to give special credit to Mary Rae who has helped me tremendously! This facility has a very large choice of floor plans to fit any needs. With close proximity to nature trails, shopping, hospitals, and freeway access. If your looking for a wonderful place to live go no further than Lake Carlton Arms !!

STAY AWAY FROM LCA

LCA is a great place for a single person who has enough money to fix any problems. Also the pest is OUT OF THIS WORLD. I had a rat on my porch and I called to have maintenance remove, I was told by the staff at the leasing office,”we don’t do that” interesting enough, someone came to remove it shortly after. I had a random snake in my apartment after my 19 month old came running inside. All things normal if you live by the lake. Here’s the kicker. Avoid the leasing office. The only helpful person was Celeste. Unfortunately nobody knows the current up to date policies and there’s always a different story every-time you call. I complained about trash not being picked up multiple days in a row. To wake up the next day to have a 7 day notice to clean trash up or vacate the premise. I even bought another trash bin because they are not closing tightly with the cheap ones they provide. They monitor how many days a guest can come over. Exceeding 5 days a MONTH will deem you breaking your lease. They charge almost up to double the rent to add someone to your lease. Never rent from them. I absolutely despise individuals who work in housing and try to retaliate against tenants who speak out. Cheap and not worth your stress.

The staff is friendly, professional and knowledgeable . If you have a maintenance issue, it is handled quickly and professionally. The groundskeepers work very hard at maintaining the landscape. . LCA is a very secure place to live. I wish I had gotten a unit with a washer and dryer.

The staff is horrible and unprofessional. They're racist and rude. Tammy Walker is NO HELP at all! She pretends to care but doesn't give a crap on what's going on in her complex. The ants are HORRIBLE be prepared to throw away a lot of your hard earned food cause of it! Yes it's cheap and affordable but it is NOT worth it.

We lived at LCA for over 6 years and the staff, the maintenance and up keep of the grounds are awesome. Never had issues with anything that they wouldn't take care off. LCA sprays bi monthly for pest control, and we have never had bugs in our apartment. If we had any issues they would be resolved rather quickly. We recommend LCA to all our family and friends! The only reason we moved was because we bought a new home.

I love my community on Van ---- in Lutz because the moment I drive into the grounds I feel at peace. The grounds are beautiful, the amenities are great, you can't beat the pricing with all that's included, and the staff are fast becoming like family - they truly care about their residents! I would HIGHLY recommend this community to anyone that is looking for somewhere they can really call home. You just can't beat it anywhere else.

I found this community 3 years ago. After looking around I knew this was my best option if I wanted to move. I put myself on the waitlist the following year then stayed where I was living. The following few months I regretted that decision and put myself back on the waitlist to move in early December on 4 floor plans on the first floor. I gave my notice where I was living waited and I got the call the month prior to the end of my lease. They would have an apartment for me in one of the floorplans on the first floor. There is a waitlist but get on it like a year in advance and tell them your move in timeframe. It was the best decision I made and I love living at Lake Carlton Arms. Maintenance and office staff are great. I have several friends that have moved in long before I did and love it to. Do not let the waitlist scare you. LCA is worth the wait!!

I called to arrange a tour with lake Carlton Arms and I was told they have NO available apartments even though they list on that they do have available units 1-studio 2- 1 bed - bath 4- 2 bed 2- bath I was told they have 500 people on a waiting list. Further I would never get a ground floor unit because the current tenants who are on the list would get first offers and then number 500 would get the call. Really? How could anyone possible move there who is responsible and not going to break their current lease . The bottom line is that IF you have 500 people on a waiting list with 240.00 deposit to get on this list , then WHY list any of your units as available on any website as available Nonessential!!! I would NOT recommend anyone to try and rent here... unless you want to fork up the money and wait... and wait.... and wait.......

I would like to let you know that It will be almost 3 years come Dec. First of all the staffing hands down are excellent. Especially dealing with Tammy in the main office, she always goes above and beyond with my concerns to make them right. I would also like to mention due to Tammy's professional expertise as management with LCA we have recommended this particular location to our family and friends. Maintenance dept I have to say are trustworthy and very respectful. Tammy is an asset here and as a leader, the up keep and beauty to the grounds reflect her leadership.
