The comples was built in the 80's and for the most part looks like it. Exterior is in decent shape. Aluminum windows need to be replaced ASAP! Kitchens are totally outdated but are usable.Major bright spot is the maintenance staff. Considering what they have to work with they do an outstanding job and are always friendly and 100% professional.

    WOW! What a Beautiful Place to call Home, Lake Carlton Arms-Lutz. I've lived on and off at this location since 1992 and continue to have one of the best experiences you could ask for with living life to the fullest. Had a tough Maintenance request in for today and before I knew it, Omar and Juan showed up, spent several hours updating my work order request and the after afect, well lets just say its better than New with there hard work. Joe, your Crew is and continues to be outstanding! Charlette, you have one of the most outstanding groups of professionals anyone could ask for. I appreciate all of you who work so very hard to keep LCA up and running with the skills each and everyone of the staff members has to contribute to make this location Proud to be Our Home.       I have lived here since 2010, I love everything about this complex. The view is spectacular, the service staff and maintenance are awesome. For example: If something breaks they are very quick to repair it, even if you need the a/c filter twice a month they change it for me, no questions asked. I love the curbside trash pick up too. I am staying, this complex has more than my expectations!!! P.S. Also perfect for dog and cat lovers ... (all animals too, this is located in a nature preserve) Check out the pics posted!

      Moved in '06, moved out '12. Was a government contractor spending most of my time over seas IRQ/AFG. The thought of coming home to these guys, and this place would always put a smile on my face, and a breath of relax after, a live fire zone. About half way into the fight from SW Asia, in all ways I could relax and know that when I got home, it was like living at the Hyatt. This place and the staff were amazing to me. I do not know how they do it for the price. Charlotte, Joni, Karen, and the rest of the staff, just wonderful. I had to come back up north to care for an elderly parent. It made me sad to leave them, this place was truely home for me and the staff was more like family. I would highly recommend this for a place to live on a long term basis. Just wonderful and beautiful. I wish that I could still be a part of it.

        Horrible apartment complex! I've been living here for the past two years and this place has gotten worse over time. The pros: - Plenty of parking. - Friendly staff. - Low rent. The cons: - The apartment itself is a joke. This apartment complex was built in 1986 and it shows. Horrible ventilation, no ceiling fans, thin walls and floorboards (which allow you to smell the stench of cigarette smoke below, or loud voices) and poor appliances. Our stove still has knobs on it and it's older than me. Also, it rarely works. - The rent goes up each year, but for what? Our apartment was never updated and I cannot see what would justify a rent spike at this complex. - The business center is a joke. It consists of one computer with big font (this is a geriatric complex, after all) and it rarely works. Paper is rarely there for printing and the staff is often annoyed when you ask for help, either to fix the decrepit computer or to change the printer toner cartridge. - The laundry facility is a disaster. You need to load money onto a card and the machines rarely work. Expect to return and see your clothes still having yet to be washed, with the detergent still all over them. If you wish to have a laundry unit in your apartment, you'll get a crappy washer/dryer from the 80s. What a crock. - The fitness center is lousy. It's open from 6am to 9 pm, but they rarely open it at the appropriate time. I go to work at 7 am, but the fitness center is sometimes never opened until 6:30 or onward. Thus, some days I cannot even exercise because the staff is never punctual. - The air conditioner is hilarious. It's a model from the 80s and expect to have over 40% of you electric bill be directed towards the highly inefficient, laughably useless system. Also, the thermostat never fully cools your apartment adequately. Old appliances are common in this apartment complex. The staff at Lake Carlton Arms will tell you the units in the complex are being updated. When you ask if you can move into one of the updated units, they simply say no, unless you will pay more rent and on top of it, they cannot guarantee that you'll be moving into an updated unit to begin with! What a joke! To the lousy management here: - Improve your apartment units! Add ceiling fans, new air conditioning units, appliances and carpeting. It'll be cost effective in the long run. - Allow the fitness centers to have no regular open hours and simply allow people to use the facility as they wish, at any hour. After all, are we paying for this to begin with? - Be more regimented with prospective tenants. White trash is abundant here and sadly diminishes the quality of the place. - Add new lighting fixtures to the building! You can rarely see the apartment number on the building because of the poor lighting. Invest in floodlights, don't be cheap. - Add washer and dryers in every unit. Modern ones too. I pay $750 a month, but please look elsewhere. For a little more, you can get something easily better and modern!

          I am a 32 year old woman living alone from Michigan. Been spoiled my whole life and I don't deal with a bunch of bs. I have lived in a house until moving to LCA of Lutz so this is my very first apartment experience. This is the best place to live for your hard earned money. Overall, there is nothing to complain about. Every apartment complex has its flaws and people issues but, if you are a reasonable person that enjoys peace, comfort, safety and a beautiful view, this place is as good as it gets. Read the reviews. The people who don't recommend Lake Carlton Arms are focusing on things that could be easily remedied. Some people just like to complain no matter what. I will be moving to Texas at the end of the month and I am crossing my fingers that my next residence will measure up. Thank you Lake Carlton Arms for the great experience and memories.

            I'm writing this review because I can't believe a company with a great reputation has such a terrible leasing agents. We dealt with a girl named, Claudia and she is far from a good representation of the company. We came to visit the complex on a weekend and she was dressed like she was going out to a club. She has zero people skills and it was obvious that she doesn't have any sales experience at all. She rushed us through the information and showed us 2 different models but she like she couldn't care a less if we rented there or not. Needless to say, we didn't rent there because our first impression was terrible and we aren't ever going back to give it a second chance.

              I have lived at LCA for over a 2 years. The maintenance is actually the best out of all apartments I lived in. Lakeside view is wonderful and staff is very helpful and know what their doing. They do have model apartments for you to look also. Please check it out for yourself!

                The staff in the leasing office is absolutely terrible...every time I ever called for help they were short and rude. I always received a lot of attitude and I'm actually relieved I ended my lease early. I've never had someone I was PAYING be so short with me. The buildings are decent, but I wouldn't recommend living here just because of the staff alone.

                  I have lived at LCA for 2 years now. For the most part it's been decent. It's quiet for such a large property which is great, also very manicured. I LOVE the fact that they keep the pools so clean (they really do a good job outside). they are pretty on it if you call maintanance. and they have holiday get togethers for the residence. The cons are for having such a large apartment complex i wish there were at least two more entrances/ exits. the lighting is HORRIBLE!!! they have re-stripped the parking lot and spent money on lots of other things but sufficient LIGHTING clearly is not priority!!! When i first moved here i would always drive past my house because i could not see the building numbers and the names of the street signs are scratched or faded so they are not reflective at night. a few times i ordered pizza and the pizza guy would always go to the wrong building. Since LCA does have lots of wildlife because of all the lakes the least they could do is allow me to see it if im walking from my car to the house at night. the inside of the apartment is outdated as far as the fixtures, appliances,cabnets, and countertops but i guess thats how they keep rents cheap. i Got stopped at gunpoint by some cops who later advised someone in the next building over from me was wanted and apparently we drove the same type of car so when i pulled in they thought i was the person and ran up on me.

                      I moved into LCA about htree months ago. Since i have been here off van ---- road my car has been broken into and my apartment shot up. literaly someone shot up my apartment do to my neighbers drug affiliation. i have complained on many occassions to LCA,and been treated as if i was some sort of great imposition on the staff that govern the office. I WAS TOLD IF YOU DONT LIKE SOMETHING CALL A COP THERE IS NOTHING WE CAN DO. my neighber still continues to stand outside with his friends and smoke weed and drink with under age females while talking loud and cursing every other word. i have no recouse.

                        I dealt with a lady named Maryrae she did not seem to be in a good mood the day we visited we felt like we were a burden on her. For one she was not dressed properly there was way too much clevage showing not a very professional apperance. She had showed us a 2/2 and a town house we felt like we had to rush, she basically opened the apartment and told us what it was but did not walk round with us, we thought that was kind of rude. When we were shown the townhouse she stayed at the bottom of the stairs and i had to yell any questions i had to her. The grounds are very nice and club house is nicely decorated. We ended up not renting an apartment there we felt like we were hurried due to almost closing time. My husband and i arrived there at 5.40pm which we understand that you close at 6pm, well most people do not get off work until 5pm and with traffic it is hard to get there and unfortunatly we work very weird hours and weekends we can not make. It would be nice if one day during the week you could stay open til 7pm just a suggestion.

                          Bad All Around Unless You Pick Apts Based On Landscaping

                          3 years there. Staff doesnt care. Neighbors were loud and obnoxious. People double parking and parking in handicapped and front desk never did anything about it. Constantly were closing parking spots for road paving and when you have a prego its not fun. Maintanance was terrible, never on time, not friendly, and constantly forgot things. All things in apartment were made out of paper basically. Carpet stained with WATER spills. WWAAAAAATTTTTERRRRRR!!! Would honestly never recommend this place to anyone who plans to stay there longer than a year.

                            Love it here!

                            I really don't know what people are complaining about. I recently moved in and I have put in several online work orders, all of which were responded to within 24 hours. My A/C handler outside was old and corroded - and they replaced it. The a/c in the unit was dripping on the new carpet, so they came in and replaced the drain pan. There were ants outside on my patio, and they came and sprayed. As for old appliances/hardware - if you are willing to wait a couple extra weeks before moving in, they will replace the old stuff with nice, new stuff... including carpet and tile. My neighbors are all friendly and I feel safe here (I'm a single woman). The only thing that irks me is other residents with dogs... the ones who don't pick up the poo, or those that have multiple LARGE dogs... there is a breed and weight restriction, and we're supposed to pay for the privilege of having dogs... and I know the people with the 70lb dogs cannot be paying, since the weight limit is 30lbs...

                              Used to be so nice here

                              My mom has lived in this complex for almost 4 years (she is way too nice to complain). When she moved in, there was a very bad spider problem in her bedroom closet and living room, she spoke to Joni Schond about it 3 times, to only be told to go out and buy some kind of repelent because there was nothing they could do besides have their exterminators come out once a month to treat for ants, roaches etc., Almost 4 years later there are still spiders, not to mention huge cobwebs inside of the front entrance of her apartment quad (lobby) as well as all over the patio. My mom is very clean (a neat freak) so things like this get under her skin (literally) because she's actually had several spider bites in the past few years and has to have her furniture, beds and carpet professionally cleaned often. The walls, windows, cabinets and paint are always chipping and falling apart, yet her rent increases $25 every year. The water is reclaimed, so she spends more on cleaning products to keep everything looking good. She had an AC problem for over a year, where it was leaking onto the carpey and the maintenance guys (which are the nicest people there) were coming out fixing it often, then figured out some type of drain had to be replaced. (Her rent was never adjusted for any of these issues.) A part of the ceiling came down and fell on top of her 2 years ago, they did fix the ceiling after a few days of it leaking badly (more water on the carpet). My mom started getting rashes on her skin last year as well as some asmathic problems, which put her in the hospital and also caused her to miss work... her doctor told her it could be an issue caused from mold, so she called the office, first spoke to Joni, which was rude and denied there could be mold, then spoke to Charlotte Brown and a maintenance supervisor named Joe... they finally sent someone out to extract water from the carpet caused by the ongoing AC leak issue that was there for so long. Now, Feb 2012, my Mom found out there is not only mold in the carpet, but mold in the AC vent as well. I had her get professionals to come out and check. I'm hoping now that she finally opens her eyes and stops being so nice. She would not like me posting this, but people need to know. Even Charlotte Brown, the office manager, that my mom said was so nice and understanding, tried to go forward with an eviction last month when my mom got behind on rent and thought she got caught up. My mom's lawyer actually said she would have had a great case considering her neighbor sells drugs, trashes the place, obstructs the noise conduct and may even be stealing packages and mail left at my mom's door, which has been happening since they moved in last year, not to mention the AC issue and ceiling coming down on her head as well as the skin rash caused by the mold in the carpet and AC that could have been taken care of so long ago. It really makes me upset when I have a mother that tries to be so considerate to these people, get handled this way. Now, maybe they'll realize my mother got behind on rent due to the fact she was hospitalized because of a mold issue on Lake Carlton Arms property. These are no reasons for rent increase every year. The AC's are also out of date and cause higher electric bills, so if there is cause for increased rent, there should be cause for updated and energy efficient appliances. Did I mention the parking lots are so tight that numerous parked cars have been hit, on top of the fact that there have been a very high amount of car break ins. Definitely do your research before moving in, everything will sound good at first. I will hope after having a long conversation with my mom this weekend, she actually will call and take whatever measures she needs to in order to put her health & living situation first instead of trying to be nice all the time. Also, LCA employees DO act as responders in this site to save their reputation, this is a fact. I see that so many people complain about Joni, yet nothing is done about her lack of personable & communication skills. Seems her title is what helps her keep her head held high. I just wish more people would understand their rights as tenants and take a step forward, even legally, to protect themselves and their "homes" and property they are paying to live in. Tenants deserve respect, Lake Carlton Arms office employees are just lacking their part to give respect. For the most part besides the maintenance guys, Joe, Charlotte Brown & Mary... the security is also nice and does do their job, atleast everytime I've ever went to visit my mom, which is almost every day. I used to live here years ago (2004) and never had problems, guess times change a lot. Thank you for reading, God Bless

                                Personally I love it here

                                I live in the complex currently, and would renew my lease if it was an option though I'll be moving cross country soon and must leave. At some point in time every body in my family has lived here (dating back since the 70s and 80s I believe actually) and every one of us has had a great experience. There's always going to be noisy neighbors where ever you go, it's just a fact of renting and living close to others. Though you can hear what's going on in the hallway, once the other tenants have entered their own place I can no longer hear them. The staff has always been really friendly to me when I go to the office for things, as well as call after hours to have things fixed (minor repair things, my mailbox key didn't work at first and it was replaced the following business day). With my work schedule I'm often not home while the office hours are open so I deal a lot with the after hours maintenance guys who are always very polite and have the work done very quickly. None of the apartments come with their own washer and drying in them, though some do have the available hook ups that you can bring your own in, or you can rent them from some companies. If I could have afforded it I would have loved to get one of those, or at least a dishwasher (I'm in a small one bedroom) being a broke college student though I couldn't be too picky in the amenities. The laundry rooms are well kept, as are the pools and grounds. Keep in mind this is a very large apartment complex with people who have children, expect pool parties on the weekends. They're public pools, you can't ask for much. The grounds are beautiful, especially if you can manage to get an apartment on the water (I did!! though it's on the front of the building). A word on the grounds though: People are made perfectly aware before they sign the lease that they are partially a nature reserve or something like that and there is a lot of wild life. I don't understand how there are reviews complaining or saying that they were surprised about the gators, this is Lutz, Florida and an apartment complex with three or four lakes in it with a huge portion of woods surrounding it. What else would you expect? You're given four pools to choose from, just don't go in the lakes. There is also plenty of parking for each building, and you do have the option to rent a covered spot as well if you're so inclined. If I wasn't moving out of state I'd gladly renew my lease here in a heartbeat!

                                  Not for Me

                                  As a USF student with a little over a year left of college, I chose Lake Carlton Arms of Lutz for a few reasons: I was unfamiliar with the area, Lutz was a good neighborhood, and the unit prices were fair compared to other apartments near the USF/Temple Terrace area. In addition, when walking through the apartment I'd be moving into, I was impressed by the new carpeting, fresh paint, etc. I didn't even take notice of the particulars such as cabinet size, storage space, and the actual age of appliances in the unit; this of course was a rookie mistake and again, for the price, I couldn't be too picky. Since moving in to the complex, I had become more aware of what I did and did not want in a future apartment; one of which was a washer and dryer, the apartment staff told me that none of their units had a washer and dryer. I later learned that this was a lie. Another thing I was extremely dissatisfied with in the two bedroom townhouse I rented was the cabinets in the kitchen. The cabinets are clearly outdated upon first glance but what you do not realize is that the shelves are affixed and cannot be adjusted. In other words, a normal package of cereal, a can of Pam cooking spray, pancake syrup, or anything in bulk packaging will not stand up in the cabinets. Therefore, if you have anything large that needs to be placed out of the way, it must go in the cabinets on the bottom. Forget pots and pans, a crock pot, George Foreman, or anything else. After filling your bottom cabinet with all the essentials, there simply is no room. Also, on more than one occasion, the cabinet handles broke apart in my hand. No one ever come to replace them. I had the maintenance man bring new knobs for my oven twice, they broke and constantly come off so I was really never sure upon first glance whether my burners were on or off. Also, the dishwasher was a joke. I could have saved the complex more water and myself more time by hand-washing my own dishes (which I did - particularly because the electric was always so high). Another issue I constantly battled was my tub. I have a three year old so clearly, baths are kind of a necessity. The maintenance man did not see my point. After using the tub spout on day one, the fresh caulking around the spout had come off of the wall. Equally as bad, the piece you pull up to transition from shower to bath had become permanently stuck. The maintenance man sprayed it with WD-40 and pried it loose every few weeks but I could do that myself; I would have preferred them to replace it but that didn't happen in the 14 months I was there so my trusty tool had become a hammer when I needed to give my son a bath (great arm workout). As if that was not disturbing enough, the paint was chipping off of my bathroom walls, probably due to mold or the fact that it had been painted over numerous times improperly. All I know is that I sneezed every time I was in the shower until I was out of the bathroom. What's even worse than all of these issues was the windows in the apartment. I don't understand the point of windows in this complex because the noise from outside is so loud that I might as well be literally sitting outside. When I was upstairs, the sound was amplified. The outlets were all loose and my outdoor outlet didn't work so forget lights or anything else. I had complained about this numerous times and was told there was nothing they could do. The only outlets that weren't loose (a safety hazard as I have a child) were the one's in the bathroom and dining room. I couldn't even hang an air freshener in the outlet because it was too heavy. Are there any positives? Yes. There is a nice open area for children to play in but the playground is a joke and absolutely unsafe. The pool is well maintained; however there are a lot of parties held at the club house and despite rules, I noticed that many of these "guests" were also swimming. The trash pick up outside your apartment was convenient; though, as of late I had noticed a civilian going through people's trash cans on days that trash pick-up was not scheduled (very creepy). There is a staffed entryway and it recently acquired surveillance cameras. People were relatively friendly, I never had many issues with the staff being rude... hard-headed perhaps but they're looking to save money (as was I, that's why I was there). In all, I would recommend this apartment complex to a single person. If you aren't worried about noise and you are looking to save money it's great. There are bugs and you have to be prepared for that (there is a lot of wildlife and trees around). Also, the appliances aren't great and the overall experience is outdated but, as I stated, the neighborhood isn't totally unsafe and it's cheap. In that regard, I have no real right to complain but I want the next renter to know what they are getting themselves into when they choose this complex.

                                    Dont understand the negative remarks

                                    Weve been here since August of last year. Ive read the reviews and dont understand the negatives. We rent a 2 bedroom townhouse on one of the smaller lakes. Any maintenance issues weve had, we called in in the AM and its been fixed by the time we get back from work. Generally its done within an hour, regardless of how minor (our faucet knobs cracked in our bathroom). Weve had no issues with bugs inside the apartment. Aside from noises right outside out door, we never hear our neighbors. Our electric bill is never more than 150$ and thats with my boyfriend liking to keep it at 72 degrees all the time. Any security issues or safety concerns the office notifies the complex via memo on our doors within 72 hours. The maintenance staff, security and office have been pretty awesome every time Ive had to interact with them. My only even semi complaint is the wildlife can get a lil unruly (the occasional gator on the bank,garter snake,etc). But living on a lake and within a large conservation based property can do that. Id recommend this place to pretty much anyone that wanted a quiet place set back from the city but central to everything.

                                      Once lived, wanted to move back, kinda scared now...

                                      I lived in LCA around 3 years ago. My experience was enjoyable. Didn't deal with office staff other then to pay rent. However, when I went in I was greeted with warm smiles. Never experienced a pest problem and my electric bill would never go over $100. The only complaint was nosy neighbors which I just learned to live with and the smell of strong cigarette smoke in the hall. I didn't live in the hall so again, I never felt the need to complain. The apartment was big for the cost. The only reason I left was because I was living with a horrible roommate so when the lease ended we went our seperate ways. Now, 3 years later, I am pregnant and my fiance and I were considering moving back in. I have read many of the positive and negative reviews. I hope to return to once again, a good living experience but I am scared at some of what I've been reading. I will soon have a newborn baby so I need things to work efficiently, for their to be NO bugs, and for my fiance and I to have a quit setting. I'm a little weary now and will talk further with him on whether or not we will return.

                                        Not the same!

                                        My family and I have lived here a few years ago and recently moved back. We remembered it being older but nice. We remembered the grounds being beautiful and the friendly attentive staff at the office. This place had a real family feel which you don't find everywhere. Well it is not the same anymore. The front office is rude anytime you have to call with a maintenance issue. When I moved in they were nice at first but then they wanted the move in list of issues so I filled it out saying that the corner wall in my bedroom was cracked and the entrance door to our apartment is disgusting with every window pane broken. They never fixed either issue. Oh I also complained that one of my kitchen cabinets smelled like a dead animal and that everytime you put anything in that cabinet the smell permeates that object and it needs to either be washed or thrown away. They came and said they do not smell anything. Funny that my whole family smells it. It makes you want to puke so because they won't fix it we don't use that cabinet in our kitchen and it is a large cabinet that we really need. Ridiculous. There is a nasty smell that fills the hallway and comes from my neighbors home. That same neighbor also has loud sex in her livingroom which can be heard in the hallway. One day I was getting the mail with my kids and they asked me what that noise was. UGH! I thought dang they have a bedroom use it. The funny thing is you might dismiss it if it happened once but it happens all the time. There is a really bad roach problem in our apartment. We have never had that problem in any place that we have lived. We are really clean people. It is horrible so we've decided to take this weekend and sleep at my in law's so we can bug bomb the place. They have an exterminator that comes here but on the day he came the roaches had a party. I think he just sprays water. The electric bill is almost as high as the bill we paid in an over 2000 sq. ft. house. There is always a large puddle on my balcony, which I have complained about several times, that streams from the old air conditioning unit. I think because the rent was lowered and the deposit is a small percent of what it used to be, this place has attracted the lowest form of people. The neighbors are loud, dirty, and obnoxious. This is the hood.

                                          the grounds are the only thing that is good about the complex. The management and charlotte brown are the worst i have experienced. you will not get your deposit back . the quote everyone carpet damage if it does not look new as when you moved in.

                                            OLD APTS AND RUDE MANAGMENT!!

                                            My husband, my daughter and I have been living in these apts for almost 2 years now. At first it was nice. Bug roomy apt for a decent price. All the appliances were outdated and there was a washer dryer in unit. But it was ok at first. Then realize that cabinet space is horrible. Drawers are broken. It gets so hot when the sun is coming down in our living room. Our electricity is almost 200 a month and that's when its left on about 78 degrees. Washer and dryer super small and has fallen apart. The outlets are in odd places. The bathrooms are small. I had fire ants crawling up through my floor. There was a huge gap between the wall and the floor made it so easy for them to get in. I have a small child and when I called the office they couldn't have anyone up here for days. If your on the second floor you can hear the squirrels scratching around above you. I'm constantly calling maintenance about something wrong with the apt. They also raised out rent right before out lease was up and they dont even send you a letter asking if you want to renew. They just expect you to call them. They should make you want to stay. The neighbors are nice. Its not a bad neighborhood. The lakes are nice. People are nice. BUT... the the staff in the office is RUDE! They act like your a burden on their life. They give you attitude when you are face to face with them. Even the letters they put on your door some condescending! I guess if you dont mind an old not updated apt. With rude management and it doesn't bother you that security doesn't even pay attention to who comes in here, then this is the place for you!

                                              Not like home

                                              You can't make any changes to your apartment. Like, have a little tile in the dinning area to have a freezer (because a freezer sweats and the carpet will mold). Change the shower head to a hose shower head, because they say it will distroy their pipes. Around the windows gets moisture and you get alot of mold. I lived in one other apartment on the property and the toilet kept on over flowing (even at 2:00 am) they said the piper stopped flowing, but I could not move to another apartment because my lease was not up (happened like every 3 months).

                                                A: Every now and again yes, you'll hear them go in and out of the building because of the front door but unless they're having a loud get together or something you don't really hear anyone.
